<p>Repeat buyers are one of the strongest measures of confidence in any apartment development.</p>

<p>Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.</p>

<p>For Aimee and Lyle Goodman, the journey started almost by chance.</p>

<p>Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.</p>

<p>"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.</p>

<p>The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.</p>

<p>The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.</p>

<p>The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;</p>

The apartment price gap drawing Sydney buyers west

<p>A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.</p>

<p>The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.</p>

<p>The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.</p>

<p>The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.</p>

<p>Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.</p>

<p>"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.</p>

<p>"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."</p>

<p>Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.</p>

<p>"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.</p>

Regional Victorian vacancy rate goes higher than for metro Melbourne residential landlords: REIV

<p>There’s a growing body of research data pointing investors towards the regions.</p>
<p>A recent CoreLogic report, which compiled a Top 50 list of locations where the value of home sales had grown the most over 12 months, found that 46 of the Top 50 were regional locations.</p>

<p>In addition, a State Government report has highlighted regional cities in Victoria where major population growth is expected over the next 15 years.</p>
<p>All that – and a lot more that’s out there in the way of compelling data – is significant because a lot of the simplistic price information and commentary that’s published tells investors that the capital cities are always better than the regions for capital growth. </p>
<p class="Body">This is usually generalised data which produces a single growth figure for the cities and a single growth figure for the regions. It’s quite misleading, because the regional sample includes myriad negative markets (such as resources-impacted towns and drought-affected areas) which drag down the regional average. </p>
<p>That generalised figure doesn’t really tell us anything useful and shouldn’t dissuade investors from considering regional areas – which offer plenty including lower prices and higher yields.</p>
<p>Residex data suggests that Melbourne price growth has averaged 6.9 percent per year over the past decade and regional Victoria only 4.7 percent – but does that matter if you can find a regional centre growing at 8 percent a year?</p>
<p>Right now, the most active and buoyant market in Victoria is not in Melbourne – it's the regional city of Geelong just outside the capital.</p>
<p>A new report on future population growth provides a few clues as to where investors might look for growth in Victoria. Geelong is one of the key places highlighted, alongside Bendigo and Ballarat. </p>
<p>I see all three regional centres as places worthy of consideration by investors. They all offer economic strength and diversity, affordable housing and good transport links to Melbourne, particularly since the completion of the Regional Rail Link. </p>
<p>And, according to the Department of Environment, Land, Water and Planning, all three cities can look forward to strong population growth. </p>
<p>The <em>Victoria in Future</em> report forecasts that the City of Greater Bendigo will grow 30 percent in the next 15 years, assuming current demographic, economic and social trends continue. </p>
<p>According to the report, Bendigo can expect its population to grow from 110,000 in 2016 to 145,000 in 2031.</p>
<p>ABS figures show this will be the continuation of a trend, with the population rising from 93,000 in 2005 to 108,500 at June last year.</p>
<p>Greater Bendigo, Ballarat and Greater Geelong combined are expected to provide half of all regional growth to 2031. </p>
<p>But the municipality likely to see the most dramatic increase is Mitchell Shire, which is forecast to more than double its population from 40,000 in 2016 to 81,500 in 2031. </p>
<p>This will make it the fastest-growing area and the municipality with the second-largest growth in regional Victoria behind Greater Geelong. Mitchell Shire is a little north of Melbourne and includes towns such as Kilmore, Seymour, Broadford and Wallan.</p>
<p>Another LGA getting spill-over growth north of Melbourne is Macedon Ranges, which can expect its population to grow 25 percent over the next 15 years. Macedon Ranges towns have experienced major increases in median prices in the past 12 months, including 20 percent in Gisborne, 14 percent in Riddells Creek and 25 percent in Macedon.</p>
<p>It's further evidence that there is major capital growth to be found in the regions, if you look behind the generalised data.</p>

<br><div>If anything, these regional figures look to be potentially overcooked to me, given that they project an ongoing strengthening in population growth despite there being any number of rural areas where the population is actually in decline. </div>

<div><strong><span style="text-decoration: underline;">Long term outlook</span></strong></div>
<div> </div>
<div>One of the challenges facing property investors - and indeed nearly all investors today - is myopia. </div>
<div> </div>
<div>They tend to focus on shorter and shorter term outcomes instead of long term results. </div>
<div> </div>
<div>And given that we are on average living much longer today, almost all of us should be focusing on longer time horizons for investment. </div>
<div> </div>
<div>To explain what I mean, the below figures show the projected population growth over the four decades to the middle of the century.</div>
<div> </div>
<div>The population of Greater Melbourne is projected to expand hugely by 3,854,700 over that time to a total of 8,024,000, accounting for 85 per cent of the growth.</div>

