Repeat buyers are one of the strongest measures of confidence in any apartment development.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

Today, Keith says the move has completely changed how he experiences Newcastle.

For Aimee and Lyle Goodman, the journey started almost by chance.

The couple happened to be having coffee in Newcastle when they noticed the site where One Apartments was about to begin construction.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Aspire construction phase begins

For their debut Gold Coast apartment project, the prominent Brisbane developer, Siera Group, wanted to pay homage to Chevron Island's emerging arts and cultural precinct.

Their development, Tapestry, inspired by HOTA and designed to be a ‘home amongst the art’, will feature an instillation created by a local artist, to pay respects to the Gold Coast’s emerging arts and cultural precinct.

The works, which hang proudly in the onsite Darrambal Street display suite, have been created by the internationally recognised, Burleigh Heads artist Tania Blanchard, who is well known for her impasto style.

Blanchard says&nbsp;her instillation for Tapestry represents Chevron’s growing art culture and great sense of local community.

“An authentic Tapestry symbolises the connection of a community moving through life, almost like a river flowing into the ocean,” Blanchard said.

“The ideology behind my artwork draws on this sense of individuals coming together to form a community, which in this case, are the Tapestry residents.

Siera Group founder, Brent Thompson says part of his vision was to collaborate with a talented local artist, who could use their artistic talent to create a story for Tapestry that would make future residents feel a part of the project all whilst paying respect to the work being done at the neighbouring HOTA.

“Something that was really important to us when creating Tapestry, was paying tribute to what the city of Gold Coast has done with HOTA and the emerging arts precinct,” Thompson said.

Tania has created and developed her own signature style, which from a distance looks like a minimalistic, impressionistic scene. However, with closer inspection an immense layering of coloured impasto can be seen.

Has the demand for huge apartments weakened on the Gold Coast?

The latest development application by the national development firm Gallery Group suggests so.

They took their Chalk, Surf Parade apartment development to the market earlier this year, offering huge apartments starting at nearly 250 sqm. There were 99 apartments being offered in the 35-level&nbsp;tower.

But now new plans has seen Gallery Group change the mix, and lob off 15 levels to the Surfers Paradise project. Raunik Design has made the amends to the tower, which will now be just 20 levels, and offer 71 apartments, a mix of two and three-bedroom product.

And that is now weighted heavily toward the two-bedroom apartments. There will now be 65 two-bedders and just six three-bedroom apartments, which will be spread across the top two levels.

The move to greater space in apartments has been one of the by-products of the global pandemic, driven by a rise in owner-occupiers flocking to the Gold Coast&rsquo;s best locations as the working-from-home movement continues.

There&#39;s still residential amenity in the shape of a swimming pool and gym on level two, as well as a rooftop with barbecues and alfresco areas.

Back in March when the old plans for Chalk were given the green light by the Gold Coast City Council, Gallery Group Chief Executive Adam Barclay said the apartments needed to reach beyond the current offerings in the Gold Coast market, focussing&nbsp;on creating larger apartments with well-designed internal layouts connecting seamlessly to spacious outdoor areas.

&ldquo;The result is a building that achieves new heights in terms of internal finishes, maximising view corridors and providing high quality recreational space in different parts of the building,&rdquo; he said.

Gallery Group has&nbsp;offices in Melbourne, Sydney, Brisbane and the Gold Coast and has&nbsp;sold over 2000 residences since their inception in 2011, with $1.7 billion in works already completed.

Interstate dwellers seeking a safe haven on the Gold Coast was one of the biggest property trends of 2020 and 2021 since the onset of COVID.

Many have reported locals are now the ones driving the continued success in the Gold Coast market, but the latest luxury tower to hit Surfers Paradise, Aspire, is still seeing plenty of interstate interest.

Kollosche New Projects agent Andrew Ramsey says the interstate market is favourable for this type of project.

"There's still plenty of interest from both Sydney and Melbourne for this high-end stock, which is still undersupplied in the local market," Ramsey says.

"Everything with a crane on the Gold Coast has virtually sold out, so there's not a lot of opportunity at the top end of the market."

Aspire, which is being developed by the Sydney-based developer on the sought-after Garfield Terrace beachfront, will comprise just 37 apartments over 24 levels.

Interstate buyers still keen at Gold Coast's high end as Aspire Surfers Paradise attracts Sydney and Melbourne interest

The Malaysia headquartered MRCB International, a property and infrastructure development group who have previously developed land lots in Melbourne, are the latest entrant to the Surfers Paradise apartment market.

They'll be creating a high density tower at 26 Vista Street, with some 280 apartments across a 51-level tower, one of the tallest built in the area in recent times. There will also be six townhouses on offer at the foot of the project,&nbsp;

Local architecture firm DBI has designed the 172-metre tower on the large, already cleared,&nbsp;3,100 sqm amalgamated site, which has street frontages to Vista Street and Thornton Street.

