Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.

The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.

The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.

The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.

SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.

“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.

The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.

“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.

The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.

Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.

The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.

COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.

“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.

The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.

The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.

The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.

The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.

Designed by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a>, the tower has been conceived as a landmark transit-oriented development anchored to the Newcastle Interchange precinct. The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.

SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”

The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.

The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.

A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.

Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.

The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.

Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.

The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.

Investors in the coastal north area on Queensland's Gold Coast are moderately to highly active, with the typical investor appearing to be mainly international using local builders and smaller project developers, according to valuation firm Herron Todd White's month in review.
The November report suggested investor activity in the central high density beachside locations has traditionally been driven by both local and non local investors.
The report added that in central Surfers Paradise, investor activity is steady to strong with the sub $500,000 price point seeing the most activity.
However, high body corporate fees and property outgoings are deterring investors said the report.
"For example Unit 26, The President, at 29 Northcliffe Terrace, Surfers Paradise sold in May 2015 for $358,000. 
"This is a circa 1973, 2-bedroom, 1-bathroom unit of 86 square metres. It is an absolute beachfront development comprising 30 units on a parent site of 1,533 square metres." 
The report noted that the agent had said that due to the high underlying land value, rates were circa $5,000 per annum plus the body corporate fees of approximately $150 per week made the unit unviable for many potential investors.
The HTW November review then went on to add that new residential stock which fits criteria for Foreign Investment Review consideration and approval seems to be appealing overall to asian investors on Hope Island, as this location is pre-approved for Foreign Investment Review.
"Lately we are seeing an increased amount of non local and particularly Asian investors, who are prevalent on new product."
It went on to suggest the general housing stock in and around the Southport CBD and spreading into Labrador and Ashmore are also appealing to these investors.
"Investors are looking for larger dwellings on larger parcels with Residential Choice classification that can be split for higher density development such as duplex and triplex development.
"The most intense demand however appears to be for residential estates close to the Southport CBD or highly regarded established precincts such as The Southport School (‘TSS’) location and areas with Broadwater proximity.
"Investor activity away from the beach side locations is stronger than previously, with villas and townhouses in larger cluster unit developments in the more outlying suburbs having seen some increase in price levels from low to mid $200,000s up to high $200,000s," the report adds.
"Local owner occupier buyers are competing with local and interstate investors in these outlying suburbs for freestanding houses.
"Pacific Pines which was developed through the 1990s and 2000 has seen healthy increases in price levels over the past 18 months with entry level now circa $380,000.
"This locality is well serviced for schools, shopping and transport, appealing to both investors and owner occupiers alike."
The report goes on to note that general sales for duplex and triplex parcels reflect values of $190,000 to $240,000 per dwelling site in the Southport CBD area.
"In more prestigious areas such as Paradise Point this range is running at $275,000 to $325,000 per dwelling site.
"Interstate buyers are purchasing new units, however, typically at levels above local market price points.
"Student accommodation has slowed with a recent and apparent slight drop in values. We have not seen any activity on flats, however these are perhaps more tightly held.
"Despite recent rate rises signalled by Westpac which may affect the larger city markets, values on the Gold Coast are still comparatively low and appealing to interstate and foreign buyers. There is still room to improve as Gold Coast was hit very hard after the GFC."

High body corporate fees slow Gold Coast apartment investment

The Gold Coast had the highest quarterly house price increase of all major regions with a 3.8% increase compared to the previous quarter, recording a new median house price record of $545,000, according to the REIQ.
Ipswich is the standout Queensland performer in the Greater Brisbane area with the highest quarterly increase in the median house price increasing 1.6% to $320,00.
The latest data from the September quarter released by the REIQ found ouse sales over the quarter were up 12% in Ipswich. Annual house listings increased 3.6%.

