Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

<h2>Prices underpinned by costs, and the delivery risk is growing</h2>

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Sammut secures approval for debut Brisbane apartment development in Toowong

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

New trend sees New York style foyers for Sydney apartments

Casula, Liverpool and Warwick Farm are among the Greater Sydney suburbs with the most number of households in stress, according to a blog update on Digital Finance Analytics (DFA).
In its October Mortgage Stress update, DFA had estimated more than 910,000 households across Australia to be now in mortgage stress, up from 905,000 in September.
Of these, more than 21,000 were in severe stress, up by 3,000 from the previous month. This equates to 29.2% of households. 
“We see continued default pressure building in Western Australia, as well as among more affluent household, beyond the traditional mortgage belts across the country,” said the Martin North blog.
The top 10 most stressed post codes in the region identified by DFA are:

South-west suburbs of Greater Sydney top households with housing stress: DFA

Sydney’s property market has an interesting year ahead according to a leading real estate CEO.
Douglas Driscoll of the award-winning real estate group Starr Partners is the voice of the NSW market with offices sprawling across the region, as far west as Penrith, as far north as Newcastle and as far south as Campbelltown.
Douglas has forecasted the following 10 property market trends for 2018:
1.       House prices to grow. We saw prices drop slightly at the end of 2015, and we’re seeing this again at the end of 2017, which is possible evidence that prices could rebound once more. Overall, I think we’ll see the median house price grow by around three to five per cent in 2018, but I’m expecting the market to become increasingly nuanced with some areas experiencing as much as 10 per cent growth, while others could go down as much as five per cent. Whilst I anticipate a modest increase in the median house price, I believe that the median unit price will stagnate. 
2.       Rates to remain unchanged. The real estate industry sometimes thinks the world revolves around it, however, although real estate is a significant factor in our economy, property prices are not actually one of the underpinning verticals of the Reserve Bank of Australia’s (RBA) charter – a rate decision is primarily focused on our currency, full employment, and the economic prosperity and welfare of people in Australia. We do have to remember that interest rates are not localised, and we need to avoid parochial insularities as any changes would have widespread ramifications across some of the more vulnerable markets around the country. I don’t expect rates will change over the next few months and anticipate we could even get to the end of next year without an increase. This is a good thing for homeowners, because a lot of people over-stretched themselves in the recent housing boom. A prolonged or continued period of stability allows them a bit more breathing space to restructure their finances.
3.       Rent increases – in some areas. As buyers continue to find it difficult to purchase property, an increase in competition for rental properties could see rents increase in some of Sydney’s more affluent suburbs next year. Higher interest rates on investor loans and harder access to interest-only loans could also see landlords trying to mitigate their increased holding costs.
4.       The arrival of a fifth major bank. In 2018, a new player will emerge and turn the big four banks into the big five. I’m talking about the Bank of Mum &amp; Dad. We are encouraging first home buyers to enter the market, but with escalating prices, it is more difficult than ever. Not to mention first home buyers fall into a higher risk category for lenders, as generally, they don’t have a long job history or established wealth. Parents often have a large amount of equity in their homes and they’re realising it might be better to support their offspring now when they most need it by releasing some of that equity, rather than leaving an inheritance down the track. Unfortunately, the reality is that families can fall-out just as relationships can break-up, and I urge any parent considering this to have a formalised document professionally prepared by a solicitor to protect all involved.
5.       Auction clearance rates of 60%. While clearance rates of 70-80 per cent have been commonplace over the past couple of years, we are starting to transition back to more of a normal environment. I anticipate a subtle shift in the supply and demand dynamic, with auction clearance rates likely to hover around 60 per cent for the best part of next year. Rather than compare current/future clearance rates with the exaggerated levels of late, we should be comparing them with the 10-year average as this provides us with more perspective on market conditions. 
6.       Increase in days on market. Now that the market is less frantic, we are likely to see an increase in days on market from the current 30 days to around 35. Again, 35 days is still relatively short and is considerably lower than the 10-year average, but after the market we have just come out of, sellers will need to adjust their expectations slightly.
7.       Easing of macroprudential measures. As the market continues to settle next year, I wouldn’t be surprised if we see an easing of the recently introduced macroprudential measures. These measures certainly achieved their purpose, but I have an inclination that the guidelines will be relaxed towards the end of next year, and thus making it easier for banks to lend money again.
8.       Build quality. The recent tragic events at Grenfell Tower in London has seen a focus on combustible cladding, but this could be just part of the problem when it comes to build quality. The rush to get apartments built and sold in the housing boom meant shortcuts were taken. I’ve seen firsthand how poorly some of these apartment blocks have been constructed. My fear is that some of them will quickly deteriorate and possibly even become dangerous, and it’s not inconceivable that we will be knocking some of them down within 20 years. I’m not a fan of red rape, but when it comes to people’s lives, it is imperative. There has got to be better regulation around build quality and I predict it’s going to be on the agenda in 2018.
9.       ‘In the box’ thinking. Sydney desperately needs more creative ways of living and we are going to start having more conversations around our city’s future given the population has hit five million and is not showing signs of abating. We have plenty of buildable land in Sydney’s North West and South West, but as affordability hasn’t eased, modular homes might be the best solution. The recent sale of tiny homes in Melbourne has demonstrated an appetite for this style of living, however I see them as nothing more than glorified caravans. Expect more sustainable modular homes to be the longer-term solution.
10.   The rise and rise of regional towns. I think the Newcastle and Wollongong regions will be strong markets for housing due to affordability, the lifestyle these areas offer, and commuting distance from Sydney – even the recent QBE housing outlook report showed affordability is driving migration between the capital and these regional hubs<a name="x__ftnref1" href="x-webdoc://D296945E-FC4F-4436-B306-46D3576D414F#x__ftn1" title="">[1]</a>.

