The Eveleigh brings house-like apartments to Broadbeach

A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

The only other notable development set to come to market this year is ALAND's Queen Square, a mixed-use precinct on over two hectares that will comprise apartments above a vibrant ground-level retail and hospitality dining precinct.

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

Another 31 suburbs have joined, perhaps temporarily, Sydney's million-dollar median house club, new figures from Australian Property Monitors show.
Sydney's northern beaches have eight suburbs with fresh seven-figure medians.
They include Warriewood, with a median house price of $1,077,000; North Narrabeen's median house price at $1,002,500, and Davidson with a $1,138,000 median.
One of the last inner city suburbs to break the barrier was Darlington at $1,026,000.
Dr Andrew Wilson, the senior economist at the Domain Group, noted the Canterbury-Bankstown region featured on the list for the first time.
Ashbury and Hurlstone Park have medians above $1 million.
APM noted in the first half of the year the median house price for the Canterbury-Bankstown region increased by 8.3% to a record $720,000 high.
There 123 suburbs in the club in 2013.

Canterbury-Bankstown kicks off with two suburbs in Sydney's $1 million house median club

The highrise campus will include 26,000 square metre space over 14 levels with UWS vice-chancellor Professor Barney Glover saying it chose the development due to the building’s design, flexibility and prominence.

The tower will sit within the envisaged $2 billion urban renewal project, Parramatta Square, a six-stage, three hectare masterplan development by Parramatta City Council.

"This project forms a vital part of the University's strategy to significantly expand its international student population, and will be a focal point for our postgraduate programs. The prime CBD location will embed UWS in the social, economic and civic life of Parramatta and Greater Western Sydney," Professor Glover said.
Students will benefit from existing public transport links plus the planned Western Sydney Light Rail Network, although construction work beginning in early 2015 and completed for the first university semester in 2017, will beat any light rail.
Last week Raffles Assets Australia, a subsidiary of Singapore’s Raffles Education ­Corporation, bought in Parramatta.

UWS takes 1PSQ as Parramatta becomes an education hub

Fashion maven Rozalia Alpert's Potts Point apartment has sold at auction for $3,625,000.
It was initially listed with $5 million plus hopes in mid-2012 which were revised recently to around $4 million.
The three-level Wylde Street apartment is one of three in Tarana, a circa 1885 Victorian Italianate-style mansion that was converted to strata residences in 2003 by developer Jorge Fernandez.
The 415 square metre apartment has an enormous living area that originally was the Tarana ballroom along with ornate Italianate features including parquet floors, corinthian columns and vaulted ceilings.
Alpert was the founder of Cara &amp; Co, which sold cutting-edge fashion as well as food, music and art.
The apartment was relisted with revised expectations, with hopes that the apartment in the heritage building might match its $4 million 2005 purchase price<a href="https://www.propertyobserver.com.au/https://www.mcgrath.com.au/buy/apartment-potts-point-nsw-2011/226991" target="_blank"> through McGrath's Peter Starr and Jared Ginsberg</a>.
With three interested parties, the auction had just the one bidder on the somewhat awkwardly shaped apartment and car parking.
Its location too just a little too far out of the neighbourhood to attract competitive bidding.
Title Tattle recalls it was last sold for $4million by Retro Security's Koste Stefanoff. The apartment, with 258sqm of internal space plus a 160sqm garden, is in the triplex developed in the 1880 Victorian-Italianate-style mansion built for Arthur McQuade, whose family also owned the adjacent sandstone mansion, Bomera.
Tarana stands on Wylde Street, high above the sandstone cutting that was opened up to car traffic many decades ago. In 1907, a third storey was added to the residence and the original billiards room was extended into a ballroom.
The 2003 restoration was undertaken by the heritage-sympathetic Jorge Fernandez who secured $10.5million from the three apartment sales - with $2.55million from Stefanoff.
The Potts Point result sat within Sydney’s strengthening winter auction market with the weekend’s clearance rate the highest reported for 10 weeks.
The initial August weekend commenced on a high recording a preliminary clearance rate of 79.1%, bringing the four weekend Saturday night average to 77.9% compared to the previous four weekend result of 74.4%, according to the Domain Group's Australian Property Monitors.
Sydney has now recorded four consecutive weekends with clearance rates above 77 percent for the first time since March.
Auctions numbers in Sydney were down with 416 properties scheduled to go under the hammer – 90 fewer than the 506 that were auctioned the previous weekend.
However auction numbers were ahead the same weekend last year when 331 homes were auctioned.
APM senior economist Dr Andrew Wilson said this continued the trend over recent months with 1757 homes listed for auction over July again well ahead of the 1233 auctioned over July last year.
Sydney’s inner suburban regions led the charge at the weekend recording exceptionally strong results.
The top performer was the lower north shore with a clearance rate of 92.9% followed by the inner west at 89.9%, the city and east with 84.4%, the northern beaches at 84.2%, the south with 82.2% and the upper north shore with a clearance rate of 81.8%.
The most expensive property reported sold at auction at the weekend was the Wylde Street, Potts Point offering.
The most affordable property reported sold at the weekend was a two bedroom unit at 9/12 Drummond Street Warwick Farm that sold for $296,000 through Professionals Canley Heights.

