Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

Chiwayland International is the property division of conglomerate Chiway Group and is involved in residential and commercial development in China, including affordable housing, office buildings and education.

Chiwayland Australia’s director Brian Chen said the acquisition is part of its strategy to acquire prime sites in Sydney’s growth suburbs close to transport links upon which to develop mixed-use projects.
“Through the planning process, we are exploring ways to maximise urban outcome and community benefit,” Chen said.

The strength of the Sydney property market was evident at The Hermitage estate in Gledswood Hills, with the community’s first ever recent auction resulting in a clearance rate of over 85%.
The latest offering at The Hermitage, Hardy’s Rise parkside release, comprises 31 premium land lots, most of which are positioned absolute parkside with district views.
These lots have been in high demand from prospective buyers with over 100 requests for contracts received prior to yesterday’s auction.
A land release of this size has never been auctioned before in Sydney’s south-west, with the result a clear indication of the current demand for prime property, as well as the strong aspirations of buyers wanting to live at The Hermitage.
Sekisui House estate sales and customer relations manager, Craig Barnes said auctioning land lots was not only a first for The Hermitage, but also for Sekisui House.
Hardy’s Rise parkside release offers park frontage and easy access to the future boutique Gledswood Village including grocer, cafes, health care, country club, bistro, sports lounge and restaurants.
“To date we have sold over 800 land lots and more than 300 houses have currently been completed at The Hermitage since the estate was launched in March 2012” said Mr Barnes.

Strong clearance rate for first release of Sydney's Hardy's Rise

The Property Council of Australia is driving the development of retirement villages due to the level of Australians aged over 65 expecting to double in the next ten years.
A new report released by the Property Council in conjunction with research firm RPS, titled The Five A's of Retirement Living, recommends a suite of actions to promote retirement villages investment that includes setting retirement living housing targets, fast-tracked approvals and making retirement living a permissible development in all residential zones.
Mary Wood, executive director of Retirement Living said by 2025, the demand for retirement living accommodation for people aged over 65 years is expected to double. But at the current rate of development, there simply will not be enough supply of retirement communities to meet demand.
“The rapid increase in the number of older Australians needs to be matched by an increased determination by politicians and town planners to support the development of more seniors housing,” she said.
“Purpose-built homes in retirement communities that are well located and expressly designed to support older Australians to be happy, independent and socially engaged is an important goal – but not one that our planning systems are well placed to achieve."
The report contains a suite of recommendations for state and local governments, including:

<li>Policies that incentivise the integration of villages with the general community; </li>
<li>Development yield improvements including car parking flexibility, landscape area reductions and lower open space infrastructure charges; and</li>
<li>Rate rebates for retirement village dwellings. </li>