<br><div>Geelong, which is located very close to the south-western edge of Greater Melbourne, is also expected to grow by 229,000 persons, accounting for 5 per cent of the growth. </div>

<div>Everywhere else, over time there is going to be less upwards pressure on land values. </div>
<div> </div>
<div>Partly that's because smaller cities have more land available for release, acting as a safety valve on rising land prices.<br><br>And partly it's because absolute regional population growth just won't be very big, even if these relatively bullish forecasts prove to be somewhere close to accurate. </div>

<div>Similar trends are expected in other states. </div>

Victoria takes clearance rate of 72 percent: Realestate.com.au

<p><span>The Supreme Court of Victoria has ruled in favour of </span>St Kilda landlord, Catherine Swan, who was seeking to overturn a state ruling that a tenant was not in breach of their lease by offering the use of an entire property for a short-term rental.</p>
<p><span>Honourable Justice Clyde Elliott Croft</span> said the original move by Swan to evict tenants was valid and she should be granted possession of the apartment.</p>
<p><span>Ms Swan rented her two-bedroom apartment to tenants in August 2015 and later found a spare bedroom in the apartment had been made available for rent on through Airbnb.</span></p>
<p>Justice Croft said by entering into the Airbnb agreement, they were sub-letting the apartment.</p>
<p>"I am of the opinion that the particular Airbnb agreement in issue in this appeal, for occupation of the whole of the apartment, constitutes a lease," he said.</p>
<div id="adspot-300x250-pos3" class="ad adAlignRight">Justice Croft ordered the tenants be evicted and possession of the two bedroom apartment be returned to Ms Swan.</div>

Supreme Court backs landlord in accommodation stoush

<p style="text-align: left;" align="center">Developer Slatterley Property Group has purchased 214 hectares of land in Victoria's Mickleham to develop some 2,300 residential lots.</p>
<p style="text-align: left;">More than 1,600 lots are slated to be sold in FY16.</p>
<p style="text-align: left;">Founder Nigel Slatterley said the Mickleham project is Satterley’s fourth residential estate in Melbourne’s northern suburbs.</p>
<p style="text-align: left;">"It joins Riverstone in Doreen and Coburg Hill in Coburg North, both of which are close to trading out. True North (formally Arena) in Greenvale has been selling strongly since it was acquired from Peet Limited in 2015," he said.</p>
<p style="text-align: left;">“Adding two new projects in the strategic Hume growth corridor has refreshed the development pipeline for Satterley in the north, which puts the business in a strong position for future growth."</p>

Satterley Property Group acquire Mickleham development site

<p>Farmer Alastair Wills has purchased historic Naringal Station in Victoria's Western Districts for $17 million.</p>
<p>Naringal Homestead, a seven bedroom, eight bathroom fully-renovated double brick residence, sits in gardens designed by Edna Walling.</p>
<p>It replaced the original 1904-built homestead, which burned down in a bushfire in 1944.</p>
<p>The 2200-hectare farm at Wallinduc, one of the earliest pastoral holdings in the area, had been owned by the Rowe family for more than 170 years until it was sold to businessman Graeme Croft in November 2011.</p>
<p>Graeme Croft, who founded family-run aged care developer and operator Innovative Care, has extensively developed and extended the property.</p>
<p>The mixed-use farm comprised 12,000 breeding ewes for prime lamb production, an intensive cattle fattening system turning over 5,000 head per annum, a 350 sow piggery and 750 hectares of crops.</p>
<p>It is located 45 kilometres from Ballarat – Victoria’s largest sheep saleyards – and 160 kilometres from Melbourne.</p>
<p>But the <em>Australian Financial Review</em> says the farm will revert to pure cropping use, growing wheat, granola, oats and barley.</p>
<p>He was reportedly one of the underbidders on another Western Districts' property, the 5200-hectare cropping and grazing Demeter Farming portfolio, which was acquired by a syndicate of Victorian farmers in February for around $30 million.</p>
<p>The Rowe family arrived in Australia in 1841 and took up the rural holding later that year. The farm had an asking price of $7.5 million when it was purchased by the Crofts in 2011 for around $7 million.</p>

<p>The median price change over one year was 6.30 percent, beating the national average of 2.1 percent handsomely.</p>
<p>Median rent for units was $215 pw against a national average of $390.</p>
<p>Property Observer looked up a few units around the median range available for renting around the median for Mildura on www.realestate.com.au.</p>
