Handmade bricks by Krause define the exterior, grounding the buildings within the material palette of the suburb, while interior finishes, stone, timber flooring, and restrained detailing, continue this approach internally. Architect Chris Idle describes the intent as long-term rather than stylistic: “We wanted it to feel timeless.”&nbsp;

This emphasis on durability extends to how the buildings are accessed and secured. Entry is managed through keyless systems, with a double-gated basement incorporating number plate recognition for vehicle access. Each residence is paired with a private lock-up garage accommodating two to three cars, alongside storage, while all entry points are monitored continuously. High-end Sydney developer&nbsp;<a href="https://www.apartments.com.au/developers/abadeen-group">Abadeen</a> has secured approval for one of its latest Mosman projects, one of the first developments approved by Mosman Council under the NSW Government’s Low and Mid-Rise Housing Policy.

The approval represents an important step in delivering well-considered housing next to established village locations on Sydney’s Lower North Shore, in line with the intent of the Low and Mid-Rise zoning framework.

There are currently 13 other sites lodged within Mosman Council under the policy, with <a href="https://www.apartments.com.au/new-apartments/27-29-heydon-street-mosman-nsw-2088">Heydon Street</a> among the first to receive development consent.

Abadeen Founder and Executive Chairman Justin Brown said the project reflects a considered and appropriate response to its planning context.

The Heydon Street approval followed extensive consultation with Mosman Council, with Abadeen working closely with Council throughout the assessment process.

The approved scheme comprises 27 residences, with only four per floor, creating a low-density living environment. The building will include four half-floor penthouses designed to capture views across Middle Harbour, Sydney Harbour and the surrounding district.&nbsp;

The project is expected to appeal to downsizers and owner-occupiers seeking house-like proportions, privacy and local convenience. There will be north-facing Middle Harbour views from the second level upward. It is also just a flat 100-metre walk to Bridgepoint Shopping Centre, which will appeal to owner-occupiers and in particular downsizers.

Two-bedroom residences are expected to be priced from $1.99 million when sales launch later this year.

Development approval has been granted for Crescent, a boutique waterfront project on one of Palm Beach's most coveted and rarely developed streets.

Crescent Palm Beach approved as sales launch

The Albanese and ACT Governments have struck a deal to unlock nearly 5,000 new homes across Canberra, with more than 1,700 earmarked exclusively for first home buyers.

The agreement marks the second formal partnership under the Federal Government’s election commitment to deliver up to 100,000 homes for first home buyers nationally, working alongside state and territory governments and industry.

At the centre of the deal is a $250 million funding injection from the Albanese Government, targeting enabling infrastructure to bring forward new housing supply across a number of key precincts in the ACT.

That includes funding to unlock 75 homes in the Kingston precinct, support new development in Weston Creek, and deliver estate works across the territory that will facilitate more than 500 homes by 2034. Additional investment will go towards relocating powerlines, water infrastructure in Molonglo Valley, and further expansion of the Ginninderry regeneration precinct.

Housing Minister Clare O’Neil said the agreement was about making it easier for first home buyers to enter the market, particularly in a housing environment that continues to challenge affordability.

“We’re determined to make it easier for young people and first home buyers to achieve the dream of owning a home,” O’Neil said.

“We know the housing market is tough, and we want Australians to know that Labor has got your back.”

The announcement builds on more than $800 million already committed to housing in the ACT since 2022, according to Finance Minister and ACT Senator Katy Gallagher, who said the latest funding would help ensure national housing programs are translating into real supply on the ground.

“We’re working closely with the ACT Government to unlock land and invest in the infrastructure needed to get these homes built sooner,” she said.

For the ACT Government, the agreement aligns with its broader target of delivering 30,000 new homes by 2030, with Chief Minister Andrew Barr pointing to the role of coordinated planning and infrastructure investment in accelerating delivery.

“Now, thanks to our agreement with the Albanese Government, this work is about to reach a new level,” Barr said.

The deal sits within the Federal Government’s broader $45 billion housing agenda, which includes initiatives such as the Housing Australia Future Fund, the Help to Buy shared equity scheme, and incentives aimed at increasing construction capacity and reducing barriers to development.

Inspired by the site's dramatic topography, the architects conceived the idea of "central steps" – a pedestrian route that winds through the entire site. The eight buildings, presented almost like individual homes, collectively house 39 two, three, and four-bedroom apartments. Pathways meandering through native plantings connect these buildings to amenity spaces, private courtyards, and parking levels, enhancing the sense of community and connectivity within Como Terraces.

The layout of the eight buildings was planned to follow the site's natural contours, solar orientation, and viewpoints. At first glance, their placement may appear random, but it is, in fact, a deliberate response to the site's unique features.

