Repeat buyers are one of the strongest measures of confidence in any apartment development.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

Today, Keith says the move has completely changed how he experiences Newcastle.

For Aimee and Lyle Goodman, the journey started almost by chance.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

"We actually catch up more as a family now," Aimee says.

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

Rather than competing with the grand homes that line Kooyongkoot Road, the architectural approach focused on restraint and longevity, using curved brickwork, generous landscaping and carefully considered proportions to integrate with the existing streetscape.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

Marissa Li was the first person to buy an apartment in Mirvac&#39;s Sydney Olympic Park development Pavilions back in 2017.

The 27-year old first home buyer, who was also the first&nbsp;to settle on her apartment in the 35-level Scarlet, the tallest building at Pavilions, was able to secure the apartment with a five per cent deposit through Mirvac&#39;s The Right Start initiative.

Now having moved in, Marissa is paying $100 a week less in mortgage repayments than she was at her rented Wolli Creek apartment. She paid the further five per cent deposit required in instalments over the three years that Pavilions took to build.

When Marissa began looking for her first home three years ago, The Right Start gave her the opportunity to get her foot in the door with a low deposit and ahead of investors. With reassurance from a family member who had bought at Mirvac&rsquo;s Harold Park development, Marissa felt confident about buying off the plan.

Marissa has had plenty of time to consider whether she made the right decision to buy and is adamant she has no regrets.

&ldquo;I am 110% pleased that I bought. I guess you always doubt yourself but I&rsquo;m much happier to be paying off a mortgage than dead money in rent.&rdquo;

Marissa&rsquo;s happiness with her move is not confined to financial concerns but also the ability to live a more sustainable lifestyle.

The toilet and laundry use recycled water and the bins are designed so that recyclable waste is separated. Why first home buyer Marissa Li bought an apartment in Pavilions, Mirvac's Sydney Olympic Park development

Mirvac&#39;s Sydney Olympic Park apartment development Pavilions is the reputable ASX-listed developer&#39;s&nbsp;largest ever single stage development.

The&nbsp;four buildings constructed simultaneously using four cranes at one time.

It&#39;s been strategically located in a growth area where billions of dollars are still to be invested, particularly in the transport infrastructure which will see the commute to the Sydney CBD slashed to just 20 minutes.

The apartments have favoured working professionals, well advanced in their careers, Mirvac&#39;s general manager of residential Toby Long told Urban.

Urban recently sat down with Toby to discuss Pavilions.

&nbsp;JR: Why was Sydney Olympic Park chosen as a location for a Mirvac project?

TL: Mirvac has a long history on the Olympic Peninsula. We delivered the Athletes Village for the 2000 Olympics, which we adapted to create the suburb of Newington, developed more than 900 apartments at Rhodes Waterside, and luxury waterfront homes at Cabarita. So, the location and market were familiar territory for Mirvac and ticked all the boxes for good property investment &ndash; location, amenity, public transport, and billions of dollars in infrastructure on the way.

Sydney Olympic Park lies in Sydney&rsquo;s geographic heart, between the CBDs of Parramatta and Sydney, straddling east and west. It also lies within the knowledge corridor where the smart jobs of the future are concentrated and is key to realising the economic and social ambitions for the Greater Parramatta and Olympic Peninsula.

Olympic Park is also quite unique in being a growth area - a young and vibrant suburb that has a lot to offer. Everything you need is already there &ndash; cafes, restaurants, world class leisure and fitness facilities, train station, retail close by and this incredible 430-hectare parkland, right on the doorstep.

There are billions of dollars still to be invested at Sydney Olympic Park, especially in transport infrastructure, as well as a new high school proposed for nearby Wentworth Point. There will be an Olympic Park station on the Metro West line, with a journey time of just 20 minutes from Parramatta to the Sydney CBD. Light Rail stage 2, connecting Olympic Park to Parramatta is back on the agenda with recent NSW Budget funding to advance planning.

JR: Who did you identify as the buyer demographic when the design was in its early stages, and why this demographic?

TL: The demographic profile at Olympic Park and surrounding suburbs showed that residents are younger and better educated than the NSW average. The dominant age group is 25-34 and 45 per cent of residents have a bachelor degree or higher, twice the NSW average. The population is truly multicultural with around 70 per cent of residents first or second-generation Australians whose parents were born overseas.

Our assumption was that buyers at Pavilions Residences would follow a similar trend and that has been borne out, with a high level of professionals well-advanced on their career journey.

The buyer profile has differed in one significant respect with a far higher proportion of owner-occupiers than investors. Mirvac tends to attract more owner-occupiers because of our focus on quality and longevity. We do have a good following of investors who know that the price premium for a quality property is recouped in lower maintenance and repair costs, and strong capital gain.

