Brisbane-based builder-developer <a href="https://www.apartments.com.au/developers/bpg-developments">BPG Developments</a> has secured approval for its $250 million Newstead apartment tower.

The building, at <a href="https://www.apartments.com.au/new-apartments/16-22-maud-street-newstead-qld-4006">16-22 Maud Street</a>, will have 103 apartments across the 15-level building which will be crowned with a rooftop wellness facilities.

Residents will range from expansive two-bedroom residences, through to several penthouses on level 15. There will be 1,380 sqm&nbsp;dedicated to wellness-inspired amenities including shaded outdoor dining nooks, a fire pit, barbecue area, sunset lounge, gym, yoga deck, magnesium lap pool, sun deck, a sauna, steam room, and cold plunge pool.

BPG put together the 2,430 sqm super-site combines three separate titles – a vacant warehouse, an electrical &nbsp;wholesaler and an industrial shed, which were acquired in two separate transactions over a 12 month period. &nbsp;

BPG was founded by industry veterans Nick Parr and Glen Williams. Parr said the project feels like a "coming home of sorts" for the pair, as they've both spent&nbsp;both spent the majority of their lives living in Brisbane's inner north. &nbsp;

“I lived just up the road in Teneriffe for most of my childhood," Parr said.

"We saw this site as an opportunity to deliver a timeless project in arguably Brisbane’s most popular suburb, where &nbsp;the standard for luxury design and amenities is incredibly high."

Parr believes Brisbane is in a bit of a "sweet spot" currently, in that&nbsp;construction prices have stabilised and demand has continued to climb which means the market is tightening up.&nbsp;

“The Brisbane market is unique in that there is no shortage of sites with existing development approvals, the issue is around the availability of builders who can deliver such projects. We are one of the few builder-developers who can build our own projects at scale &nbsp;so we are able to move quickly into delivery mode which gives confidence to our purchasers.” &nbsp;

Williams said they are proud of the project both&nbsp;in the sense of the significance of the site, but also in the quality and timelessness of the design. &nbsp;

“We know this market values flexibility in floorplates, abundant storage and really liveable &nbsp;kitchens and interiors. That’s why designing an entire building around the owner occupier market with 100 &nbsp;percent of the floorplates representing two or three-bedroom residences mean this project is primed to appeal to the right audience.” &nbsp;

BPG completed Sable Palm Beach on the Gold Coast in 2019, and has plans for more developments in the suburb, as part of their $500 million development pipeline.

BPG Developments secures development approval for $250 million Newstead project

With three projects currently in market in Elizabeth Bay and Mosman, two of which are under construction and completing next year, apartment developer Toohey Miller is expanding its new development pipeline across Sydney.

<a href="https://www.apartments.com.au/developers/toohey-miller">Toohey Miller</a>, led by Nick Couloumbis, has filed plans for <a href="https://www.apartments.com.au/new-apartments/oxford160-160-oxford-street-paddington-nsw-2021">Oxford160</a>, 44 new apartments across a nine-storey building on Oxford Street in Paddington. It will have 12 apartment designated as affordable housing as per the Housing SEPP 2021 mid-rise reforms which trigger increased height limits, and street-level retail spaces.

The vision for the project is to create a "welcoming and family-friendly place to live with a mix of quality and affordable homes to support the Paddington community at different life stages."

Designs prepared by Smart Design Studio outline a contemporary, articulated streetwall along Oxford Street, stepping back at the upper levels to mitigate bulk and improve visual integration with the local character. A new laneway will improve pedestrian connectivity to Shadforth Street, while communal open spaces are integrated at both ground and rooftop levels.

According to the Urban Design Supporting Letter prepared by architect and urban designer Matthew Pullinger, the new scheme “represents a contextually sensitive, responsive and high quality renewal of the site and the broader urban landscape”.

Pullinger said there are a range of benefits to the project, namely its contribution to the renewal of "this part of Oxford Street as a distinctive higher density urban high street and a defining element of greater Sydney’s urban character, thereby enhancing the vitality and liveability of this important street."

The new building will replace&nbsp;a dated 1960s-era apartment block which has 27 studio apartments.&nbsp;Design documents note that the current structure detracts from the character of Oxford Street, with the proposal seeking to restore and enhance the continuity of active shopfronts along the northern edge of the street.

The last project to launch on Oxford Street sold out immediately. It was fashion legend Robby Ingham's The Cambrian, which sold all of its 15 apartments in the first five hours of its weekend launch in 2023 through Ben Stewart.

Toohey Miller plans rare new apartment development on Oxford Street, Paddington 

<a href="https://www.apartments.com.au/developers/geocon-group">Geocon</a>&nbsp;is advancing its plans for its new&nbsp;mixed-use precinct in Braddon, updated the designs for the prominent site at the intersection of Northbourne and Wakefield Avenues.

