In Melbourne’s established inner east, the qualities that define a traditional house, width, height, and access to open ground, are increasingly difficult to replicate in new residential developments. Larger landholdings are scarce, and with them, the ability to create apartments that extend beyond compact, internalised layouts.&nbsp;

In <a href="https://www.apartments.com.au/developments/kew-vic-3101">Kew</a>, where the residential fabric is shaped by generous setbacks and mature tree canopies, that tension is especially visible.

<a href="https://www.apartments.com.au/developers/ricdanic-investments-pty-ltd">Ricdanic</a>&nbsp;is bringing forward a boutique collection of just 13 residences across two buildings at 9–11 Wimba Avenue, Kew. Comprising six homes at No.9 and seven at No.11, the project sits on a quiet, tree-lined street just off Cotham Road.&nbsp;

Each apartment has been planned with a level of independence more commonly associated with standalone dwellings, balancing privacy with the efficiencies of apartment living.

Architect Chris Idle, who has been practising for over two decades, says projects like this don’t come along often.

“There are very few opportunities to do these kinds of developments in leafy, established suburbs,” he explains. “To get this level of amenity, natural light, and architectural freedom in such a setting is extremely rare.”

The internal planning begins with width. Living areas extend beyond five metres, allowing furniture, circulation, and glazing to sit comfortably within the same zone without compression. Ceiling heights shift from three metres through to five metres in select areas, changing the sense of scale as you move through the apartment. These proportions are paired with double-glazed windows and fully electric systems, balancing volume with performance, supported by a 7.2 NatHERS energy rating.&nbsp;

From the main living space, the apartments open directly outward. Large sliding doors connect to private gardens averaging 125 square metres, with some residences also incorporating balconies of around 60 square metres. Rather than acting as secondary outdoor zones, these areas sit flush with the internal floor level, extending the usable footprint of the home and allowing for multiple modes of use, whether for quiet daily routines or larger gatherings.&nbsp;

The landscape, led by <a href="https://www.apartments.com.au/landscape-architect/john-patrick-landscape-architects">John Patrick</a>, reinforces this relationship. Across the site, 23 different plant species have been introduced, including a mix of native and established varieties, arranged to maintain privacy while preserving sightlines and light access. Gardens are not treated as decorative buffers but as functional extensions of the apartments, shaped to accommodate movement, seating, and informal use over time.&nbsp;

Architecturally, the project draws from Kew’s historic residential language. Handmade bricks by Krause define the exterior, grounding the buildings within the material palette of the suburb, while interior finishes, stone, timber flooring, and restrained detailing, continue this approach internally. Architect Chris Idle describes the intent as long-term rather than stylistic: “We wanted it to feel timeless.”&nbsp;

This emphasis on durability extends to how the buildings are accessed and secured. Entry is managed through keyless systems, with a double-gated basement incorporating number plate recognition for vehicle access. Each residence is paired with a private lock-up garage accommodating two to three cars, alongside storage, while all entry points are monitored continuously. These measures sit alongside EV readiness and fully electric infrastructure, aligning the project’s operational systems with its long-term design outlook.&nbsp;

The setting remains central to how the development is experienced. Located within walking distance of Kew Junction and close to established schools including Carey Grammar and Xavier College, the address benefits from existing infrastructure while maintaining a residential quietness that is increasingly difficult to find at this scale.&nbsp;

Construction is being delivered by <a href="https://www.apartments.com.au/builders/sinjen">Sinjen</a>, with a 10-year structural guarantee, with completion targeted for mid-2027.

Inside Wimba Ave, Kew’s garden-scale residences designed for space and permanence

High-end Sydney developer&nbsp;<a href="https://www.apartments.com.au/developers/abadeen-group">Abadeen</a> has secured approval for one of its latest Mosman projects, one of the first developments approved by Mosman Council under the NSW Government’s Low and Mid-Rise Housing Policy.

The approval represents an important step in delivering well-considered housing next to established village locations on Sydney’s Lower North Shore, in line with the intent of the Low and Mid-Rise zoning framework.

There are currently 13 other sites lodged within Mosman Council under the policy, with <a href="https://www.apartments.com.au/new-apartments/27-29-heydon-street-mosman-nsw-2088">Heydon Street</a> among the first to receive development consent. 
&nbsp; 
Abadeen Founder and Executive Chairman Justin Brown said the project reflects a considered and appropriate response to its planning context. 
&nbsp; 
“This approval demonstrates how carefully considered, design-led development can align with the objectives of the Low and Mid-Rise Housing Policy," Brown said.

"The scheme has been designed to respond sensitively to its village setting, with a built form, scale and level of amenity appropriate to its local context. The determination reflects a balanced and considered planning outcome, with Council recognising the capacity for this site to accommodate additional housing within a well-located and established precinct.”

