Gold Coast developer&nbsp;<a href="https://www.apartments.com.au/developers/big-projects">Big Projects</a> has secured approval for its second Mermaid Beach project.

The developer, currently selling <a href="https://www.apartments.com.au/new-apartments/the-frederick-mermaid-beach-2265-gold-coast-highway-mermaid-beach-qld-4218">The Frederick in Nobby Beach</a>, has secured approval for its next project just 1.5 kilomnetres up the road.

The new development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/glenelg-residences-2462-2472-gold-coast-highway-mermaid-beach-qld-4218">Glenelg Residences</a>, has been designed by BDA Architecture and&nbsp;will have just under 100 apartments across an 11-storey building&nbsp;at 2462–2472 Gold Coast Highway, on the corner of Glenelg Avenue just under 300m from the future Mermaid Beach Light Rail stop.

The apartments, a mix of two- and three-bedrooms, will sit above a retail-focused ground plane and under extensive rooftop resident amenities.

BDA said in its planning submission that the project is intended to support the area’s transition toward higher-density, mixed-use living. “This project offers the opportunity to generate appropriate higher-intensity development within the future Light Rail corridor of <a href="https://www.apartments.com.au/developments/mermaid-beach-qld-4218">Mermaid Beach</a>,” the submission noted.

At ground level, Glenelg Residences will include eight retail tenancies designed to activate the street frontage, complemented by a basement bar offering an additional hospitality element. Above, residents will have access to a rooftop amenity deck featuring an infinity pool, hot and cold plunge spas, day beds, and barbecue facilities.

The architectural approach adopts a restrained material palette of brick, textured concrete, and integrated landscaping, with cantilevered concrete frames and cascading planting intended to soften the built form. BDA described the design as aiming to create “a memorable sculptural mid-rise mixed-use building” that responds to both its coastal setting and urban context.

The approval comes as the City of Gold Coast continues to plan for significant population growth, with regional targets requiring more than 100,000 new high-density dwellings by 2046.

Big Projects secures approval for Glenelg Residences in Mermaid Beach

Sherpa Group is ramping up its investment in the southern Gold Coast by lodging a development application for <a href="https://www.apartments.com.au/new-apartments/flourish-viver-87-griffith-street-coolangatta-qld-4225">Flourish Viveré</a>, a new $350 million project in Coolangatta.

The move comes after the group’s $27 million acquisition of the 2,029 sqm site on the corner of Griffith and Warner Street, last year.

They will develop 194 apartments across a 26-storey tower, which will become Sherpa’s largest project to date.

Viveré will be the next chapter in the Flourish story, following closely behind Amargo, Oasis, and the Avenues in Palm Beach, as well as Symphony in Brisbane, all designed to deliver affordable housing in lifestyle-rich locations, giving locals a real chance to secure a residence close to the beachfront.

The HAL Architect-designed project will offer a diverse range of residences, from one-, two, and three- bedroom apartments to the premium Canopy range to luxury penthouses.

S&amp;S Projects is boosting its investment at Rainbow Bay to more than $1 billion after the prolific Gold Coast developer acquired a new site for $20.25 million and immediately laid plans for a new luxury apartment project in the sought-after precinct.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

“We have been unflinching in our commitment to Rainbow Bay and the transformation we have helped drive in this incredible part of the Gold Coast, which is among the city’s most desirable residential locations,” said S&amp;S Projects founder and director Paul Gedoun.

The development will feature an expansive rooftop garden and wellness centre with a resort- style pool, among a host of lifestyle amenities planned for residents.

“Rainbow Bay, with its beautiful, protected beach and alongside one of the world’s best surf breaks at Snapper Rocks, is the natural wellness heartland of the Gold Coast,” said Gedoun.

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

Japandi, an emerging design trend that combines Scandinavian functionality with Japanese rustic minimalism, remains relatively untested in Australia’s residential development market.

As developers look to differentiate their projects and offer something distinct to buyers, Brisbane-based developer Lantona has embraced the hybrid style for its recently launched Toowong apartment project, <a href="https://www.apartments.com.au/new-apartments/koya-residences-6-josling-street-toowong-qld-4066">Koya Residences</a>, with early response to the design proving positive.

