Prominent Malaysian developer <a href="https://www.apartments.com.au/developers/osk-property">OSK Property</a> has unveiled <a href="https://www.apartments.com.au/new-apartments/aura-at-melbourne-square-7-hoff-boulevard-southbank-vic-3006">Aura</a>, the next stage of its $3.5 billion Melbourne Square precinct in Southbank, continuing its push into wellness-led, amenity-rich apartment living.

The $800 million tower, planned for 7 Hoff Boulevard, will rise 67 storeys and deliver 673 apartments, with COX Architecture drawing on both Japanese design principles and Australia’s natural landscape to shape the building’s identity. A rectangular grid aesthetic defines the building’s exterior, with COX drawing design cues from New York high-rises and Tokyo’s skyline.

Aura builds on a growing trend in high-density living, where wellness is no longer an add-on but central to the product. The development is structured around four key pillars, combining calm, minimalist residences with layered communal spaces, landscaped gardens, and a suite of wellness amenities designed to support both physical and mental wellbeing.

At the core of the project is what OSK describes as a vertical wellness ecosystem, a multi-level approach to amenity that integrates health, lifestyle, and social spaces throughout the building rather than confining them to a single level.

The main resident hub, the Aura Club on level seven, will include a pool, cold plunge, spa, gym, Pilates and yoga studios, alongside more lifestyle-driven inclusions like a golf simulator, music rooms, library, and work-from-home spaces. OSK unveils AURA, the latest stage in Southbank's $3.5 billion Melbourne Square precinct

National developer Time &amp; Place appears to have settled on a design for its long-anticipated Potts Point project.

After several years of back and forth with local council and the NSW Government, the developer, which has spent close to a decade targeting the former The Chimes site on Macleay Street, has now progressed its plans.

Following a concept design submission last year by SJB, Time &amp; Place has lodged a full State Significant Development Application with the NSW Government, this time for a scheme designed by Kerry Hill Architects.

The 16-storey proposal includes 44 apartments, 21 of which will be build-to-sell. These will comprise 19 three-bedroom apartments and two four-bedroom penthouses.

More than 50 per cent of the development will be dedicated to affordable housing, with 23 one- and two-bedroom apartments delivered in line with the NSW Government’s Housing SEPP.

Kerry Hill Architects said the proposal is driven by a strong response to place.

“Our proposal for a new residential building for Potts Point in Sydney is driven by a deep consideration of place,” the practice said in its submission.

“This operates on multiple levels, including a landscape approach that reinstates endemic flora of the Sydney peninsula and provides a ground-floor garden for residents, reconnecting the site to its pre-European history. A brick podium further strengthens this relationship to context, integrating planting and fine bronze detailing that references the predominant material language of Macleay Street.”

The three-level podium will be topped by a communal resident space, featuring a covered pool designed to receive direct afternoon sun in winter, a neighbouring reflection pool, dining and event areas oriented to maximise sunset views, and an outdoor exercise zone.

The design also incorporates highly crafted shopfronts and a clearly defined residential entry to activate the street. Juliette balconies to the podium residences will provide passive surveillance and a strong sense of habitation.

Above, the larger apartments are housed within a light-coloured masonry and bronze tower.

“The tower steps back in a series of gently curved volumes that reference the rich Art Deco context of Macleay Street,” the architects said. “Carefully calibrated vertical fins frame the views while providing privacy and a sense of refuge.”

Time &amp; Place has been one of the most active developers nationally in the last 12 to 24 months. Late last year they completed&nbsp;The Queensbridge in&nbsp;<a href="https://www.apartments.com.au/developments/southbank-vic-3006">Southbank</a>, a mixed-use tower with 353 apartments and a hotel. They are currently selling Park Modern, 246 apartments near the famous Botanic Gardens in South Melbourne.

The developer has approval for The Burke, a mixed-use project in&nbsp;<a href="https://www.apartments.com.au/new-apartments/glen-iris-vic-3146">Glen Iris</a>&nbsp;being delivered in partnership with Woolworths. The 60 apartments, positioned above a new Woolworths supermarket, are expected to launch in the coming months. Time &amp; Place is also progressing plans for the redevelopment of&nbsp;<a href="https://www.apartments.com.au/developments/northcote-vic-3070">Northcote</a>&nbsp;Plaza, and have recently submitted plans for a <a href="https://www.apartments.com.au/news/vic/time-place-unveils-plans-22-storey-south-melbourne-tower">22-storey tower</a>, another in South Melbourne.

First look: Time & Place settles on design for The Chimes, Potts Point redevelopment

<a href="https://www.apartments.com.au/developers/develotek">Develotek</a> is joining the likes of TOGA, Deicorp, and One Global Capital, betting on a boom in Five Dock ahead of the 2032 mooted opening of the Five Dock Metro Station.

Develotek, which is currently developing Bianca on the Drummoyne waterfront and has plans approved for a tower in Chatswood, has filed a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/79-81-queens-road-five-dock-nsw-2046">two-building project in the evolving Kings Bay precinct</a>.

