A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

Private appointments have now opened for the project, with a display suite expected to open in late 2026 ahead of the planned 2029 completion.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

The focus on first home buyers resonated with purchaser Holly Humphreys, who said she and her boyfriend spent more than a year searching for their first property before shifting their attention from houses to apartments.

"We fell in love with the first house we bid on and got our hopes up, but after repeated knockbacks we learned not to get too attached," Humphreys said.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

"There's a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise," she said.

The project sits&nbsp;to the south of Riversdale Road, just a short stroll from Camberwell Junction.

Outline has previously had success in Collingwood with an eight-level development of 29 dwellings. They also&nbsp;successfully completed townhouse projects in Armadale, Prahran and Fitzroy.

The project at 37 Robinson Road Hawthorn comprises 18 three and four bedroom townhouses, each with their own private garages and courtyards.

Element Residences in East Brisbane has began construction on one of the last remaining spaces along the East Brisbane riverside promenade.

The boutique eight level tower at 248 Wellington Road is being developed by the family-ran development firm Bellevue Queensland. The Zullo family, including the Sydney FC soccer player Michael Zullo, bought the 478 sqm site for $1.5 million in 2020 from developer Alphaprop.

Alphaprop had been planning four full floor apartments with three bedrooms.

But Bellevue had bureau^proberts tweak the plans, turning the three level penthouse to two levels to allow for another apartment. They also changed the number of bedrooms from three to four per apartment, apart from the five bedroom penthouse.

Construction is expected to be completed at the end of the year. 

The five bedroom penthouse has already been snapped up by a local buyer.

The remaining five apartments, all with four bedrooms and a master retreat with opulent ensuite featuring twin rain showerhead and a bath, have been listed for sale, with prices starting from $2.7 million.

"The one per floor offering is definitely the hottest buying requirement for the large downsizer segment of the market," Ray White New Farm marketing agent Hamish Bowman said.

Rothelowman, one of Australia’s leading architecture practices, has collaborated with developer Dahua Group and landscape architect Jack Merlo for Dahua's $300m Hawthorn Park development in Hawthorn East.

We recently spoke to Frances Hall, senior associate at Rothelowman, about the design principles of Hawthorn Park, where their inspiration came from and what were the biggest challenges of the project.

JR: What was Dahua Group’s design brief for Hawthorn Park?

FH: Dahua Group wanted a sense of community and tranquillity in a common garden setting as a transition from the hustle/bustle of Camberwell road. They also wanted a “jewel in the crown” as a gateway signifying element. This was realised with the transparent lap pool suspended between two buildings 18m in the air, the first of its kind in Australia.

JR: Where did you draw inspiration from for the design?

FH: The buildings were sited to respond to the local context and create a public park linking Camberwell Rd and Burwood Rd.  The building forms were influenced by cascading tea terraces stepping into a sunken garden.  This was contrasted with solid podiums addressing the street interfaces which were inspired by boulders in the landscape.  All of the colours inside and outside were influenced by tones found in nature.  Hence the name Hawthorn Park.

JR: What part of the design are you most proud of/excited to see upon completion?

FH: We are most excited about delivering the pool bridge as it is testament to our collaboration with the contractor Hickory Group and the consultant team, to realise a design which resolves many complex requirements.  This includes structural stability and weight, services reticulation, pool maintenance, allowance for movement, acoustics, waterproofing, building code compliance – all whilst maximising transparency and reflectivity in the appearance of the bridge.

JR: Was there anything you tested in the design principles that were different to any other projects?

FH: We had not done a bridge linking two buildings with a pool, so this was a first in terms of the design and how it would be resolved.  (More on that below).

We developed our knowledge with the sunken garden which was not dissimilar to other projects but came with its own challenges on this site.  We tested the idea of immersion in the landscape as you descend the stairs into the public sunken garden, flanked by high rusted walls as if carved out of rock, to direct views to the garden.

JR: How do you collaborate with the landscape architect, in this case Jack Merlo, to make sure the landscaping designs are in keeping with the building designs?

FH: We met with Jack Merlo and the landscape team throughout the process from concept design through to construction documentation, to resolve details and ensure consistency between the architecture and the landscape design.  Jack was both creative and practical working towards the common vision.

JR: What was the most difficult part of the planning process?

FH: We always work collaboratively with all stakeholders including Council Officers. Contour Town Planning consultants were critical in managing the complex requirements of neighbours, council officers, Councilors and client expectations. Thankfully all parties contributed positively to the developed design keeping the approval process out of VCAT. A credit to all those who contributed to the process. We commend the Boroondara council and their team for their contribution and belief in the design and for their positive and proactive approach to this project.

JR: Talk us through the thinking of the special swimming pool deck!

FH: The Pool Bridge serves as both a link between buildings and a recreational space that creates the entry signature to Hawthorn Park.