Lantona entrusted Red Door Architecture and interiors practice Luma Design Co with delivering the Japandi brief. The approach blends Japanese minimalism with Scandinavian functionality, emphasising warm, restrained interiors, natural materials and clean lines. Drawing on the Japanese concept of wabi-sabi (beauty in imperfection) and the Scandinavian principle of hygge (comfort and cosiness), it creates serene, uncluttered and sustainable living environments.

These design principles are expressed throughout the Josling Street development, both in its exterior form and across the 40 one-, two- and three-bedroom residences within.

Koya reflects a deliberately scaled approach, with the five-storey form designed to align with the surrounding residential streetscape rather than dominate it.

Japandi-inspired Koya Residences launch in Toowong

ASX-listed developer Stockland has spent just over $1 billion buying 12 masterplanned communities from Lendlease.

The communities will be part of the&nbsp;Stockland Residential Communities Partnership (SRCP) with Thai real estate development company Supalai. Stockland will hold a 50.1% interest in SRCP, with Supalai holding a 49.9% interest.

They've secured masterplans across Victoria, Queensland and New South Wales, totalling over 27,000 lots. The biggest acquisition is by far Yarrabilba in Queensland, near Logan, which has 10,400 lots.

Stockland CEO of Development, Andrew Whitson said the fundamentals of the residential market in Australia remain compelling, with ongoing land supply constraints amid strong population growth.

Stockland buys 12 masterplanned communities from Lendlease for $1 billion

Stockland has released what will be one of the final residential stages in their $590 million Stockland Newport masterplan on the Redcliffe Peninsula, north of Brisbane.

The newest stage, Lake Residences, is one of the most impressive yet. Just 15 waterfront townhouses run along the water, where future residents will have direct access to their own private marina berth.

The Lake Residences are already under construction by top tier builder McNab, who have already completed the framework and are soon to have the roofs all installed. They're targeting a completion date of mid-2024.

The two and three-level townhouses have been designed by Hollindale Mainwaring Architecture.&nbsp;

The kitchen features integrated SMEG appliances, a butlers pantry and a striking curved bench. That flows to the open plan living and dining area, which connects with an alfresco terrace. Some homes have a bar with wine storage adjoining their kitchen, and a full outdoor kitchen on the alfresco terrace.

The living area is cleverly positioned both to take in waterviews and take in maximum natural light, with large windows looking out to the lake and a double-storey void with skylight bringing in light from above.

There's even a plunge pool and an outdoor shower in the landscaped courtyard garden which is located privately near the access to the marina berth.

There has been interest from younger downsizers who are wanting a boatie lifestyle without the maintenance, or the cost, of a waterfront home. There's direct access from the lake to Moreton Bay.

Around 30 per cent of enquiries have come from New South Wales and Victoria, primarily due to the comparative affordability of living lakeside in Newport QLD versus the cost in Sydney and Melbourne.

Stockland filled in the lake in 2018, with some&nbsp;one and a half billion litres of sea water flowed into the lake. It took three years to build&nbsp;the 14-metre deep non-tidal lake, which is the centrepiece of the $590 million masterplan.

The Lake Residences occupy one of the most exclusive pockets in the 143-hectare masterplan which Stockland acquired in 2015.

They're located next to Lakeview Park on Aqua Street, just a short walk down Lakeview Promenade to the recently opened Newport Market Place which has a number of restaurants and cafes as well as an IGA, medical centre, and beauty specialist stores.

Coming out of Lakeview Promenade and heading the other way, residents will meet the&nbsp;AFL Sports Complex and Nathan Road Wetland Reserve.

Stockland release The Lake Residences with private marina berth at Newport QLD

A rare opportunity has opened up at Cloverton, the largest masterplanned community currently being developed across the whole of Victoria.

Builder developer Kincaid, who cover everything from developing apartments towers in Melbourne to building houses within new neighbourhoods, are creating just six contemporary townhouses in Stockland's $4.6 billion masterplanned community in Kalkallo, near&nbsp;Donnybrook, 30 kilometres north of Melbourne.

The four-bedroom townhouses offer a fully turnkey solution, and flexible living arrangements to suit guest accomodation and the now essential work from home space.

Kincaid's General Manager of Sales, Jason De Felice, says their experience developing in Ivanhoe, Preston and Kew has influenced their design of the striking townhouses.

"We're trying to bring that level of design to Cloverton and create a point of difference in the community," De Felice says.