Property market trend forecast for Sydney in 2018: Doug Driscoll

A well-known cafe in Sydney’s leafy suburb of Northbridge is up for auction. 
The cafe at <a href="https://www.realcommercial.com.au/property-retail-nsw-northbridge-502624078" target="_blank">1/160-162 Sailors Bay Road</a> has been in place since the building was completed in 2013.
It will go to auction on November 30 with expectations of $675,000 to $725,000 excluding GST.
The shop earns a net income of $46,255.56 + GST.
The tenant is on a three-year lease with two five-year options. 
It has a strata area of 25 sqm. 
The building has been converted into a boutique development of just 12 apartments.
It is being marketed by Tom Doran of Doran Commercial.

Cafe space in Sydney's Northbridge set to go under the hammer

The NSW government has sold its former Motor Registry site in the tightly held Inner West suburb of Five Dock to a private investor for $10.5 million.
The 1 Ramsay Road site comprises a corner parcel of land with an area of 1,970 sqm.
Parts of the site remain undeveloped but the 372 sqm of net lettable area from the existing two-storey brick building could be developed for additional floor space, subject to council approval.
The government divested the former motor registry as it was deemed surplus with the roll out of the new Service NSW centres.
The sale was handled by Neil Cooke, Stuart Cox and Johnathon Broome of Savills Australia.
The site has an 8.5 metre height limit and allows for a prestigious development.
It is currently leased to WestConnex for use as office accommodation and parking for a three-year term expiring 31 December 2019 at a rental of $150,000 per annum net plus GST.
“This land offers excellent development upside (STCA) within close proximity to the Sydney CBD, local retail and transport amenities which gives reason as to why we were inundated with unprecedented levels of enquiry,” said Cooke.
The sale price of $5,328 per square metre of potential GFA reflected the prime corner location and development uplift, added Cox.

NSW government divests former motor registry site in Sydney’s inner west

Just one month ago, the investment bank Credit Suisse, advised the Sydney housing market looked set to be stronger for longer, as Chinese buyer demand defied a clampdown on capital outflows.
“There is little evidence that new capital controls by the Chinese authorities, announced in December 2016, have slowed demand for Aussie housing,” its analysts wrote.
“We think the tailwind of Chinese wealth creation will mean more, not less, foreign buying of Aussie housing.”
Now the investment bank advises they have detected a sudden withdrawal of Chinese investors from the Australian property market.
They forecast Sydney price growth to stall given Chinese buyers appear to have gone cold. 
I guess we are all intriguingly learning how the Chinese phenomenon plays out - not just the analysts contradicting each other from the same investment bank.
The latest research by Credit Suisse's economics and equity teams spotted a tight correlation between Chinese capital flows and Sydney housing prices.
Movements typically impacted on local property demand around 12 months on from events occurring in China.
Credit Suisse advised over the past year, Chinese capital flows have fallen considerably, in part reflecting the impact of stricter capital controls in China.
"This fall foreshadows weakness in NSW housing demand in the year ahead," they suggested adding the Sydney housing market had already cooled over the past few months.
It noted revised auction clearance rates — accounting for the many late reported results — had now dipped below 60 per cent in Sydney.
"This is a significant development because recent RBA analysis suggests that a 60 per cent clearance rate is typically the break-even point for house price inflation," Credit Suisse noted.
"House prices tend to fall when the clearance rate is below 60 per cent."
Credit Suisse suggested Chinese buyers have previously driven up valuations in expensive Sydney suburbs and apartment blocks with this then having a spill-over effect for higher pricing in other suburbs and segments of the market.
"We believe that Chinese buyers spark the cycle, while local investors chase the momentum," Credit Suisse said.
Credit Suisse even suggested the Reserve Bank of Australia might be forced to cut rates again, as without a healthy housing market, our economy has few other growth drivers to rely on.
It acknowledged the central bank was in a difficult position because of lack of timely, accurate data about Chinese capital flows and their impact.

But recent data on the Brisbane apartment market suggest it is facing an emerging challenge with one in five foreign buyers failing to settle on their off the plan purchases.
According to rival investment bank UBS, unlike Brisbane, Sydney's strong residential price growth over the past two to three years ago is ensuring a strong incentive for the foreign buyer to settle.

UBS say they will be watching to understand how foreign buyers react in Sydney over the months ahead.
It advised Brisbane resale prices are 10 per cent or more below purchase price and bank valuations are frequently below the off the plan purchase price especially on poor quality projects.
Sydney is not immune from poor quality projects or softening prices.

Credit Suisse casts doubt on continued Chinese property buying in Australia
