Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

<h2>Affordable product leads, premium demand remains resilient</h2>

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

<h2>Prices underpinned by costs, and the delivery risk is growing</h2>

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

Perth apartment sales hit strongest pace since late 2021 as builder capacity tightens

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Sammut secures approval for debut Brisbane apartment development in Toowong

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

WM Residences fills gap in Mordialloc townhouse market

Sydney’s weekend auction market concluded the spring selling season with a 74.6% success rate, virtually steady.
Last weekend’s 73.5% preliminary result was the lowest recorded for four months.
Last weekend's result was adjusted down to 68.4% after late auction results.
Just over 1,000 auctions were listed in Sydney today which ranked as the highest ever number of homes to go under the hammer on a spring Saturday. There are some 350 results yet to be tallied, which will see the preliminary result come back a bit.
The record Saturday stands with 1,100 plus offering during the 2014 Easter leadup.
The upper north shore hosted the most number of auctions this weekend with 146 closely followed by the inner west with 123, the south 134, the city and east 124, the lower north 107, the west 88, Canterbury Bankstown 81 and the northern beaches with 66 auctions scheduled.
The 1884 Roseville residence, Corona House, the late Victorian Italianate style home (pictured below) was passed in at $4.5 million through McConnell Bourn.

The highest recorded sale was when 52 Lucretia Avenue, Longueville was sold for $3,605,000 through McGrath Estate Agents.
The Woods-McFadden house at Double Bay was passed in <a href="/news/boyarsky-family-in-12-6-million-double-bay-beachfront-buy">on a $14 million vendor bid</a>.
The most popular suburb for auctions this weekend was Hunters Hill on the lower north shore with 15, followed by Mosman also on the lower north shore, St Ives on the upper north shore, Blacktown in the west, and Castle Hill in the north west each with 12 and Strathfield in the inner west and Epping on the upper north shore each with 11 auctions scheduled at the weekend.
Sydney commenced the spring selling season this year with nine consecutive clearance rates above 80%, according to Australian Property Monitors.
"The market has clearly lost that early energy with 5 out of the last seven weekends below the 80% benchmark," APM senior economist Andrew Wilson said.
Before the Saturday results, the four-weekend average clearance rate had fallen to 76.4% which is now well down on the 80.6% average recorded over the previous four-weekend period.
Pre-auction sales had been tracking around 30% in last three months, but jumped up to 40% of sales during November.

Sydney's Super Saturday auction success rate ends spring steady

Petalinda, the 1.9 hectare estate last sold for a record in 2011 when $5.3 million was secured by Jennifer Grant, wife of construction boss Steve Grant, director of Capital Corporation.
Now $2 million of up-grades later, some $8.5 million is being sought through Mechlenne Douaihy, of <a href="https://www.mercrealestate.com.au/main.php?page=property&amp;pid=63" target="_blank">Merc Real Estate</a>.
The current record was set only in August two doors away at $5.6 million when construction industry boss Mark Taylor and his wife, Eleni, sold to Angela Symons, wife of house and land package developer Todd Symons, of Eden Brae Homes.
The Taylor's 1.2 hectare estate was bought in 2011 for $3,665,000 from construction and property developer Graeme Webb and his wife Pamela.

Using an objective measure of location, the <a href="https://www.walkscore.com/" target="_blank">Walk Score</a> rates a location (out of 100) in terms of how walkable it is to services such as shops, recreation, public transport. This measure of walkability provides an objective measure of location, which can then be used to measure the value of Sydney suburbs. In theory, people will pay a premium for having a higher level of amenity close by. The Walk Score web site offers an overall Walk Score for total suburbs as well as individual locations. 
The chart below plots the Walk Score for each of Sydney’s suburbs against its median house price in the six months to September 2014. As would be expected, the median house price tends to increase with a higher Walk Score and the trend is upwards. The median Walk Score of Sydney’s 544 suburbs is 59. 
Most of the data is bunched around the trend line. However, the outliers show those suburbs where the price is high relative to its Walk Score (overpriced) or where the price is low relative to its Walk Score (underpriced). It should be noted many smaller inner suburbs have a low population of houses and the median may be distorted by the very low number of sales that take place. Indeed, many inner suburbs reported no sales over the period, and we have excluded those suburbs that recorded less than 10 sales in the period.

