Living spaces extend towards full-height glazing, while a series of bay windows frame selected views across the Pacific Ocean, city and hinterland rather than treating the building edge as a continuous wall of glass.</p>

<p>“The apartment floors deliver a collection of homes that embrace controlled outlook via a series of bay windows deliberately framing moments of view,” Rothelowman Director Kim Lowman said.</p>

<p>From outside, those projecting forms contribute to the tower’s faceted profile. Strong horizontal and vertical elements establish its proportions, while the changing position of the sun alters the light, shadow and reflection across the façade throughout the day.</p>

<p>The same attention moves inside the apartments, where the material palette combines warm timber, natural stone, metallic detailing and softer curved forms. Kitchens sit within the main living zone, with stone island benches, integrated joinery and European appliances, before the living areas extend towards the glazing and the outlook.</p>

Feedback from the display suite has centred on the warmth and restraint of the interiors, with buyers commenting that the residences feel like homes rather than conventional coastal apartments.</p>

<p>A limited collection of half-floor penthouses occupies the upper levels, increasing the scale of the living spaces and adding private balconies and elevated finishes. From this position, the outlook extends between the ocean and hinterland.</p>

<p>Outside the private residences, The Eveleigh separates its shared spaces between the podium and rooftop. The podium is centred on wellness, with subtropical landscaping surrounding a swimming pool and pool terrace, yoga garden, private gymnasium, sauna and hot and cold plunge facilities. <p>Interest to date has come from established owner-occupiers and interstate lifestyle purchasers, including buyers planning a future move to the Gold Coast. Hirsch &amp; Faigen also identified the street as an emerging premium residential address, with enough separation from Broadbeach's busier destinations to retain a quieter environment at home.</p>

<p>The Eveleigh is now under construction by Maxcon, with completion forecast for mid-2028. Three-bedroom residences are currently available from $2.87 million.</p>

The Eveleigh brings house-like apartments to Broadbeach

<p>A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.</p>

<p>The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.</p>

<p>Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.</p>

<p>The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.</p>

<p>The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.</p>

<p>Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.</p>

<p>Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.</p>

<p>The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."</p>

<p>The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.</p>

<p>The only other notable development set to come to market this year is ALAND's Queen Square, a mixed-use precinct on over two hectares that will comprise apartments above a vibrant ground-level retail and hospitality dining precinct.</p>

<p>A 60-apartment building nine storeys tall would be a rarity almost anywhere along this stretch of Moreton Bay, but that's exactly what's been lodged for a modest Deception Bay street better known for its single-storey weatherboard homes.</p>

<p><a href="https://www.apartments.com.au/developers/sherlock-construction-homes">Sherlock Construction Homes</a> is seeking to push Deception Bay’s emerging medium-density housing profile higher, lodging plans for a nine-storey apartment building near the suburb’s shopping centre and foreshore.</p>

<p>Dubbed Grosvenor Apartments, the proposal at 14-20 Grosvenor Terrace would replace two detached homes with a new building designed by&nbsp;<a href="https://www.apartments.com.au/architects/mode">Mode Design</a>&nbsp;which would&nbsp;reach nearly 30 metres, well above the site’s mapped 21-metre building height.</p>

<p>The apartment mix is weighted toward larger homes, with 14 three-bedroom apartments, 31 two-bedroom apartments and 15 one-bedroom apartments. Six apartment types are spread across the floors, ranging from 66 sqm one-bedroom units through to three-bedroom apartments of 116 sqm, most with private balconies or terraces.</p>

<p>Levels one through seven follow a consistent layout of six to eight apartments per floor arranged around a central lift and stair core, with the top floor, level eight, trading one apartment for a landscaped community breakout space rather than repeating the standard layout below.</p>

<p>Ground floor is dedicated to arrival and services, with a lobby, mailroom and manager's office, alongside 91 car spaces.</p>

<p>Mode Design's brief describes a "serene coastal-inspired design blending soft curves, natural textures and light-filled spaces to reflect the relaxed Deception Bay lifestyle."&nbsp;</p>

<p>The material palette leans on white and grey render, timber-look aluminium screening and stacked-brick-look finishes, with hanging greenery and vine planting proposed across balcony edges and ground-level walls.&nbsp;</p>