The Heydon Street approval followed extensive consultation with Mosman Council, with Abadeen working closely with Council throughout the assessment process.

The approved scheme comprises 27 residences, with only four per floor, creating a low-density living environment. The building will include four half-floor penthouses designed to capture views across Middle Harbour, Sydney Harbour and the surrounding district.&nbsp;

The project is expected to appeal to downsizers and owner-occupiers seeking house-like proportions, privacy and local convenience. There will be north-facing Middle Harbour views from the second level upward. It is also just a flat 100-metre walk to Bridgepoint Shopping Centre, which will appeal to owner-occupiers and in particular downsizers.

Two-bedroom residences are expected to be priced from $1.99 million when sales launch later this year.

In Mosman, Abadeen recently completed The Hampden, with Mosman Residences on the corner of Spit Road and Clifford Street scheduled for completion later this year. Construction has also commenced at Burran Residences, comprising three full-floor ultra-premium homes positioned just 50 metres from Balmoral Beach, with residences expected to achieve prices in excess of $20 million. Martello has unveiled <a href="https://www.apartments.com.au/new-apartments/aere-chevron-island-18-20-mawarra-street-chevron-island-qld-4217">Aere Chevron Island</a>, a collection of 33 large-scale two-, three-, and four-bedroom apartments across an 18-storey building on Mawarra Street.

Martello™ enters Gold Coast market with wellness-led Chevron Island development Aere

Development approval has been granted for Crescent, a boutique waterfront project on one of Palm Beach's most coveted and rarely developed streets.

Launched to market this month, <a href="https://www.apartments.com.au/new-apartments/crescent-palm-beach-34-36-murlong-crescent-palm-beach-qld-4221">Crescent</a> will occupy four combined lots with frontage to both Murlong Crescent and Tallebudgera Drive. The project is among the first new developments to get a green light on the creekside strip, home to only 21 tightly-held properties.

“Murlong Crescent is one of those streets that people discover and never want to leave,” said Andrew Erwin of NPA Projects, who is leading sales and marketing.

“The lifestyle here is genuinely hard to find anywhere else on the Gold Coast.”

Designed by Queensland firm ᴮʸculprit and developed by DCS Property Group, Crescent offers two and three-bedroom residences across four levels, ranging from 119 to 283 sqm and priced from $2.5 million. Builder SNBX Constructions has been appointed, with completion expected in mid to late 2028.

Residences face north to Tallebudgera Creek, with views that extend to Burleigh Headland. Upper levels also capture canal and hinterland views to the west.

“The creek is tidal, so it changes constantly. The colour, the light, the mood of it,” Erwin said.

Crescent Palm Beach approved as sales launch

The Albanese and ACT Governments have struck a deal to unlock nearly 5,000 new homes across Canberra, with more than 1,700 earmarked exclusively for first home buyers.

The agreement marks the second formal partnership under the Federal Government’s election commitment to deliver up to 100,000 homes for first home buyers nationally, working alongside state and territory governments and industry.

At the centre of the deal is a $250 million funding injection from the Albanese Government, targeting enabling infrastructure to bring forward new housing supply across a number of key precincts in the ACT.

That includes funding to unlock 75 homes in the Kingston precinct, support new development in Weston Creek, and deliver estate works across the territory that will facilitate more than 500 homes by 2034. Additional investment will go towards relocating powerlines, water infrastructure in Molonglo Valley, and further expansion of the Ginninderry regeneration precinct.

Housing Minister Clare O’Neil said the agreement was about making it easier for first home buyers to enter the market, particularly in a housing environment that continues to challenge affordability.

“We’re determined to make it easier for young people and first home buyers to achieve the dream of owning a home,” O’Neil said.

“We know the housing market is tough, and we want Australians to know that Labor has got your back.”

The announcement builds on more than $800 million already committed to housing in the ACT since 2022, according to Finance Minister and ACT Senator Katy Gallagher, who said the latest funding would help ensure national housing programs are translating into real supply on the ground.

“We’re working closely with the ACT Government to unlock land and invest in the infrastructure needed to get these homes built sooner,” she said.

For the ACT Government, the agreement aligns with its broader target of delivering 30,000 new homes by 2030, with Chief Minister Andrew Barr pointing to the role of coordinated planning and infrastructure investment in accelerating delivery.

“Now, thanks to our agreement with the Albanese Government, this work is about to reach a new level,” Barr said.

The deal sits within the Federal Government’s broader $45 billion housing agenda, which includes initiatives such as the Housing Australia Future Fund, the Help to Buy shared equity scheme, and incentives aimed at increasing construction capacity and reducing barriers to development.