The Canberra-based developer is proposing 558 apartments and seven commercial tenancies across four buildings under a staged application first lodged in 2023. The project also includes four levels of basement parking, communal spaces, pedestrian links, and landscaping enhancements.

While the development’s scale remains consistent, the current amendment introduces extensive changes to apartment layouts, building envelopes, façade articulation, and basement design.

According to the Design Statement by <a href="https://www.apartments.com.au/architects/cox-architecture">Cox Architecture</a>, these adjustments were driven by two core objectives: “enhancing apartment and common area amenity” and “ensuring acknowledgement of the housing design guidelines, entity advice, and planning expectations, while retaining the integrity of the original architectural concept”.

The revised apartment mix has been rebalanced to increase diversity and affordability, including a broader range of unit sizes and a higher proportion of three-bedroom dwellings. The updated design also removes problematic layouts, such as “snorkel” bedrooms and internalised studies, to improve liveability and natural light access.

Cox Architecture noted that “studios and smaller one-beds provide entry-level housing and broaden affordability,” while the number of family-sized three-bed apartments has been increased “in direct response to market demand and policy objectives”.

The circulation spaces within the towers have been redesigned to improve wayfinding and daylight penetration, while the ground floor layout has been reworked to create clearer and more visible entry points, particularly from Northbourne Avenue.

Refinements to the building’s massing and façades have also been introduced in response to planning feedback, with additional breaks and articulation to reduce perceived bulk. “Rooftop plant and lift overruns have been integrated and screened, resolving visibility concerns,” COX stated.

Basement levels have been consolidated and made more efficient, with improvements to bike and storage facilities.

The precinct’s pedestrian connections have been clarified, and the public realm has been restructured to improve permeability and align with the broader Northbourne corridor urban design framework. Landscaping updates include increased deep soil zones and rooftop communal areas, with tree management to be addressed separately.

Geocon acquired the 10,633 sqm site earlier in 2023 following approval of a prior build-to-rent scheme by Evri Group. The existing nine-storey commercial building was demolished in 2022.

The current proposal, designed by Cox Architecture, is positioned as a key contributor to the ACT Government’s urban renewal vision for Northbourne Avenue, an established transport and development spine served by light rail and major arterial roads.

The booming Bilinga beachfront is set for another luxury apartment development, with plans filed for KYRR, an 11-level block on the dress circle Pacific Parade.

<a href="https://www.apartments.com.au/new-apartments/kyrr-70-pacific-parade-bilinga-qld-4225">KYRR</a>, on the corner of Pacific Parade and Archer Street, will comprise 24 apartment on its prime 1,009 sqm site. There had previously been plans for a much more boutique seven-storey, five-unit scheme.

Plans have been pitched by CHM Living, an entity associated with James Quinert, the founder of Norwood Constructions which is based in Melbourne.

Designed by <a href="https://www.apartments.com.au/architects/byculprit">ByCulprit Architects</a>, the project includes a sculptural façade with soft curves and natural finishes, inspired by the rhythm and calm of the nearby Pacific Ocean.

According to the Town Planning Report by Town Planning Alliance, the project aspires to reflect the intent of the Medium Density Residential zone, aiming to "contribute to the city’s iconic skyline along the coastal spine" with a high degree of architectural modulation and landscaping that softens the built form.

There will be 22 large-scale three-bedroom apartments and two five-bedroom penthouses. The wellness amenities, including a gym, steam room, sauna, pool, golf simulator, and cold plunge, will sit on level one.

Kyrr will follow in the footsteps of <a href="https://www.apartments.com.au/buildings/pipis-bilinga-303-golden-four-drive-bilinga-qld-4225">PIPIS</a> in Bilinga by SIERA, which is all but sold out with just one of its luxury 19 apartments left to sell. The building set suburb records, with the penthouses both selling for over $8 million. Down the road is Bilinga House, which has a wider mix of configurations and price points starting from just over $1.2 million.

Coronation receives green light for Archer & Albert apartments in Chatswood

The New South Wales developer TOGA Group have officially broken ground at their long-awaited redevelopment of the Surry Hills shopping centre.

To be known as Surry Hills Village and due for completed in early 2024, the mixed-use development and precinct on the corner of Cleveland and Baptist Street will home 122 apartments and a 102-room hotel, as well as 12,000 sqm of commercial and retail spaces.

Surry Hills Village plans finalised as TOGA officially break ground

Three years ago, property developer TOGA acquired the prominent 1.2-hectare Surry Hills Village site. Today, after a series of development application setbacks and design iterations, the final planning application for the new mixed-use precinct has been granted approval by the City of Sydney.

Situated on the corner of Cleveland and Baptist Streets, the prolific heritage building will be retained, while a new series of residential buildings, as well as retail and dining spaces, will be constructed to complement the striking central structure.

