Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

<h2>Affordable product leads, premium demand remains resilient</h2>

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

<h2>Prices underpinned by costs, and the delivery risk is growing</h2>

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

Perth apartment sales hit strongest pace since late 2021 as builder capacity tightens

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Sammut secures approval for debut Brisbane apartment development in Toowong

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

WM Residences fills gap in Mordialloc townhouse market

Sydney leads top global cities in office yields, which continue to firm as investors seek safe havens for their funds amidst economic and political uncertainties which look to prevail for some time, according to real estate firm Savills.
The latest World Office Yield Spectrum report by Savills and Australia’s Deakin University found yields across 11 gateway cities had firmed by an average 95 basis points since December 2014, with San Francisco witnessing a dramatic 32 per cent fall from nearly 7 percent to 4.64 percent.
Of the gateway cities, Sydney led the pack offering by far the most attractive yields at 5.37 percent, with LA West and San Francisco the only others offering above 4.50 percent.
Shanghai and LA West recorded falls of just 0.29 and 0.31 percent respectively.
The data from 54 cities across Asia, Europe, the US and Australia, put Hanoi on top with a prime yield of 8.75 percent followed by Ho Chi Minh City at 8.5 percent.
Taipei brought up the rear with the tightest yield of just under 2 percent, while Hong Kong was at 2.5 percent.
Report editor Tony Crabb, Savills national head of Research in Australia, said overall office markets looked set for another year of strong investment.
It will be driven by office property’s most preferred investment status along with economic and political factors which had pushed investors towards the safety of bricks and mortar.
"This is an interesting time in the investment cycle where markets have responded to the inflation/growth trade by pushing bond yields and growth stocks, whilst also recognising office markets should perform well as demand grows’’ Crabb said.
He said with some level of economic and political uncertainty remaining in most markets it was fair to say that office risk premiums would continue to offer very good value and hence drive demand and, in some instances, even firmer office investment yields.
"Much of what happens in 2017 and beyond will depend on the course the US Federal Reserve takes with regards to interest rates and the new President’s policy settings.
Those factors, along with Brexit negotiations and elections in key European countries, will largely determine how currencies behave, how trade flows and how capital moves around the world,’’ Crabb said.
He said if anything would limit office property investment it was the shortage of stock in most gateway markets which had experienced, in some instances, record investment levels in recent years.
"That shortage of stock is being exacerbated by the strength of leasing markets, especially in gateway cities, which is driving tighter vacancy and rental growth, and landlords are happily holding on for the ride,’’ Crabb said.

The $27 billion worth of commercial property transactions recorded in Australia in 2016 remained above the five-year average for the fourth year running, Crabb said.
Meanwhile, the market was on track to record a fifth consecutive year of growth, a lack of portfolios and a diminishing supply of prime properties would limit investment volumes.
Foreign investors were the most active in 2016, purchasing 40 percent of stock reported sold - approximately $10.7 billion - while professional investors.
It is represented by trusts, funds and syndicates, spent $8.75 billion.
Crabb said while both buyer groups remained keenly interested in ongoing investment, yields would continue to firm.
"In some markets, particularly Sydney and Melbourne, market fundamentals are improving rapidly. "We believe this improvement will lead to further tightening in yields as investment capital starts to price in expectations of future NOI growth. This part of the yield cycle is just beginning,’’ he said.

In Hong Kong, Savills’ senior director, Research and Consultancy, Simon Smith, said yields across Asian investment markets had firmed but there was still some limited scope for further falls.
"The low interest rate environment, the ongoing search for yield and increasing allocations to real estate are all considered to be positives for the sector.
One of the most significant challenges for investors is a lack of prime office stock and volumes have fallen consistently compared with 2015.
This is a situation which is unlikely to reverse any time soon,’’ Smith said.
He said the lack of liquidity across most asset classes had arguably been masked by the above average number of portfolio deals recorded over the second half.
"Scarcity of assets has resulted in money accumulating on the side-lines causing fundraising to decline versus the previous year,’’ Smith said.
He said despite its inward focus Asian real estate capital had continued to explore overseas markets with the US attracting the lion’s share of deals.
Cross border activity had been dominated by China, South Korea, Singapore and Hong Kong in that order while South Korean activity registered the highest rate of increase.