The area in and around Anstey Station, in particular, is establishing a reputation for high-end sustainable and community-driven design, with Milieu's Breese Street the latest project intent on becoming reality. DKO Architecture and Breathe Architecture have collaboratively designed the seven level project which Milieu notes as being their most community-centric to date.

So much so, design presentations took place last week with prospective residents, with the intent of refining the design further. 

This week's round of consultation follows on from a ‘Liveability Survey’ conducted for the project earlier in the year, facilitating the free exchange of ideas on all aspects of the building’s design. One outcome of the design symposium will see Breese Street limited to a maximum of five apartments per floor.

Described as a “backyard in the sky”, the building’s rooftop will see a communal vegetable plot plus native plants selected by landscape design practice MALA.

The intent is to create a bionetwork capable of attracting and sustaining butterflies, birds and introduced animals such as frogs.

Rooftop aside, Breese Street is targeting a 7.5 Star Energy Rating, positioning it as one of Melbourne's most environmentally sustainable developments. No energy will be required to heat or cool the building due to the characteristics of the project's design, although a 30-kilowatt PV solar panel system will be incorporated across Breese Street's sloping roof.

Developer Milieu Property has stepped up in scale with their latest residential project.

Specialising in small scale developments to date with a slant toward progressive urban design, the firm has now taken 121 Lygon Street on the western side of Lygon Street to planning. In a broader sense 121 Lygon Street is a continuation of Fieldwork's trademark look that has seen the firm shoot to prominence.

The townhouse component fronting Edward Street takes design cues, particularly in the brick work presentation, from other Fieldwork projects such as <a href="http://www.fieldworkprojects.com.au/projects/ruskin-st-elwood">Ruskin Street</a>, <a href="http://www.fieldworkprojects.com.au/projects/clyde-st">Clyde Street</a> and <a href="http://www.fieldworkprojects.com.au/projects/armadale-townhouses">Armadale</a>. The taller structure fronting Lygon Street is also typical of a mid-rise Fieldwork project.

In this regard 121 Lygon Street is straight out of the Fieldword playbook, and features vertically ribbed concrete panels akin to their other designs such as <a href="http://www.fieldworkprojects.com.au/projects/patch-apartments">Patch Apartments</a> and <a href="/developments/fitzroy-north-vic-3068">249 Queens Parade</a>.

Of late all of the developer's pursuits have been confined to Fitzroy, Collingwood, Brunswick and surrounding suburbs. According to Milieu Property the latter project is a joint design effort between DKO Architecture and Breathe Architecture, and will include 1, 2 and 3-bedroom apartments with a targeted 7.5-star sustainability rating outcome.

Milieu Property moves on Lygon Street's established apartment strip

It's a period of intense activity for Melbourne-based Milieu Property with the expanding developer recently notching a significant milestone as a string of boutique projects come to the fore.

Milieu Property has won its first international gong at the recent Asia Pacific Property Awards, taking out the Project Marketing category for the 5-Star award. The recognition relates to Peel by Milieu, the developer's sold out Collingwood apartment project that is currently in the early stages of construction.

The Asia Pacific Property Awards are judged by an independent panel of 70 industry experts, with judging focuses on design, quality, service, innovation, originality, and commitment to sustainability.

An onsite display gallery bolstered by innovative print, online and outdoor advertising formed the backbone of the award-winning sales campaign with exhibitions also held within the onsite building which was heavily modified to create the display suite.

In a novel move, Milieu Property also created the 'Melbourne Milieu Broadsheet’, which had a print run of 20,000 copies and was distributed locally in order to garner awareness for both the development and display exhibitions.

Milieu Property are hoping to replicate the success of their Peel Street endeavour with their latest project to hit marketing: Nth FITZROY.

Designed by Fieldwork, the project will feature 26 apartments within a skinned building, with operable external louvres set to maintain a dynamic look over the exterior. Interiors for the project have been designed by Flack Studio, with double glazed windows and cross ventilation for each apartment.

Fieldwork have also designed Milieu Property's latest project at 2-8 Barry Street, Brunswick. With approval in place for a four level apartment building containing 36 apartments, Milieu Property have elected to pursue a more modest residential project of 21 dwellings within a four and five storey building.

Although Milieu Property expected the project to hit the market in mid 2016, the scheme is still with Moreland City Council with further assessment sought after the initial application advertising period.

Milieu Property nabs an international award and launches Nth FITZROY

Urban.com.au recently spoke with <a href="http://milieuproperty.com.au/">Milieu Property</a> co-founder and Director of Milieu Built (Milieu’s associated construction company) Michael McCormack about the company's ethos and values, their work and how Milieu was conceived.

