Building work is now underway at COMO following the appointment of <a href="https://www.apartments.com.au/builders/5point-projects">5Point Projects</a> as contractor to deliver the boutique development which will rise on a 2857 sqm site overlooking Lake Orr at 22 Lake Street.

Longstanding Gold Coast developer Raptis has acquired a prime development site on Surf Parade for its next Broadbeach apartment project.

Progressing towards completion of <a href="https://www.apartments.com.au/new-apartments/the-sterling-broadbeach-6-8-george-avenue-broadbeach-qld-4218">The Sterling Broadbeach</a>, 90 apartments on nearby George Avenue, <a href="https://www.apartments.com.au/developers/raptis">Raptis</a>, led by second-generation family man Evan Raptis, has picked up a block on the corner of Surf Parade and First Avenue.

The site had been earmarked for a luxury apartment project with 33 full-floor apartments across a 37-storey tower. Raptis will go back to the drawing board and create a building more appropriate for the site. The development application will be lodged later this month.

Evan Raptis told Apartments.com.au the site ticks all the boxes.

"Broadbeach is a suburb we've developed several buildings over the years. Surf Parade ticks all the boxes for the type of apartment development we want to deliver."

Raptis had several pre-lodgement meetings with council to ensure they are aligned in the development.

Melbourne-based developer Hirsch &amp; Faigen recently launched its fourth Gold Coast project on the exclusive strip. The Eveleigh Broadbeach will have 100 apartments across a 31-storey building designed by Rothelowman.

GV Property Group site development specialists Antonio Mercuri and Luke Reaby, who both amalgamate sites and sell shovel-ready sites to developers up and down the Gold Coast, sold Surf Parade to Raptis.

The precinct has also committed to removing the use of fossil fuels and will rely solely on electricity to power homes, with induction cooking for the kitchen and electric or solar power for hot water.

Additionally, the project will feature sustainably sourced timber and steel, manufactured and sourced locally and through resource-efficient processes.

Green spaces will cover over 40 per cent of the site, offering a rare opportunity to live in an urban location that boasts as much greenery as built space.

The precinct's location on Highett Road, with a retail precinct and train station, provides a walkable community where residents can commute and access daily essentials without relying on a car.

A collection of townhouses will also be released in the community, boasting solar provision and rainwater tank provision, encouraging residents to use solar panels and rainwater storage systems to reduce their environmental footprint.

The townhouses are also set to feature double-glazed, thermally efficient, quiet windows and glass sliding doors that offer climate and noise protection.

Highett Common: Victoria's first Net Zero Carbon community

Sunkin Property Group has commenced works on one of the most significant urban renewal projects in the Bayside area.

The 9.63-hectare former CSIRO site in Highett will become a $500 million plus mixed-use community with over 1,000 residences, a mix of apartments and townhouses, and a new public library.

Over 40 per cent of the site will be given back to the community, with one hectare planned for a public park and a further three hectares for a conservation area. The park will feature a children's playground and social areas.

Central to the development is its focus on connectedness and walkability, with common and public spaces between the built form providing opportunities for neighbours to connect. This is further enhanced via integrated wellness and fitness facilities including resident’s gym, pool and spa areas.

Over $10 million will be invested in infrastructure for the large-scale project including new roads, replacement of the Melbourne drain and the upgrading of local services over the next year.

Following the nod of approval in March from the Bayside City Council, Sunkin has appointed Delta Group who will begin a 12-month program starting from early October.

Sunkin Property Group’s General Manager of Property Lloyd Collins said commencing civil works is a significant milestone for the project, with the site having remained dormant for over a decade.

“This development will be of significant community benefit due to improved infrastructure and additional amenities, including the new park and conservation area for the public to enjoy.

“It will also provide greater housing diversity while catering to the forecast population growth within Melbourne and the Bayside area more specifically,” he said.

Sunkin is targeting net zero capable outcomes through environmentally sustainable design practices at the project.

Earlier this month, Sunkin lodged a Planning Permit Application for Stage 1 of the project which includes two apartment buildings and a collection of townhouses, all located adjacent to the proposed public park and serviced by the infrastructure works.

Sunkin begins works on $500m Highett urban renewal project

The Melbourne developer Sunkin Property Group&nbsp;has been given the green light to transform the former CRISO site in Highett into a $500+ million residential precinct that will have a focus on urban renewal, sustainability, nature, and town centre connectivity.

Sunkin seeks to provide a range of dwelling typologies to meet housing demand from singles, couples and families and improve housing diversity in the area.

With a focus on a connected community and urban renewal, the proposed development will benefit from the close proximity of Highett Train station, Highett Town Centre and have a significant positive impact; supporting the local economy, generating new jobs in the area.

Some four hectares of parkland will surround the 9.34 hectare site which will include&nbsp;a new public park and conservation reserve. A new public library is also proposed to be provided by Sunkin on site for the benefit of the community, as well as a Maternal and Child Health Centre, and the undergrounding of overhead HV power lines along Graham Road.