The buildings, one more boutique just five storeys and the other 26 storeys, will rise from an 3,158 sqm site across&nbsp;79–81 Queens Road and 2–8 Spencer Street, will home 134 one-, two-, and three-bedroom apartments, above ground-floor retail and five basement levels of parking.

A key component of the proposal is the inclusion of 15 per cent of residential floor space as in-fill affordable housing, unlocking additional height and density under the Housing SEPP.

Designed by <a href="https://www.apartments.com.au/architects/plus-studio">Plus Studio</a>, the scheme adopts a podium-and-tower configuration, with a five-storey street wall along Queens Road transitioning to a 26-storey tower set deeper into the site. The ground plane prioritises activation and permeability, with retail frontages and a new through-site link connecting Queens Road to Spencer Street.

At the upper levels, the tower façade has been conceived using a modular system to support prefabrication and reduce construction waste, while improving build efficiency. The splayed form draws on the geometry of surrounding industrial rooftops, reinterpreting the area’s heritage in a contemporary expression while also helping to reduce solar heat gain to east and west-facing apartments.

“This project aspires to transform a former industrial site into a connected, resilient and people-focused urban community, grounded in Country, shaped by history, and designed to enrich everyday life within the evolving Kings Bay Precinct,” said John Walsh, Principal at Plus Studio.

The proposal reflects the broader transformation of the Kings Bay Precinct under the Parramatta Road Corridor Urban Transformation Strategy, marking a shift from its industrial past to a higher-density, mixed-use urban neighbourhood.

Develotek is emerging as an active participant in the state’s affordable housing-led uplift pathway. The developer recently secured approval for a 34-storey mixed-use tower in Chatswood, where it similarly leveraged the in-fill affordable housing provisions to increase scale and deliver a 101-unit scheme with dedicated affordable apartments.

Their entry into Five Dock places them alongside a growing list of developers targeting the suburb ahead of its anticipated transport uplift, with Sydney Metro set to extend into the area. Major players including TOGA, Deicorp, and One Global Capital are all progressing large-scale precinct-style developments nearby, collectively reshaping the low-rise industrial fabric into a higher-density mixed-use corridor.

The Five Dock site sits within the Kings Bay Precinct, a key renewal area under the Parramatta Road Corridor Urban Transformation Strategy, where planning controls support significant uplift tied to affordable housing delivery. The consolidated 3,158 sqm site is currently occupied by low-rise industrial uses, including warehouses and vehicle workshops, earmarked for transition.

First Look: Develotek joins in Five Dock apartment boom

Ascot’s Racecourse Road continues to be a hive of activity for Brisbane developers.

Following Fortis and GRAYA, which are both preparing new projects along the key strip connecting Kingsford Smith Drive and Eagle Farm Racecourse, local developer <a href="https://www.apartments.com.au/developers/skyhold">Skyhold</a> is the latest to lodge plans for its own development.

The group is proposing One One Two Residences, a boutique project comprising just seven apartments, named after its address at 112 Racecourse Road.

The proposal outlines a five-storey building on an 810 sqm site. The built form slightly exceeds the four-storey expectation under the neighbourhood plan, aligning instead with the emerging character of the strip. As the planning report notes, “the locality is characterised by a transition toward medium-rise residential development, with a number of recent developments… above the stipulated height limits.”

The design prioritises privacy, natural ventilation, and greenery, with planting integrated across all levels to soften the building form and contribute to the public realm.

The proposal sits within the Racecourse Road precinct, a key mixed-use spine in Ascot that continues to attract renewed development interest.

Later this year national developer Fortis will launch its own boutique development, which, pending council approvals, will be 16 apartments designed by Koichi Takada Architects, just down the street.

“Racecourse Road is going through a massive revitalisation and we’re proud to be a part of that transformation,” said Fortis's QLD General Manager, Dan Boman.

Nearby, GRAYA is advancing its larger-scale The Gallery, a mixed-use shop-top housing project designed to act as a “catalytic project for Racecourse Road.”

Twenty-five years after launching one of Australia’s most visionary and successful masterplanned beach communities - Casuarina on the Northern NSW Tweed Coast - developer Consolidated Properties Group has unveiled plans for an $800 million sister project located 10 kilometres south, at Cudgera Creek near the coastal town of Pottsville.

CPG has taken the wraps off Caldera, a 78-hectare masterplanned village that builds on the legacy of Casuarina and aims to help address Northern NSW’s coastal housing shortage via the delivery of 550 homes built in a sustainable manner and addressing affordability and housing diversity, while also focusing on architectural and ecological merit.

Caldera is being brought to life by the same creative team that delivered Casuarina, led by Consolidated Properties CEO and chairman Don O’Rorke, Hutchinson Builders chairman Scott Hutchinson and renowned urban designer Brian Toyota, of architectural practice Bureau Proberts.

