Gold Coast developer&nbsp;<a href="https://www.apartments.com.au/developers/big-projects">Big Projects</a> has secured approval for its second Mermaid Beach project.

The developer, currently selling <a href="https://www.apartments.com.au/new-apartments/the-frederick-mermaid-beach-2265-gold-coast-highway-mermaid-beach-qld-4218">The Frederick in Nobby Beach</a>, has secured approval for its next project just 1.5 kilomnetres up the road.

The new development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/glenelg-residences-2462-2472-gold-coast-highway-mermaid-beach-qld-4218">Glenelg Residences</a>, has been designed by BDA Architecture and&nbsp;will have just under 100 apartments across an 11-storey building&nbsp;at 2462–2472 Gold Coast Highway, on the corner of Glenelg Avenue just under 300m from the future Mermaid Beach Light Rail stop.

The apartments, a mix of two- and three-bedrooms, will sit above a retail-focused ground plane and under extensive rooftop resident amenities.

BDA said in its planning submission that the project is intended to support the area’s transition toward higher-density, mixed-use living. “This project offers the opportunity to generate appropriate higher-intensity development within the future Light Rail corridor of <a href="https://www.apartments.com.au/developments/mermaid-beach-qld-4218">Mermaid Beach</a>,” the submission noted.

At ground level, Glenelg Residences will include eight retail tenancies designed to activate the street frontage, complemented by a basement bar offering an additional hospitality element. Above, residents will have access to a rooftop amenity deck featuring an infinity pool, hot and cold plunge spas, day beds, and barbecue facilities.

The architectural approach adopts a restrained material palette of brick, textured concrete, and integrated landscaping, with cantilevered concrete frames and cascading planting intended to soften the built form. BDA described the design as aiming to create “a memorable sculptural mid-rise mixed-use building” that responds to both its coastal setting and urban context.

The approval comes as the City of Gold Coast continues to plan for significant population growth, with regional targets requiring more than 100,000 new high-density dwellings by 2046.

Big Projects secures approval for Glenelg Residences in Mermaid Beach

Sherpa Group is ramping up its investment in the southern Gold Coast by lodging a development application for <a href="https://www.apartments.com.au/new-apartments/flourish-viver-87-griffith-street-coolangatta-qld-4225">Flourish Viveré</a>, a new $350 million project in Coolangatta.

The move comes after the group’s $27 million acquisition of the 2,029 sqm site on the corner of Griffith and Warner Street, last year.

They will develop 194 apartments across a 26-storey tower, which will become Sherpa’s largest project to date.

Viveré will be the next chapter in the Flourish story, following closely behind Amargo, Oasis, and the Avenues in Palm Beach, as well as Symphony in Brisbane, all designed to deliver affordable housing in lifestyle-rich locations, giving locals a real chance to secure a residence close to the beachfront.

The HAL Architect-designed project will offer a diverse range of residences, from one-, two, and three- bedroom apartments to the premium Canopy range to luxury penthouses.

S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

Why families are now attracted to Preston's more suitable townhouse developments

Due North is the latest development by the respected Melbourne developer Caydon Property, located in the hive of Melbourne&#39;s lively Preston precinct.

Inspired by the industrial past of Preston, the&nbsp;fa&ccedil;ade of the 12-level High Street building features raw brickwork, exposed concrete, custom metalwork and glass.

Caydon aren&#39;t like most developers, whose standard practice is to outsource the architecture and design to an independent firm.

Urban recently sat down with&nbsp;Giuditta De Santis, Caydon&#39;s&nbsp;director of architecture and design, to discuss the Melbourne development.

MK: Due North was managed and delivered by Caydon&rsquo;s in-house team. Why do you think this adds value to the project?

GDS: Working in-house allows us to take full ownership of the project, and helps simplify decision making.

Our team is very experienced and resourceful, and working in-house helps us maintain control of the overall design and ensure material consistency.

MK: What was the design brief for the Architecture &amp; Design Team?

GDS: We wanted to ensure that the interiors reflected the modern yet eclectic vibe of the suburb.

So when looking at finishes and fixtures, we created a contemporary palette of stone, marble, timber flooring and a choice of grey or charcoal colour palettes.

MK: What spoke to you about Due North in particular?

GDS: Due North has a fantastic location, right in the hive of High St. Preston is a very vibrant suburb and has a great amount of local amenities.

We wanted the size of the project to reflect the area, so it&rsquo;s a more boutique-style development. &nbsp;

MK: Due North boasts a number of communal amenities. What are some of the amenities and benefits that residents can expect to enjoy?

GDS: Many of Due North&rsquo;s amenities are located on the rooftop, giving you stunning views of the city - which is quite unusual in this area. There&rsquo;s also a rooftop pool, yoga lawn, outdoor gym, and private entertaining booths with BBQs.

I think this space will be hugely popular with residents, as it allows them to form new connections in a safe and peaceful environment.

Shared spaces create a feeling of community in the building, especially in times where many of us value our immediate community, including our neighbours.

Working from home has also cemented itself in our 9-5 culture, so there are a variety of coworking spaces in the lobby. Each space is equipped with everything you&rsquo;d need to set up your laptop and work from home.&nbsp;

MK: What design features have you included that the average homebuyer may not notice straight away?

GDS: We really wanted Due North to reflect the current needs of our homebuyers, which is why we have focused on creating ample storage, working from home spaces, and pet-friendly living.

For example, we ensure that there are additional areas for storage when we design a floorplan - such as linen cupboards and fully fitted robes.

In terms of working from home, many of our apartments have a flexi-space that you can turn into a home office, plus there&rsquo;s a coworking area downstairs that is available for all residents to use.

When choosing materials and finishes, we look at what is easiest to clean and can withstand playtime with our furry friends, such as engineered timber flooring and reconstituted stone benchtops.

Plus, all of our apartments have balconies and shared outdoor spaces that both you and your pets can also enjoy.

MK: Were there any challenges during the development or design process that you had to overcome?

GDS: Melbourne&rsquo;s lockdown would be the key challenge we have had to overcome. It&rsquo;s quite hard to collaborate with our suppliers online, plus sourcing materials and samples of finishes was very difficult during this time.

However, in the end, the team really pulled together, and we were able to overcome these issues.

Construction has kicked off&nbsp;on Due North, the Preston&nbsp;apartment development by the Melbourne property developer, Caydon Property.

Ironside has been appointed as the construction partner for Due North, having previously worked with Caydon on the Preston Windsor &amp; Co project, six-level building of 125 apartments..

Caydon said they are&nbsp;excited&nbsp;to work with Ironside again, a company that has an successful track record in creating quality apartment buildings.

The Melbourne developer, Caydon Property, are offering a number of different floor plans for buyers to choose from at their new Preston apartment development, Due North.

There are five different configurations currently available across the 107 one, two and three-bedroom apartments, spread over the 12-level High Street building.

All the three-bedroom apartments have been snapped up.

Due North is crowned by a luxury rooftop space and features a co-working area and three street level retail spaces.