So which suburbs in Sydney offer the most (and least) “bangs per buck” on this basis? 
The chart suggests that the most expensive suburb (that recorded more than 10 house sales in the six months to September 2014) of Vaucluse (median of $3.7 million) is overpriced relative to the amenity it offers, based on its Walk Score of 69. Not shown in the chart due to a low number of sales, Point Piper rates as even less affordable, recording a Walk Score below Sydney’s median of 58 and a median house price (based on five sales) of $9.4 million. 
In comparison, suburbs such as Ellis Lane and Grasmere appear overpriced considering they both have a Walk Score below 10. However, these locations offer acreages and the high price reflects the larger lot sizes (which in turn also diminish walkability). Outside of the acreages, the most expensive of the suburbs with a Walk Score below the median of Sydney suburbs is Church Point in the Pittwater Council Area, which has a median house price of $1.28 million and a Walk Score of 23. 
The best value suburbs are those that have the highest <a href="https://www.walkscore.com/">Walk Scores</a> for the lowest prices. In terms of the “walkers paradise” suburbs, Sydney has three suburbs with a Walk Score over 90 that have a median value of less than $1 million. These are Erskineville (Walk Score 92, median $975,000), Newtown (Walk Score 95, median $990,000) and Darlington (Walk Score 94, median $986,000), closely followed by Enmore (Walk Score 89, median $935,000). Parramatta represents the best value suburb with a Walk Score above 80 (at 81), and a median house price of $775,000. 
Amongst the suburbs that offer a good level of walkability (above 60), the best value suburbs are Liverpool (Walk Score of 77 and median house price of $575,000 in 2013), Mount Druitt (70 and $575,000), Warwick Farm (69 and $495,000), Lalor Park (66 and $498,000) and Penrith (64 and $473,000). All of these suburbs have a Walk Score well above the median Walk Score of Sydney’s suburbs of 59. 
Rating Sydney’s suburbs on a “dollar per Walk Score basis”, the top 10 Sydney suburbs can be seen below. All are established suburbs which are located just inside outer Sydney growth corridors in Sydney’s west.
Emerton is the most affordable in terms of the value offered per Walk Score point, and its low median house price is a reflection of its relatively low Walk Score below 60. The most walkable of the top 10 is Liverpool which has a Walk Score of 77 (classified as “very walkable”), while still having a relatively affordable median house price of $575,000—well below the Sydney median.

As Kusher suggests, if many investors were to exit the market at a similar time in search of superior returns, that could have some serious repercussions for the inner city unit market and potentially the wider housing market too.

Their report noted the suburbs with the highest levels of investor apartment ownership are often those with significant and large developments so <a href="/news">Travancore</a>, ranked above <a href="/news">Kingsville</a>, <a href="/news">Carlton</a>, <a href="/news">Elwood</a>, <a href="/news">Notting Hill</a>, <a href="/news">Hawthorn</a> and <a href="/news">Melbourne</a>.

Melbourne's most risky property investor dominated suburbs

Retail rents on Sydney&rsquo;s Pitt Street Mall ranked as the fifth highest in the world in 2014, up from eighth most expensive the year before, a report from Cushman and Wakefield has found.

The report, Main Streets Across the World 2014/15,&nbsp;showed retail rents on the premier shopping strip grew by 25% over the year.

Pitt Street&#39;s increase was the second largest in the Asia-Pacific region after rents for retail space in Beijing&#39;s CBD, which rose by 26.4%.

In San Fransisco&#39;s Union Square, retail rents soared 30%, while in Istanbul&#39;s Istiklal Street, shop rents increased by 27.3%.

The report attributed the rapid growth of rents on Pitt Street Mall to international retailers signing new leases and taking up larger space through the amalgamation of smaller stores, which reduced the supply of space.

It noted there was a global trend for major retail brands to experiment with design, layout, content and services in their flagship stores. This was expected to remain a key factor influencing growth in major retail centres in the coming year.

Market activity was expected to improve in the next 12 months, despite uncertain economic outlooks for parts of the world.

&ldquo;Premier shopping locations will remain in high demand as retailers are keen to establish a presence and raise their brand profile, but supply as ever will remain tight,&rdquo; the report noted.

The world&rsquo;s most costly retail space was along New York&#39;s Upper 5th Avenue, where rents were US$3,500 per square foot per year.

Hong Kong&rsquo;s Causeway Bay shopping district, the Champs Elysees in Paris and London&#39;s New Bond Street ranked second, third and fourth, respectively.

Rents on Pitt Street Mall cost US$1,016 per square foot, the report found, making retail space along the mall more costly than prime shopping areas in Milan&#39;s Via Montenapoleone and Tokyo&#39;s Ginza district.

Landlords of premises in other prime retail strips in Australia have not shared the fortunes of Pitt Street Mall. No rental growth was reported for shops on Rundle Mall in Adelaide, Queen Street Mall in Brisbane, Bourke Street in Melbourne or in Perth&#39;s CBD.

Retail rents along Sydney&rsquo;s Oxford Street continued to lag. Cushman and Wakefield&rsquo;s report showed the cost to rent on the once-fashionable retail strip was A$1,050 per square metre per year, compared with A$12,500 per square metre per year on Pitt Street Mall.

