Sun Property Group (SPG) has taken a major step to reinforce its commitment to consumer trust by securing Latent Defects Insurance (LDI) from Resilience Insurance for its nearly completed Willoughby development on Sydney’s Lower North Shore.

The boutique project, Aurora, comprising 12 apartments and a ground-floor commercial space, is one of few in the region to adopt the forward-thinking insurance model—offering a point of difference in a competitive market.

For Cameron Johnson, General Manager at Sun Property Group, the decision to adopt LDI was rooted in the company’s long-standing philosophy of maintaining a highly personalised relationship with its end users.

“We’ve always taken ownership over our product,” Johnson said. “Introducing LDI is not just about peace of mind for the buyer—it’s about raising the internal bar. It becomes the baseline for how we do things going forward.”

While hundreds of developers and builders have taken out an LDI policy from Resilience Insurance, the insurance is still relatively new to Australia. Johnson says he sees significant future potential with LDI nationwide, with both&nbsp;regulatory and market frameworks starting to evolve to support its wider use in class two buildings.

“When we started the Willoughby project, LDI was still just a concept being floated by the Building Commissioner’s office," Johnson says.

"Delays in the construction timeline gave us the unique opportunity to adopt it as the product became more available in late 2023."

That timing aligned with a shift in construction contractors on the project, which opened the door for a more collaborative and considered implementation of the insurance. According to Johnson, Resilience Insurance was proactive and solution-oriented.

“It wasn’t just about us buying a product off the shelf. It was a dialogue—how can we work together to deliver something that meets both of our needs?” he added.

LDI covers major structural defects for up to 10 years post-completion and offers an alternative to the traditional developer bond held under the Department of Fair Trading’s scheme. SPG prudently factor in a two per cent cost profile for such measures into its feasibility, treating it as “business as usual.”

“What LDI does is show the consumer that we’re front-ending our responsibilities—design, delivery, documentation, execution. That whole chain of custody is assessed and independently reviewed throughout construction. It’s a rubber stamp on quality,” Johnson said.

In a region where no other nearby developments currently carry LDI, the move also creates a market differentiator. While some projects may carry an iCIRT rating, few offer the depth of protection and oversight that LDI provides, especially outside of publicly listed organisations.

Aurora is being brought to market by Henry Burke of McGrath Projects. With the recent cut in interest rates Burke expects that many first home buyers and investors will jump at the chance to buy in Aurora due to its convenient location, fantastic retail amenity, picturesque parks with leafy walks, and excellent transport connections with only one stop to Sydney CBD. He expects a local owner-occupier to secure the standout penthouse which offers 175 sqm of internal space and further 200 sqm of outdoor space.

Johnson says Aurora residents will not only benefit from the first right insurance policy, which means action is taken immediately rather than often long and complicated battles as developers and builders point fingers at each other as to who created the issue, but from how it can benefit the strata communities of the building.

Many buyers, especially first-time apartment owners, have limited understanding of shared infrastructure or the responsibilities of Owners Corporations. LDI adds an important layer of education, structure, and protection.

“People want to move in and enjoy what they’ve bought. But when things go wrong, that’s when emotions and stress levels rise. The insurance policy gives owners a clearer path to resolution—an assured, regulated compensation process. It also helps equip owners and managers with the knowledge they need to maintain the building properly.”

The insurance includes tools such as service penetration matrices and access documentation—going far beyond standard build drawings. Johnson says it’s about delivering not just a home, but a sustainable, manageable asset.

Preliminary data by research giant Charter Keck Cramer reveals a 54 per cent decline in Build to Sell apartments across Australia's capital cities, while the Build to Rent boom continues with a 378 per cent increase over the last five years.

Charter Keck Cramer's upcoming National State of the Market Report - Key Metropolitan Areas, scheduled for release in September, will reveal&nbsp;a dramatic transformation in apartment supply patterns across Australia's capital cities between FY2016-2020 and FY2021-2025.

The Build to Sell (BTS) apartment sector has experienced a substantial contraction, with total supply falling by 54 per cent compared to the previous five-year period. The decline represents a reduction of 149,200 apartments across all capital cities.

Perth and Adelaide also recorded significant declines of 6,400 and 2,400 apartments respectively. Only Gold Coast and Canberra bucked the trend, with modest increases of 500 and 2,300 apartments.