Prestige Tarana, Potts Point apartment sold at 10% discount

Intelligent Property Services says recent Sydney auction price guidance is around 12.7% below actual sale prices.
"With the Sydney market getting off to a cracking start in 2014 we saw that agents and vendors’ price expectations were being regularly eclipsed," the general manager of <a href="https://www.ipsg.com.au/" target="_blank">Intelligent Property Services</a>, Ramon Mitchell, said. 
"We believe that price guides need to be more accurate, especially given the information available to agents and the large sums of money involved in property transactions. 
"Not only do real estate agents have a plethora of information available to them when they price each property, they are also supposed experts in their local area," he said.
A survey issued in August 2013 by Intelligent Property Services (IPS) reported that there was a variance of 13.1% between real estate agent price guides and the final auction result in Sydney, and<a href="/news/nsw/sydney-auctions-selling-15-3-above-price-guides-since-september"> a November 2013 survey showed the gap had got to 15%</a>.
The latest 30 auction sample selection, with tabulation undertaken by head of research at Intelligent Property Services, Joe Kotevich, was from Bondi in the east to Burwood in the west at auctions from $549,000 to $1.7 million.
The results ranged from 1.5% above to the largest variance at 26%, recorded for a $1,362,000 terrace in Alexandria’s golden triangle which had an initial guide of $1 million plus.
"Some sales are pushed significantly over expectations by exuberant bidders as evidenced by the oversized studio at 12/7 Ithaca Road, Elizabeth Bay selling for $725,000 which was a whopping $165,000 over reserve, some 24% above the original guide of $550,000," said Mitchell.
"Another recent example was at the sale of <a href="https://www.homehound.com.au/listing/withdrawn/nsw/sydney-region/eastern-suburbs/darlington-eastern-suburbs/72-ivy-street-darlington-nsw-2008/" target="_blank">72 Ivy Street, Darlington</a>. 
"With a price guide of $700,000 plus there was approximately 100 people in attendance at the auction. 
"After a slow auction bidding stalled in the $700,000’s and a vendor bid of $810,000 was used by the frustrated auctioneer; perplexing many in the crowd. 
"The dilapidated terrace then passed in at $811,000 and finally sold after negotiation for $820,000 – some $120,000 over the price guide."
Mitchell said with the traditional spring selling season fast approaching, "what better time for the industry to show greater levels of transparency in order to temper buyer frustration and to give them a better chance in picking the proverbial battles that they actually have a shot at winning". 
"Whilst our intention is not to infer that all properties are deliberately underquoted, nonetheless the impact remains the same.
"Whenever we ask prospective property buyers what they would rank as the most frustrating aspect of the buying process invariably the answer is the agent “lowballing” the price guide. 
"In our day-to-day role as buyers agents we regularly see selling agents give would-be buyers enticingly low price guides so as to bolster their auction attendance numbers. 
"Time and again we watch disappointed registered bidders walk out of auction rooms without even having had a chance to bid after having watched opening bids knock them straight out of contention," Ramon Mitchell said.
IPS will continue to monitor the market and track the results. 
Auctions numbers in Sydney are down this weekend with 416 properties scheduled to go under the hammer – 90 fewer than the 506 that were auctioned last weekend, according to Australian Property Monitors.
However auction numbers are well ahead the same weekend last year when 331 homes were auctioned.
"This continues the trend over recent months with 1,757 homes listed for auction over July well ahead of the 1,233 auctioned over July last year," APM senior economist Dr Andrew Wilson said.
The inner west will host 75 auctions followed by the south with 64, Canterbury Bankstown  with 45, the upper north shore with 42, the west with 41 and the city and east with 39.
The most popular suburb for auctions this weekend in Sydney is Blacktown in the west with eight followed by Bankstown.

