Growing national developer Time &amp; Place has announced its fifth new apartment development.

With two projects in Manly and two upcoming in Surry Hills and Potts Point, the developer, which expanded beyond Melbourne just a few years ago, is now heading to Mosman. It is planning 53 new apartments on Redan Street.

The 3,233 sqm site, spanning <a href="https://www.apartments.com.au/new-apartments/40-48-redan-street-mosman-nsw-2088">40–48 Redan Street</a> with frontage to Redan Lane, is located just under 400 metres from Spit Junction Town Centre. It is reported the developer paid around $100 million for the five-site amalgamation.

Time &amp; Place, founded by Tim Price and backed by James Packer’s private investment firm NPACT, has submitted the project as a State Significant Development through the NSW Government’s Housing Delivery Authority pathway.

Of the 53 apartments, 42 will be released to the market, with the remaining 11 allocated as affordable housing in line with NSW Government requirements.

fjc Studio has designed the building. In its Design Report, the architect said the diverse mix of dwelling types and sizes, including 11 two-bedroom affordable housing units, 40 three-bedroom apartments, and two four-bedroom residences, will support a broad demographic, including families, downsizers, and key workers.

The development will rise to nine levels, a height encouraged by the NSW Government due to the site’s proximity to Spit Junction, which has been identified as a low- to mid-rise centre. Developments within a certain proximity to these centres are permitted increased height.

fjc said the project “achieves an appropriate density outcome for its setting by balancing increased housing supply with strong amenity performance,” adding that it “makes a measurable contribution to NSW housing supply targets through the delivery of additional dwellings and dedicated affordable housing.”

The new development will replace five existing two-storey homes.

“By aligning with the objectives of the Housing SEPP and applying careful architectural and urban design principles, the development provides high-quality residential accommodation that integrates sensitively within its established Mosman context and delivers enduring benefits to residents and the wider community.”

Mosman has become increasingly popular with developers in recent years.

Developer Abadeen has been particularly active, with Mosman Residences currently on the market and under construction on Clifford Street. It also has an upcoming Burran Avenue project, comprising just three apartments on the Balmoral Slopes, and recently secured the Midas and Honeysuckle nursery site on Military Road.

Prosker Property has a project on Redan Lane, just a few doors down from Time &amp; Place’s proposed development.

Developers including Toohey Miller, DARE Property Group, and WINIM also have projects underway in the area. In 2024, a five-year target was set for the Mosman LGA to increase housing supply by 500 dwellings by 2029.

Time &amp; Place entered the Sydney market with Two Tides, its under construction Manly development. Given its sales success, it has secured another development in the area, more boutique, facing the beach on North Steyne.

They are hoping to launch their redevelopment of The Chimes in Potts Point this year, and next year will look to take to market Marlborough House, an adaptive re-use of the landmark David Jones warehouse in Surry Hills.

Based in Hong Kong and Australia,&nbsp;Top Spring Australia has appointed DASCO as its construction partner, with early works and demolition commencing on site. The project is expected to start to come out of the ground toward the end of 2023.

Construction commences on Top Spring's St Leonards masterplan, The Newlands

A private Singaporean developer is seeking to create the newest tower in the evolution of St Leonards in North Sydney.

Plans have been filed for a 39-level, mixed-use tower by&nbsp;Elegant Private, which is directed by the China-born Zirong Zhao.

Zhao has previously sought to develop student accomodation in Sydney's Haymarket. Elegant Private is a subsidy of the Singapore-based commercial property developer Grantal Enterprise.

The plans for the $123 million tower at 100 Christie Street, just across the road from the St Leonards train station and adjoining Christie Street Reserve, include over 5,700 sqm of commercial space in the five-level podium, set above ground floor retail and a six-level basement which will hold 112 resident parking spaces.&nbsp;

The residential section of the building will start from level seven, above the landscaped level six outdoor communal area which will feature an extensive variety of resident facilities, from an outdoor cinema to yoga lawns.

A mix of 186 one, two and three-bedroom apartments will be spread over the next 32 levels, with an average of six apartments per floor.

Levels 37 and 38 will home four two-level penthouse apartments, each with five bedrooms, a soaring void over the ground level living area and a butler's pantry.

PTW Architects have designed the tower. Director Simon Parsons, who signed off on the design statement lodged with the North Sydney Council, suggested in the submission that the proposal presents a high-quality mixed-use development in a liveable and connected precinct, to utilise the nearby amenity of St Leonards and Metro Stations and future St Leonards Plaza.