Savills director, Research Europe, Lydia Brissy, said Brexit had seen a decline in institutional investment activity but a sharp rise in demand from off-shore private investors.
Many investors, she said, had been attracted by the weakening of the pound which was seen as enough to compensate for a perceived increase in occupational risk.
"Overall, our predictions for 2017 and beyond are investment volumes are expected to trend downwards towards £50 billion per annum, with a swing away from opportunistic deals to income-security plays.
Yields are expected to rise in most sectors, though the stable debt market, low vacancy rates, and global investor demand is expected to put a lower ceiling on prime yields than was reached during the GFC.
Brexit definitely carries a risk of creating a sustained period of occupier uncertainty, but to some degree this should be balanced by lower levels of development activity.
However, until some clarity emerges as to how Britain will exit from the EU, the real impact on the UK market will be hard to quantify,’’ Brissy said.
She said the expectation was that investment volumes in Continental Europe in 2017 would be similar to 2016.
"Although interest rates are expected to rise to 1.16% in the Eurozone, the property market should remain high on investors’ radar.
In France, Germany and the Netherlands where elections will be held, we expect a wait and see attitude, however the prevailing story regarding core countries is the lack of prime product."
She said prime yields in non-core countries remained above the European average, offering more attractive returns and yield compression potential.
"This is especially so in countries like Spain and Italy where strong property fundamentals combined with the availability of portfolio opportunities are attracting foreign investors.’’

In New York, director of US Real Estate Analytics at Savills-Studley, Keith DeCoster, said in comparison to the volatility in equity markets, real estate in the United States held up very well in 2016 with office property sales totalling $124 billion to November, roughly 4 percent below the $129.6 billion in the first 11 months of 2015.
"The 'most-favoured market' status of some gateways is slipping slightly with most buyers showing disdain for markets such as Manhattan and Washington DC, where demand is running short of growing supply," DeCoster said.
"On the other hand, they have remained active in Boston and Los Angeles, where the life science and entertainment/social media sectors continue to grow."
He said Boston’s market fundamentals were among the strongest in the country and appeared as though they had more to run than San Francisco.
It had seen a recent spike in sublet supply and drop off in leasing, while Los Angeles has seen its strongest leasing volume in a decade.

Blazing start to Sydney auction year: Pete Wargent

A warehouse in Sydney’s Mascot has sold for $2.9 million at auction, setting a record for the suburb for freestanding buildings sized under 1,000 sqm.
Located at 295 King St, in a B5 business development zone, the property comprises a 562 sqm free standing building on a 740 sqm site. It was sold to a private investor by A &amp; S Williams Pty Ltd through CBRE. 
The selling price translates to a rate of $5,160 per sqm of the building area.
CBRE’S Nick Zenonos and Mark Silva negotiated the sale.
Zenonos said this was a Mascot record for a freestanding building sized under 1,000sqm with no residential development upside.
“Prospective buyers were drawn to the site’s location. Purchasing a free standing building of this size in such close proximity to Sydney Airport and with access to major roads such as the M5, is rare,” Zenonos said.
The property provides an office, warehouse and mezzanine area in addition to parking and exclusive yard. There was also the opportunity for a lease-back which the vendors opted to take.

Warehouse sells for $2.9 million, sets record for Sydney’s Mascot

General Gordon Hotel in Sydney's south-west suburb of Sydenham has sold in an off-market deal by Lantern Hotels Group, which announced its divestment via the ASX.
The deal was valued at $18.1 million, according to the ASX announcement by Lantern.
The buyer is a hotelier in the Sydney region, according to selling agent Ray White Hotels Australia's Andrew Jolliffe, who did not disclose more details.
The sale of the multi-level General Gordon Hotel marks another round of divestment by the Lantern Group. Among the hotels it has sold in recent years are the Commodore Hotel in North Sydney for $14.5 million and Five Dock Hotel for $28.5 million to former Wallaby front tower Bill Young. Both deals were handled by Jolliffe. 
He is currently selling the Crown Hotel in Surry Hills and John Singleton's largest hotel property, the Marlborough In Newtown.
Jolliffe said the market sentiment for A-Grade hotels in gateway eastern seaboard cities remains strong. 
"Petrol prices at the pump sub $1.50 per litre, the $AUD sub 75 US cents per dollar, senior debt priced at/or below 4.5% including margin and industry indexed consumer spending at existing levels all suggests to us some continuity and reliability around the current internal and external investor sentiment regarding the asset class,” he said.
“Fundamentally, the majority of assets are underpinned by property, gaming inventory or both; and whilst-ever high level market receptors such as those referred to above maintain a tight band width regarding recent trends, we are confident astute investors and operators will assess the opportunity as, if not more positively, than has been the case over the past 24 months.”