The design team consists of some of Australia’s most talented architects, urban planners and interior designers, who aim to revitalise the site, reactivating the streetscape as a place to live, work and play.

Styled as a market-inspired open-air plaza, the development will include a range of high-end boutiques, restaurants and providores, as well as a Coles supermarket. Residences to be built on the site will include 154 apartments with interiors designed by BKH, as well as luxury penthouses and terraces with curated interiors by SB.

To date, a selection of apartments has already sold, as well as the project’s most expensive penthouse. This property sold for just under $6 million to an Australian expat based in the United States.

The master-planned precinct will also include a 517 square metre public park and feature the highest density of hatted restaurants in one place.

A public laneway will link Marriott and Baptist Streets, while the neighbouring newly completed light rail will act as a connection to the plaza for residents in surrounding suburbs.

Surry Hills Village regeneration project granted final approval to commence construction next year

TOGA has announced the construction completion of The Hunter, its luxury five level residential development in Sydney’s Double Bay.
With 100 per cent of settlements completed, the first residents at the development have moved into their new homes, across a range of one, two and three-bedroom apartments.
And its first resale has hit the market.
It's the three bedroom sub-penthouse which was bought for $4.75 million off the plan in 2016.
The sale fell within the $4.7 million - $5 million price expectation of Laing + Simmons agent Steven Zoellner.
Spanning 180 sqm, the apartment on the fourth floor north east corner has been listed to go under the hammer October 19.
Domain puts Double Bay's three bedroom apartment median price at $3.088 million, a tad higher than realestate's $2.96 million median.
A first floor two bedroom apartment in the block, which traded for $2.9 million in May, recently sought tenants at $1,650 a week. 
Designed by Sydney-based architects Cottee Parker JPRA, the $50 million Cross Street complex has 13 apartments with an as yet unoccupied retail offering on the ground floor.

The development sold within two weeks of being put to the market<a href="/expert-insights/buying/toga-sells-out-the-hunter-at-double-bay"> in late 2016</a>. Construction had been scheduled to commence in mid-2017 with completion initially set for early 2019.
Fabrizio Perilli, chief executive of TOGA, said the residences are an example of modern luxury living.
“We’ve had a very positive response from resident’s moving in who love their new homes and have already seen an increase in the value of their property since their purchase”, Perilli said.
“Delivering The Hunter to the highest standards, within the context of COVID-19 is a testament to our team and our integrated property capability.”
TOGA paid just over $11.2 million for 16 and 18 Cross Street site consolidation in early 2015.
Construction of TOGA’s newest mixed-use communities, <a href="/buildings/surry-hills-village-redfern-6-14-baptist-street-redfern-nsw-2016">Surry Hills Village</a> and <a href="/buildings/wicks-place-marrickville-186-victoria-road-marrickville-nsw-2204">Wicks Place Marrickville</a>, are set to start in the first half of 2021.

TOGA's development application for the first stage of Penway Place at Penrith has been approved.
The new residential community is set to commence construction in 2020 with completion expected by mid-2022. 
Penway Place is located on the corner of Union Place and High Street, marking the new gateway to Penrith CBD.
The area will benefit from significant government investment in infrastructure including a $1 billion upgrade to Nepean Hospital and an expected 42,000 to 55,000 extra jobs created by 2031.
Set to become the ‘New West’, Penrith is fast transforming into Sydney’s third CBD, TOGA chief Fabrizio Perilli said, with over 60,000 new residents expected in Penrith by 2031. 
SJB Architects and their design partner Architect Prineas were commissioned for the new urban residential and mixed-use precinct proposal.
The first stage of the larger masterplan for Penway Place will comprise two residential towers rising above a three-storey podium, featuring ground level retail and three levels of car parking. 
It will also feature a mix of one, two and three-bedroom apartments, with a number of them with views to the Nepean River and neighbouring Blue Mountains.
Penway Place is on the doorstep of a major Westfield shopping centre, a few minutes’ walk to Penrith train station and down the road from the Penrith Panthers Leagues Club.

Penway Place, TOGA’s Penrith project secures approval

Penrith in Sydney's west is shaping up as one of the city's newest growth hotspots.
The population levels are expected to jump from 195,000 to 260,000 by 2031, and the area's economic catchment is tipped to expand to one million people over the same period.
A number of property developments are slated for the suburb.
The latest is Toga's newest development, Penway Place, on the corner of Union Place and Mulgoa Road.
The first stage of the development will comprise 81 apartments, designed by SJB Architects who won the recent design competition.
They will work with their design partner Architect Prineas on the four-building development that provides a new urban residential and mixed-use precinct.