Crown Resort executives have refuted silly Fairfax Media speculation that the billionaire James Packer was intent on selling the Barangaroo casino resort penthouse for a windfall $100 million plus.
The project’s award-winning architect Chris Wilkinson from <a href="https://www.wilkinsoneyre.com/projects/crown-sydney.aspx?category=asia-and-pacific" target="_blank">Wilkinson Eyre</a> told a business breakfast only last week that the top three floors of the proposed 270 metre tower would be an integral part of the six-star hotel.
Crown Resorts subsequently confirmed the top three floors would be reserved for the hotel’s “most prized international VIP customers".
News Ltd's John Lehmann noted this week that Fairfax were long-time critics of Barangaroo, although Property Observer would suggest perhaps less so since the effective abandonment of the urban affairs reporting unit formerly headed by the enthusiast Matthew Moore. Records show fewer than 25 urban affairs bylined articles this year in the SMH, compared to the same period in 2011 having close to 150 articles. 
This week Fairfax Media mischievously speculated a $100 million plus sale price would: "mean Mr Packer's company could recoup the entire $100 million licence fee it has paid the NSW government for the right to operate a VIP-only casino in the facility with a single apartment sale."
The resort is scheduled for a 2019 completion.

Parramatta Promenade bucks trend with 74% owner occupier interest

The 1930s Wahroonga mansion, Rothiemay has been relisted for sale.
It is being <a href="https://www.domain.com.au/Public/PropertyDetails.aspx?AdID=2011322835&amp;eb=761220&amp;utm_source=domain&amp;utm_medium=email&amp;utm_campaign=ebrochure" target="_blank">offered by Chadwick Turramurra agents Scott Chadwick and Jane Colyer</a> for 23 August auction.
More than $8 million had been tipped on prior sale attempts, with the current estimate given as $6 million.
Rothiemay at Wahroonga was once home of Field pastoral empire. The inter-war Georgian revival home, with art deco touches, was designed by F Glynn Gilling for Herbert Field Jr and his wife, Patricia Macken, in 1939.
It was built on the foundations of an even larger nineteenth-century mansion, a 1906 John Reid-designed manse.
The seven-bedroom, six-bathroom two-storey home sits on an 8600 square metre Fox Valley Road holding. 
The property is the only site that retains a lot boundary from the initial subdivision of Brown’s estate. 
The late Victorian subdivision by the Brown family was carried out in 1896. In 1854 John Brown, a timber merchant, had purchased a large portion of the land granted to Thomas Hyndes in 1838 that saddled Fox Valley Road. Brown progressively cleared the land and planted the area with orchards.  
Its owner, Jim Neale, a property developer has been there until recently, having bought it in 1987 when it cost $2.2 million.
The house was briefly listed for sale in 2012 and again earlier this year. Rubbish from inside the house and garage filled a 20 cubic skip bin in recent weeks.
Jim Neale, a property developer, is the fourth occupant.
Surgeon Sir Alexander MacCormick bought it from the Field family, and he sold the home to Judge Christian Langworth.
Neale reckons a retirement village or nursing home should be built on the land, although no development application has been lodged or approved.

A B-Grade Sydney CBD office has been leased to Petrofin International as they grow their Australian operations.
CBRE’s Jamie King leased the 495 square metre 14th level office on behalf of lessor AIHL Properties Australia.
It is located at 189 Kent Street, and Petrofin International has committed to a seven-year term for an initial rate of $485 gross per square metre.
The national property representative for the client, Corporate Relocations, handled the negotiation for Petrofin. Their brief was to have all the staff on one level, and being close to Barangaroo was seen as a benefit.
“Petrofin was attracted to the building's central position in the CBD, as well as the building's recent refurbishment, which included upgrades to the lobby and lifts,” King said.
“Flexibility with the incentive structure also contributed to the successful conclusion of negotiations.”

Petrofin Inernational leases Sydney CBD office

Raffles Assets Australia, a subsidiary of Singapore’s Raffles Education ­Corporation, has bought in Parramatta.
Their $29 million purchase which will assist the renaissance of the precinct, is a six-storey office building at 1-3 Fitzwilliam Street.
It sold vacant possession opposite Parramatta Train Station and the Westfield shopping centre through Arland Domingo and Peter Hanzis of Knight Frank.
It was last sold in late 2010 by Trinity Property at $28.3 million representing an initial yield of 9.15% when occupied by the NSW Office of Fair Trading on leases until May 2013, returning net income of $2,509,434 per annum.
Enterprise House was bought in 2010 by Action Office Pty Limited, of the Chandru Tolani property investment group, which paid $18 million in late 2012 for nearby 16-18 Wentworth Street property whose tenants included the Australian Vocational Learning Centre Pty Ltd.
Raffles Education Corporation is the largest private education group in Asia Pacific, according to its website.
The property will be redeveloped as a permanent campus for the company’s college in Sydney, the Raffles College of Design and Commerce – which currently operates out of leased premises.
The building with a net lettable area of 9,782 square metres has been occupied by the NSW Department of Fair Trading.
It has a land size of 2,049 square metres.
