New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Non-major lender CUA has amended its lending policies to make it easier for people to access finance for apartment purchases, with the changes targeted at the owner-occupied unit market.
On the whole, these changes are designed to help more apartment buyers to qualify for a CUA home loan, CUA general manager of sales, Andy Rigg advised.
“Some of the changes are also designed to manage the risks from forecasts of an apartment oversupply in some Australian cities in the coming two years,” Rigg said.
The changes include CUA changing its definition for what it considers to be high density apartments.
Last week CUA issued a media release to correct mis-reporting of changes to its apartment loan criteria in Fairfax Media publications. 
The mutual said it had not introduced a policy of not lending for the purchase of apartments of less than 40 square metres.
It indicated that it had been its long-standing policy. 
It did recently amend its definition of a "high density apartment" to apply to buildings with six or more floors or more than 50 apartments.
It had previously classified a high density apartment as one in a complex with four floors or more than 30 apartments.

HashChing surpasses $1 billion worth of home loans

The number of home loans in arrears rose for the seventh consecutive month in May, according to the Standard &amp; Poor’s Performance Index, commonly referred to as SPIN.
Australian Broker noted it shows that 1.21 percent of “prime” residential mortgage-backed securities (RMBS) were in arrears in May, up from 1.14 percent the previous month and 1.07 percent a year earlier.
The index measures the weighted-average arrears more than 30 days past due on loans in RMBS transactions.
It also showed that arrears were higher amongst the banks.
The major banks’ 90 day-plus arrears rose four basis points to 0.48 percent, while non-banks fell a point to 0.17 percent. 
S&amp;P noted that the non-conforming remains low by historical standards and well below the 2009 peak.

RMBS home loan arrears edge slightly higher

Lenders are flooding the home loans market with enticing honeymoon rate deals, which revert to much higher rates once the introductory period expires.
New data from RateCity.com.au shows there are more than two dozen lenders, and 71 variable home loan products, offering an introductory deal with some as low as 3.29 per cent for a six-month period before reverting to 4.79 per cent.
On a $500,000 30-year home loan this could result in monthly mortgage repayments being an extra $227, and over the life of the loan it could cost an extra $79,219 compared with a product offering a continuous rate of 4 per cent.
Peter Arnold, data insights director at RateCity.com.au, urged borrowers against being lured into these expensive products.
“These deals are basically a marketing ploy to get customers sucked into a longer-term deal,” he said.
“It’s also a trap for first homebuyers who are looking to get into the market desperately and aren’t thinking long term.
The majority of intro offers also charge high discharge fees to close the loan.
“There are 48 lenders currently offering ongoing variable rates under 4 per cent, and as low as 3.59 per cent,” he said.

Caution urged with honeymoon rates for first home buyers

Canstar have looked at the current highest, lowest and average home loan rates on the canstar.com.au database. 
"The message for consumers is that no matter what the official cash rate is, most borrowers could definitely be saving money on their mortgage, if they know what’s on offer and are prepared to drive a hard negotiation with their bank," a spokesperson advised.

The lowest home loan and investor interest rates in July 2016

The National Australia Bank has joined the three other big Australian banks in restricting its lending to foreign property buyers without any domestic income. 
The bank had previously reduced the amount of "foreign source" income that it will include in loan assessments, to 60 percent, from 80 percent.
Westpac, the Commonwealth Bank and ANZ previously changed their rules over the last two months. 
NAB told The Australian Financial Review it would only consider foreign home loan applications to applicants who have existing Australian income. 
“NAB continually reviews its policies to ensure we continue to lend responsibly, and respond to changing market conditions and regulatory requirements,” a spokeswoman said. 
"NAB has limited appetite for this segment, which comprises only a small percentage of NAB’s lending book.”
“Under these changes, applicants will need to provide evidence of existing Australian income in order to be eligible for home lending application purposes.”

NAB blocks foreign property buyers without local income

Bank Australia has been named as the Canstar Customer Owned Bank of the Year.
Canstar evaluated the product offerings of over 50 customer owned banks in Australia.
Mitchell Watson, Canstar group manager, research, said Bank Australia not only offered outstanding value products within the lending space, but also offered its customers value for money when it comes to its savings and transaction accounts.
They researched 266 deposit accounts, 1,211 home loans, 63 credit cards and 200 personal loans.
Damien Walsh, Bank Australia’s managing director said the award was an endorsement of the organisation’s unique mutual prosperity proposition – offering great value to the customer while also operating in an ethical and socially responsible manner.

Bank Australia named Canstar Customer Owned Bank of the Year

Australia’s largest member-owned financial services provider, CUA, today announced it was cutting fixed interest rates for owner occupiers by up to 0.43 percent p.a., with its 2-year fixed rate for owner occupiers falling to a low 3.96 percent p.a.
CUA is also passing on a range of fixed rate reductions for investors, with rate cuts of up to 0.33 percent p.a.
The new fixed rates are available for home loan applications fully approved from today.
Under the changes, CUA will now offer interest rates below 4 percent p.a. for owner occupiers across its 1-year (3.94 percent p.a.), 2-year (3.96 percent p.a.) and 3-year (3.99 percent p.a.) fixed rate home loans.
The fixed rates will complement CUA’s competitive variable rates, which start from 3.99 percent p.a. for its Fresh Start Basic (Owner Occupier) home loan.
Fixed rates for investors will start from 4.34 percent p.a. for the 1-year fixed rate loan.
The 2-year fixed rate for investors will fall to 4.36 percent p.a., while the 3-year fixed rate will be reduced to 4.39 percent p.a.
CUA’s General Manager of Products and Marketing, Jason Murray, said there are a lot of people shopping around for loans at the moment and the market is seeing an increasing number of borrowers considering fixed rate options.
"Now is a great time to lock in a very competitive fixed rate with CUA and benefit from being part of an organisation focused on helping our members,” he said. “These reductions in fixed interest rates will be welcome news for first homebuyers looking to get into the property market.
