For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.

At <a href="https://www.apartments.com.au/buildings/9-gay-street-castle-hill-9-gay-street-castle-hill-nsw-2154">9 Gay Street</a> in <a href="https://www.apartments.com.au/developments/castle-hill-nsw-2154">Castle Hill</a>, it starts with around $7 million in reserve.

It's an unusual legacy of what was once one of Sydney's highest-profile apartment remediation projects. When the development, originally known as Skyview and built by disgraced developer Top Place, came under scrutiny by then NSW Building Commissioner David Chandler, an $11 million remediation bond was negotiated to ensure any building defects could be fully rectified.

The building underwent an 18-month remediation program, during which around $4 million of that bond was spent bringing the building up to the standard it should have been in from the outset.

After extensive inspections, all active rectification orders have been lifted. What's more, around $7.2 million remains secured for the Owners Corporation for the next 15 years.

In a twist few would have predicted, what began as a significant concern for purchasers has left the building with something almost unheard of in the apartment market: a multi-million-dollar financial reserve from day one.

Equitifund National Sales Director Ben Hamblett said demand in the Hills District continues to be driven by buyers seeking convenience and connectivity.

Why now is the time to buy in Melbourne's premium apartment market

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

Why locals are buying an Yves, Mermaid Beach apartment

The Abedian family are back in the property development game.

Soheil Abedian, founder of the prominent Queensland developer Sunland Group, which has been shedding its property assets in recent years with a view to wind-down operations, has filed plans for an owner-occupier focused apartment tower on its recently secured&nbsp;Mermaid Beach site.

The amalgamated site at 35-41 Peerless Avenue is located&nbsp;less than 400 metres from Sunland&#39;s nearby luxury tower 272 Hedges which is nearing completion, and is next door to the recently completed Bela by Mosaic Property.

Abedian has had Spatium Architects draw up plans for the development, another focused on the owner-occupier, with the majority of the 124 metre high tower dominated by three-bedroom apartments.

Niecon Developments stack up $300 million Gold Coast apartment development pipeline

The wave of low-rise apartment developments in the best pockets in Mermaid Beach is continuing.

The new plans are on the exclusive Albatross Avenue, the beachside strip just south of&nbsp;Hedges Avenue, dubbed the millionaire&#39;s row of Mermaid Beach. Albatross is still revered, considered the next best street in the small Gold Coast enclave.

The latest plans has been filed by a company co-directed by Alroe Constructions&#39; Tye Alroe, who is seeking to create a four-level, eight-apartment project at 120-122 Albatross Avenue.

There will be just two apartments per floor.

The design statement from Impact Design the two per floor villas will&nbsp;provide a high standard of liveability and generate an appropriate scale in the developing context.

&ldquo;The villas provided are large liveable dwellings that can cater for families and focus on maximising natural ventilation and natural light,&rdquo;

Each villa will feature open plan living arrangements with dining, living and kitchens opening onto generous outdoor living spaces.

The three-bedroom villas all consist of two-and-a-half bathrooms, with villas three to eight also including an additional multi-purpose area.

Architecturally, the design is contemporary and minimal. Lending itself to the beachside locality, the building is characterised by white feature walls, timber look cladding, natural timber look screens, raw stone and a natural tonal palette.

First look: Luxury apartments to hit Mermaid Beach's Albatross Avenue

Landing on the corner of Lavarack Road and Albatross Avenue, SK2 Property, in conjunction with the property owner, Cavan Properties,&nbsp;lodged&nbsp;an application over the site of the current BSKT Caf&eacute;.

The 95 sqm&nbsp;caf&eacute; will be retained as part of the new development proposal, with a collection of three and four-bedroom apartments set to sit above the space.&nbsp;The owners (Cavan Properties) built the original caf&eacute; for the local community in 2013 and wish to retain its operation in keeping with Nobby&rsquo;s beach lifestyle. The site forms a focal point of the future connection between the proposed Nobby Beach light rail station and Mermaid Beach.

BDA Architecture were engaged to design the project which will deliver six luxury apartments, designed in a two apartments per floor arrangement, with the exception of the ground floor and the upper most residential level of the development

Main indoor living areas and bedrooms are oriented toward the street frontage of Lavarack Road and Albatross Avenue, where they lead out onto generous outdoor living spaces capturing unobstructed ocean views,&nbsp;designed to create a &lsquo;light-weight&rsquo; sense of built form presence in the streetscape which is achieved by the clean sleek lines of the balcony edges which are landscaped and complemented by glass balustrades and fluted concrete.

The ground floor level of the proposed development is divided into two distinct sections, that being the BSKT caf&eacute; and a ground floor apartment.

The roof terrace feature of the building creates a signature cap to the built form, carrying through the clean straight horizontal lines achieved by the balcony form in the levels below, and emphasising the contemporary coastal architectural theme of the development.

The roof terrace is a private recreation space for the full storey penthouse level below comprising a pool, sundeck, sunken terrace and barbeque area with dining and lounge seating.

The south-western corner will home undercover facilities such as a laundry, powder room, plant room, internal staircase, lift shaft and fire stairs.

The perimeter will incorporate planters, continuing the green space up the building, while reducing the perceived bulk and scale of the building. The planting around the terrace level will contribute to the bespoke architectural design of the building while also providing level of privacy to the residents.

An expansive terrace wraps around the extent of the north, east and southern side of the ground floor apartment, with private pedestrian access to the terrace of the ground floor apartment granted via Lavarack Road.

Four three-bedroom apartments will occupy levels one and two, with two per level, all with walk in robes and ensuites, a powder room, study and a laundry. The main indoor living and dining areas lead directly onto expansive private open space balconies with some apartment oriented towards the street frontages of Lavarack Road and Albatross Avenue, optimising access to natural daylight and breezes.

Level three will comprise the penthouse, consisting of the master suite on the south-eastern corner of the floor plate. Cavan Properties to build apartments above BSKT cafe in Mermaid Beach 

Gold Coast locals have descended on Melbourne developer Hirsch &amp; Faigen&#39;s third Gold Coast apartment project, Yves.

The Mermaid Beach development is now 50 per cent&nbsp;sold since its launch, which has prompted Hirsch &amp; Faigen to bring forward construction, which will be handled by Hutchinsons, to May.

Most of the buyers have been local to the Gold Coast, the majority coming from within 50km of Mermaid Beach.

Making a turn to focus more exclusively on luxury, boutique developments, residences will feature high-end finishes with coastal inspired interiors, shifting their focus to some of the most sought-after coastlines in Australia, like Mermaid Beach, where the group have lodged four multi-residential development applications for.

The Seagull Avenue project will see four full-floor units created, with three-bedrooms and two-bathrooms.

MAYD will demolish an older residential building at 120 Hedges Avenue with plans for two luxury, four-storey houses.

Level one will comprise four-bedrooms, while the living areas, main kitchen and dining are on level two.

Level three is the rooftop level, inclusive of enclosed entertainment spaces, dry bars, and a rooftop pool, with the basement level featuring a wine/whiskey cellar, storage rooms, a surfboard storeroom, and a gym.