JR: What was the design brief for the towers? And was there a shortlist of &ldquo;must-haves?&rdquo;&nbsp;

TL: Pavilions Residences stands at the gateway to Sydney Olympic Park, therefore a strong architectural statement was called for. Equally important was creating a connection with the natural environment and designing around three majestic Moreton Bay fig trees. Two of these decades old trees stand at the Australia Avenue edge of Pavilions Residences, forming a botanical marker for Sydney Olympic Park. The other was relocated to a new position on the site in a delicate six-month operation. The key design principles were:

-Vary the building heights to enrich the future desired scale and character of the precinct; 
-&nbsp;Create a more successful transition from 30+ storey residential towers on Australia Avenue to lower-scale buildings within the precinct; 
-&nbsp;Provide a gateway to Sydney Olympic Park from Australia Avenue south; 
- Minimise overshadowing to communal space; 
-&nbsp;Provide retail amenity and courtyard adjacent to the existing Fig Trees; 
-&nbsp;Use contrasting materials to create visual interest and define the scale and architectural quality of the building; 
-&nbsp;Maintain accessible communal open space with areas for passive and active recreation;

All open space and common areas to have access to natural light and air, and all lift cores open onto large lobbies with windows providing natural outlook and seating. 
 
JR: What did BVN bring to the table? Did they win a design competition? How did the process go for appointing them?

TL: BVN won the Design Excellence competition&nbsp;and then submitted a revised design following amendments to the Sydney Olympic Park 2030 Masterplan. The updated masterplan allowed for increased floor space in response to Government proposals for Metro West and Light Rail connection. This paved the way for a taller gateway tower with more apartments enjoying the sensational views over the district to the city.

JR: What do you feel are the biggest draw cards for buyers?

TL: Buyers seeking quality construction and finishes, and layouts that enhance liveability, are naturally drawn to Mirvac apartments. Pavilions Residences offers Mirvac&rsquo;s customary quality along with a living environment that has been carefully considered to enhance the connection to nature. From the moment you enter Pavilions, stroll along the majestic colonnade past beautiful gardens, you feel uplifted. That feeling continues as you enter the lobby with its exclusive residents&rsquo; lounge, al fresco terrace and co-working space.

The other important factor for buyers is proximity to 430 hectares of parkland right on the doorstep and a location between the two CBDs of Parramatta and Sydney. The advantages of living between these two powerhouse CBDs will become even more apparent as major transport infrastructure such as Metro West and Parramatta Light Rail Stage 2 are completed in coming years.

JR: Can you talk a bit about the Mirvac milestones for Pavilions Residences?

TL:&nbsp;Pavilions Residences was the largest single stage development ever undertaken by Mirvac with the four buildings constructed simultaneously using four cranes at one time. Over 40,000 cubic metres of concrete went into the build, along with 175,000 bricks, 17,200 sqm of floor tiling and 9,100 sqm of balcony pavers.

Innovation has been a constant at Pavilions Residences. LIV Indigo at Pavilions is Mirvac&rsquo;s entry into the burgeoning build to rent sector, offering long term secure leases.

JR: How do you see the Sydney Olympic Park area changing in the next five to 10 years?

TL: Sydney Olympic Park has undergone massive change in the past five years and this will only continue in the five to 10 years ahead. Five years ago, the resident population was only about 1,500; today it is more than 6,000. The Sydney Olympic Park 2030 Masterplan lays out a vision for the future with an expanded Town Centre catering for around 23,500 residents and a daily worker population of around 34,000 and 5,000 students.

As major transport projects are completed, early adopters are likely to reap the benefit, living within minutes of the Parramatta and Sydney CBDs by Metro Rail, while enjoying the rare luxury of parkland right on the doorstep. The East has Centennial Park, the West has Bicentennial Park, more than twice the size with a greater variety of walking and cycling trails.

The purchase comes as Mirvac release&nbsp;the final stage of their sought-after Doncaster precinct, Apartments of Tullamore.

The 699 Park Street&nbsp;development, to be known as Park Street, will home around 200 apartments and is expected to launch to the market in mid-2022, with construction anticipated to commence later that year.

Formerly a hotel, the 6,495 sqm site features uninterrupted park and city views and around 100 metre frontage to Princes Park. It is located within walking distance to Brunswick and Carlton North. The&nbsp;University of Melbourne and the Royal Hospital precinct are part of the local neighbourhood.

Mirvac&rsquo;s Head of Residential, Stuart Penklis, says that the prestigious Park Street site offers an opportunity for Mirvac to strategically expand its pipeline and create a new legacy project at the northern gateway to Melbourne.