"Like every development we do, but particularly in the townhouse space, we always try and step into the mind of the end user. We try and visualize ourselves living in it."

Kincaid's attention to detail has seen them push the envelope past what's expected in a new townhouse.

"We're giving our residents porcelain tiles over ceramic, 40mm stone in the kitchen compared to the standard 20mm, rainwater showers and high-end tapware.

"They might not seem like major points of difference, but it shows we go to the nth degree for our buyers."

The fact that the property is fully turnkey is something Kincaid pride themselves on. Some developers leave out cooling systems and landscaping, but Kincaid cover everything so they buyer can pick up the keys and live in the home immediately. There's even covering the Community Structure Levy Fee for buyers.

About 3,000 residents already call Cloverton home, with the first phases of infrastructure already complete in the 1,141 hectare development which began back in 2015. That number will grow to over 30,000 in the next three decades.

Cloverton is remaining true to nature, with 80 hectares of conservation area to be untouched. That's around the size of 11 MCG's.

There's been a significant number of owner-occupiers, from first home buyers and young families to retirees already purchase in Cloverton, however more recently investors are looking at the opportunity due to the area's significant infrastructure pipeline.

There's already the Donnybrook Train Station, which connects Cloverton residents to the Melbourne CBD in 36 minutes, while another train station, and a new village bus network, are also in the works. There's eight proposed schools, a mix of private and government operated, plus tertiary and childcare options.

There is planned for a major shopping centre which will be walking distance from the townhouses.

The townhomes also have an estimated rental of $400 to $420 a week, which would represent a yield of over four per cent. Prices range between $499,000 and $579,000 for the house and land package, with land sizes starting from 174 sqm.

Stockland have announced the acquisition of a 77-hectare residential development site at 944-1024 Ripley Road in South Ripley, building on its presence in Ipswich and South-East Queensland to meet much-needed demand for new housing.

Set to deliver 1,100 homes as well as a State Primary School and community facilities, the site is zoned for residential use and is close to Stockland’s Providence master planned community in the maturing Ripley Valley Priority Development Area.

Stockland’s CEO of Communities, Andrew Whitson said the group were excited about increasing their residential footprint with zoned land.

Stockland boosts residential pipeline with South Ripley acquisition

There are just five townhomes available in Filmore Terraces collection, which are already well under construction.

They will be a short walk to the completed&nbsp;Highlands Shopping Centre in the award-winning estate, which is already home to over 11,000 families.

The townhouses, which are all priced from $549,000, each have different floorplans, ranging from over 180 sqm of internal living space to over 200 sqm.

Each will have four bedrooms, three bathrooms, and a garage parking space. The townhouses offered by Stockland in Highlands all have three bedrooms.

The price-pointed opportunity values the land of Filmore Terraces around $40,000 more affordable than the land is valued across the rest of Highlands Estate, which&nbsp;won the Property Council of Australia&nbsp;National Award 2015 for Best Masterplanned Community, and also won the UDIA National Award 2013 for Best Masterplanned Residential Community.

There's further growth anticipated for the area, with Stockland recently acquiring a neighbouring 12.3 hectare site which will offer enough space for another 180 houses and will see the&nbsp;Victorian government build a new primary school.

Infrastructure is already well in place, with more than 30 different schooling options across Highlands, from early education childcare to secondary schools. There's also a number of sporting facilities for&nbsp;tennis, cricket, swimming, athletics, netball, and even softball, with a number of clubs already in operation. Locals also get involved in the popular Park Run, the 5km fun run every week.

Stockland has a pipeline of 81,000 housing lots, the ASX listed company advised its shareholders this week.

It advised its pipeline was focussed on "under supplied markets across the eastern seaboard."

The pipeline has 33,600 lots in Queensland, including 16,400 at Aura, at Caloundra on the Sunshine Coast.

There are 25,800 lots in Victoria including 9,500 at Cloverton, at Kalkallo in Melbourne's north.

NSW has 7,300 lots including 2,400 at The Gables, at Box Hill in the Hills Shire.

WA has 14,800 lots including 2,600 at Sienna Wood, at semi-rural Hilbert south of Perth.

“Enquiries remain well above long run averages, with market supply unable to keep pace with strong demand," Stockland CEO, Communities, Andrew Whitson said.