Sydney's Pitt Street Mall ranked among the world's most expensive retail rental locations

Sydney’s newest laneway retail precinct, Kensington Street, has been launched on the eastern boundary of the $2 billion masterplanned Central Park project in Chippendale.
Kensington Street by Greencliff is seeking 26 tenancies, including 14 food and beverage and 12 specialty retail, comprising 3,000 square metres of gross floor area spanning 160 metres of direct street frontage in the heritage-conversion lane way precinct.
Part of the precinct includes the Unlisted Collection’s boutique hotel, The Old Clare, which has secured top UK chef, Jason Atherton (Pollen Street Social, Equina) to head up a line-up including Clayton Wells (Momofuko Seiobo) and Sam Miller (Noma).
Greencliff executive director, in charge of leasing, Marcus Chang says it presents a rare opportunity to showcase talents.

The community of Central Park is already 2,000 plus residents now living at the precinct with a further 3,000 set to move into the precinct by 2015.
The Greencliff CEO Dr Stanley Quek said that the concept was developed as a major drawcard for innovative and ambitious retailers looking to contribute to the newest vibrant ‘eat street’ in the heart of Sydney’s new downtown.
“Visitors will be reminded of the streets of Brooklyn in New York, Abbot Kinney Boulevard in Venice Beach, LA or Brick Lane in East London. It will be quite unlike any pedestrian laneway precinct currently in Australia,” he said.
The Kensington Street precinct is expected to be open in early 2015.

High auction numbers continue to test the Sydney market with another weekend of elevated activity.
Record numbers of late spring auctions are impacting results, with buyers spoilt for choice as sellers surge into the market before the end of the year shut down.
There was a weekend 73.5% initial clearance rate, but the revised prior weekend success rate slipped to 69%, according to Australian Property Monitors (APM).
The weekend’s 73.5% result was the lowest recorded for four months and the third consecutive result below 80% this spring.
Sydney commenced the spring selling season this year with nine consecutive clearance rates above 80%.
"The market has clearly lost that early energy with five out of the last seven weekends below the 80% benchmark," APM's senior economist Dr Andrew Wilson noted on the preliminary Saturday night figures.
November is still set to record the highest number of auctions ever conducted in Sydney over a month, with 29 November shaping as close to an all-time record day for auctions with over 1,000 properties listed.
There were 870 homes scheduled for last Saturday, similar to last weekend’s 875 but well ahead of the 754 listed over the same weekend last year.
This time last year there was an auction clearance rate of 80.6%, which took the spring scorecard to 17 weekends out of 19 with auction clearance rates above 80%.
There are four weekends to go until the close of the property market for 2014.
At this time last year Sydney's spring weekend auction clearance rates had averaged 83.3%, compared with just 63% over the same period in 2012.
The current four-weekend average clearance rate has fallen to 76.4% which is well down on the 80.6% average recorded over the previous four-weekend period.
Sydney’s northern beached reported the highest clearance rate at the weekend at 82.6%.
The next best region was the city and east with 82.4% followed by the north west 79.3%, the lower north 76.9%, the upper north shore 76.1% and the inner west with a relatively low 74.5% from the most number of sales at 79.
The most popular suburb for auctions last weekend in Sydney was Mosman on the lower north shore and Randwick in the city and east each with 13 auctions listed.

Sydney clearance rate slips into the high 60s as record spring auction Saturday looms

Sydney’s historic inner suburb, Millers Point, will receive greater protection after proposed amendments to the City of Sydney’s planning controls.
The new Local Environment Plan (LEP) restricts changes to the existing height and floor spaces for Millers Point Heritage Conservation Area properties.
Minor increases to these dimensions will be allowed if the changes are consistent with heritage recommendations.
These changes to the LEP mean historic buildings will be protected as new owners move into the area.
With 293 total potential sales of government-owned and heritage-listed properties in Millers Point, the NSW Heritage Council called for a review of the area’s planning controls.
Lord Mayor Clive Moore says, “We are trying to provide consistency and certainty for future home owners in Millers Point, while protecting the area’s irreplaceable history”.
“This proposal helps protect these buildings as they move into private ownership, and has the strong support of the Central Sydney Planning Committee,” Moore says.
The City will be holding a 28 day public exhibition period if public exhibition is approved by the NSW Minister for Planning, Pru Goward. This will give a chance to the community to voice their opinions on the proposal.
Millers Point was Australia’s first public housing site, developed between 1810 and 1930 for the maritime industry workers, better known as wharfies. Since the 1980’s, the NSW Government has used Millers Point for social housing, and the iconic suburb has been able to keep its character intact throughout the years.