<p>Balconies feature asymmetrical geometries intended to vary the building's rhythm rather than repeat a single module up the tower, while lush planting is concentrated over the entry and level one balconies to soften the building's base.</p>

<p>The design evolved following an April 2025 prelodgement meeting with council. At that stage, the project was conceived as a seven-storey building containing 45 apartments. The subsequently lodged scheme increases the development to nine storeys and 60 apartments while introducing one-bedroom residences to the mix.</p>

<p>Zone Planning argues the additional scale reflects the site's position within an area earmarked for increased residential intensity. The planning report points to the North Lakes-Redcliffe-Moreton Bay Rail corridor strategy, which identifies Deception Bay as a district-level activity centre and supports greater housing choice within urban neighbourhoods.</p>

<p>Market Square Deception Bay, Deception Bay Sports Centre, Deception Bay State School, public transport, community facilities and the Moreton Bay foreshore are all identified within approximately one kilometre of the site, while the property falls within a 400-metre walking catchment of Market Square.</p>

First Look: Sherlock Construction pitches apartments for low-rise Deception Bay

<p data-end="587" data-start="368">Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.</p>

<p data-end="778" data-start="589">The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.</p>

<p data-end="907" data-start="780"><a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.</p>

<p data-end="1052" data-start="909">The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.</p>

<p data-end="1311" data-start="1054">The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.</p>

<p data-end="1451" data-start="1313">The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.</p>

<p data-end="1676" data-start="1453">MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.</p>

<p data-end="1908" data-start="1678">Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.</p>

<p data-end="2142" data-start="1910">The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.</p>

<p data-end="2648" data-start="2310">"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.</p>

<p data-end="2797" data-start="2650">"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."</p>

<p data-end="2938" data-start="2799">The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.</p>

<p data-end="3216" data-start="2940">Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.</p>

<p data-end="3325" data-start="3218">Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.</p>

<p data-end="3442" data-start="3327">"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.</p>

<p data-end="3662" data-start="3444">"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."</p>

<p data-end="3818" data-start="3664">MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.</p>

<p data-end="4076" data-start="3820">"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.</p>

<p data-end="4375" data-start="4078">"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."</p>

<p data-end="4503" data-start="4377">Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.</p>

<p data-end="4741" data-start="4505">"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."</p>

<p data-end="4910" data-start="4743">The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.</p>

<p data-end="600" data-start="394">Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.</p>

<p data-end="733" data-start="602">But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.</p>

<p data-end="970" data-start="735">Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.</p>

<p data-end="2045" data-start="1828">Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.</p>

<p data-end="2269" data-start="2047">"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.</p>

<p data-end="2430" data-start="2271">A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.</p>

<p data-end="2606" data-start="2432">It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.</p>

<p data-end="2724" data-start="2608">At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.</p>

<p data-end="3400" data-start="3216">The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.</p>

Nova Rêve arrives as Reve Group bets on Castle Hill's next growth phase

<p class="p1">Vacancy in Sydney’s fringe office market in Sydney has fallen to its lowest in more than a decade, driven by acquisitions for rail projects and an overall supply squeeze, according to latest research from property firm Savills.</p>
<p>The western suburb of Parramatta recorded the lowest fringe market vacancy at 4.5 percent, its lowest in 25 years including zero vacancy in A Grade, and is just ahead of Melbourne’s Southbank at 4.6 percent. </p>
<p class="p1">The falling vacancy is driving growth in net effective rents, and with the NSW government’s announcement of registered projects totalling $390 million in Parramatta last week and Winten Property Group’s acquisition of a development site at 1 Denison St, North Sydney, developers are taking notice, says Savills.</p>
<p>According to Savills senior analyst Research &amp; Consultancy Houssam Yakzan, average prime net face rents have increased by around 8 percent in North Shore markets and 7 per ent in Parramatta, with corresponding falls in incentives.  </p>
<p>The combined North Shore vacancy, including North Sydney, Crows Nest/St Leonards, Chatswood and Macquarie Park-North Ryde stands at 7.2 percent, the lowest since the 5.3 percent figure recorded in 2001. </p>
<p>Of the individual North Shore markets, North Sydney and North Ryde/Macquarie Park recorded their lowest vacancies since 2012, Chatswood since 2007 and Crows Nest/St Leonards since 2001.</p>
<p>Yakzan said in the 12 months to June Savills had identified 73,781 square metres of leasing activity in the North Shore market, up 49 percent on the 12 months prior, while 43,977 square metres of leasing was recorded in the Parramatta market, which was down 32 percent due to the limited availability of space.</p>

