New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

The project will sit in a quiet pocket of South Brisbane between South Bank and West End, close to the restaurants, cultural attractions and riverfront amenity that have driven the suburb's continued transformation.

Dalcott is targeting buyers looking for more space and amenity than has traditionally been offered in the inner-city apartment market, particularly downsizers and professionals wanting to remain close to the city.

Foley said the Brisbane apartment buyer had become increasingly focused on the quality of the home itself rather than simply securing an inner-city address.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Dalcott targets owner-occupiers with South Brisbane debut Marrone

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Spanning around 600 sqm across the top two levels of the 29-storey tower on Main Beach Parade, the four-bedroom penthouse is one of the latest eight-figure residences to test the upper end of the Gold Coast apartment market.

Brisbane, Darwin and Perth were the capital cities to record a median house price falls over the March quarter, according to Domain.
Brisbane house prices have recorded the largest quarterly drop since September 2011.
The latest data from Domain’s State of the Market Report calculated a fall of 1.4 per cent for houses.
Annual growth is still positive, at 3.4 per cent, the slowest growth rate recorded in Brisbane since 2013.
Unit prices fell 3.8 per cent to $376,000, the biggest drop since 2000.
Domain Group chief economist Andrew Wilson told Domain Brisbane always starts the year in "snooze mode" and it builds strength through the year
But Dr Wilson forecast units in Brisbane were continuing their downward slide and would potentially flatten out after 12 months.
Perth’s median house price has had its lowest rate of annual decline in around two years.
Figures for the March quarter have revealed Perth house prices fell 1.8 per cent to $561,000, reflecting a 3 per cent annual decrease in median price.
Perth unit prices were down 5.1% annually, to $368,000.
Darwin unit prices fell by 16.1% to $395,473 for the quarter, reflecting 18% for the year. House prices were however up in Darwin by 2.9% during the quarter, but are down by 3.3% annually.
In Melbourne apartment prices are soaring, with the price growth in the first three months of the year surging 4.6 percent.

Perth housing market leaving worst behind: CoreLogic-Moody's

The residential population of the City of Perth needs to double if the Perth CBD is to reduce current record levels of commercial office vacancy, and provide workers in the CBD which are the mainstay of the CBD retail sector and eateries.
Of the 200,000 people that work in Perth CBD, less than 20,000 live within the boundaries of the City of Perth.
The exodus of people leaving the CBD at the end of each working day, creates traffic chaos on the freeways and leaves the CBD lacking the night time economy that makes other major cities.
 The City of Perth currently has plans to promote Perth CBD as a vibrant residential area, but much more is needed to be done.
The recent new stock of apartments and medium to high-density housing is limited to opposite ends of the CBD and there has not been enough new supply to make Perth’s residential population anywhere near its target.
We need more, better quality and affordable housing options spread around the Perth CBD to create new precincts that attract people and new businesses into the CBD.
WA Labor’s plans for a second high school in the CBD will require well designed and affordable housing options for families as well as those looking for inner city living.
However, if Perth is going to compete with the suburbs and provide an appropriate mix of housing options in the CBD, the WA Labor government must prioritise key reforms including:

<li>Introduce stamp duty concessions for off-the-plan apartments similar to a traditional house and land package;</li>
<li>Fast track the Strata Title reforms to enable community titles and improve strata management;</li>
<li>Full private certification of building permits;</li>
<li>Legislate to allow local authorities like the City of Perth to bring building owners, tenants and financiers together to agree to loan terms to enable finance arrangements to upgrade old and vacant CBD buildings.</li>
</ul>
These reforms are now urgent if we are to create the right commercial, retail and residential offerings to encourage people to move into the CBD.

This is not helped by a decline of 0.6 percent in the last week.
There has been a 0.2 monthly increase for Perth over the past month.