Its half year net sales of 3,815 lots, was in line with sales volumes in 1H21 that had been elevated by State and Federal Government stimulus measures, such as HomeBuilder, that have subsequently been withdrawn, he noted.

Settlement volumes totalled 2,329 lots over the half (1H21: 3,101 lots), with the decline versus the previous corresponding period driven by project staging.

There is still a significant under supply in the market, its chief executive Taran Gupta said.

Gupta told Bloomberg that home prices already showed signs of moderating.

He said Stockland would be bring "smaller more affordable lots" into the sales cycle.

"But we still seeing demand continuing," he said as Stockland sold at the affordable end of the market.

Stockland has confirmed its acquisition of a 140ha site at Beveridge, building on its strong residential pipeline in Victoria.
 
Located 36 kilometres north of Melbourne’s CBD, Stockland will commence sales and initial site works in mid-2022.
 
The acquisition at Beveridge follows other recent purchases in Victoria at Armstrong Creek, near Geelong, and Wattle Park at Tarneit.

The site at 75 Stewart Street and 261 Beveridge Road is adjacent to Stockland’s existing Cloverton community in Kalkallo.

The 140-hectare site will see Stockland build around 1,400 homes in a future masterplanned community located within the rapidly growing Mitchell Shire Council in Melbourne’s northern growth corridor.

The site is the largest permit-approved project within the Beverage area and allows for development of housing, a town centre and other mixed-use precincts, schools and open space, all anchored via a proposed train station.
 
Stockland Communities CEO Andrew Whitson said the acquisition from Ouson Group came at a time when the outlook for the masterplanned community market is positive, supported by low mortgage rates, access to credit and an ongoing preference for low density living, bolstered by more time spent at home as a result of greater workplace flexibility.

"The future masterplanned community will be complementary to our vision for the nearby Cloverton community with a focus on liveability and community,” said Mr Whitson.
 
Stockland’s General Manager of Residential for Victoria, Mike Davis said Cloverton is set to become the metropolitan hub of Melbourne’s north and will provide future residents at Beveridge with essential services and amenity with health and tertiary education infrastructure included in future plans.
 
Cloverton is home to more than 2,500 residents with the community’s first primary school to open in 2022, with planning for a further two schools well advanced.

With house and land packages seeing a surge in popularity, bolstering housing supply ahead of the restart of post COVID-19 immigration could improve housing affordability, according to the new Stockland managing director Tarun Gupta.

Gupta, who spent 26 years at Lendlease, has just taken over from Mark Steinert at Australia&#39;s largest listed residential house and land developer.

&ldquo;A lot of the heat currently is in established home prices, which is where price increases are coming through,&rdquo; Mr Gupta told The Australian.

He added that ensuring supply would stop prices rising too high, which had been&nbsp;creating&nbsp;affordability problems and stopping people getting into the market.

&ldquo;We think supply needs to come in and kick in at the moment,&rdquo; he said.

&ldquo;Over time, especially as immigration starts to come up in future years, there&rsquo;ll be more demand, right across the market. Supply is very important to moderate prices, because affordability is good at the moment because of low interest rates,&rdquo; he said.

&ldquo;Even though we don&rsquo;t have migrants coming to the country at the moment we have had a lot of Australians returning back to the country who have supported, probably more the established home market, but that is still driving a halo effect on the market that we service,&rdquo; he said.

He said outer suburban and regional markets were drawing people looking for larger homes and better amenities, partly due to the pandemic, which allowed for flexible working from home.

&ldquo;We are selling a very large proportion of our homes to owner-occupiers who are really making the choice to come and live in our community.&quot;

But buyers are being forced further and further out, Richard Rhydderch, general manager of residential communities NSW for developer Stockland, told Domain.

&ldquo;There&rsquo;s a real lack of supply in greenfield areas, and that will continue until the government releases more land or accelerates rezoning,&rdquo; he says.&nbsp;

&ldquo;And with people being pushed further from the centres, we need better infrastructure and access to jobs, which requires significant investment from local and state governments.&rdquo;

At the moment, Stockland is allocating buying opportunities to people who register their interest as soon as a new parcels of land are released.

It is not unknown to take 1000 requests for 20 blocks in the first three minutes.

&quot;There&rsquo;s a lot of people being constantly disappointed,&rdquo; Rhydderch said. &ldquo;And that isn&rsquo;t good to see.&rdquo;