Investors are playing a key role in the property market on the southern Gold Coast and in the Tweed Shire, according to valuation firm Herron Todd White.
"We noted investors are very active in the sub million dollar market, in particular in beachside locations", the month in report highlighted.
"Investors in the market place are a mixture of both local and interstate, in particular from Sydney and Melbourne.
"Typical investors are interested in properties with a steady or good rental return with low overheads."
The report added that the price points for localities such as Burleigh Heads, Burleigh Waters, Miami and Palm Beach is around $500,000 to $550,000 for established housing.
"Duplexes and units in these localities are around $365,000 and $400,000.
"We believe that investor activity at its current level is not sustainable over the medium term in the property market."
The report concluded by suggesting that if investor demand did start to drop, it would have negative implications for the market on the southern Gold Coast and in the Tweed Shire as investors are prevalent.
"The demand for property would slow and prices would likely fall due to more stock being available to purchase.
"The types of properties investors have purchased recently include Melbourne investors purchasing a rural lifestyle property, local investor from Bonogin purchasing a townhouse unit and Melbourne investor purchasing a unit."

Sydney and Melbourne investors playing key role in southern Gold Coast: HTW

Montego Hills has brought forward its third land release of 15 lots owing to demand for Gold Coast acreage blocks.
Since the community’s launch four months ago, it has sold 30 acreage lots, mainly to homebuyers in southeast Queensland.
The third land release is on Saturday, with all 15 lots averaging 1 and a quarter acres (5,109 square metres) in size.
Montego Hills is at 97 Upper Ormeau Road, Kingsholme.
Villawood Properties co-executive director Tony Johnson said Montego Hills land releases were being brought forward by several months to keep up with buyer demand.

Montego Hills fast-tracks third acreage release in Gold Coast

Louis Christopher, the managing director of SQM Research, reckons the Gold Coast has entered "a robust housing recovery." 
"There is no question right now that landlords are in charge of the Gold Coast market as vacancies have plummeted and rents have accelerated," Louis Christopher told Fairfax Media. 
His data shows low vacancy rates of under 2%.
There have been rent rises of up to 8% a year.
Mr Christopher said the Gold Coast had not yet seen its traditional building surge.
He also noted the market crash of 2009-13 had only modestly recovered until now, with prices still below fair value. 
"Back in 2010 the Gold Coast housing market suffered a perfect storm of events that created a major dwelling price crash.
"A lot of those events have now dissipated and right now, there are many favourable economic factors which are helping to improve the region. So we believe Gold Coast property investors are likely to enjoy good returns, both in rents and capital growth for up to the next three years."
SQM expects a rise of 7% to 11% in dwelling prices for 2016.

Graham Annesley, the chief executive of rugby league club, the Titans, has put his Gold Coast waterfront home on the market.
Graham Annesley joined the Gold Coast NRL club in September 2013 then buying his Bundall waterfront home in early 2014 for $980,000.
He is buying elsewhere on the Gold Coast.
The listing has a price guide of $1.075 million to $1.15 million.
The three-bedroom, three-bathroom property is being marketed by Lisa Halpin of McGrath Surfers Paradise.

Meet Suzi Taylor, Gold Coast estate agent on The Block Octagonal 2015

Gold Coast property developers Wanda Ridong have opened a display site for potential investors in the beachfront Jewel residential and hotel development.
The site, named the Jewel Immersive Experience Centre, features fittings and interactive models of the proposed development for potential investors to get a feel of the apartments and style of the building.
Andrew Bampton, Jewel director of sales and marketing said the centre allows visitors to see, touch and absorb the Jewel construction and environment from the inside out.
“An interactive model of Jewel’s three stunning crystalline towers allows visitors to use the experience centre to explore each and every apartment in the development," Mr Bampton said.  
"You can examine the floor plans, call up artists impressions of the interiors, and even take in the view in each direction from each level. 
“While there are elements of a traditional sales centre, such as the fully equipped kitchens or bedrooms, this immersive experience is much more than simply a display showroom."
The Jewel development is built on 130 metres of Gold Coast beachfront and is expected to be completed in 2018 and will hopefully become Australia’s largest hotel and residential complex.