"The proposed development consists of a tower and podium form, which is in line with the desired future character of the street and surrounding buildings," PTW wrote in their statement.

PTW also suggested the mix, weighted toward two-bedroom apartments, provides&nbsp;great housing choices to the community, but also responds appropriately to the market demand in the St Leonards area.&nbsp;

The site is divided into two distinct components. On the southern part of the site is a 12-level commercial tower, and to the north is Christie Street Reserve.

As&nbsp;part of a voluntary planning agreement, Christie Street Reserve and Sergeants Lane will be upgraded to a design by RPS landscape architects.

PTW note that the tower and the upgrade of the landscaped areas will combine to create a major piece of urban design that will transform a key hub within the heart of St Leonards.&nbsp;

"The design proposes to transform the public domain by facilitating movement, activating retail frontages, enhancing sight lines and amenities and an overall better connection to Christie Street reserve and the wider community."

First look: New mixed-use tower planned for St Leonards

Hyecorp's latest apartment development Audrey, has been purposefully designed to cater for every buyer demographic.

First home buyers have shown significant interest in the entry-level apartments, which start from $860,000, due to the extra multi-purpose rooms on offer.

Ma explains that the project vision was to develop a range of bespoke apartments that would appeal to a broad range of buyers at various life stages, setting a new benchmark for residential living on the Lower North Shore by bringing a leafier and more suburban lifestyle to St Leonards.

&ldquo;Overlooking Newlands Park, with deep generous setbacks from any surrounding roads, The Newlands occupies a prime position in the St Leonards South precinct which forms a key part of the broader St Leonards Crows Nest 2036 revitalisation plan,&quot; Ma added.

&ldquo;St Leonards is known for its proximity to the quieter suburbs of Wollstonecraft, Greenwich and Waverton, and future residents will benefit from access to the established amenity, from childcare, healthcare and education, to transport, retail and hospitality, as well as the new Crows Nest metro line.

Bates Smart Director, Matthew Allen, said &ldquo;connection to nature is a fundamental driver&rdquo; of The Newlands design, inspired by the Parkland Forest, magnificent gum trees and the historic sandstone outcrops of the local area.

&ldquo;As the first development to receive Development Approval in the precinct, The Newlands will set the benchmark for the broader precinct. We have taken inspiration from the Newlands Park frontage and connection to the creek-side corridor walk, that leads from the St Leonards Centre down to the Sydney Harbour. It&rsquo;s leafy in all directions, with bushland character in the rocky landforms, sandstone and tall trees, giving apartments the feeling of living in a treehouse,&rdquo; he said.

&ldquo;The buildings have been positioned so they step down the hillside, connecting to the surroundings, and apartments will have a corner aspect and balconies taking in views across the treetops, with upper levels benefiting from harbour views.&rdquo;

Allen said that the interiors for Verdant had been designed &ldquo;to contrast the natural and the polished&rdquo;, with the lobby fitting discreetly between two townhouses to give &ldquo;the impression of walking into a dramatic sandstone cave cut into the hillside&rdquo;.

&ldquo;Sandstone and tile will define the lobby areas, creating a serene underground space. The kitchens and bathrooms will have strong timber and stone accents, with light and dark variations. In the larger residences, a window from the bath will look out to nature,&rdquo; he said.

&ldquo;The spacious light-filled garden terraces are well-integrated into the street with their own private entries. These large terraces with beautiful courtyards walk out onto their own private lawn overlooking the mature trees of Newlands Park.&rdquo;

A 5,700 sqm metre green spine, exclusive to residents, will connect through the centre of The Newlands buildings. The private space will encompass a resort-style pool and sun lounge, a health and wellness facility with gymnasium, yoga and stretching areas, an immersive nature boardwalk, a pocket park, barbecue facilities, children&rsquo;s nature play area and rooftop zones with private dining facilities and spaces to work from home.

Overlooking Newlands Park, Verdant offers the most significant park frontage of any building within the wider St Leonards South Precinct and is nearest to nearby Wollstonecraft and St Leonards train stations.

Blake Schulze, National Director Residential at Colliers, said The Newlands was &ldquo;the most significant residential project to launch in Sydney this year&rdquo;.

Construction on stage one&nbsp;of The Newlands is anticipated to commence in early 2023, with completion expected for mid 2025. Both stages are slated for completion in 2025.
