New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

"By partnering with Capella, globally recognised for its refined approach to luxury hospitality and deep respect for cultural and historical context, we will elevate this project beyond a residential offering into a world-class destination."

Capella Hotel Group President Roland Fasel said Brisbane's emergence as a global city made it the right location for the company's Australian residential debut.

Private appointments have now opened for the project, with a display suite expected to open in late 2026 ahead of the planned 2029 completion.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

"There's a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise," she said.

Brisbane's&nbsp;inner north-east is the next spot for Sydney-based developers, Pyco Group.&nbsp;&nbsp;&nbsp;

The Sydney-based developers are no strangers to the Sunshine State, having built up an impressive portfolio over the past seven years with projects in West End, Chermside, Newmarket, and Cannon Hill.&nbsp;

The new Albion&nbsp;development, Nouveau,&nbsp;is set to deliver 42&nbsp;sub-tropical sky homes upon completion, adding to Pyco's&nbsp;impressive project pipeline valued at over $150 million.

Realm Projects Managing Director, Shane Foley, says the Albion&nbsp;location really adds to Nouveau's desirability.&nbsp;&nbsp;

“It’s an amazing, iconic suburb, with wonderful opportunities. It has that laid back vibe but there’s also the buzz and excitement just minutes away,” he added.&nbsp;&nbsp;

The group's latest residences have been designed in a bid to bridge the&nbsp;gap in the Queensland property market.&nbsp;&nbsp;

Designed by DAH Architecture,&nbsp;Nouveau has been designed as a reimagined, contemporary take on a traditional Queenslander.

DAHA's Director, David Hansford, says the project is the outcome of years of planning and hypothesising and making practical and pragmatic space for people to occupy.&nbsp;

“We really took the Queenslander pallet and incorporated it into the apartments to give them a sense of home."&nbsp;

Pyco's Development Director, Ben Dalgliesh, says Nouveau will give buyers a chance to get an architecturally&nbsp;designed home, in a suburb they want to live in, at an affordable price.&nbsp;

“Nouveau has come about from a problem that we've identified in the market: there aren't quality homes that people want in the suburbs they want to live in.&nbsp;We see it as the missing middle; there’s a lot of high-density development, and there's a lot of low-density housing that's unaffordable,&nbsp;but nothing of quality in between".&nbsp;

The apartments within Nouveau have been curated under a single loaded design, which means the residences run right through the building.&nbsp;

Dalgliesh explains the reasoning behind this is to allow each apartment to do more, creating the sense of a more traditional home, rather than a typical unit.&nbsp;

Nouveau's ground floor residences will feature their own front entry, with a private yard at the rear, to mirror the feeling of a traditional home.&nbsp;

Rooftop residences will enjoy oversized private rooftop terraces, and all sky homes take advantage of impressive double height entertaining areas at their terraces, which enhances the feeling of space within the residence.

"The name Nouveau means 'new' and we see this project as a new offering to the Brisbane market," Dalgliesh concluded.&nbsp;

Pyco Group launch Queenslander-style Albion apartment development, Nouveau 

The gateway to Brisbane&rsquo;s portside precinct is poised to gain a new residential landmark, with plans for a $140 million apartment development lodged.

The building will be known as The Cullen Hamilton, paying&nbsp;homage to the city&rsquo;s pioneering maritime history, after&nbsp;Ernest Alexander Cullen, the visionary engineer whose work at the turn of last century made Brisbane River navigable to larger vessels and laid the foundations for Hamilton to become the city&rsquo;s prime port facility.

A partnership headed by Brisbane development company Limitless has unveiled plans for the 23-level mixed-use tower, comprising 100 apartments in an innovative design that will accommodate downsizers and investors in the heart of the city&rsquo;s emerging Northshore community.

The Cullen Hamilton will be located in the core of the Hamilton Northshore Urban Village, activating a key corner and pedestrian access to the Hamilton Northshore, with the design of the building by renowned group, Plus Architecture.

Hamilton Northshore has been earmarked for the Brisbane Athletes&rsquo; Village for the 2032 Olympic and Paralympic Games, where the event is expected to host more than 16,000 athletes and officials during the Olympic Games and 8,000 during the Paralympic Games.

The Athletes&rsquo; Village location in the Northshore Hamilton area has accelerated the investment in growth, development and infrastructure within the area, progressing renewed planning to support the local investment and delivery.

