Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The precinct will combine apartments with hotel accommodation, commercial workplaces, retail offerings and public spaces, creating a mixed-use environment intended to serve both residents and the broader Five Dock community. The proposal also continues the collaboration between One Global Capital and internationally recognised architect <a href="https://www.apartments.com.au/architects/koichi-takada-architects">Koichi Takada</a>, whose previous work with Sunito includes Infinity, Arc and Skye North Sydney.

Takada previously said the design was driven by a philosophy of integrating nature into the built environment.

"The concept for this development is born from our design approach to naturalising architecture," Takada said.

"The public realm benefits from biophilic design that integrates generous landscaping, and the development is optimised for natural daylight, airflow and water views to foster wellbeing, sustainability and spaces that foster community interaction."

Sunito has consistently described the project as a "city within a city", with a strong emphasis on creating a destination that extends beyond housing.

"We want to create a development that's not only to be seen, but to be experienced by the whole local community," he said.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

Prahran industrial offered first time in 40 years

Melbourne's highest sale was $2.415 million at 5 Closeburn Avenue, Prahran, a four bedroom 1905 Edwardian brick home that sold through Kay &amp; Burton.
It had sold the same time last year at $2.155 million - so 12 percent annual price growth - when it was sold through the Marshall White agency who had given a $1.7 million price guidance.
The Prahran sale edged out a $2.25 million Altona sale for the top spot. The 123 Esplanade, Altona sale was a two storey home opposite the beach, two blocks from the pier.
The cheapest weekend sale in Melbourne was a $235,000 Elwood flat at 6/6 Cyril Street that had last sold in 2008 at $195,000 and $220,000 in 2001. Incidentally the Prahran residential development holds a certain amount of design commonality with the Melbourne School of Design, with its upper levels also employing a transparent metal facade. With a nominal development value of $6.75 million, proponent 424 Malvern Road Developments Pty Ltd looks set to aim the project squarely at the high-end market; apartment sizes within the development range between 73sqm for a single bedroom abode to 157sqm for a three bedroom dwelling.

A two storey podium, comprising of brick and steel framed openings, provides an articulated and balanced transition from the two-storey town-houses on Francis Street to the Victorian era commercial buildings situated along Malvern Road.

The ground plane, activated by a series of apertures and portals, reveals the use and activities of the spaces within. The main address for the apartments is on Francis Street and maintains the residential nature of this street. A large picture window showcases the inner mechanics of a triple height car stacker storage system, a reference to the history of the local automobile industry on the site.

A double height void within the café illuminates as a lantern, signifying the prominence of the corner intersection of Malvern Road and Francis Street. The apartments above are generously sized, each with considered orientation to maximize views, daylight and ventilation to living and bedroom spaces.

Transient in nature, each operative screen responds to the individual, creating an inhabited edge that is in a constant state of flux. Their materiality and colour are mute, acting as a counterpoint to the earthy character of the brick podium. The upper portion of the building appears more ephemeral than its base and merges with the background of a typical Melbourne cloudy sky.

<h2>Design impetus</h2>

Running north-south, the elongated site's most visible aspect is that facing Malvern Road. Consequently this frontage carries a large degree of articulation and is a reflection upon the existing and prospective tenants that will utilise the facility.

The design for the new Medical Centre loosely draws inspiration from concepts of 'motion' and 'body imaging'. Vertical blades, which also act as functional sun shading devices, shift across the facade, sculpting the upper levels. While the lower street wall explores the notion of transparency, the apartments buildings and townhouses have been designed to have a unique but complimentary character to the medical centre.

The Medical Centre and Apartments buildings explore notions of rhythm, density, reflectivity and flow to create an architecture that is distilled and clear.

Image © Rothelowman</figcaption></figure>The site in question also shares Essex Street with an existing DHS Housing Estate which is earmarked for development as part of the <a href="http://prahranrenewal.com.au/">Prahran Estate Renewal</a>. It's highly likely a number of new buildings in the 6-9 level range will be conceived for the DHS site immediately west of 310-324 Malvern Road in the medium term.

