A subtropical pair of residential towers are in planning for a key South Brisbane site neighbouring the iconic Expo ’88 Skyneedle, with new documents revealing a vertically layered vision designed to respond to the precinct’s evolving high-density character.

The proposal has been lodged by&nbsp;Darveniza Group, which is also is behind the 400-apartment Station Quarter precinct in Alderley.

Darveniza Group, led by Jane Darveniza, the Brisbane-based investor and Queensland rich-lister and widow of the late property magnate Bojan Darveniza, is seeking approval for a mixed-use project encompassing 204 apartments, ground-level retail, food and drink tenancies, and office space across two architecturally integrated towers at 37–39 Manning Street.

Occupying an 1,822 sqm site, the proposed towers would rise above a sculptural podium base, with a recessed landscaped centre, rooftop communal areas, and a total of 220 car parks and 256 bicycle bays. The apartment mix spans one- to five-bedroom dwellings, with a design emphasis on generous balconies, cross-ventilation, and climate-responsive materials.

“The development is conceived as two slender twin buildings that meet at a lushly landscaped central recess,” the Finegrain design report states. “The façade is highly articulated with the plan form stepping back and forth to reduce visual bulk and maximise internal occupants’ access to natural light and air”.

A hallmark of the proposal is its integration of greenery, both visually and functionally. Around 77 per cent of the site’s green plot ratio is delivered through vertical planting spines, a green podium wall, and rooftop amenity. Ground-level deep planting and landscaped communal zones aim to create a shaded, walkable interface along Manning Street.

“The stepped plan form introduces variation in balcony setbacks and enclosed apartment areas, enriching both the façade expression and the resident experience,” the design team notes. “At ground and podium levels, this stepping also enhances permeability, maximising pedestrian view lines to the neighbouring Skyneedle and reinforcing a strong sense of local identity”.

The site directly adjoins the heritage-listed Skyneedle at 35 Manning Street, an enduring legacy of World Expo ’88. The accompanying heritage impact report by Pendergast Architects contends that the proposal has been carefully conceived to protect the cultural significance and landmark visibility of the structure.

“The design provides setbacks, tower separation and podium articulation to maintain the visibility and landmark role of the adjoining Skyneedle,” the report states. “The significance of the Skyneedle lies principally in its landmark visibility and cultural symbolism, rather than in detailed fabric or architectural setting”.

The proposal sits within the Kurilpa Sustainable Growth Precinct, under Brisbane’s TLPI 02/2023, where revised planning controls support high-density, mixed-use development integrated with subtropical design and increased public realm contributions.

Finegrain’s design reflects this intent, drawing cues from the site's adjacency to Musgrave Park, the subtropical landscape of South Brisbane, and cultural landmarks such as QPAC and South Bank.

Landen’s Head of Property, Shane Harding, said the proposal highlights the developer’s precinct-scale ambition.

“As the first TOD proposal in Bella Vista, it highlights Landen’s ability to pioneer precinct-scale projects, integrate housing with infrastructure, and deliver outcomes that align with government priorities,” Harding told the Daily Telegraph.

The project arrives at a time of rapid growth in Western Sydney, with Bella Vista alone forecast to more than double in population by 2046. The development’s location, between the Bella Vista and Kellyville Metro stations, positions it as a connected lifestyle hub for families, professionals and downsizers seeking access to transport, schools, and employment centres.

Pending approval, the development is slated for completion in 2028.

"We just wanted to have the natural flow of the landscape from the townhouses out into the common areas. Construction started on Floret earlier this year, having sold around 90 per cent of the first stage of the development.

How ASPECT Studios blended nature into the Glen Waverley's newest townhouse development, Floret

Melbourne developer <a href="/developers/golden-age-group">Golden Age Group</a> has continued to focus it's development efforts in <a href="/developments/glen-waverley-vic-3150">Glen Waverley</a> in Melbourne's east, and to great success.

Following their Sky Garden apartment project above The Glen Shopping Centre, Golden Age decided to create a townhouse project in the area, based on feedback from prospective buyers at Sky Garden who preferred townhouse living.