The intention was to create a counterpoint to the curvaceous building form that complemented the composition but was also a visual challenge that presents the unexpected.

The pool level itself consists not only the 25m lap pool and deck but a separate family pool and sun lounging areas with cabanas for a resort feel.  There is also an internal function space for the residents use that opens to an outdoor bbq space and a communal kitchen garden.

The windows in the bridge floor and the sides are acrylic, which is structurally stable to hold the water whilst allowing views through to the 18m drop to ground.  The stainless steel cladding has a mirror effect (light on the street side and black on the garden side) which enhances the reflections of the water and the sense of a floating object in the sky.

Technically it was a challenge that was met by Rincovitch Structural Engineers, ADP Services Engineers and Commercial Pool Consulting / Aloha Pools including structural products designed and built in Italy.

As with all projects of note, design outcomes need the backing of clients with vision. Dahua embraced the opportunity and created an architecture that talked to context, created a spectacular internal environment and was brave with its innovation.

WA’s leading apartment developer, Finbar Group, recorded $34.6 million in sales in January, the highest level they've recorded since 2006.

The company reported $9 million in sales in a single day on January 25 at its Civic Heart project in South Perth where construction is now underway – a sales record for the company which has been operating in WA for 26 years.

The project, which has an estimated end value in excess of $400 million, will comprise two towers of 39 and 22 storeys, providing 305 residential apartments, four penthouses and 25 ground floor commercial tenancies.

Finbar experienced record sales levels across October, November and December 2020 following initial market uncertainty in the wake of COVID-19, with more than $88 million in sales secured at Civic Heart to date.

Finbar managing director Darren Pateman said the level of sales recorded during the last quarter and for the first month of 2021 signalled a strong return to the market post the pandemic uncertainty coupled with low borrowing costs, ongoing stimulus measures and low stock levels across the country.

“Perth’s property market is really gaining momentum due to low supply, Western Australians returning home from interstate and overseas and buyers and investors who have been watching from the sidelines and deciding to get into the market before any further uptick occurs.

“We have completely sold out of all other South Perth stock so it is perhaps unsurprising that we have seen such strong demand for Civic Heart for apartments of all sizes,” he said.

Mr Pateman said the rebates on stamp duty had definitely been a contributing factor and he urged the WA Government to reintroduce the stamp duty rebate for developments under construction to ensure the ongoing recovery of the local market.

Off the plan sales boom in Perth as Finbar records biggest January sales figures since 2006

Apartment values in Sydney continued to decline over January, posting -0.1 per cent losses, according to data analytics firm CoreLogic.

It follows a -0.1 per cent loss over December and -0.7 per cent in November.

The decline sees the unit market in the harbour city the worst quarterly performer across the country, with values down one per cent, the only apartment market to have seen declines.

Sydney's median apartment value now sits at $734,198. There was some good news for apartment investors who were given a boost over the month. Unit rents rose 0.8 per cent, the first month on month rise since March last year.

Unit rents had declined 5.6 per cent over the past year.

Urban has taken a look at three apartments blocks to secure under the median apartment value.

<h2>Beyond, Hurstville</h2>

Price: One bedroom apartments starting from $585,000.

The Hurstville apartment complex Beyond, developed by Fridcorp, has both of its one bedroom apartments less than Sydney's median apartment price. One beds start from $585,000, while a one bed with study and a parking spot starts from $685,000. Two bedroom apartments are priced from $845,000.

Due for completion this year, Beyond has been designed by DKO Architecture and features Wellness by Fridcorp, Australia's first first precinct designed as a holistic environment that nurtures social, emotional and physical wellness. There's also a 4,500 sqm Beyond retail precinct anchored by Woolworths.

<h2>Bloom Arncliffe</h2>

Price: Two bedroom apartments from $710,000

Buyers can secure a two bedroom apartment in the completed Bloom Arncliffe apartments by developer Wingate in Sydney's south for less than Sydney's median apartment price. One bedrooms start from $595,000 and three bedrooms are priced from $950,000.

The 318 apartments across seven buildings designed by EJE Architecture and built by Richard Crookes Construction are part of the $136 development which also features 36 commercial spaces and a youth centre with basketball courts, a gym and support facilities.

<h2>Kew Schofields Stage 2- Georgette</h2>

Price: Two bedrooms apartments from $570,000.

In Georgette, stage two of Kew Schofields on the edge of Sydney's urban sprawl buyers can secure the most expensive apartment for nearly $170,000 under Sydney's median apartment price. The priciest two bedroom apartment, which comes with a study, two bathrooms and a parking spot, is priced from $570,000.

And apartments in Georgette, developed by Positive Investment Enterprise and designed by PBD Architects, are eligible for the $15,000 HomeBuilder grant. Georgette is set for completion later this year.