<p>Savills director of office leasing, Simon Van Grootel, said while there was no doubt the Sydney non-CBD office markets had picked up over the last 12 to 18 months, withdrawals for the compulsory metro rail acquisitions, residential and hotel conversion, and the lack of new supply, were key contributors to the lower vacancy rates.</p>
<p>He said more than 42,500 square metres of stock had been withdrawn from the North Shore market alone in the 12 months to June and further withdrawals were already slated for 2017.</p>
<p>"Vacancy rates have fallen across the board, indeed Parramatta has a zero vacancy in A Grade, and that is very pleasing, indicating perhaps the strongest market we have seen post-GFC.</p>
<p>"That has seen rental growth and incentives decline and those factors along with continued withdrawals and continued falls in vacancy are going to drive new construction but in the current market, that is likely to require pre-commitment,’’ Van Grootel said.</p>
<p>The state figure of $390 million in registered office projects for Parramatta would not dent vacancy rates in the short to medium term, he added.</p>
<p>Senior analyst Yakzan said of 220,000 square metres of new commercial development in the Parramatta market, 155,000 square metres was subject to pre-commitment and the remainder was already leased. </p>
<p>Parramatta is the fifth largest suburban office market in Australia with 682,469 square metres of stock while the combined North Shore market totals 2,288,399 square metres including North Sydney (792,482sqm), Crows Nest/ St Leonards (333,631sqm), Chatswood (278,919sqm) and North Ryde/ Macquarie Park (883,367sqm).</p>

Sydney fringe office market records lowest vacancy in a decade: Savills

<p>When it comes to office investment yields, Sydney is the standout leader. The harbour city leads a list of 11 gateway cities across the world tracked by real estate firm Savills and Deakin University.</p>
<p>Even as global yields slip, Sydney offers an investment yield at 5.62 percent, according to the World Office Yield Spectrum, with LA West and San Francisco the only other gateway cities offering yields above 4.5 per cent. </p>
<p>The research, which compares 54 cities across Asia, Europe, the United States and Australia, is confirmation that office property is the asset of choice for investors looking for the most attractive yields in secure markets.</p>
<p>The report found yields had firmed by an average 32 basis points across the 11 gateway cities since December 2014 with both Munich and Tokyo’s yield falling 55 basis points, Hong Kong 40 basis points and Sydney a whopping 100 basis points. Singapore, at 4 per cent, saw yields soften 15 basis points in response to slower economic conditions.</p>
<p>Of the 54 cities, London’s West End, at 2.82 per cent, was the only other city to record a sub 3 per cent yield with Hong Kong, while Ho Chi Minh City (9.36 per cent) and Hanoi (9.00 per cent) offered the highest yield, however those yields reflected a perception of greater investment risk.</p>
<p>Report editor, Savills’ national head of Research in Australia, Tony Crabb, said 10-year bond yields had fallen by an average of 50 basis points around the world in the past six months, averaging around 1 per cent with negative rates in Japan and Germany.</p>
<p>“Property yields have continued to firm but bond yields are falling faster and, in that context, investors are viewing risk premiums of between 2 and 3 per cent in most office investment markets as fair value,’’ Crabb said.</p>
<p>The uncertain economic environment in most markets globally means office risk premiums would offer better value and hence drive greater demand and even firmer office yields, he added.</p>

