S&amp;S Projects is boosting its investment at Rainbow Bay to more than $1 billion after the prolific Gold Coast developer acquired a new site for $20.25 million and immediately laid plans for a new luxury apartment project in the sought-after precinct.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

“We have been unflinching in our commitment to Rainbow Bay and the transformation we have helped drive in this incredible part of the Gold Coast, which is among the city’s most desirable residential locations,” said S&amp;S Projects founder and director Paul Gedoun.

“Our fifth project will reflect the best of what we have done so far to create a lifestyle precinct that is second to none.”

The latest development, which has yet to be named, is proposed to accommodate 88 luxury apartments in a design that will immerse residents in a unique wellness lifestyle that expands on the legacy of S&amp;S Project’s earlier developments at Rainbow Bay.

The development will feature an expansive rooftop garden and wellness centre with a resort- style pool, among a host of lifestyle amenities planned for residents.

“Rainbow Bay, with its beautiful, protected beach and alongside one of the world’s best surf breaks at Snapper Rocks, is the natural wellness heartland of the Gold Coast,” said Gedoun.

“We are taking every advantage to create a truly unique rooftop wellness experience with a natural feel for residents, offering stone features throughout and an underlying theme that emulates a botanical garden.”

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

The State Significant Development approval clears the way for a large-scale mixed-use precinct at <a href="https://www.apartments.com.au/new-apartments/1-crescent-street-holroyd-nsw-2142">1 Crescent Street</a>, replacing an underutilised site with a coordinated residential community anchored by new open space, retail, and commercial uses.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> for WA-based developer Tiberius, the approved scheme comprises seven buildings arranged across two precincts. In total, the development will deliver 1,227 apartments, including 201 allocated as affordable housing, alongside approximately 2,500 sqm of retail and 5,000 sqm of commercial space within a mixed-use podium.

Located approximately one kilometre south of Parramatta CBD, the 3.6-hectare site is bounded by Crescent Street, Woodville Road, and Holroyd Sportsground. It benefits from strong access to public transport, including nearby bus routes and train stations, and sits within a rapidly evolving corridor earmarked for increased residential density. The design also strengthens connections between surrounding green spaces, including Holroyd Sportsground and Parramatta Parklands.

The approval follows several years of planning, including a rezoning process that enabled significant uplift in height and density across the site. With determination now secured, Crescent Parklands is positioned to play a major role in delivering new housing supply within Greater Parramatta’s growth area.

The upper levels of the hotel are inspired by tree canopies. Dark metal and timber screens create dappled patterns of light, but also provide valuable shading for the humid temperature.

Importantly, the design incorporates a seawall which is designed to protect the hotel from significant weather events and cyclonic wave activity, but that at the same time provides a generous pedestrian path and access to the waterfront for the local community.

Bates Smart designs new Westin for Australia's top end

After only buying Glebe's historic The Retreat 10 months ago, Kevin Rudd's former press secretary Lachlan Harris is selling the waterfront home.
Harris spent $4.85 million on the sandstone Georgian property in April and is now seeking $4.9 million.
The <a href="https://www.realestate.com.au/property-house-nsw-glebe-124735514" target="_blank">1850's waterfront</a> on 803 sqm is wrapped in gardens and return verandahs and looks out to Rozelle and Blackwattle Bay.

Lachlan Harris does one big switch by listing Glebe waterfront property

The Slater &amp; Gordon chairperson John Skippen has sold his modern Gladesville waterfront, Four Winds for $6.5 million.
Set in resort style gardens, the three-level entertainer has around 500 sq m of internal space.

Skippen paid $2.45 million for the 620 sq m property in 2003.

Gladesville waterfront Four Winds sold

Joe Elias, owner of the Wild Boys Afloat strip joint, has bought on the Gladesville waterfront paying a record $7 million plus.
Elias, who currently resides in the Putney home bought with wife Rosie around 10 years ago for $1.5 million, paid $7,095,000 result.
The 1200 sqm deep waterfront mansion with a private jetty and pontoon had nine registered parties.
The three-storey property was listed with a guide of $6.5 million to $7 million through McGrath agent John Paranchi.
Paul Kearney, who heads up the animal health products group Autopak-Vetlab, bought its 20 years ago for $1,365,000.
The previous suburb high was set next door at $6.1 million in 2008 when it was bought by Chinese herbal medicine practitioner Qi Xin Chen.

Wild Boys Afloat owner Joe Elias buys Gladesville waterfront

Hotel investor Anthony Medich and his wife, Juliana have listed their Woolwich home.
More than $9 million is tipped for the four bedroom home through McGrath agent Tracey Dixon.
The couple have resided at Leicester since 2007.
Leicester is a rare survivor of the Woolwich foreshore from the early 1900’s with gardens to the water. It is said to have been built by Henry Budden, as a Federation style bungalow.
Positioned above sandy shores, <a href="https://www.realestate.com.au/property-house-nsw-hunters+hill-120669925" target="_blank">the 1031 sqm property comes with pool, private boatshed and jetty</a>.

The Swiss private equity firm Sumner Capital has bought more on the Walsh Bay, Sydney waterfront, buying Pier 8 &amp; 9 prior to scheduled auction for $8.25 million.
The strata lot - 1000 square metres over two storeys - is the largest commercial development on the Hickson Road heritage precinct.
The sale price reflects a yield in the mid 6 per cent range through Knight Frank and LJ Hooker who marketed the property on behalf of Michael Williams' W Property. 
One of only three commercial lots, the building is leased to architects Jackson Teece, Deluxe Australia and design practice HASSELL.
Sumner already owns other lots at Walsh Bay, which is on the northern fringe the new $9 billion Barangaroo development.
The firm has provided the opportunity for investors who want to own Australian real estate since 2008.

It's been described as a Mad Men style home, being virtually untouched.
Family members have described it as a "forgotten modernist original."

No price from the Modern House agency, but around $2.5 million has been tipped.
The 1952 house by architect Harry Seidler is being marketed as part of the important collection of early houses by one of Australia’s great architects.
"Research indicates Thurlow House as being number sixteen of eighteen houses completed by Harry Seidler within the first five years of his coming to Australia," the marketing advises.

On the lower level is a spacious living area, dining room and kitchen, all connecting to the covered balcony.
Off the kitchen is a laundry opening to a north-facing drying courtyard and garden.
While in mostly original condition, the house is in need of some repair, but offers design hunters a rare opportunity to rejuvenate a brilliant Modernist house on the waterfront.

Little is known about how David and Marjorie Thurlow came to commission the design.
Soon after Thurlow House was built, it was published in a French magazine, l’architecture d’aujourd’hui, celebrating work by young architects from around the world.
Marjorie Thurlow called this house home until 2011.