The Cullen Hamilton will be crowned by two luxurious penthouses and feature a collection of 28 sub-penthouses, all with private lift access.

The penthouses will comprise four bedrooms plus a multi-purpose room and two bathrooms, while the sub-penthouses will offer three-bedrooms and two bathrooms plus a multi-purpose room.

The penthouses and sub-penthouses will also have exclusive access to a communal rooftop space, which features a library,&nbsp;kitchen and lounge for residents.

The Cullen Hamilton&rsquo;s lower levels will comprise a mix of 20 three-bedroom, two-bathroom apartments, ideal for owner occupiers or investors, plus a collection of 50 two-bedroom, two- bathroom apartments targeting investors.

The ground floor area of the project is set to add to the lifestyle amenity for residents through 500 sqm of retail and commercial spaces planned.

The Cullen Hamilton is the largest and most sophisticated development undertaken by Limitless in their, which is backed by a successful 23-year record of residential and commercial project delivery.

The company is currently undertaking the new Hotel Chermside on Brisbane&rsquo;s Northside, with the city&rsquo;s north a key area of focus for Limitless in recent times, where it has created an extensive portfolio of residential and commercial projects.

The recently completed Mooloolaba apartment development, Picasso, has been etched with a piece of artwork on its striking facade.

The contemporary sold-out project&nbsp;by local developer&nbsp;Cube Developments, features artwork created by local artist Timothy Birch.

An ode to the natural beauty of the Sunshine Coast that surrounds the newly built formation, Birch said he wanted to create a statement with a deeper meaning of unity for the community.

Capturing the textures from the surrounding landscapes such as earth, ocean and atmosphere, the artwork &lsquo;Holding On&rsquo; uses connected line work that speaks to the style of Picasso, reflecting the way he interpreted images to his canvas.

&ldquo;The Sunshine Coast is going through a huge growth period right now and I was really excited to have an opportunity to leave a mark in an area that I have spent so much time in,&rdquo; said Birch.

&ldquo;Holding On is about respecting the elements that make this coast what it is. Our region is going through so much rapid change it was important to me to capitulate our resilience to hold onto the natural beauty of our coast that surrounds new built formation.&rdquo;

The views of the mountains, ocean, bush and a large viewpoint of the setting sun wer&nbsp;inspirations for Birch, who wanted to draw on the colours from those elements for the overall concept of the building.

&ldquo;Picasso aims to showcase the brilliance of design, matched by the stunning natural environment that surrounds it. Using small amounts of bright colours was critical in creating a piece visible to thousands of people daily, both driving and walking by,&rdquo; Birch noted.

A Sydney born creative and with ten years in the industry under his belt, Birch&rsquo;s public art influence stemmed from an era where pop art was heavily ingrained in surf culture.

&ldquo;I like to find the divide between pop art and the natural landscapes surrounding it. I believe it&rsquo;s early days for public art in the Mooloolaba area, but it&#39;s slowly getting there. I&rsquo;m hoping this artwork creates momentum to commission other opportunities that pop up for artists in the area. Simply put, art is good for the soul. It has the ability to bring communities together.&rdquo;

Cube Developments Director Scott Juniper said there is so much potential for artwork in the Sunshine Coast area and said they look forward to pioneering this space on relevant Cube projects.

&ldquo;We&rsquo;re thrilled with the end result of Tim&rsquo;s work and feel it enhances the elegant build of Picasso. It&rsquo;s a special mural that residents can be proud to come home to and we look forward to future art opportunities with Tim,&rdquo; Juniper said.

The seven-storey architecturally designed&nbsp;Picasso comprises just 12 three-bedroom&nbsp;apartments, located 200-metres from the beach.

Construction is now complete on the project, with settlement occurring&nbsp;in the coming weeks.

Private development and hospitality group, Iris Capital has appointed Descon Group Australia as head contractor to deliver its $800 million mixed-use Victoria &amp; Albert precinct on the Gold Coast.

Demolition has commenced on the 4,803 sqm Broadbeach site, which is set to be transformed into a vibrant precinct comprising two residential towers, an array of private resident amenities, a world-class recreation podium, two levels of A-Grade office space and extensive retail and dining facilities.

The East tower, known as The Albert, will home 122 two, three and four-bedroom apartments across 40 levels. The West tower, known as The Victoria, will rise 56 levels above Broadbeach and deliver 279 one, two and three-bedroom apartments.