There will be 54 one-bed apartments, that start from 55 sqm, 156 two-beds, which is over 50% of the building, 62 three-bedroom apartments, and just eight four-bedroom apartments, located toward the top of the tower.

The main resident recreation level is on level four, where there will be a cinema, resident's lounge with bar, private dining and kitchen, a meeting room, an a full wellness suite with gym, massage room, steam room, sauna, ice shower, and yoga space.

"The design philosophy revolves around the dichotomy of the site, located at the junction between the curvilinear punctuated nature of the river and the linearity of the coastal strip," DBI wrote.

The town planning report by Urbis suggested the&nbsp;architecture design across the tower is modern and distinct, using a range of materials and orientation to the east to take advantage of the proximity to the ocean and access to sunlight and breezes.

"The significant architectural treatment and articulation present throughout each level contributes greatly to the quality and appropriateness of the proposed development.

"The proposed development includes generous private and communal open space areas. Private open space is delivered in the form of balconies for each apartment. These spaces are designed to maximise access and privacy, as well as amenity and views."

MRCB advised the Malaysian stock exchange last year that they had secured the site for $17 million, with a gross development value of nearly $300 million.

Local architecture firm DBI has designed the 172-metre tower on the large, already cleared, 3,100 sqm amalgamated site, which has street frontages to Vista Street and Thornton Street.

There&#39;s no sign of a slowdown in interstate developers wanting a piece of the Gold Coast development market.

The latest to take on the Surfers Paradise market is the prominent Sydney developer Leith Group Developments, who deals in multi-res, high-end townhouses, and land estates, across the whole of Sydney.

They&#39;ve submitted plans for Halcyon Place, a new 27-level tower at&nbsp;4 Fern Street, a stone&#39;s throw from the beachfront. It has been named after the current original walk-up block of apartments, also known as Halcyon Place, on the 1378 sqm site.

In what would be a Gold Coast first, Leith are also proposing a resident dog park, cleverly located on the ground level of the building.

There will also be two high-end townhouses on offer, both with two levels, three-bedrooms, a multi-purpose room, study nook, and a pool.

There will be 96&nbsp;apartments, a mix of one, two and three-bedroom units. Two-beds dominate the building, with just seven one-bedders planned, 70 two-bedders, a handful with an extra multi-purpose room, and 17 three-bedroom apartments, which includes the three two-level penthouses crowning the tower.

Each of the penthouses have their own private rooftop, with the internal space comprising a master suite with ensuite and walk in wardrobe, and the outdoor homing a plunge pool and terrace area.

The resident amenity is spread across levels 10 and 11. Level 10 is dedicated to some outdoor space and work from home facilities, with level 11 homing a lap pool with spa and cabanas, a gym, yoga space, sauna, and outdoor barbecue and dining area.

They said that considered design strategies have been used to reduce bulk, step the façade, create articulation and respond to the street through activation of the ground floor.

Leith Group, led by development industry veteran Michael Devin, has developed a number of multi-residential projects across Sydney, primarily north of the CBD in the North Shore region.

They&#39;re developing nearly 1000 apartments at their huge Mount Druitt development, which will see a revamp of the old Vegas Hotel.

The apartments will be spread across&nbsp;five residential towers, which will feature rooftop and communal outdoor areas, and18 retail/restaurant spaces on the ground floor.

​​The burgeoning Siera Group is the latest apartment player to hit the Surfers Paradise beach.

Under the direction of its Founder and Director, Brent Thompson, Siera has spent the last eight years developing high-end townhomes in Brisbane before recently pivoting its skillset to the Gold Coast apartment market. They’ve submitted plans for a high-end tower just off the dress circle Northcliffe and Garfield Terrace.

They'll be developing <a href="/new-apartments/exhale-surfers-paradise">Exhale Surfers Paradise</a>, just 54 apartments across the 25-level BDA Architecture-designed tower at 8 Enderley Avenue, offering a maximum of three apartments per floor.

Residents will enjoy extensive amenities in the project, which is becoming a signature of Siera's Gold Coast developments with their recent Tapestry development showcasing a rooftop amenity not yet seen before on Chevron Island.

There will be two levels of amenity, with the lower level hosting a communal mezzanine with a spa, gym and sauna, and the upper level with a lap pool with pool deck, barbecue alfresco and dining space, a private dining area with a bar and cellar room, a games room, and a space with work from home facilities.

BDA say that inspiration was taken from the surrounding sand dunes, sails, and the built environment to inform a high-end luxury and contemporary architectural character.

Thompson, who also sits on the board of UDIA QLD, says a lot of effort has been put into the design of the project and how its future residents would live, a thought process which began even before securing the prime site.

"The way the tower has been designed, we've got two entry points from the two street frontages; one to Vista Street, for residents heading to the Northcliffe Light Rail Station just a short 150 metres away; the other for those heading to Surfers and the beach with a direct private beach access only 60m from the site," Thompson says.