The team then went and bought land on Ferntree Gully Road and preceded to put together plans for a townhouse project, which was given approval in October 2022.

Since then the development of just 77 two and three-bedroom townhouses designed by Rothelowman have gone from strength to strength. Some 40 per cent of the townhouses were snapped up on their launch.

Melbourne developer Golden Age Group has achieved $35 million in sales for its second Glen Waverley project, Floret

Offering 77 architecturally-designed townhouses, Golden Age’s vision for <a href="/buildings/floret-glen-waverley-583-ferntree-gully-road-glen-waverley">Floret</a> is to enliven the sought-after area with vibrant greenery, while continuing to raise the bar for residential design.

The average price point of sales to date ranges from $1.1 million to $1.6 million. Prices start from $995,000 for the entry-level, three-bedroom townhouses.

<a href="/developers/golden-age-group">Golden Age</a> Founder and Managing Director Jeff Xu said it was a matter of ‘when not if’ the group would bring a luxury townhouse project to market.

“We had a lot of buyers interested in our flagship Glen Waverley project, <a href="/buildings/sky-garden-235-springvale-road-glen-waverley">Sky Garden</a>, but for whatever reason, an apartment doesn’t suit everyone’s preferences," Xu says.

"Before even launching to market, we had a waitlist of buyers interested in a townhouse product, one that embodied the same ethos and design philosophy of Sky Garden."

It was for this reason Golden Age decided to appoint <a href="/architects/rothelowman">Rothelowman</a> as the architect.

Xu said the townhomes respond to the changing needs of the population by providing diverse housing options.

“Glen Waverley is an area predominantly dominated by single-family homes and there is little choice when it comes to townhomes, particularly architecturally-designed homes that offer a premium feel.

“Glen Waverley is such a highly connected suburb and there is appetite for new developments that cater to not only downsizers but young professionals and young families who are priced out of this area. Glen Waverley is an aspirational area that has traditionally been unaffordable; we’re pioneering a product not typically seen here.”

First home buyers and downsizers have been the most prominent buyers in Floret, while investors have shown interest. One investor is looking at securing a number of the townhouses.

“Existing townhouses in Glen Waverley are typically dual occupancy, or feature multiple homes on one lot with no amenities; Floret seeks to put the community at the heart with an array of resident amenities and gardens, located in a secure neighbourhood that is ideal for raising families,” Xu said.

The project features a central open space that spans 1000 sqm, including an open lawn with a walking track, a fitness station, barbecue and picnic area, and a children’s play area.

An entry boulevard of evergreen canopy trees will line the perimeter of the site, while a network of trees will create green corridors across the development site.

Figurehead is due to commence construction this month with completion earmarked for Q1 2025.

Melbourne developer Golden Age Group are soon to launch their latest Glen Waverley development, following the success of Sky Garden, their apartment project above The Glen shopping centre.

Their new project, Floret, at 583 Ferntree Gully Road, comprises&nbsp;77 architecturally-designed townhouses, which Golden Age believe will&nbsp;fill a much-needed gap for new developments within the thriving suburb.

Designed by leading Melbourne architect Rothelowman, the townhomes are designed to be sensitive to the site’s existing context, while capitalising on an opportunity to deliver an outstanding&nbsp;architectural response that will set a new standard for townhouses within the area.

Golden Age Chief Marketing Officer Dandan Zhao said the townhomes respond to the changing needs of the population by providing diverse housing options.

With existing townhouses in Glen Waverley typically being dual occupancy, or featuring multiple homes on one lot with no amenities, Golden Age’s project will seek to put community at the heart, offering a number of resident amenities complemented by extensive gardens in a secure neighbourhood that will likely draw families to Floret.

Concept designed by Aspect Studios, the central open space - a 1000 sqm central park - offers an open lawn with walking track complemented with facilities such as a fitness station, barbecue and picnic area, and a children’s play area with seating walls, offering convivial social spaces for residents. An entry boulevard of evergreen and deciduous canopy trees will line the perimeter of the site, while a network of trees will create green corridors across the development site.

