Growing national developer Time &amp; Place has announced its fifth new apartment development.

With two projects in Manly and two upcoming in Surry Hills and Potts Point, the developer, which expanded beyond Melbourne just a few years ago, is now heading to Mosman. It is planning 53 new apartments on Redan Street.

The 3,233 sqm site, spanning <a href="https://www.apartments.com.au/new-apartments/40-48-redan-street-mosman-nsw-2088">40–48 Redan Street</a> with frontage to Redan Lane, is located just under 400 metres from Spit Junction Town Centre. It is reported the developer paid around $100 million for the five-site amalgamation.

Time &amp; Place, founded by Tim Price and backed by James Packer’s private investment firm NPACT, has submitted the project as a State Significant Development through the NSW Government’s Housing Delivery Authority pathway.

Of the 53 apartments, 42 will be released to the market, with the remaining 11 allocated as affordable housing in line with NSW Government requirements.

fjc Studio has designed the building. In its Design Report, the architect said the diverse mix of dwelling types and sizes, including 11 two-bedroom affordable housing units, 40 three-bedroom apartments, and two four-bedroom residences, will support a broad demographic, including families, downsizers, and key workers.

The development will rise to nine levels, a height encouraged by the NSW Government due to the site’s proximity to Spit Junction, which has been identified as a low- to mid-rise centre. Developments within a certain proximity to these centres are permitted increased height.

fjc said the project “achieves an appropriate density outcome for its setting by balancing increased housing supply with strong amenity performance,” adding that it “makes a measurable contribution to NSW housing supply targets through the delivery of additional dwellings and dedicated affordable housing.”

The new development will replace five existing two-storey homes.

“By aligning with the objectives of the Housing SEPP and applying careful architectural and urban design principles, the development provides high-quality residential accommodation that integrates sensitively within its established Mosman context and delivers enduring benefits to residents and the wider community.”

Mosman has become increasingly popular with developers in recent years.

Developer Abadeen has been particularly active, with Mosman Residences currently on the market and under construction on Clifford Street. It also has an upcoming Burran Avenue project, comprising just three apartments on the Balmoral Slopes, and recently secured the Midas and Honeysuckle nursery site on Military Road.

Prosker Property has a project on Redan Lane, just a few doors down from Time &amp; Place’s proposed development.

Developers including Toohey Miller, DARE Property Group, and WINIM also have projects underway in the area. In 2024, a five-year target was set for the Mosman LGA to increase housing supply by 500 dwellings by 2029.

Time &amp; Place entered the Sydney market with Two Tides, its under construction Manly development. Given its sales success, it has secured another development in the area, more boutique, facing the beach on North Steyne.

They are hoping to launch their redevelopment of The Chimes in Potts Point this year, and next year will look to take to market Marlborough House, an adaptive re-use of the landmark David Jones warehouse in Surry Hills.

Melbourne property developer Salter Brothers has confirmed that, following an extensive selection process, an Early Contractor Involvement (ECI) Agreement has been signed with Camillo for its new Ivanhoe apartment development, Candela Ivanhoe.

Beyond Candela’s smart and flexible floor plans, a focus has also been placed on creating sustainable and energy efficient homes, with the building set to achieve a 7-star energy rating.&nbsp;

Samma Property Group announced the acquisition of the new site, with plans to deliver a townhouse project that will offer unparalleled architecture, landscaping and interior design set to offer sustainable design features not yet seen before in the City of Banyule.

Through conscious detailing and thoughtful use of materials, DKO has designed a series of townhomes that sits boldly within its suburban environment and provides a strong connection to the local community’s history and culture.&nbsp;

The approach to interior design will see local foliage hues reflected within the townhomes, drawing on Australian Impressionism to reflect the area’s heritage.

Renowned studio Eckersley Garden Architecture has been commissioned to curate the landscaping, with each home including a designed dedicated garden, which will also enhance the verdant reputation of Ivanhoe.

Samma Property Group Director Daniel Abdelmalak said that the site presents a unique opportunity to vitalise an exclusive pocket in Ivanhoe via the suburb’s most significant townhome precinct.

“This project will provide housing diversity to suit everyone from first-home buyers to young families to right-sizers. Melbourne tops Sydney for smart property investment according to developers Samma Property Group, who has seen a large number of sales of its Ivanhoe project, Samma Place, come from Sydney buyers looking for strong value for money in well-known Melbourne areas.

Having launched to the market late last year, construction on the project is now underway, with an number snapped up by Sydneysiders.

Samma highlighted Ivanhoe&rsquo;s convenient location, affordability and accessibility &ndash; both of which are becoming increasingly hard to come by in Sydney &ndash; as a main driver for the interest in the project.

The sales results come as Melbourne&rsquo;s inner suburbs&rsquo; apartment market continues to defy the wider housing slowdown, with the median apartment price in East Melbourne rising by 6.2 per cent in the first quarter, according to CoreLogic.

Samma Property Group&rsquo;s Head of Project Sales, Christopher Rice,&nbsp;said the innovative project has been well-received by buyers, with the team thrilled with the interstate response.

&ldquo;Our buyers to date have expressed that they are attracted to an affordable price point, in a growth corridor less than 10 kilometres from the CBD,&rdquo; said Rice.

&ldquo;Strong rental returns, and the employment hub of the Austin Health Precinct are key for capital growth in the future increasing yields.&rdquo;

&ldquo;In Sydney, you need to travel 40 kilometres from the CBD to find this sort of affordability, and you don&rsquo;t get the added benefit of an established and affluent suburb,&rdquo; he added.

CoreLogic data indicates the median unit price in Sydney is $830,534, while in Melbourne it&rsquo;s just $370,255, and as interest rates continue to rise, apartments will continue to become a more attractive alternative, Rice noted.

Samma Place&nbsp;apartments have been designed to meet Better Apartment Design Standards (BADS) and reach&nbsp;a 4-Star Green rating.

In addition to the apartments, Samma Place Linden, the first stage of the development, will also be home to nearly 1000 sqm of commercial spaces, with subsequent stages set to include a grocery store, a caf&eacute;, and office space.

Investfox Property Group Director and Sales Agent for Samma Place, Vikrant Malik said they had seen a rapid rise in interest in Melbourne from Sydney buyers, with the city recently being crowned Australia&rsquo;s most liveable city yet again, along with the growth expected over the next four to five years.

Eventually, the gap will close, but it&#39;s&nbsp;unlikely that will happen by a reduction in house prices, so apartment prices will only continue to rise, making investing now a very lucrative opportunity.&rdquo;