Thompson believes the majority of buyers at Enderley will be local downsizers.

On the extensive resident amenity, which is becoming a staple in Siera's Gold Coast projects, Thompson says it is a considered effort by the team to aid in the transition for those moving from a house to an apartment.

"We want to really elevate the liveability factors of an apartment for a downsizer, and we think, on top of larger sized apartments with good design, we can do that with extensive amenity.

"Particularly for the downsizer demographic, now more than ever lifestyle is about health and wellness, and we want our residents to be able to achieve that all in the one place, from a swim in the pool, to a workout in the gym, or a steam, all within the confines of where you live."

Thompson also expects plenty of interest to come from interstate, lock-and-leave buyers, looking for a beachside holiday home without paying the premium to be beachfront.

"The location puts residents right by the beach, and will offer the same lifestyle factors and quality of design as other beachfront projects, yet at a fraction of the cost.

"We expect when the project is finished, the light rail will be extended to run close to the airport, making it an easy, potentially car-less, commute to a weekender."

Focused on the owner-occupier, there will be just two and three-bedroom apartments, the two-bedrooms starting from a generous 99 sqm with a further 10 sqm of balcony.

From level 12 upwards there will be just three-bedroom apartments on offer, each occupying half a floor. They will have nearly 200 sqm of internal living space and a further 20 sqm of balcony.

Crowning the tower on level 22 will be a huge 368 sqm penthouse, uniquely designed for the central living space to open to a striking garden feature with a firepit and seating in private greenery. A fireplace separates the space from the main kitchen, living and dining area.

As well as the four bedrooms, there will be a home office, multi-purpose room, and a games room. There will be two balconies, one off the master and one off the living room, totalling around 50 sqm of outdoor space. The penthouse buyer will have the opportunity to customize the apartment, and a potential rooftop terrace which could become an entertaining space.

The project is located in a prime spot of Surfers, near the Northcliffe Light Rail Station and&nbsp; on the doorstep of the abundance of amenity the local area is known for.

BDA designed&nbsp; the unique building to splay inward from level 12, creating a tower form that diminishes toward its top.

"Its uppermost level bends inward through its centre, creating a dynamic built form and ensuring both ends of the penthouse apartment are able to take in prevailing views to the northern and southern beaches of the Gold Coast," BDA said.

The architecture firm said that, through considered analysis of the existing context of this area of Surfers Paradise and the envisaged potential for adjoining urban redevelopment, the design outcome will result in the addition of an elegant and visually interesting residential tower, which will provide considerable amenity for residents and visitors and become a complimentary and respectful addition to the Surfers Paradise skyline.

BDA was also in charge of designing Siera's first Gold Coast apartment development, Tapestry on Chevron Island, where their brief from Siera was to merge art with architecture.

The 22-level project, on the prized east-side of Chevron Island at 39 Darrambal Street will have 113 apartments, featuring a mixture of vertical blade walls and horizontal slab edges which respond to available views and natural light.

First look: Siera Group set for beachside Surfers Paradise apartment development, Exhale Surfers Paradise

Auriton Group are hoping to do as well as their fellow Melbourne-based property developers as they launch their first apartment tower in the Gold Coast.

The development firm, who are behind a mix of boutique and high density projects across&nbsp;Melbourne, has just launched Rivea, which will home 108 apartments across its 30-level, Rothelowman-designed tower.

Rothelowman&nbsp;describe the tower as a &quot;vertical community.&quot;

The design incorporates just four apartments per floor for the most part, with 14 sqm balconies located on each corner of the building.

The layout favours liveability over style, which&nbsp;Rothelowman&nbsp;says is a local approach to coastal living.

Melbourne developers have had huge success recently in the Gold Coast.

Hirsch &amp; Faigen are on to their third project, having sold out The Hemingway in Palm Beach as their debut project in 2021. There&#39;s just a few apartments left in their luxury Kirra Beach development, The Emerson, and they&#39;ve recently quickly sold half of the apartments in the triple-tower, Mermaid Beach project, Yves.

Little Projects have been around the Gold Coast a little longer, successfully selling out Signature at Broadbeach and securing a number of buyers at the luxury Broadbeach owner-occupier tower, Aperture.

Central Equity are seeing strong demand at their Surfers Paradise project, Pacific One, a high density tower of 359, while Jinding are quickly approaching a sell-out of their Surfers tower, Sora.

Sydney-based luxury developer Sammut Group has signed Australia&rsquo;s largest builder Multiplex to construct its debut Gold Coast development, the $200 million absolute beachfront, COAST, at Garfield Terrace.

The appointment comes on the heels of the premium apartment project achieving a sales record for the Gold Coast with an average price of $5.25 million per apartment recorded as buyers flocked to the development following its release late last year.
