Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Dalcott targets owner-occupiers with South Brisbane debut Marrone

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

Queensland has recorded its highest quarterly property sales settlement number since 2007.

Some 51,771 Queensland property sales were settled during the first quarter of 2021, according to the latest analysis by PEXA, Australia&rsquo;s leading digital settlement platform.

Queensland&rsquo;s 40% jump year-on-year illustrates the current confidence in the north-eastern Australian property market.

Western Australia saw 57% growth year-on-year in recording its highest property sales settlement number since at least 2015.

Throughout January and February, WA has seen more than 15,000 property sale settlements, which was 5,000 more than the corresponding period in 2020, prior to the impact of COVID-19.

Mike Gill, the senior research Manager, PEXA, said the Australian property market continues to perform strongly.

And he sees no strong reason for this trend to change in the immediate future.&nbsp;

&ldquo;We have seen a really strong start to the year Australia wide, with the nation recording 30% year-on-year growth in property sales settlements when compared to the beginning of 2020.

&quot;We have also witnessed considerable momentum build in Victoria, with the state living up to its property powerhouse reputation recording the most sales settlements (more than 55,000) of any state during this period.&quot;

New South Wales posted 26% growth year-on-year, and South Australia experiencing a jump of 28% year-on-year for the quarter, said Gill.

Australia&rsquo;s property sector witnessed almost 200,000 properties settled during the first quarter of 2021, PEXA calculated.

PEXA, Australia’s leading digital property settlement platform, calculated in the past quarter Queensland recorded 51,771, its highest sales number since 2007.

This is the strongest Regional Queensland market in the six years that Hotspotting has been conducting its quarterly surveys of sales activity and prices. The number of rising markets is the highest recorded, by a considerable margin, and property values are growing.

We have identified 72 locations with rising sales activity, a remarkable result in the year of the pandemic. Locations across the state are benefiting from the Exodus to Affordable Lifestyle and/or the improvement in the resources sector. Vacancies are ultra-low in most of these places. 

There are seven regional cities with five or more suburbs with forward momentum in sales activity: the Sunshine Coast, the Gold Coast, Toowoomba, Mackay, Rockhampton, Gladstone and Townsville. These cities, plus smaller regional centres like Gympie, Emerald, Warwick, Kingaroy and Dalby, all have markets trending in the right direction for sustained price growth.

The Sunshine Coast is again the standout location, but other regional markets are emerging, notably the important inland city of Toowoomba. And we are seeing recovery in resources-related centres which have spent several years in downturn, including Gladstone, Mount Isa and Emerald.

The exceptions to the trend of upwardly-mobile markets are Cairns and the Fraser Coast, neither of which appear to be experiencing the uplift seen elsewhere. 

The Sunshine Coast continues to be one the nation’s outstanding property markets. There are 14 suburbs with rising sales activity and seven with consistent sales volumes. Neighbouring Noosa has two growth suburbs.

The Sunshine Coast is outperforming the Gold Coast, which is a much larger city but has only seven growth suburbs, as well as 12 consistent ones.

Markets across Regional Queensland are performing well on price growth: almost three-quarters of locations across Regional Queensland have had annual growth in their median house prices and a similar number of towns and suburbs have had uplift in the most recent quarter.

The Sunshine Coast continues to impress as one of the nation’s strongest markets, with price uplift in particular in the top end of the markets.

The market in and around Noosa is a particular standout, with Sunshine Beach up 33%, Sunrise Beach up 17% and Noosaville up 12%. Mooloolaba (median price $900,000) has risen 10% and Moffat Beach (median price $910,000) is up 12%.

The Gold Coast has some notable growth performances also, with Worongary (30%), Runaway Bay (14%), Miami (12%), Arundel (15%) and Burleigh Heads (15%) all recording growth annual growth.

A number of Central Queensland are rising, including Mackay (where Andergrove, Blacks Beach, South Mackay and North Mackay have all recorded double-digit annual growth) and Rockhampton (where Berserker has led the growth with a 27% increase).