<p>“Much of what happens in 2017 and beyond will depend on the course the US Federal Reserve takes with regards to interest rates. Chairman Yellen has made it perfectly clear that movements will be ‘data dependent’, so we wait.”</p>
<p>“The movements in US interest rates will determine how currencies behave, how trade flows and how capital moves around the world,’’ Crabb said.</p>
<p>He said the outlook for office yields was likely to be one of further compression, particularly in cities like Sydney where strengthening fundamentals were beginning to drive rental growth.</p>
<p>“Firming yields in many instances could be viewed as counter-intuitive as soft leasing markets have resulted in very high incentives and correspondingly low net rents, and so any growth in net effective rents, and thus returns, is certainly going to drive even greater demand for office property and ultimately firmer yields,” he said.</p>
<p>In Australia, large capital from overseas had encouraged many investors to dispose of property, rebalance portfolios and change their exposure which had led to a record 12 months turnover of nearly $33.4 billion in commercial property sales, said Crabb.</p>
<p>However, market fundamentals show the two-tone nature of the Australian economy with some indicators deteriorating in Perth and Brisbane, in contrast to improvements in Melbourne and Sydney. </p>
<p>“Commercial property investment yields have firmed across the board but we still do not believe it has fully run its course. In some markets, fundamentals are improving rapidly and that improvement will lead to further tightening in yields as investment capital starts to price in expectations of future NOI growth. This part of the yield cycle is just beginning.’’</p>

Sydney leads world on office yields: Savills/Deakin Uni research

<p>Sekisui House, the world's largest residential construction company, support the latest industry forecasting for growth in Sydney's south west region.</p>
<p>Sydney's property prices have increased by more than $350,000 in just three years.</p>
<p>However, Sekisui House's new development, The Hermitage at Gledswood, is offering homes well below Sydney's $1,013,000 median house price.</p>
<p>Their new, two-storey, turn-key homes are selling from $738,000.</p>
<p>The Hermitage is a 307 hectare masterplanned community which will include Gledswood Village, a mixed-use precinct spanning over seven hectares that will include residential, retail, commercial, leisure and entertainment opportunities and a primary school slated for 2020.</p>
<p>There's 120 hectares of golf course and a future Greg Norman designed and constructed course, scheduled to be playable in 2018, and 35 hectares of parkland and open green spaces.</p>
<p>Westpac highlighted a report that reveals the state government’s ‘First Home Owner Grant’ (New Home) and stamp duty concessions under the ‘First Home–New Home Scheme’ make purchasing in south west Sydney one of the most affordable areas in metropolitan Sydney for first home buyers.</p>
<p>Sekisui House project director Craig D'Costa said Gledswood Hills experienced a considerable price growth of 15.5 percent between 2014 and 2015.</p>
<p>“In the year since the South West Rail Link opened, demand for property within our development The Hermitage has increased dramatically," he said.</p>
<p>"As one of the NSW Government's 'Priority Growth Precincts,' south west Sydney has received a great boost thanks to several large public works programs.</p>
<p>"Key government works like the M5 widening, WestConnex and the new airport at Badgerys Creek have combined to create a tremendous investment opportunity in the southwest growth corridor."</p>
<p>D'Costa noted a recent shift in the buyer demographic in the last 12 months.</p>
<p>"It is fast becoming a preferred precinct destination for buyers from all over Sydney, not just residents already residing in the local South West region”.</p>

South West Sydney primed for real growth

<div>There has been report after report concerned with the record number of units and apartments under construction.</div>

<div>Yet to date vacancy rates have barely budged at the city level, and apartment rents have kept rising.<br><br><strong><span style="text-decoration: underline;">Bottleneck</span></strong>
</div>
<div> </div>
<div>The reason for this - and indeed the reason that so many dwellings are under construction - as I've looked at previously <a href="https://petewargent.blogspot.co.uk/2016/07/making-sense-of-australias-super-duper" target="_blank">here</a>, is that multi-unit dwellings generally take considerably longer to proceed from approval, to commencement, and then to completion (perhaps up to several years from start to finish) than detached houses on greenfield sites, at typically just a matter of months. </div>
<div>As a result, over the year to April 2016, after accounting for demolitions there were just 11,937 net detached dwelling completions, and 18,370 multi-unit dwellings. </div>
<div> </div>
<div>Not only has this rate of net completions after accounting for demolitions not been making up for the years of under-building, it has barely even been keeping pace with <em><strong>current</strong></em> annual Greater Sydney population growth of an estimated 83,500 per annum.<br><br>This is particularly so given that so many small apartments are being built, typically housing only two persons (not to mention those apartments left vacant by offshore investors), contributing to a mismatch of supply increasingly characterised by a surfeit of high rise apartment stock.<br><br>It's worth noting that this completions data doesn't easily capture the addition of granny flats, but the point still stands - completions in Sydney just haven't been that high...to date.</div>