&ldquo;Mirvac is focused on diversifying its portfolio across a range of different markets and is always looking for opportunities to create high-quality apartment offerings,&quot; Penklis said.

&quot;In many ways the Park Street site echoes the essence of East Melbourne, an outstanding location with access to the best cultural amenity, right on the cusp of Melbourne&rsquo;s CBD.&quot;

Penklis says the demand from local owner-occupiers looking for quality apartments in well serviced locations continues, but points to a recent uptick in right-sizers.

&quot;Families, couples and singles looking for larger apartments that offer a low maintenance, secure lifestyle, close to amenity &ndash; something that Park Street will offer in abundance,&rdquo; Penklis says.

There were plans already in place for 699 Park Street by Architectus for JW Land, however Mirvac are still finalising the scheme of what they want to create.

Mirvac bolster 2022 apartment development pipeline with Park Street, Brunswick site purchase

Having sold out the first two residential stages of their Ascot Green development flanking the Eagle Park Racecourse in Brisbane, the ASX-listed developer Mirvac has lodged plans for its third stage.

The third, subtropical-inspired apartment block will rise 14 levels with 111 apartments and a rooftop with panoramic city and track views. That will also feature a private dining room and lounge areas.

It will home the community&#39;s first four-bedroom apartments, as well as four integrated terraces with direct access to green open space fronting the racecourse.

The ground level will feature a gym and resort-style pool overlooking the racecourse.

It is anticipated the new release, the third at Ascot Green, would go to market in late 2021 or early 2022, pending approval from Brisbane City Council.

&ldquo;The demand for apartments in Brisbane is extremely high, particularly at the top end,&rdquo;&nbsp;Penklis said.

&ldquo;We&rsquo;re seeing this being driven by a number of factors, including local owner-occupiers capitalising on the strong growth of their family home to secure a generous apartment, upgraders expanding their living space and location, and continued high interstate migration.&quot;

Nearly two-thirds of buyers in Ascot House and Tulloch House&nbsp;came from adjoining blue-chip suburbs like Ascot, Hamilton and Clayfield, a trend in which Penklis suggests will continue in the newest building.

There&#39;s also the intergenerational buyer, where&nbsp;multiple purchasers from one family are seeking individual apartments in the community.

Mirvac Design have described the new building design as an ode to its Ascot surrounds and a reimagination of the classic Queenslander.

Mirvac Design director Nicolas Thioulouse said the architecture of the planned building was guided by the &lsquo;Buildings that Breathe&rsquo; vision and design elements friendly to South East Queensland&#39;s climate.

&ldquo;We have focused on aligning the proposed building with Brisbane&rsquo;s beautiful sub-tropical climate and its truly unique location, surrounded by 50 hectares of green space,&rdquo; Thioulouse said.

&ldquo;In keeping with the peaceful and natural surrounds, residents will enjoy the authentically Queenslander experiences of shade and shelter, and screening and greenery, with the ability to open and close elements as they wish to maximise natural light and ventilation.

The sold-out Tulloch House features 84 one, two and three-bedroom apartments and luxury penthouses, which achieved from $450,000 to more than $2 million. The apartments are due to be completed in late 2021.

The first stage, Ascot House, sold-out all 90 apartments in 2020 and is completed.

It was announced earlier this week Tulloch House, featuring 84 apartments, had sold out, with completion expected by the end of the year.

Mirvac fast-track third apartment stage at Eagle Farm Racecourse development, Ascot Green

The ASX-listed developer Mirvac has secured a sell-out of its Tulloch House apartment development, part of their wider $1.2 billion&nbsp;masterplan alongside Eagle Farm Racecourse in Brisbane&#39;s Ascot.

The 84 one, two and three-bedroom apartments and penthouses in Tulloch House sold for between $450,000 to over $2 million. There has been $18 million worth of sales in 2021.

Construction&nbsp;is well advanced,&nbsp;with the eight-level building&nbsp;recently topping out,&nbsp;with work being finalised on the interior joinery fit-out, balconies and the expansive roof terrace.

The apartments feature panoramic views north across the 50 hectare green space of the heritage racecourse and expansive views to the Brisbane city skyline to the south.

Mirvac reveals FORME, the exclusive final stage at their Apartments of Tullamore project in Doncaster

The ASX-listed national developer Mirvac working alongside Victoria Investments and Properties (VIP), have secured over 100 townhouse sales in their Rockbank&nbsp;masterplanned community Woodlea, west of Melbourne,&nbsp;over the last financial year.

And they rounded out the financial with a bang, snappily selling the full collection of&nbsp;nine of its top end townhouses, the first ever three storey, four bedroom residences released in the 711 hectare development.

They made up the mini-neighbourhood&nbsp;Central Quarter, located in a private neighbourhood next to the newly opened town centre.