In stark contrast, the Build to Rent (BTR) sector has emerged as a major force in the apartment market, recording a remarkable 378% increase in supply. This growth added 8,590 apartments across the capital cities during FY2021-2025. Melbourne dominated BTR growth with 6,160 additional apartments, while Sydney contributed 2,100 units. Brisbane and Canberra also recorded growth of 800 and 330 apartments respectively. Gold Coast and Perth recorded minor declines, while Adelaide maintained steady levels.

Build to Sell apartment supply drops 54% in five years across Australian capital cities

Verso Development Group is seeking to bring over 1,100 apartments to the heart of Brisbane's Toowong, with plans filed for a $1 billion, triple tower development known as Toowong Central.

The landmark urban regeneration project "aims to reshape the core of Brisbane’s inner-west riverside suburb."

Covering over 1.4-hectares across&nbsp;Sherwood Road, High Street, and Jephson Street, Toowong Central has been designed by KHA and will comprise three towers rising 49, 55, and 58 levels.

According to the Urban Context Report prepared by Urbis, Toowong Central is positioned as a “city-defining precinct reclaiming Toowong as ‘the best destination in the west’,” with a vision to deliver density differently, strengthen Toowong’s identity, and lead subtropical urban design.

There will be a wide range of apartment configurations, from one-bedrooms to five-bedroom penthouses, as well as short-term accomodation offerings. The design prioritises pedestrian permeability, with an activated public realm featuring a central civic plaza, laneways, and street-level retail and dining.

“The central square’s structure, programming, scale and location creates a social anchor - shaped by its edges, flexible for use, and animated by a diversity of experiences throughout the day and into the evening,” the Urban Context Report noted, reinforcing the project's ambition to become a vibrant community destination.

Design excellence was pursued through an international design competition, attracting entries from renowned practices such as UNStudio and BIG. KHA’s winning design distinguished itself with a ceremonial approach to the public realm, integrating terraces, tiered seating, and green infrastructure to promote social interaction and resilience.

The development builds upon two existing approvals: the 25- and 20-storey towers of the Aviary Toowong proposal, and a separate 25- and 24-storey approval at 88 Jephson Street. Consolidation of these fragmented landholdings under a precinct-wide approach allows for increased community value and cohesive urban integration.

Urbis Director Nicholas Stevenson said Toowong Central will bridge the gap in Toowong's current experience, unlocking the potential of the wider precinct.

Sydney architects, Crone have designed the plans for the developments, which take inspiration from the neighbouring Mountains locale.&nbsp;

The first development application lodged encompasses what is known as Tower A and Tower B, while the second is for Tower’s C and D.&nbsp;

Located at 184 Lord Sheffield Circuit, the plans will deliver 553 apartments, along with over 6,000 sqm of commercial space.

Different types of apartment typologies have been designed to accommodate households with different needs, particularly suited to the local market, including two-storey townhouses, with direct street access and generous courtyards, as well as generously-sized studio, one, two and three-bedroom apartments with views to the Blue Mountains.

Tower A will rise 27-storeys, with 241 apartments, while Tower B is only permitted to rise nine-storeys, with a total of 75 apartments.&nbsp;

A five-storey podium will be included at the bottom of the building, with retail tenancies, a supermarket, residential and commercial lobbies, and a loading docks.&nbsp;

The planned future, Thornton Central Village will form a key hub within the evolving residential neighbourhood, providing an improved connection between the nearby station and the commuter parking area, while also offering a range of retail facilities including a large supermarket, specialty shops, childcare, commercial space, and residences.

Penway Place is located on the corner of Union Place and High Street, marking the new gateway to Penrith CBD.
The area will benefit from significant government investment in infrastructure including a $1 billion upgrade to Nepean Hospital and an expected 42,000 to 55,000 extra jobs created by 2031.
Set to become the ‘New West’, Penrith is fast transforming into Sydney’s third CBD, TOGA chief Fabrizio Perilli said, with over 60,000 new residents expected in Penrith by 2031. 
SJB Architects and their design partner Architect Prineas were commissioned for the new urban residential and mixed-use precinct proposal.
The first stage of the larger masterplan for Penway Place will comprise two residential towers rising above a three-storey podium, featuring ground level retail and three levels of car parking. 
It will also feature a mix of one, two and three-bedroom apartments, with a number of them with views to the Nepean River and neighbouring Blue Mountains.
Penway Place is on the doorstep of a major Westfield shopping centre, a few minutes’ walk to Penrith train station and down the road from the Penrith Panthers Leagues Club.