General Gorden Hotel in Sydney's south-west sells for $18.1 million in off-market deal

The data analysis on Sydney council housing targets produced by the Greens spokesperson for Urban Growth and Renewal, Jamie Parker, confuses locations where people want to live with ‘overdevelopment’.
The Greens data demonstrates that Sydneysiders prefer to live in amenable areas close to jobs and public transport, and have interpreted this preference to be a symptom of ‘overdevelopment’.
Having people live in accessible areas close to public transport in order to use the train or bus to travel to work delivers positive environmental outcomes by minimising car travel.
It seems strange that the Greens are against this.
Would they rather minimise development around these transport nodes and have more cars on the roads contributing to congestion and air pollution?
The Greens research indicates that the councils which are generally low density, mainly made up of free-standing homes were underperforming in relation to housing targets set by the State Government, while suburbs which encourage apartment buildings are over performing.
The councils that are below targets are Penrith with a deficit of 8,267 dwellings, Campbelltown with a deficit of 17,005 and Camden with a shortfall of 776 while those that are above target are Parramatta with an additional 8,490 dwellings, Botany with 5,141 and Ryde with 3,861.
The clear consumer preference is for apartments in accessible locations close to jobs and public transport over free-standing homes out on the fringes.
Recent data from Domain indicated that the median price for a Sydney house was $1,123,991 while the median price for an apartment was $711,256.
Clearly many home hunters are trading off household size (apartment rather than a house) for location (closer to jobs and amenities).
The Greens statement that councils exceeding their targets are only due to ‘the demands of the developers’ is simply shooting the messenger.
Developers are only responding to the market and consumer preferences on where people want to live. Clearly there can be many benefits associated with new development.
These include additional development contributions that fund libraries, community halls, parks and improvements to the public domain.
The Greens need to understand that as Sydney grows, our population increases and that a more urban environment is inevitable.
If they were forward thinking, they would be advocating for a sustainable, higher-density urban form for Sydney – not just objecting to all development.

Green claims of ‘massive overdevelopment’ misunderstand where people want to live: Chris Johnson

Yields on industrial property in Sydney have fallen to record low levels, even lower than pre-GFC boom levels, according to new analysis by BIS Shrapnel.
The contraction in yields has been so extensive in Sydney that it has delivered the highest investment returns of any major non-residential property market since the GFC, with the exception of large format retailing. The performance was even more remarkable given that rental growth has been weak, says BIS Shrapnel.
It has been underpinned by falls in long interest rates, which in turn created the competition for property, and industrial property in particular. Average prime capital values in Sydney’s Outer Western region have risen by nearly 50% since 2009. 
At December, prime yields in the Outer Western region averaged 6.4%, 40 basis points below their pre-GFC financial engineering-induced boom in 2007 and a massive 230 basis points below GFC levels. 
Properties with 12+ years of WALE (Weighted Average Lease Expiry) are being negotiated in the mid 5% range, previously the domain of Australia’s major CBD office markets at their cyclical peaks.
WALE is a way of measuring the average time period in which all leases for a property will expire.
However, signs are emerging of potential change. 
A new study by industry specialists BIS Shrapnel concludes that industrial markets across Australia and, indeed, around the world are facing the prospect of a major disruption as a result of rising interest rates. 
“For the past two years we have been saying that long interest rates are unsustainably low in the longer term. They would eventually have to rise. The question is not if, but when and by how much”, the study’s author, Christian Schilling, says.
“Last November, we witnessed a step-up in bond rates following the US election and investor expectations have started to change.”
“We think there is more to come. Our forecasts are for a 150 to 170 basis point rise in the Australian government 10 year bond rate, most likely late this decade/early next decade.” 
“However, we may see long interest rates more quickly and by more than previously thought.” 
While the timing and magnitude of future rises are not set in stone, they will affect many parts of the industrial market. 
“Industrial property yields and bond rates are highly correlated: it’s not a 1:1 relationship, but when bond rates rise, yields soften and vice versa”, says Schilling. “Rising bond rates translates to lower valuations and investment returns.” 
It means that actual investment returns will be lower than what the market expects. “Investors buying now may struggle to achieve their hurdle rates of return over the next five years”, Schilling says. 
But softer yields also affect construction. Lower end values mean developments will no longer stack up at prevailing rents and costs. 
“Developers will have to pass on the increase in costs in the form of higher rents and/or lower incentives. Depending on how quickly the market adapts, we could see a significant pause in construction. In that case, higher rents will come about via falling vacancies.”
Regardless, rising bond rates will cause a major phase of transition in the industrial market. 
“It’s clear that the honeymoon period with double-digit investment returns from industrial property is coming to an end. The next few years will pose a challenge for everyone in the market.”