"The lower level buildings are positioned orthogonally to the bend of the river, while the second tier of built form angles to provide unobstructed views and privacy," Brooks explained.

"This thoughtful arrangement minimises overlooking, both within the development and toward neighbouring properties."

The choice of materials plays a pivotal role in Como Terraces' integration with its natural surroundings. Textured concrete, varying in treatments and tones, helps the buildings blend seamlessly into the landscape, giving the impression that they have emerged from the hill itself.

A 20-level mixed-use structure has been approved for a prime riverside holding in South Yarra, one of the last sites in the Forrest Hill Precinct yet to be redeveloped.

The development, which spreads across an amalgamated site at 49-51 &amp; 55 Claremont Street, is an entirely local endeavour, developed by Melbourne-born property development practice Wattletree, in partnership with the prominent Melbourne-based Dorman family via their investment office, Dorman Capital.

SJB Architecture and Hecker Guthrie Interiors have been at the forefront of the designs that resonated well with Stronnington Council members.

Home to 62 apartments, office space, and ground floor retail, as Wattletree Director, Nick Moylan says the building is a product of a changing world, and a return to first principles when it comes to the spaces we live and work from.

We&rsquo;re producing just 62 apartments, ranging from five&nbsp;residences per floor in the lower portion of the building, to full floor residences in the upper, meaning it&rsquo;s not true high-density living in the typical sense.&rdquo;

Spread across a wide river facing frontage, the building offers 270 degree uninterrupted views over the Central Business District, Yarra river, Royal Botanical Gardens and the historic grounds of Melbourne High.

A different offering for the neighbourhood, quietly tucked away at the river end, the building is set to take full advantage of its gateway position. The views, carefully framed by generous floorplans, high ceilings and large format windows, are unprecedented.

Securing unanimous approval for the 62-apartment structure, the building was supported by Stonnington Council&rsquo;s urban designer, who believes the building sensitively manages its relationship to existing abutting residential properties in a manner that will not unreasonably compromise their amenity.

SJB referenced New York Mayor Bill de Blasio in their design response to the project.

The project is set to launch later in the year.

Taking prime position on the river end of Claremont Street, the upcoming residential building from Wattletree and Dorman Capital is a rare proposition in a precinct starved of larger, owner-occupier stock.


South Yarra apartment building to deliver new standard of quality for Claremont Street

The developer Daniel Grollo is back in the development game, trying to get a tower erected on the prime Chapel Street, South Yarra site he recently acquired.

Plans have been filed by&nbsp;GFM Investment Group, whose sole director is Daniel Grollo, of the collapsed building giant Grocon. It&#39;s a joint venture with the Melbourne High School, which is located next door to the site.

They are seeking to demolish a two-level warehouse building&nbsp;and create a&nbsp;22-level tower at 671 Chapel Street, which will comprise&nbsp;a mix of apartments, retail, office and community space on the prime 2,069 sqm site.

The site was previously subject to an earlier planning permit that sought approval for a 32-level mixed-use development.

Amended plans took saw 10 levels taken off, and the addition of a maternal and child health centre among other changes. But that was knocked by by VCAT in 2019, namely due to an overbearing presence on Melbourne High School due to the height, breadth, and materiality, including the proximity of the proposal to the boundary with MHS.

The plans, filed by the fashion entrepreneur Harry Goles&nbsp;who was behind the collapse and subsequent rebirth of the fashion label Ojay, were given the green light by Stonnington Council in 2020, before VCAT again intervened.

But Grollo is now spearheading the project having acquired the vast 2,069 sqm site for just shy of $40 million, and plans a Bates Smart-designed tower with&nbsp;160 apartments,&nbsp;a mix of 30 one-bedroom units, 91 two-bedders, 37 three-bedroom apartments, and just two penthouses. There will be a maximum of nine apartments per floor.

There will be three podium levels. Level two&nbsp;will home 1,264 sqm of office space, while the ground will have 272 sqm of retail space. There&#39;s a further 352 sqm reserved for education or community space, which is being developed in collaboration with MHS.

Level one will be where the resident amenity is located. That&nbsp;will include an indoor pool, gym, and&nbsp;communal and private lounge and dining spaces.

Contour Town Planning suggested the proposal would provide a new housing opportunity within a higher order activity centre, and at an intensity that contributes to placemaking, rengeration and formation of communities in highly accessible and advantaged locations.

&quot;The proposed building will assist in creating an urban environment in this part of South Yarra that is safe, healthy, functional and enjoyable, and it will contribute to creating a sense of place.

They noted that a key issue for Stonnington is the need to provide for the projected population growth of the City by catering especially for smaller households.

Jack Merlo has handled the landscaping which will create a connection between&nbsp;Chapel Street and the&nbsp;MHS main campus.