<div>From July 2012 to April 2016, after accounting for demolitions, there were net dwelling completions of only 101,300, just 62 percent of the number of dwelling approvals over the same time period. </div>

<div>The population of Greater Sydney increased by somewhere in the region of 307,000 heads over that time, so it's a little wonder that population growth has been absorbing new supply.</div>
<div> </div>
<div>This dynamic is finally about to change, though, as the record pipeline of new apartments under construction begins to come online, although the industry being stretched to full capacity will inevitably see construction costs rising henceforth. </div>
<div><strong><span style="text-decoration: underline;">Local Government Authorities (LGAs)</span></strong></div>
<div> </div>
<div>At the LGA level we can see that up to April 2016 there have been few regions that have really been hammering out unduly high net dwelling completions. </div>

<div>However, looking at the LGA dwelling approvals figures split out by financial year helps to identify the areas at risk of emerging oversupply (as well as certain upmarket localities such as Manly, Mosman, and Woollahra, where the total stock of dwellings has remained all but fixed).<br><br>
</div>
<div>The City of Sydney LGA covers a large central area of 25 square kilometres and comprises a great many hugely popular suburbs, and in that context its 13,700 approvals from July 2012 represent relatively slim pickings. </div>
<div> </div>
<div>However, the volume of dwelling approvals - especially for apartments - in certain other areas is abnormally high in historical terms, in turn suggesting an elevated level of risk: Blacktown, Parramatta, the Hills District, Liverpool, and to some extent Camden and Ryde.<br><br>The Canada Bay approvals figures don't really capture the volume of building that has already taken place at Wentworth Point and some surrounding suburbs.</div>

<div class="separator">I don't quite have the space here (read: can't be bothered) to discuss apartment supply in detail across every Sydney LGA, but a quick look at the Parramatta data is instructive. </div>

<div class="separator">Parramatta has seen several years of abnormally high apartment approvals figures, yet until relatively recently net dwelling completions had not lifted too dramatically.</div>

<div class="separator">This rapidly changed in September 2015 as a slew of new projects began to come onstream, and there is plenty more to come in the pipeline, with yet another 3,339 multi-unit dwellings approved over the 12 months to April 2016. Wow-wee!</div>

<div>This may result in valuation challenges at settlement for off-the-plan apartment purchases, rising vacancy rates, declining rents, and widespread instances of weak capital growth over the coming years (by which, of course, I mean negative).</div>

Sydney's construction pipeline: Pete Wargent

<p><span>The most affordable Sydney property reported sold was a one-bedroom unit at </span>5/6 Warialda Street, Kogarah.</p>
<p>It fetched $400,000 through McGrath Brighton-Le-Sands. The price guidance was <a href="https://www.realestate.com.au/property-apartment-nsw-kogarah-123180894" target="_blank">$380,000 to $400,000</a> for the 46 sqm unit.</p>
<p><span>It last sold at $250,000 in May 2012, reflecting 11 percent annual price growth over the past four years.</span></p>
<p>The median unit price in Kogarah, according to CoreLogic is around $620,000.</p>

Sydney home values increase 5.6 percent over the past three months: CoreLogic

<p><span>Sydney recorded a preliminary auction clearance rate of 80.4 percent for the week ending August 7 according to CoreLogic, marking the </span><span>15th consecutive clearance rate above 70 percent for the city.</span></p>
<p><span>According to CoreLogic the Eastern Suburbs (94.6 percent), City and Inner South (94.3 percent) and Northern Beaches (91.7 percent) were the strongest performing sub-regions by clearance rate.</span></p>