Home values in Perth continues to decline: CoreLogic

Listed developer Diploma Group’s collapse has turned Perth’s biggest apartment complex into a “nightmare” for its residents, catching the attention of state government MPs.
The development in question is the $450 million Queens Riverside complex in East Perth, billed as being part of a wave of trendy developments that would bring life into the city when it was built during the mining boom, the Perth Now reported.
The Queens Riverside was finished in 2014, with three apartment towers. But one of the main builders behind the development — Diploma Group — went bust.
Residents of the sections built by Diploma have reported major defects such as leaks and faulty windows, with owners being hit with wildly varying bills over a malfunctioning complex thermal power system.
The base of the complex, one of the three apartment towers and the Fraser Suites Perth Hotel were built by Diploma.
It has proved a headache for the developer Frasers Property, with as many as 160 apartments unsold. 
Labor MPs have now been drawn into the debate, and are saying WA urgently needs to re-write dated strata title laws to give better protection to apartment owners, the article in Perth Now said.
Residents spokeswoman Lani Tuckfield said strata management levies had risen more than 110 per cent since people moved in and owners are asking whether the increases are to fix defects that should have been noticed when they first bought. Some owners who would like to sell are unable to because of the defects.
Residents say Frasers is using its weight of numbers through the big number of unsold apartments to block a push for transparency.
Labor member for Perth John Carey, who met about 100 residents last week, said strata laws needed changing to give people confidence they would be protected when buying into apartment complexes.
“We definitely need inner-city living — unfortunately, I don’t think this is a rare occurrence and it leaves a bad taste in people’s mouths,” Carey said.
A Frasers spokesman said it supported the rights of all owners to vote “without prejudice” in alignment with the Strata Titles Act of 1985.
It said the rise in rates was mainly because of advice from strata manager Colliers International there was “insufficient working capital”, unpaid and unaccounted for invoices and incorrect allocation of expenses when Colliers took over as strata managers last year.
Colliers said strata levies were not used to repair building defects. Colliers said it manages the strata levies which go to an administration fund for day-to-day running of the strata scheme and a reserve fund.
Diploma, a 40-year-old company controlled by the Di Latte family, went into administration late last year with debts of $40 million. Creditors include sub-contractors and the ATO. Matthew Donnelly, David Hodgson and Andrew Hewitt of Grant Thornton were announced the administrators.

Builder Diploma Group's collapse hurts apartment owners in Perth

Inner Perth grocery sells for $5.2 million

Perth’s home value have declined over the last 12 months, according to CoreLogic’s latest report.
The property data firm says that Perth’s home values are down by 3.4% over this time period.

This is in contrast to Sydney’s home value which has increased by 18.5%.
Adelaide has seen the second lowest home value change over the last 12 months, with values increasing by 2.7%.

Perth home values fall 3.4% over past year: CoreLogic

There remains a significant portion of Western Australians that have stable employment and are in position for some bargain hunting, according to HTW’s February 2017 update.
The valuation firm says reduced values through 2015 and 2016 have led to many instances of negative equity, which is likely to be exacerbated as interest rates climb in the second half of the year.
For owners in areas affected by the post-resource boom increase in unemployment rate, 2017 is likely to see a significant increase in mortgagee in possession activity.
But other areas look set to benefit from present conditions.
“We are likely to see some micro bursts of activity in certain areas as these buyers scramble for quality products,” HTW says.
“Areas on the watch list include Willetton, Bull Creek and Rossmoyne in the south and Carine, Duncraig and Karrinyup in the north.
“We also expect an increase in speculative developer and investor activity, reflecting the lack of a premium currently being paid for these sites.
“We expect an increase in activity in Cloverdale, Cannington, St James, and Queens Park in the south-east and Morley and Balga in the north.
“Sellers of established properties in areas such as Clarkson in the north, Baldivis in the south and Seville Grove in the south-east are likely to struggle to attract first home buyers.”

Good conditions for Perth property bargain hunters: HTW

Perth dwelling values rise by 2.1% in three months: CoreLogic video update

There appears to be a lot of trepidation and a lack of consumer confidence in the Perth market, according to HTW’s February 2017 update.
The valuation firm says the softening conditions experienced throughout 2016 are likely to continue throughout 2017.
According to the Real Estate Institute of Western Australia, total listings on market currently sit at 14,444 properties, a slight decrease from the same time last year.
Listings on market peaked in March 2016 at 15,200 and have hovered in the low 14,000s since.
Traditionally, a balanced market is considered to be in the order of 12,000 listings, HTW says.
“The median sale price has tracked a very similar course, beginning 2017 at $520,000, being a slight decrease from the $533,000 reported at the same time last year,” the report says.
The rental market begins the year with a 6.6% vacancy rate, up a full percent on the same time last year.
HTW isn’t sure if Perth will hit the bottom of the cycle in 2017 but if it does, it expects it to be late in the year.
“We consider that the worst is over, with small fluctuations likely to occur throughout the year.
“Our prediction would be a median sale price at the end of the year in the order of $510,000.
“Is there good buying in the market place today? Absolutely, but research and local knowledge are the keys.”
The downturn in the Perth market has made it look like an attractive proposition in comparison to the country's other capital cities, HTW says.
“It would also not be an unlikely scenario that the current flurry of activity in Melbourne and Sydney leads to an increased focus on the comparative affordability of Perth,” the report says.  
“It has become extremely attractive in terms of value for money, with the added attraction of its proximity to Asia.
“We expect an oversupply of established housing stock sub $1 million, particularly in the outer suburbs, a significant increase in apartment and off the plan villa transactions sub $500,000 and scattered upgrade and speculative investor activity as the market attempts to pick the bottom of the cycle.”
A two bedroom unit at <a href="https://www.realestate.com.au/property-apartment-wa-perth-124758606" target="_blank">93/22 St George Terrace</a>, Perth (above) has been listed for between $695,000 to $745,000.
Similarly a two bedroom unit at <a href="https://www.realestate.com.au/property-apartment-wa-perth-124577070" target="_blank">46/250 Beaufort Street</a>, Perth (below) has been listed from $399,000.
