Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The precinct will combine apartments with hotel accommodation, commercial workplaces, retail offerings and public spaces, creating a mixed-use environment intended to serve both residents and the broader Five Dock community. Takada previously said the design was driven by a philosophy of integrating nature into the built environment.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The history of the six bedroom Mary Street home was described in the 2001 book Soldier Boy: The true story of Jim Martin, the youngest ANZAC by Anthony Hill.
The 14 year old soldier lived at Forres when he enlisted in 1915, claiming to be 18 years old.
He was deployed to Egypt before going to Gallipoli, where he died of typhoid on a hospital ship.
The facade remains intact, with a rear extension by local architect John O’Laughlin. 
The home was built for Hector McDonald, a solicitor who worked for the Grace Park Syndicate, which undertook the sales of the residential allotments.
The Martin family leased it and ran it as a boarding house.

It was on a tight 4.78% yield through CBRE.
Some four parties put in 108 bids as the price raced past the former record to post a new building rate record for the area of $13,979 a square metre.
The previous record had been the $10,578 a square metre paid for 1 Oxley Road in May. 
Located directly across the road from Swinburne University, the recently refurbished 500 Burwood Road property comprises 714 square metres of office space over two levels on a 1998 square metre site, including 21 car spaces and rear access.
It was sold fully leased to long standing tenant, Australian design and construction company Qanstruct, on an eight year lease at gross annual rental of $500,000.
The former Congregational Church proved to be a big attraction for the successful buyer.

Avon Court, Hawthorn listed off market with $50 million hopes

The former Australia Post boss Ahmed Fahour has $40 million to $44 million hopes for the Hawthorn trophy home, Invergowrie.
Fahour bought it off-market with wife Dionnie in 2013 for $22 million, when he was Australia’s highest-paid public servant.
The Victorian record remains unchallenged as it sits at around $52.5 million for the Stonington mansion in Malvern.
Its June 19 expressions of interest public marketing has surprised industry players since most record setters sell off-market or at private boardroom auctions.
Its marketing was launched on the listing agent's instragram.

Fahour, now executive chairman of packaging group Pro-Pac, had renovated the historic home that sits on a 1.11 hecatre block, having lodged $4.5 million renovation plans.
Its features a five-bedroom main home, plus a three-bedroom brick house, a bluestone two-bedroom cottage and an old bluestone hall that can be used as a garage, gym or studio.
He reinstated a tennis court.
The property, once known as Burwood, features a working bell tower and a billiards room.
Fahour is downsizing after recently buying a $16 million mansion in Kinkora Road, Hawthorn.
“Despite the negativity surrounding some aspects of the property market at the moment, I don’t think there’s been a better time in the history of Melbourne real estate to sell a prestige or trophy home,” listing agent Marcus Chiminello told The Australian.
It last traded when sold by Peter Hill, the skateboarding Globe International co-founder and his wife, Angela.
The colonial-gothic style mansion on Coppin Grove home - once a finishing school for the city's young ladies - previously traded at $10.75 million in 2002. 
The first president of the Legislative Assembly, Sir James Palmer, began building the estate in 1846. He had been the mayor of Melbourne in 1845.
Invergowrie (pictured below) is listed on the Victorian Heritage Register.
At one time it was owned by theatrical entrepreneur George Coppin, who is said to have tried to demolish it. The building was saved when businessman Sir William McPherson bought it. Sir William (pictured below) rose to political heights as premier of Victoria in 1928.

On his death, the property was handed over to the Association of Headmistresses of Independent Schools when it became the Invergowrie Homecraft Hostel and was later headquarters of the Victorian Post Secondary Education Commission.
It was bought by the Coogi knitwear entrepreneur Jacky Taranto in 1992 for $2.7 million who sold in 2002 to the Hills.
Chiminello said the vendor wanted to ensure the estate would be properly maintained and cared for.
“They don’t want it to be handed over to someone who will leave it vacant for 10 months of the year.”

Ahmed Fahour seeks $40 million plus for Hawthorn's Invergowrie

The former Melbourne AFL star Todd Viney has listed his Hawthorn home.
The former club captain paid $2.7 million for the home in 2007 when he was the assistant coach at Hawthorn. 
<a href="https://www.realestate.com.au/property-house-vic-hawthorn-127704010" target="_blank">The 1880s Hawthorn Grove home</a> is set on 775 square metres in a row of three identifical double fronted tuck pointed brick Victorian residences.
Period details including bull-nose iron lacework, a tessellated tile verandah and coloured leadlight glass still feature.
The home has five bedrooms, a home office and a refurbished family space.
Marshall White Boroondara agents James Tostevin and Sally O'Connell have a guide of $4.4 million to $4.8 million for its March 24 auction. 
Viney spent 12 years playing in the VFL and AFL for Melbourne. He played in over 230 games and was named in Melbourne’s team of the century. 
He was involved with coaching at Hawthorn and Adelaide but has been at Melbourne since 2010 where his son Jack is the co-captain.
He is the player personnel manager but is set to take on more fitness, coaching and recruiting responsibilities this year.