Gladstone continues to deliver evidence of recovery from a lengthy downturn, with median house price growth in suburbs such as Calliope (10%), Clinton (12%), West Gladstone (18%) and Tannum Sands (11%). 

Central Queensland resources towns like Moranbah (up 23%) and Clermont (up 10%) are also recovering, albeit from a very low base. Chinchilla on the Western Downs is in a similar position, with its median house price rising 15% in the past year after several years of decline.

The state government has a “general rate” of stamp duty which is payable by people purchasing an investment property. It then provides a concessional rate for those buying a home, as well as further concessions for first home buyers..

The federal government's latest tourism recovery package seems set to ignite investor and owner occupier purchasing interest in coastal Queensland property in coming months.

Between May and July, the federal government will subsidise the price of nearly 800,000 airline tickets as part of a $1.2 billion tourism package aimed at getting more Australians to spend big on domestic holidays.

A 50 per cent discount via taxpayer-subsidised airfares will be offered for flights to and from 13 regions that typically rely heavily on international visitors.

The 13 destinations include the Gold Coast, the Sunshine Coast, Cairns, and the Whitsundays region.

"This package will take more tourists to our hotels and cafes, taking tours and exploring our backyard," Prime Minister Scott Morrison suggested.

But the property industry have expectations the visitors will also spend up on property, and some will even sell up down south and stay in Queensland.

The destinations also include the Lasseter region which includes Uluru, Alice Springs, Launceston, Devonport, Burnie, Broome, Avalon, Merimbula and Kangaroo Island.

Last year during the height of the pandemic Ripehouse Advisory released its COVID-19 Australian Property Report warning property buyers and investors should avoid buying in locations highly dependent on travel and tourism. 

Ripehouse Advisory estimated locations heavily exposed to tourism and travel had quickly experienced an average reduction in value of 2.5 per cent, and some have seen more than 10 per cent.

Half price airline tickets to boost property investor interest in coastal Queensland locations

Mirvac has tweaked its plans for its Build-to-Rent tower in its Brisbane, Newstead project.

They've sought to make the project more renter friendly, lodging a minor amendment with Brisbane City Council to add more resident amenities.

Mirvac say in the plans submitted to the council that the Build-to-Rent designs are different to the more traditional Build-to-Sell design.

Mirvac's Build-to-Rent general manager, Angela Buckley, said they have learnt from their flagship community, LIV Indigo in Sydney Olympic Park, and further refined their renter-centric approach in the design.

“Build-to-Rent reimagines the rental experience by putting the focus on people, with improved customer service, greater certainty and security and an extensive range of onsite amenities, and the proposed design is in-line with this philosophy,” Ms Buckley  said.

“We have adjusted internal apartment layouts, sizes and mix to appeal to the key renter demographic and more than trebled the onsite amenity to provide generous spaces for connection, health and wellbeing and coworking, along with new initiatives such as a car share fleet and electric share bikes.

They will now seek to have 395 apartments in the development, a mix of studios, one and two dual key apartments across the 23 and 25 level buildings, as well as 3,000 sqm of residential amenities and 1,000 sqm of retail space.

Key worker affordable housing will be available for 25 per cent of apartments, which will be indistinguishable and transferrable to any apartment if the applicant meets the State’s eligibility requirements.   

The proposal will target sustainability benchmarks of 5 Star Green Star and average 7.5 Star NatHERS.

The amendment sees general plan modification on level one to accommodate Build-to-Rent requirements for onsite staff.

There will be further amenities for residents, including an outdoor fitness area, co-worker space and meeting rooms, a cinema, children's playroom and playground, a games room, a yoga studio and a pet park and dog wash. The extra amenities will be as well as the already approved swimming pool and gym, barbecue areas, communal gardens and communal dining spaces.

The proposed project, located at 60 Skyring Terrace in Waterfront Newstead, is set to be one of the first Build-to-Rent projects in Brisbane and is part of a growing trend toward a ‘third’ housing choice in Australia.

Mirvac was named as one of two proponents in the Queensland Government’s Build-to-Rent Pilot Project in 2020 and will design, deliver, own and manage the new apartments exclusively for renters, under its established Build to Rent model, LIV Mirvac.