Penway Place, TOGA’s Penrith project secures approval

Western Sydney's new Bankwest Stadium has received praise from hospitality company Accor, who claim the project is leading to a positive local economic impact.
According to a report commissioned by the City of Parramatta Council, Parramatta’s local economy receives a million-dollar boost every time an event is held at the new Bankwest Stadium.
Economic analysis was undertaken by Micromex Research, which revealed three sporting events at the stadium generated an estimated total of $2.92 million for the Parramatta Local Government Area, so far this year.

Since the opening of Bankwest Stadium, hotels in Parramatta and surrounding areas are reporting apparently unprecedented occupancy levels on event days that are continuing to climb to around 80%, up around 20%, when compared to non-event days. 
Bankwest Stadium has also had an impact on incremental spend, with Novotel Sydney Parramatta, for example, reporting an increase of over 50% spent at the restaurant, bar and parking, on game days. 
Simon McGrath, Chief Operating Officer for Accor Pacific, oversees over 400 hotels across Australia, New Zealand, Fiji, French Polynesia, and Hawaii and says the NSW Government’s decision to invest in Bankwest Stadium as a world-class venue is a great tourism success story, which extends well-beyond the stadium itself.

The project has not been without controversy however, with fans criticising the design when it opened earlier this year, and suggesting that some seating areas had obstructed views of play.

Parramatta's new Bankwest Stadium hailed as economic "success story”

Demolition of the old bridge on the June 2019 Queen's Birthday long weekend which connected The Northern Road across the M4 Motorway at Orchard Hills is now complete, with around 6,000 tonnes of concrete and steel removed.
Around 60 workers did the job across the long weekend to demolish an old bridge across one of the busiest motorways in Sydney.
Minister for Roads Andrew Constance said crews are packing up demolition equipment and temporary protection measures across the M4 to reopen the motorway to traffic before Tuesday’s morning peak.
“Demolishing the old bridge in three days, rather than the alternative of up to 20 weeks of night closures, has minimised disruption to both motorists and residents and improved safety for workers.”
“The old bridge was more than 40 years old and needed to be removed as it no longer had the capacity to meet the future traffic needs of Western Sydney.
Constance said a range of equipment was used to demolish the old bridge including cranes, excavators, trucks, hand tools and pulverisers.

The bridge demolition by excavators with claw-like attachments removed the deck and piers in around 36 hour. 
The material removed from the old bridge has been transported to stockpile areas and will be recycled for use on the remainder of The Northern Road upgrade between Glenmore Parkway and Jamison Road.
The Northern Road upgrade between The Old Northern Road and Jamison Road will provide increased road capacity for expected future growth and development when complete in 2022.
The Federal Government has committed $1.2 billion to the $1.6 billion The Northern Road Upgrade, with the NSW Government committing $400 million.

A former Wiseberry Penrith real estate agent, Christopher Black, has been convicted of trust account fraud.
He misused more than $124,000 after the sale of two homes.
Black also pleaded guilty to failing to keep deposits for the two properties, worth more than $158,000, in a trust account.
Minister for Better Regulation Matt Kean said Black misused the money for personal use. 
“Black had no authority to withdraw money out of the company trust account.” 
Black was sentenced to 18 months imprisonment, to be served by intensive correction order, with a condition that he completes 400 hours of community service and undertakes mental health treatment.
He has the right to lodge an appeal.
Wiseberry Penrith has been under new management since March 2017.

Former Wiseberry Penrith estate agent convicted of trust fund misappropriation

Having signed a five year contract extension at the Penrith Panthers, young NRL star Nathan Cleary has bought a home in the area.

The half-back, who celebrated his 21st birthday on Wednesday, paid $1.05 million for an updated 1970s home just five kilometres from Penrith Stadium.

Cleary has benefited from the decline in the Sydney housing market, paying $150,000 less than its initial asking price.