The discussion with Michael began with his career post schooling as a carpenter; despite enjoying the trade wanted to become far more involved in the entire development process. He subsequently went back to study construction and it was during this time that he landed a position with Sinclair Brook, a project management firm that focuses on property development on behalf of large scale institutional clients, and which also supervised some of the larger scale projects in Melbourne.

Michael plied his trade there for seven years but came to realize that large scale projects weren't at his heart. Michael wanted to focus on something that he could relate to, such as the family home, something he believes everyone can relate to, and is of a scale that is far more relatable. Subsequently Michael shifted to BPM who are now much more of a large scale developer, but at the time were developing the types of projects that Michael and Milieu are currently pursuing - small scale apartment and townhouse projects.

Laurence Dragomir: Looking through Milieu's body of work, would it be fair to say that you develop a product that is geared more towards the owner-occupier market than say the investor?

Michael McCormack: 100%. Our target is myself, my friends, my family and when I say my family I mean my sisters. So I look at the established house prices in areas that I'd like to live in and appeal to me like Fitzroy, Carlton, North Fitzroy etc. and it's unaffordable for someone my age. I started thinking, well I can't afford an established home in that area, but I want to live in the area just not in an a large scale apartment building of say 200 apartments.

So what's the gap in the market? The gap in the market is something that I want to live in and how do I create it? That has been my focus, I suppose, since we started so that's very much why our developments are owner-occupier focused.

LD: Do you see in the foreseeable future an opportunity or desire to go up in scale, not so much high-rise but more an increase in density?

MM: Up until recently we have been doing smaller scale projects like 5 townhouses or 11 apartments for example, and we're about to launch a project in Collingwood called Peel, that is 35 apartments but again its focus is absolutely on occupiers. That has sort of been the mantra for the project - apartments to live in.

We looked at some of the apartment projects in the area and we noticed two things: there's kind of the larger scale apartment projects which are more geared towards investors and then there's a group of really nice apartment projects but they're often unaffordable. We've tried to pick the gap there and say let's focus this on owner occupiers whilst still creating apartments that are affordable.

<figcaption>Peel by Milieu.</figcaption></figure>LD: You've worked previously with architects such as <a href="http://www.dko.com.au/">dKO</a> and <a href="http://www.fieldworkprojects.com.au/">Fieldwork</a>. What is your process in terms of engaging the architects you work with and picking the right architect for the right project?

MM: Initially we try and work with the same group of consultants, the same team consistently through our projects and we work with a select group of architects and dKO and Fieldwork are in that strand of architects. Cjoice of architect is based upon seeing whether the firm has similar ideals, aspirations and passions that we do for development. If you look at Fieldwork they've got a publication, Assemble Papers which is all about small footprint living.

Their interests in terms of development align very strongly with our own and that extends to design quality and design integrity - the guys we work with are unbelievable at what they do.

LD: I guess the hot topic at the moment in the industry is apartment standards, what is your take?

MM: It's a really interesting discussion and I think it really is an ongoing discussion. I know the guys from Assemble Papers are working on something in relation to it which I'm participating in and they're asking some interesting questions; not necessarily about asking people if they want a larger apartment because a lot of people will say yes, but they're asking would you be willing to sacrifice size for design. For instance would you rather a 45sqm well designed apartment over a 50sqm stock standard apartment? And I probably align with them on that.

I don't think you get the best outcome by prescribing a minimum apartment size. We respond to context and I think designers are very good at what they do; design is better if you do respond to context and the market rather than designing by a checked box which is unfortunately what SEPP 65 has done in Sydney. So you get apartment developments which respond to and meet all the requirements but aren't great.

What we do in inner Melbourne is try to unlock really small sites for appropriate development but often the requirements are so prescriptive that these sorts of sites cannot to be unlocked.

Ultimately I'm all for well designed apartments with quality amenity for the occupier and most of the principles the Better Apartments discussion paper talks about, but I don't think it needs to be so prescriptive.

LD: When are you looking at launching Peel? 

MM: We're going to launch it in early July. We've got a display suite on site and as part of that display suite we'll be running a series of exhibitions in a gallery within the space at the same time which is linked to <a href="http://milieuproperty.com.au/instagram">Melbourne Milieu</a> which we've launched on our website. We've sought to work with a group of photographers to catalogue Melbourne. It's not about our projects, you won't see our buildings or anything related to our projects.

Melbourne Milieu is more about hanging out in Melbourne and what inspires us. The photography exhibition is kind of an extension of that coupled with a Broadsheet publication that we're going to launch shortly.

Peel Street's a really important project for us and I think it's really the next step for us in terms of focusing on the occupier, but also moving towards trying to create something even more affordable than the work we've been doing up until now. What we have been doing to date is providing townhouses that are below an established house price but the reality is that not everyone can afford a townhouse so it's taking that next step to create apartment spaces that are very livable but are also attainable to people my age and younger.