The project will be just&nbsp;a few doors down from Gamuda Land&#39;s completed 661 Chapel Street tower, and the Royal Como, another mixed use tower at 663 Chapel Street.

Immediately north of the site is a four-level brick building which forms part of the MHS Campus, while immediately south is the new Centre for Higher Education Studies facility, a four-level education building.

Grollo&#39;s Grocon, which has developed the likes of Eureka Tower, Rialto Towers and 101 Collins Street in the Victorian capital, collapsed in 2020,&nbsp;reportedly owing creditors over $100 million.

South Yarra luxury penthouse listing in The Botanic Collection

Michael Renzella&rsquo;s long held 1880s boom time Hotel Claremont building in South Yarra has been sold for around $22m to Andy Zhang&#39;s V-Leader group.

It comes with a permit for a $50 million, 12-level, luxury mixed use project.

Emmett's marketed the 189 Toorak Road Hotel Claremont property with $20m plus price expectations. The sale comes soon after the next corner closer to South Yarra station, a row of four Tudor style shops, has been sold with development potential for $13.15 million.

Covering 613 sqm, the 169-175 Toorak Rd property was marketed for its potential for a 10-plus level tower.

The neighbourhood has attracted attention from property developer Oreana, which has reportedly spent $48 million buying the neighbours for a hotel and wellness centre.

The three-storey brick Italianate 81-room Hotel Claremont building with two shops was built in 1886 as the South Yarra Coffee Palace, one of several temperance alcohol-free destinations.

Selling agents Michael Ludski and Luke Bisset took more than 200 enquiries including six formal expressions of interest.

They advised the buyer was likely to undergo a redevelopment along the lines of the approved project.

The permit for the 906 square metre site allows for 57 apartment development of a mixed use building comprising four shops totalling 712 square metres, 1195 square metres of office space, and 30 car parking spaces.&nbsp;

Located on the corner of Claremont Street, the property has an approved DA for construction of a mixed use building with 54 units, 4 retail shops and 5 offices plus basement car parking for 22 vehicles, 53 bicycle parks and 54 storage units.

The hotel last traded at $2,250,000 at auction in 1994.

There are two retail tenancies, Chemist Warehouse and Sirocco.

The tenants are returning a combined annual income of $181,500, with leases having termination clauses.

V-Leader has undertaken more than $440 million of property development including 6 Sydney St, Prahran, 16 apartments in a six-storey building designed by Wood Marsh Architecture.

Construction is due for completion in late 2021 by VCON Construction.

There is a $3.62 million price on the last ground floor, three bedroom, three bathroom apartment with a 187 square metre terrace/courtyard, through V-Leader agent Sam Fisher.

There wasn't too much to know about South Yarra's old jam factory on the buzzing Chapel Street, until the prominent, now national developer, Tim Gurner took control of a part of the massive 18,000 sqm site.

Now Gurner's development firm, GURNER, are set to submit plans for a massive $1.5 billion&nbsp;mixed-use precinct, comprising&nbsp;retail and entertainment, office and residential towers, an ultra-luxury hotel and a new public realm.

The globally renowned architects Bates Smart have put together the plans for the project, which is intended to create a vibrant new heart for Chapel Street while revitalising and restoring the Nineteenth Century heritage facades along Chapel and Garden Streets.

The development sees Gurner team up with the real estate manager&nbsp;Newmark Capital, who will deliver and retain ownership of the office space, and the leading real estate financier Qualitas, who will work with Gurner on the residential side. Gurner and Qualitas bought a chunk of the site from Newmark last year.

In keeping with Gurner's love for heritage buildings, the facade of the jam factory will be retained. Above will sit a&nbsp;curvilinear office building and a the residential towers, sat on stilts to welcome both people and light through.

The developer&nbsp;EcoWorld International Australia has taken looking after its residents to another level at its recently completed Yarra One apartment tower in South Yarra.

EcoWorld, in partnership with Scarisbrick International, a Singapore-based company that developed a new concept in luxury retirement living, has launched Lifestyle One, an all-round app which allows residents to do everything from making&nbsp;massage appointments to hiring a butler.

EcoWorld in Australian first, launching six star, 24-hour app at Yarra One, South Yarra apartments

Developer EcoWorld International is selling a newly Yarra One completed apartment via an online auction system.

The apartment is in its recently completed Fender Katsalidis-designed project, located in South Yarra on Claremont Street.

Yarra One general manager Jeffrey Ong said the online auction provided a &quot;new exciting&quot; way of selling apartments within a multi-residential sales setting.

The auction date is scheduled for September 15 for 1508/16 Claremont Street, South Yarra.&nbsp;

To be qualified to partake in the online auction, interested parties will be required to submit an opening bid, alongside their settlement terms and deposit, which will then be reviewed by the team at Yarra One.&nbsp;