Fabrizio Perilli, TOGA CEO, said SJB’s design stood out in what was a high-quality field of design competition entrants.
“We received some truly fantastic submissions from highly-respected design and architecture firms, but at the end of the day, SJB and Architect Prineas’ concept for Penway Place most closely matched our own vision for this part of Penrith and the community,” Perilli said.
“The development will draw on feedback from local residents by directly connecting with its environment and the local landscape, finding inspiration in natural elements such as layered barks, gum leaves and earthy textures.
“The project’s key theme is ‘Live Your Way’, and what SJB have put forward will allow the growing Penrith community at Penway Place to enjoy life to the fullest in what is being termed Sydney’s ‘New West’.” 
The first release of the development is set to feature a mix of one, two and three-bedroom apartments, with a number offering views to the Nepean River and neighbouring Blue Mountains. 
Penway Place is also planned to include a vibrant public plaza and retail precinct, providing a lively space for Penrith locals and visitors to enjoy.
There will be a private landscaped podium with a BBQ and seating areas, a community garden, gym, multi-purpose / kids play room and outdoor dog park.
The idea of the ‘New West’ is a key driver in Penrith City Council’s Economic Development Strategy, which has outlined a vision targeting an increase of between 42,000 and 55,000 local jobs by 2031 – across the health, education, tourism, arts and culture, advanced manufacturing and advanced logistics sectors – further boosting the suburb’s future prospects.
“Looking ahead at what the next decade or so will mean for Penrith, it’s exciting times,” Perilli added..
“This population will undoubtedly need access to quality, affordable housing, from first homebuyers to downsizing locals, and this is what we are aiming to provide for the community.”

Penrith skyline to be transformed as population growth expected

A building in Sydney awaiting development approval has been temporarily donated by the TOGA property group to address youth homelessness.
TOGA, in partnership with joint owner Qualitas, announced the former Addison Hotel in Kensington had transformed into pop-up accommodation for vulnerable youth.
After making available the vacant building revenue-free, it is set to house more than 42 vulnerable youth. 
TOGA has made available the former hotel to My Foundations Youth Housing for a minimum of 12 months. 
The Addison Hotel forms part of a mixed-use development proposal lodged for the site at 147 Anzac Parade and adjoining property.
The Addison Project will be operated by community housing provider My Foundations Youth Housing.
TOGA Group of Companies managing director Allan Vidor said that constructive partnerships between the private and public sectors, and sensible planning reform, had the power to address the housing challenges facing vulnerable young people in Sydney.

“By making available our building we hope to make a difference in the lives of those who stay at The Addison Project as well as inspire other property owners to consider utilising their vacant assets,” said Mr Vidor.
“Together, the private and public sectors must work toward meaningful planning reform which has the potential to unlock many opportunities to make empty buildings across Sydney immediately available to those who are experiencing, or at risk of, homelessness.
No single level of government or service can tackle youth homelessness – innovative solutions must be borne from innovative collaborations between public and private sectors, Mr Vidor added.

The former hotel contains 42 fully-furnished rooms, each with a bathroom and kitchenette, set across three-storeys; creating an appropriate short-term accommodation option for youth.
My Foundations Youth Housing Chair, Assoc. Professor David McKenzie said The Addison Project would provide both crisis accommodation for those at risk of homelessness and young people with a safe space to live and study while they work to secure more permanent solutions and stabilise their circumstances.

“The Addison Project is an excellent example of seizing an opportunity to provide a bold and innovative solution.
"Whilst not intended as a solution to homelessness, it is a positive step in the right direction while we work towards addressing the provision of housing in a practical and immediate way,” Mr McKenzie said.
The Addison Project will target youth at risk of homelessness aged between 16 and 24; with young people holding less than 2 per cent of the 140,000 Social Housing tenancies across NSW.
Family and Community Services (FACS) will refer up to 14 rooms to those in-need of Temporary Accommodation.
The Addison Project also includes an anchoring retail space where OzHarvest will open Australia’s first ever rescued food supermarket – OzHarvest Market – next month.
Ronni Kahn, CEO and Founder of OzHarvest said the Australian first would be a pop-up marketplace providing rescued food sourced from its existing local donor network and available on a ‘take what you need, pay what you can’ basis.
“We are thrilled to be part of this ground-breaking project with TOGA and are excited to be transforming the donated space into Australia’s first rescued food supermarket,” said Ms Kahn.
“The OzHarvest Market will be opening its doors soon, making sure good food does not go to waste and is available to everyone, especially to those who need it most.”
This initiative will be jointly supported by leading innovators in social enterprise Orange Sky Laundry and Thread Together who will contribute by providing vital on-site services.

TOGA donates vacant Kensington hotel building to address youth homelessness

A former car yard has been transformed into a thriving residential hub following the completed construction of a $270-million master-planned community at Hurstville.