Chief Executive Officer of Iris Capital, Sam Arnaout, said V&amp;A was the largest project to be delivered on the Gold Coast in more than a decade.

&ldquo;Descon will be bringing our vision to life, and this is an exceptional result for our project and purchasers,&rdquo; Arnaout said.

Eastview Australia&rsquo;s Graham Goldman, appointed Project Manager by Iris Capital, said theprecinct occupies a premium position 50 metres from the beachfront and is set to become a defining landmark for Broadbeach.

&ldquo;This is a significant milestone for V&amp;A and we&rsquo;re excited to be collaborating with Descon Group on this major mixed-use project,&rdquo; said Goldman.

&ldquo;We&rsquo;re maintaining momentum in a market where supply is struggling to meet demand, and V&amp;A is one of the few major projects to be breaking ground in the heart of the Gold Coast.&rdquo;

Gold Coast City Council approved the Development Application for V&amp;A in April this year.

Interest from interstate buyers has translated into $200 million in sales for the project in the past six months, following the second and final launch of apartments.

Descon Group Chairman Danny Isaac said the appointment recognised the depth of experience within the company.

&ldquo;V&amp;A will be delivered by a dedicated team of major project specialists, led by highly respected construction expert Jason O&rsquo;Hara,&rdquo; said Isaac.

Descon Group Director Greg Sneeden said the V&amp;A delivery team includes Mark Kotis, who brings extensive complex project experience, supported by a senior, local project team.

&ldquo;V&amp;A is a fantastic addition to the Broadbeach skyline and a great project for our Queensland team who, over the course of their extensive careers, have delivered some of Australia&rsquo;s most celebrated landmarks,&rdquo; said Sneeden.

&ldquo;Their depth of experience, together with Descon Group&rsquo;s strong balance sheet and in-house capabilities, enable us to deliver end-to-end services, from complete engineering and building structures to the entire design and construct lifecycle.&rdquo;

O&rsquo;Hara said these in-house capabilities provided a distinct advantage in a tight labour market.

&ldquo;For our clients this yields a tremendous advantage in design, cost and delivery timeframes and gives them certainty of delivery from an established, proven project partner,&rdquo; he said.

The development will create over 1,000 jobs during the three-year construction program, which is targeting completion in 2025.

Designed by leading architecture studio DBI, the V&amp;A precinct will rise on the current site of Niecon Plaza and encompass an entire city block from the Broadbeach Mall at Victoria Avenue to Albert Avenue.

Aniko Group has secured a quick burst of sales at its&nbsp;Athena Quays, Hope Island apartment project.

The second stage quick sales, where 51 of the 87 units have sold, following a similar result in stage one, which is now 85 per cent sold. There will be 177 apartments across the two eight-level Athena Quays buildings, which sit adjacent to Aniko&#39;s Athena Residences.

Only a handful of two and three-bedroom layouts remain, after&nbsp;$105 million in sales was secured in three months.

Residential South-East Queensland developers&nbsp;RM Developments has recently lodged plans for an amalgamated lot in the Sunshine Coast.

The 4227 sqm site at 45 Sippy Downs Drive,&nbsp;Sippy Downs, will see two residential buildings created, with the building fronting Central Drive rising seven-storeys and&nbsp;the adjacent Spring Street building climbing five-storeys.

Separated by a central communal terrace and landscaped area, 89 apartments are set to be delivered across the project, with K Architecture engaged to handle the designs.

The project sets out to provide a high quality, sub-tropical building and landscape design, which incorporates a perimeter block form to maintain and define an active public realm.

One one-bedroom apartment will be located on the lower ground floor, with the rest of the project delivering 56 two-bedroom and 32 three-bedroom apartments.

Each apartment will adjoin to a private, open balcony, or in the case of the ground floor residences, a screened courtyard, with landscaping incorporated to add further privacy from the apartments to the communal space.&nbsp;

The apartments on higher levels will also benefit from park and harbour views, with the project located directly opposite Forest Park.

The communal area will feature a swimming pool, barbecue facilities, as well as a kick and play area.&nbsp;

RM Developments recently completed the $42 million Plaza Central, a project of 85 apartments and six commercial spaces adjacent to Sunshine Plaza.

As housing affordability and the property market continues to be one of the big talking points of the year, prospective buyers are still searching for ways to get their slice of the market.