Office vacancy rates in Sydney in the quarter ended September 2016 are expected to have tightened below the 5.6% recorded in July, making prime-grade renting more expensive and the trend could linger in 2017, according to a new report by commercial real estate firm Cushman &amp; Wakefield.
The developments came amid a contraction in Australia’s economy in the the third quarter, the first since 2011, though New South Wales posted the strongest state final demand of all states and territories with 4.7% annual average growth, with the employment rate also improving.
According to the Cushman &amp; Wakefield report, economic factors and 189,000 sqm of stock withdrawals ensured a shortage of non-premium grade stock across the Sydney CBD in 2016, leading to a tightening in the vacancy rates to below the 5.6% recorded in July.
The tight market lifted Prime-grade gross effective rents by 4.3% quarter-on-quarter.

“The growth was mainly driven by falling incentives as Premium grade face rents were stable; while face rent growth remains positive, the rate of growth slowed over the quarter,” says the report. 
B-grade stock also recorded a strong decline in incentives with gross effective rents up 7.9% QoQ to $727 per sqm, a 30% increase on 2015. B-grade partial floor vacancies are now attracting sub-15% incentives. 
Among the deals of note were Henry Davis York committing to an anchor tenancy of 7,000 sqm at 60 Martin Place and Atlassian committing to 5,500sq m at 363 George Street.

The report’s 2017 outlook says “tenants will continue to prioritise affordability, followed by proximity to public transport and natural light”. 
Low vacancy rates, negative net supply and service sector growth is expected to continue to support rental growth across all grades. 
But the report ads that “as Sydney nears the peak of the office leasing cycle we anticipate face rental growth to slow with growth driven by declining incentives”. 
Nearly 300,000 sqm of withdrawals are expected to keep vacancy tight in 2017, predominantly associated with the Sydney Metro and Circular Quay redevelopments, it says.

Over the September 2016 quarter, 2.5% of Sydney houses and 1.9% of units resold for less than their previous purchase price, according to CoreLogic’s latest Pain and Gain report.
The property data firm says that although the instance of resale at a loss is low, there was a rise.
Across the individual capital cities, the proportion of loss-making resales over the September 2016 quarter were recorded at:

The highest instances of resales at a loss was within the following council areas were: Fairfield (6.6%), Kogarah (4.4%) and Rockdale (3.8%).

Nationally, 8.0 percent of houses and 12.7 percent of units were resold at a loss over the September 2016 quarter, according to CoreLogic's latest Pain and Gain report.
The property data firm says that splitting this out across the capital cities and regional areas shows that for houses, 5.6 percent resold at a loss in the capital cities and 11.7 percent resold at a loss outside of the capital cities.
For units, 10.2 percent resold at a loss in the capital cities compared to 18.4 percent across regional areas of the country.
Sydney was the only major region nationally in which the proportion of units sold at a loss over the September 2016 quarter was lower than houses.
In many of the regions analysed the difference was significant with Melbourne, Brisbane, regional NT and the Australian Capital Territory recording a proportion of loss-making resales for units that was more than double that of houses.

The historical data indicates that it has been extremely rare for resales of houses to record a higher proportion of loss than units.
This is reflective of the fact that house values have typically increased at a more rapid pace than units.
It is also reflective of the fact that historically houses have recorded high buyer demand against a backdrop of constrained supply.
In a market like Sydney where more units have been built than houses over the past two decades - and the gap between house and unit prices is substantial - CoreLogic noted the trend had changed recently with units proving less likely to resell at a loss than houses.

Sydney property loss takers on the rise: CoreLogic Pain and Gain

The Sydney property market experienced "more sustainable" median price growth throughout 2016, according to the latest report from PRDnationwide.
Since 2015, the city’s median house price increased by 4.3%, indicating continuing steady growth, said the company’s Sydney Hotspots: Second Half of 2016 report.
“Sydney has defied 2016 forecasts by recording continuing growth in house prices, however at more sustainable levels, with the middle to outer ring providing more affordable living options,” said Tony Brasier, PRDnationwide managing director.

<li>Project developments commencing in 2016 - commercial, mixed use, infrastructure, industrial and residential. This indicates potential increases in economic and commercial activity, interconnectivity to the key transport routes, the CBD and other major urban business hubs</li>

The Sydney City Council property market has experienced median price growth for houses throughout 2016. Since 2015, the city’s median house price increased by 4.3%, indicating continuing steady growth.