The layouts of each townhouse are conducive to multi-generational living with ensuite ground-level bedrooms featuring courtyard access for greater privacy, while the kitchen and living areas serve as connection points.

In response to post-pandemic lifestyles which see more professionals working from home, the three-level townhouses offer much-needed separation from the ground-floor offices and higher-level living areas.

Rothelowman’s design inspiration was capturing character through texture and tactility. Timber is used throughout, both compositionally and strategically, as a defining element. It can be seen oscillating across streetscapes, as enveloping covers, and in feature moments.

“This project has a prominent internal urban planning strategy that makes it unique, Shane Rothe, Principal and Founding Director of Rothelowman said.

Golden Age Group secure approval for latest Glen Waverley development, Floret

The Melbourne developer Golden Age Group has commenced construction on the first two stages of its Willow Springs land estate in the city&rsquo;s west, following the sell-out success of its first three stages, totalling close to $50 million.

With a mix of first-home buyers, owner-occupiers and investors snapping up the land parcels, stage three&nbsp;of Willow Springs was brought forward to meet overwhelming demand, with stage four earmarked for the end of February.

Situated 30km west of Melbourne&rsquo;s CBD in the state&rsquo;s fastest-growing region, Golden Age Group&nbsp;purchased the site in 2017, keenly aware of its potential once key infrastructure had been established.

Golden Age have recently completed Sky Garden, the residential complex in&nbsp;Glen Waverley set above The Glen shopping centre.

The well-regarded architecture firm Rothelowman designed the three towers in south-east Melbourne.

Urban recently spoke to Joe, a renter at Sky Garden, and found out what it&#39;s like living in the development.

JR: What first drew you to Sky Garden?

Joe: I found it by accident while I was looking for somewhere to live. When I went through the website and saw the facilities I made an appointment to see it. As soon as I walked into the room I am sitting in right now, I absolutely fell in love with it.

I thought it was magnificent. I looked out onto the garden, BBQ facilities and was taken down to look at the 25m pool, gym and enjoyed its location above a shopping centre.

I have doctors, dentists, clinics, shops and restaurants right downstairs &mdash; this all really appealed to me. I absolutely love it.

JR: How long had you been searching for a property?

Joe: I was looking for a month. 

JR: Were you always looking for an apartment?

Joe: No, I initially had a townhouse in mind because it has its own garage.

I have a nice Audi so security was a big thing. But when I found this and saw that it has a storage cage, it ticked all the boxes for me.

JR: Why did you choose Glen Waverley? 

Joe: I walk to work, which is 15 minutes away, when I can so that appealed to me.&nbsp;I&rsquo;ve been working in Glen Waverley for the last 38 years.

I also looked at Burwood and Notting Hill, but this one ticked all boxes, as it&rsquo;s so convenient and close to work.

JR: Did you have a set of criteria that the apartment had to meet? 

Joe: Not really. This has two bedrooms, two bathrooms, a good-sized living area and a lovely big balcony. The kitchen is a touch small, but ideal for me.

Residents of Golden Age Group&#39;s Sky Garden apartment development in Glen Waverley will have access to a resident-only rewards program.&nbsp;

The concept was introduced upon settlement in a bid to support retailers following the extended lockdown Melbourne.

The customised app gives residents a reward program for retail outlets in The Glen shopping plaza, located beneath the recently completed development designed by Rothelowman where 536 apartments sit across three towers.

The offers range between&nbsp;discounts at homeware&nbsp;stores to bulk-billed in-home clinic vists from the local medical clinic.

The Glen underwent a $430 million redevelopment&nbsp;in 2019 and now homes a mix of 240 shops and eateries.

There are only around 75 apartments left in the 536 apartment tower, with prices starting from $498,000 for one bedroom apartments and $668,000&nbsp;for two bedroom apartments. Three bedroom apartments are priced from $1,118,000.

There&#39;s a 4,000 sqm private garden located above the plaza which features fitness and play areas, a bar, lounge and a dining space.

Residents will also have communal gaming rooms, private cinema and media rooms, a fully equipped gym, heated lap pool and a sauna and steam room.
