Repeat buyers are one of the strongest measures of confidence in any apartment development.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

Today, Keith says the move has completely changed how he experiences Newcastle.

For Aimee and Lyle Goodman, the journey started almost by chance.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Iris Capital, headed by developer and rich lister Sam Arnaout, is gearing up to launch the third and fourth stages of their multi-award winning $1 billion East End Village project in Newcastle.

The first two stages of East End Village have sold out, with construction of the second stage approaching completion of what will become the city's biggest rejuvenation project.

 Council gives green light for Dairy Farmers Towers, paving the way for Newcastle’s latest apartment development 

Plus Architecture has won the design competition for a $100 million two-tower development on the site of a former big-format retailer in Newcastle.

The redevelopment of the 4726 sqm site at 711 Hunter Street will comprise 267 apartments across two towers rising to 90 metres, as well as 1,400 sqm of commercial space.

Along with the City of Newcastle, prominent Newcastle developers St&nbsp;Hilliers&nbsp;Property and Spotlight Group partnered to run the design competition, which St&nbsp;Hilliers&nbsp;Property project director Paul Smith said had unearthed the best architectural talent and ideas for the prominent West End site.

&ldquo;The quality of architectural design presented by Plus Architecture is really impressive and we look forward to further refining the design by incorporating the jury&rsquo;s recommendations before proceeding to the next phase,&rdquo; Smith said.

&ldquo;With a development of this significance, we will work closely with Plus Architecture to set sustainability targets and quality design outcomes during the more detailed development application phase, including a focus on thermal comfort, energy, waste and water.&rdquo;

Five coastal apartments to consider in NSW

The Newcastle developer GWH has seen a spike in sales of their Newcastle CBD development Sky Residences since the start of 2021.

GWH sales and marketing manager&nbsp;Matthew Waddell puts it down to an increase in investor activity in the region, which posted 3.6 per cent dwelling price growth&nbsp;in March, second only to Sydney in price growth of major regions across the country.

"For this current quarter (January to March), we have seen more sales than any period during the marketing of the project", Waddell says.

There's been a dramatic increase in enquiry from investors, more specifically from investors outside Newcastle, Waddell notes.&nbsp;

Sales spike hits Newcastle's Sky Residences as investors return

Buyers have moved in to the first stage of East End, Newcastle&#39;s newest apartment development, with stage two sales well underway.

The recently completed stage one of the Sam Arnaout-led Iris Capital&nbsp;development in the heart of Newcastle on Hunter Street comprises three buildings, Fabric House, Perkins &amp; King and Washington House.

Each building has been created by a different architect.

The most striking is Washington House,&nbsp;where architecture firm TZG had to incorporate the historic Washington House in to their design which retained the front facade.

Washington House was once the Charleston Studios, operated by the photographer Harry &#39;Henry&#39; Charleston in the 1930s, before being completely remodelled&nbsp;by Washington Handley Soul, of the investment firm now known as Washington H Soul Pattinson.

Washington House features an outdoor landscaped terrace on level three, complete with a private garden, barbecues and outdoor dining.

Durbach Block Jaggers created Fabric House with curved glass and the arched windows, while SJB designed Perkins &amp; King.

Interior design firm Turners handled the interiors.

Around 90 per cent of stage one has sold, with just the nine apartments remaining. Around 50 per cent have sold to owner-occupiers.

Stage two, which comprises Soul and Lyrique, both designed by&nbsp;CKDS Architecture, is around 50 per cent sold.

PRDnationwide agent Ryan Houston says they are seeing a lot of local downsizers and young professionals who no longer want to mow the lawns.

&quot;They want to live the inner city lifestyle,&quot; Houston says, adding that there are out of town buyers&nbsp;from&nbsp;Sydney, as well as areas around Mudgee, Armidale and Dubbo looking for a weekend or even a sea change.

&quot;We are seeing a lot of interest recently in apartments as the market are seeing apartments as the futures of real estate and betting on the fact the market will continue to rise.

&quot;Best thing is that they can lock in a price today at todays prices for only a 10% deposit.&quot;

Arnaout&#39;s Iris Capital are behind the likes of the residential developments Omnia in Potts Point, Grand Bondi Junction and Wattle Hill at Hurlstone Park.

Iris Capital also owns a number of hospital venues&nbsp;including the Manly&#39;s Hotel Steyne and Ivanhoe Hotel. Iris has&nbsp;prominent around the Kings Cross area for a number of years where they own&nbsp;the Bourbon.

On the East End project, Arnaout says &quot;This is something that we won&rsquo;t be able to replicate anywhere else and it&rsquo;s something we&rsquo;re proud to be delivering for the people of Newcastle.&quot;