Eastern suburbs in Sydney leads weekend auction results: CoreLogic

<p>Sydney Swans captain Kieren Jack sold his redundant Randwick home at weekend auction for $1,815,000.</p>
<p>Jack, who watched the auction while limbering up, was with partner, Charlotte Goodlet, then headed off to the SCG for the game against Port Adelaide.</p>
<p>He had paid $1.295 million for the 1920s Canberra Street home in 2012. There was bidding from two of the four registered parties after the $1.7 million opening bid.</p>
<p>After the auction Jack told one onlooker who congratulated him that it had been "stressful."</p>
<p>Set on 234 sqm, the dual level family home combines original Federation features and contemporary appointments.</p>
<p>It has two bedrooms, a recently renovated bathroom, modern kitchen and home office.</p>
<p>There's a low maintenance rear garden with barbecue area and treelined courtyard.</p>
<p>The home was sold by Australian Olympian turned estate agent Carl Wilson at Home Estate Agents. Carl represented Australia at the 1988 Summer Olympics in Seoul, competing in the swimming.</p>
<p>Jack has recently moved to his recently renovated Paddington home with Charlotte Goodlet.</p>
<p>He climbed onto the property ladder aged 22 just two years into his Sydney Swans career, buying a two bedroom Randwick apartment in 2009.</p>
<p>Set in a renovated block of nine units, Jack paid $570,000 for the apartment which was listed for rent at $560 a week in 2014. He retains the apartment on Mulwarree Avenue.</p>
<p>The Swans have are in line for another top eight finish, their 13th finals appearance in 14 years, having only missed the cut in 2009.</p>

Redundant Randwick home of Sydney Swans captain Kieren Jack sold

<p>A Victoria Street, Potts Point landmark terrace - one of the few with views over Woolloomooloo Bay - has been sold for $5.55 million.</p>
<p><a href="https://www.domain.com.au/55-victoria-street-potts-point-nsw-2011-2012939166" target="_blank">The historic freestanding four level residence</a> at 55 Victoria Street dates back to the 1870's, set on the side of the McElhone stone stairs that since 1870 have connect Potts Point with Woolloomooloo.</p>
<p>It last sold in 2000 to the Moloney family for $1.5 million when offloaded by film producer Rebel Penfold Russell who paid $465,000 in 1983, then had to battle the adjoining Victoria Point development project.</p>
<p>It is one of Sydney's earliest heritage protected terrace homes. In the 1870s when number 55 was constructed on a steep, narrow parcel of land extending from Victoria Street to Brougham Street the area to the north was still largely covered with gardens and bush.</p>
<p>The area was described at the time as the "Regent's Park of Sydney". <br><br>It was built for Charles Elouis. The rate books indicate that in 1931 the Catholic Women's Association occupied the place. Alice Elouis was still alive but it became a boarding house known as Rosmoyne Flats.</p>
<p>In 1935 the title transfer of John Peza.</p>
<p><a href="https://www.environment.nsw.gov.au/heritageapp/ViewHeritageItemDetails.aspx?ID=5045161" target="_blank">NSW Heritage records</a> show it appears that he continued the use and that the subsequent owners Hamilton (1949-51) and Blok (1951-70) occupied and managed the place as a boarding house and flats.</p>
<p>In 1970 Victoria Point Pty Ltd acquired it for redevelopment. The site then became associated with one of Sydney's most protracted and notorious development disputes involving passionate battles over the rights of tenants and the future of the city fringe. </p>
<p>The six bedroom, three bathrooms had been listed by VanWhite agent Vanessa White and Richardson &amp; Wrench.</p>
<p>It is the street where battles raged against developers.</p>
<p>The historic terraces might have saved, but the high-rise development got built post-green bans.</p>
<p>The magic of Victoria Street - with the sunlight filtering through the plane-tree-lined Parisian-style strip - has pretty much survived.</p>
<p>It was among the first of the inner-city earliest heritage listings, though not until the 1980s. The initial ones were made on the 1962 County Register, including Elizabeth Bay House, University of Sydney Main Building and Victoria Barracks, Paddington and St. Paul’s College at Sydney University.</p>
<p>The earliest Register of the National Estate listings date from 1978, and were mainly a re-listing of the existing National Trust lists, including Tranby in Glebe, Juniper Hall in Paddington, Rockwall in Potts Point and Cleveland House in Surry Hills.</p>
<p>State statutory listing in the inner city began in 1979 with the making of a Permanent Conservation Order No. 6 over Elizabeth Bay House, followed in the same year over Rockwall, Tranby and over Tusculum in Potts Point.</p>
<p>In 1981 a permanent conservation order was applied to Boomerang at Elizabeth Bay, followed by the terraces at 197-201 Albion Street, Surry Hills and over the terrace at 55 Victoria Street, Potts Point. </p>