The&nbsp;townhouses, created by Mirvac Homes,&nbsp;each have&nbsp;uninterrupted parkfront views. They were priced from $489,999, and were all snapped up within 48 hours&nbsp;of the registrations of interest campaign.

They comprise four bedrooms, two bathrooms, a study area, a double garage and front and rear landscaping.

Woodlea Project Director Matthew Dean said that demand for townhouses in Woodlea have remained strong throughout the past year, with each townhouse release selling out within days of launching.

&quot;We have a growing list of buyers on a waitlist, who are seeking the compelling offering of townhouse living at Woodlea,&quot; Dean said.

&ldquo;These homes come ready to move in, everything is included, even to the extent of a letterbox and fencing, which appeals to a lot of buyers. They can have the house and land dream but without the added setup costs,&rdquo; he said.

Like many other Sydney display suites, the Pavilions display suite is closed.

However the &nbsp;Mirvac sales office at Sydney Olympic Park is open by virtual appointment due to the current Covid-19 restrictions.

Buyers have been told the actual sales office is currently closed until Saturday 10th July pending State Government restrictions.

The project has 1, 2 or 3 bedroom apartments, plus skyhomes and terrace for sale.

The display suite at Portman House, Green Square, Australia’s first residential building to seek WELL v2 certification, is also available via virtual appointment.

At Bondi Junction, the developer Lindsay Bennelong is open but by private appointment only at its Whitton Lane project.

"Due to Covid restrictions only one on one private appointments can be conducted," it has advised.

"Please wear a mask and we adhere to social distancing regulations," it noted.

The Adela, Burwood display suite of Aoyuan International is advised as "closed during lockdown - till further notice."

Meriton advises "due to temporary COVID restrictions private appointments and virtual appointments are now available between 10am – 5pm 7 days a week" at its Pagewood Green Orchid display suite.

Atelier, the Ceerose project at 32 Jarret Street, Leichhardt, advises its buyers that it was "continuing to closely monitor the ongoing COVID-19 situation, with the health and well-being of our customers and staff as a top priority."

"To maximise precautions, and in the interest of your safety all inspections have been moved to private appointments.&nbsp;

"Should you visit there will be some screening questions we’ll need to ask you in addition to practicing safe social distancing guidelines including observing a distance of 1.5m between people and limiting numbers to 3 people per appointment."

The severest closure came when Melbourne developers saw their display suites closed for two months until late October last year with the lifting of pandemic restrictions on open inspections.

Last week the RBA lauded apartment developers using virtual walk-throughs in place of in-person inspections since the pandemic hit the country early last year.

The reference to property development firms using virtual walk-throughs came in a speech from RBA assistant governor Luci Ellis.

Frasers Midtown sales and display centre at Macquarie Park remains open according to its website marketing, but by appointment only.&nbsp;

"Like our team, we request you practice good hand hygiene, wear an approved face covering and maintain physical distancing, by keeping 1.5m away from others.

"Our sales team are also available via phone, video and email according to your preferences, so we can safeguard the health of our customers and staff," its website advised.

The Real Estate Institute of NSW CEO Tim McKibbin noted while the operating environment for agents and consumers is temporarily interrupted, he said the fundamentals remain largely unchanged.&nbsp;

"Demand still outstrips supply and prices can be expected to remain strong, though the pace of growth has naturally eased," he said.

A $3.15 million Walsh Bay sale topped weekend auction results for apartments across the capital cities.

The 136 sqm two bedroom Mirvac-built apartment was set in the Parbury building in the Walsh Bay precinct.&nbsp;

It was among the 333 apartments put to weekend auction across Sydney which saw a 77 percent success rate.

The 401/1 Pottinger St apartment came with Harbour Bridge views.

It has access to an indoor pool, gymnasium plus a 13sqm security parking space and 4sqm storage cage.

Selling agent Adrian Wilson said it was a tightly held complex. although there was a sale of another two bedroom apartment three floors higher on the day before.

The $3.15 million apartment had last sold at $2.125 million in 2017.

It first sold off the plan at $915,000 in 2002.

The Parbury at Walsh Bay won the NSW Heritage Office Heritage award in 2004.

There were 594 auctions of apartments on the weekend, according to CoreLogic, with a 69 percent success rate.

There was an $860,000 median.

Melbourne&#39;s top result was a newly built, four bedroom townhouse at 1/60 Relowe Crescent, Mont Albert North which fetched $1,602,000.

The price guide had been $1.4 million to 41.54 million based on a late 2020 sale at $1.46 million at 47 Boondara Road, Mont Albert North.

Melbourne vendors secured a 57 percent clearance rate from the 208 apartments and townhouse offerings.