Rothelowman have provided the development with a public pedestrian link that as envisaged will continue through the DHS Estate development with direct access to Princes Gardens. In this way 310-324 Malvern Road also supports DHS' key principles for redeveloping their site which includes maximising amenity, improving safety and security plus supporting social interaction.

<h2>Medical mix</h2>

While only six levels, the medical centre manages to include a diverse number of uses within its walls. Atop three levels of basement car parking will sit a day procedure private hospital (basement 1, ground, level 2) while a dispensary/cafe is also located at ground level.

Level 1 involves a GP Clinic with levels 3 and 5 dedicated to specialist medical suites, leaving level 4 to Victoria House Medical Imaging. Stage 1 of the development involves relocating current medical centre tenants to existing buildings onsite in order to facilitate demolition and construction of the new Medical Centre. The apartment buildings would follow thereafter.

<h2>Comment</h2>

Rothelowman have continued their stellar run of creating multi-building developments with 310-324 Malvern Road. Attractive and considerate of the public domain, this Prahran design joins the award winning <a href="/news/public-permeability-and-the-tip-top-brunswick-east-development">Tip Top Brunswick</a>, <a href="/news/we-deliver-australia-post-and-185-rosslyn-street-west-melbourne">185 Rosslyn Street</a> and <a href="/news/planning-application-310-324-malvern-road-prahran">60-82 Johnson Street</a> as recent Rothelowman offerings that tick many design boxes.

Image © Rothelowman</figcaption></figure>While not mesmerising in its beauty, an historic 1893 double storey structure is one of two fronting Malvern Road slated for demolition. According to the planning report no Heritage Overlay applied to the site, with permission not required to demolish existing structures.

Heritage structures don't grow on trees and it seems a shame that Prahran is set to lose a slice of its heritage, albeit for a highly impressive new development.

Planning Application: 310-324 Malvern Road, Prahran

Gav and Waz, one of the competing couples in the first series of Channel Nine’s The Block back in 2003, are coming back to the city from the Byron Bay hinterland.
Title Tattle gleans they have spent about $2.25 million on a poolside Potts Point apartment.
It had to be ground floor garden given their dog, Charlie is a priority. The Richardson and Wrench agent Jason Boon showed them the ground-floor apartment in Rockwall Gardens, which was then sold by the architect Deece Giles.The Jack Russell had apparently been in residence round the corner at the Diamant Hotel since they all left the 23 hectare farm.
The Designer Boys <a href="/news/nsw/designer-boys-gav-and-waz-list-charltons-their-byron-bay-hinterland-retreat-at-3-1-million-plus">recently sold Charltons</a>, through Nicolette van Wijngaarden at Unique Estates for $3 million to the Garnham family of Watsons Bay. It was a 120 year old farmhouse on a hillside block (pictured above), which they bought in 2007 for $610,000.

Meanwhile Dan Reilly and Dani Wales have secured $429,500 for their one-bedroom Ark, Richmond apartment which they moved into while debuting on The Block in 2012 renovating terraces in South Melbourne.
The reality TV celebrity couple - with the twitter handle <a href="https://twitter.com/DaniandDan" target="_blank">@DaniandDan</a> - had it listed through <a href="https://www.realestate.com.au/property-apartment-vic-richmond-115965119" target="_blank">Justine Harris of Hocking Stuart</a> with a $439,000 asking price.
They paid $420,000 off the plan in late 2010, settling in late 2011, just before they moved into the derelict Cameron Street, Richmond Block set.
Melbourne unit prices have recently come in at a $448,000 median, according to the latest RP Data-Rismark index with prices up 8.9% across Melbourne just in the past year. The RP Data median unit price in 2011 was around $424,000.
Designed by Fender Katsalidis Architects, the 114/253 Bridge Road apartment has open-plan living and dining along with an outdoor entertaining area.