It came with $1.2 million hopes, before price reductions on the four bedroom home saw it sold after 100 days on the market through PRD Nationwide Penrith agent Daniel Latty.

The home has been updated since last traded for $628,000 in 2012, just as the five year city-wide house boom began.

The home comes with new kitchen and bathroom.

There's a formal lounge with a feature fireplace and a family room which opens onto the raised alfresco that overlooks the pool.

Cleary, who's been briefly up to Bali for an off-season holiday, has been living at home with his parents, Ivan and Rebecca.

He was entering the final season of his contract before he signed on the dotted line in September.

He dispelled rumours that staying at the Panthers had anything to do with the hiring of his dad as head coach, who left the Wests Tigers to take over the role from Anthony Griffin.

"It's got nothing to do with my old man, I was happy to make the decision by myself," he said in a recent Fox Sports interview.

"I don't think I ever thought I was going to leave even with what was going on."

Ivan Cleary won't necessarily need to crash in one of his son's four bedrooms after late night games.

The coach retains a four bedroom home at Leonay which was bought in October 2013 for $1,175,000 during his first stint at the helm of the Panthers who he took over following five years at the New Zealand Warriors.

He also bought at Newport last year after upsizing from nearby.

Cleary and Rebecca paid $2.3 million for the home of professional surfer Ozzie Wright, before demolishing the three bed property and build a brand new $880,000 home with pool on the 525 square metre elevated parcel with ocean views.

NRL star Nathan Cleary buys Penrith home

Boyuan Holdings has sold the Peachtree Hotel in Penrith, Western Sydney for $16.5 million.
It was bought in July 2017 to provide the company with additional revenue.
It sold to an "experienced third party hotel operator," understood to be hotelier Jason Marlow of Marlow Hotels. 
The Boyuan chief executive Caden Wan said the sale followers a strategic review.

The pub stands on a large 10,055 square metre site on Castlereagh Road close to the Penrith CBD.
It was bought from long-time owners the Parras family for $15.5 million.
The Parras family had paid $6.95 million in 2002 before undertaking a major upgrade.

Boyuan sells Peachtree Hotel for $16.5 million

Penrith in Sydney's west is shaping up as one of the city's newest growth hotspots.
The population levels are expected to jump from 195,000 to 260,000 by 2031, and the area's economic catchment is tipped to expand to one million people over the same period.
A number of property developments are slated for the suburb.
The latest is Toga's newest development, Penway Place, on the corner of Union Place and Mulgoa Road.
The first stage of the development will comprise 81 apartments, designed by SJB Architects who won the recent design competition.
They will work with their design partner Architect Prineas on the four-building development that provides a new urban residential and mixed-use precinct.

Fabrizio Perilli, TOGA CEO, said SJB’s design stood out in what was a high-quality field of design competition entrants.
“We received some truly fantastic submissions from highly-respected design and architecture firms, but at the end of the day, SJB and Architect Prineas’ concept for Penway Place most closely matched our own vision for this part of Penrith and the community,” Perilli said.
“The development will draw on feedback from local residents by directly connecting with its environment and the local landscape, finding inspiration in natural elements such as layered barks, gum leaves and earthy textures.
“The project’s key theme is ‘Live Your Way’, and what SJB have put forward will allow the growing Penrith community at Penway Place to enjoy life to the fullest in what is being termed Sydney’s ‘New West’.” 
The first release of the development is set to feature a mix of one, two and three-bedroom apartments, with a number offering views to the Nepean River and neighbouring Blue Mountains. 
Penway Place is also planned to include a vibrant public plaza and retail precinct, providing a lively space for Penrith locals and visitors to enjoy.
There will be a private landscaped podium with a BBQ and seating areas, a community garden, gym, multi-purpose / kids play room and outdoor dog park.
The idea of the ‘New West’ is a key driver in Penrith City Council’s Economic Development Strategy, which has outlined a vision targeting an increase of between 42,000 and 55,000 local jobs by 2031 – across the health, education, tourism, arts and culture, advanced manufacturing and advanced logistics sectors – further boosting the suburb’s future prospects.
“Looking ahead at what the next decade or so will mean for Penrith, it’s exciting times,” Perilli added..
“This population will undoubtedly need access to quality, affordable housing, from first homebuyers to downsizing locals, and this is what we are aiming to provide for the community.”