CPG has lodged a rezoning application with Tweed Shire Council for the Caldera site, which has been designated since 1991 as the Dunloe Park Urban Release Area, the final land release area within the Pottsville locality and one of only four remaining growth areas along the entire Tweed coastal strip. Preliminary plans for Caldera feature a 13-hectare retail and commercial precinct at the core of the village, surrounded by meticulously planned residential areas comprising around 550 homesites.

The retail hub will be anchored by a Coles Supermarket and will offer 7000 sqm of retail and 23 commercial lots designed to serve the local community and bring together curated shopping, dining, gym, wellness, childcare, medical and other essential services.

The project will create more than 1500 jobs over its development cycle, according to its economic modelling, and significantly address the shortage of employment land in the Tweed.

Architectural and planting covenants on home building will support the village’s built form and protect its character.

O’Rorke says CPG intends Caldera to be a model project delivered efficiently in a dedicated urban release area and ‘very much for this region and for this time’.

CPG will also deliver a developer-funded wastewater treatment plant to ensure zero ocean outflows and provide high quality long-term infrastructure for Tweed Shire.

A key focus is wildlife management planning, including extensive conservation controls for the West Pottsville koala population, aligned with Tweed Shire Council’s Koala Plan of Management and designed to enhance koala habitat connectivity and future population growth.

Caldera will extend the existing koala corridor by connecting koala precincts west of the Pacific Highway with populations in the north and east precincts. A koala underpass will be created under Pottsville Road to complete the connection of this important corridor. Native tree plantings will expand essential koala food sources, while approximately eight kilometres of exclusion fencing will be constructed to safeguard the koalas from urban threats.

The Caldera site is nestled in the hills of Cudgera Creek and benefits from its rich natural surroundings including the Pottsville Wetland, Cudgera Creek Nature Reserve and nearby Pottsville Beach.

It takes its name from the surrounding Tweed Shield Volcano and Caldera, the vast bowl-shaped depression stretching from Byron Bay to the Queensland border that 20 million years ago was the world’s largest shield volcano and which has shaped the region’s striking landscape, with Mount Warning standing as one of its most iconic features.

The development is a joint venture between CPG and Pottsville Development Corporation, which made its first investment in Pottsville more than 45 years ago and is the developer of Black Rocks By the Sea, a masterplanned community now part of the fabric of Pottsville and which was the catalyst for the construction of a bridge across the Pottsville Estuary, providing direct access to the beach.

The <a href="/architects/cottee-parker-architects">Cottee Parker</a>-designed '<a href="/new-apartments/perth-hub-600-wellington-street-perth">Perth Hub</a>' has undergone many design iterations over the journey, before gaining approval last year. One tower stands at 32-storeys tall and comprises 304 residential apartments. The second tower will house the 4-star Dorsett hotel and will feature 250 rooms across 23-storeys. An exception to the tower height restriction was made, due to the floor space being creatively redistributed throughout the tower – <a href="https://www.watoday.com.au/national/western-australia/perth-city-link-158-million-two-tower-development-project-approved-20180809-p4zwh7">demonstrating design excellence</a>.

Far East Consortium's ‘Perth Hub’ proves popular with buyers who want to live next to Perth Arena

While Victoria was preparing for the Melbourne Cup last week, the Queensland State Government announced it had approved a Master Plan for The Star Gold Coast valued at over $2 billion, providing a massive boost for tourism across South East Queensland (SEQ) and creating 10,000 jobs in the region. 

In approving the Master Plan concept, The Premier, Annastacia Palaszczuk, said the proposal by The Star Entertainment Group and its partners Far East Consortium and Chow Tai Fook Enterprises, provided a platform for further investment at the Broadbeach Island integrated resort site.

The Master Plan approves the construction of four new towers, each with the potential to generate up to 1,800 jobs during construction. A further 3,000 ongoing operational jobs would be created between the towers, restaurants, bars, days spas and other facilities.  Along with the four additional towers, the $2 billion-plus Master Plan includes the following:

	<li>Lush new resort facilities</li>

<li>the opening of the luxury hotel The Darling</li>
	<li>the redevelopment of The Star Grand</li>
	<li>the purchase of The Sheraton Grand Mirage and;</li>
	<li>the start of construction of the Dorsett hotel and apartments tower.</li>

The Star was the first official partner of the Gold Coast 2018 Commonwealth Games, the host venue for the Logies in July, and will host the Queensland Tourism Awards this month.The Star has also committed to delivering these tourism investments with no extra poker machines.

The first phase of the overall Master Plan’s five new towers  - dubbed 'The Star Residences' - was approved in December 2016 and is currently under construction. The 53-storey tower has been designed by DBI Design and Cottee Parker and will include a 316 room Dorsett hotel in addition to 423 residential apartments with an expected completion date of 2022. 

A phased approach is proposed for the development of the additional four towers and facilities. According to The Star Entertainment Group, the latest segment of the Master Plan is over and above the already-committed multi-billion dollar investments from the consortium partners into SEQ.

Darling Harbour’s rejuvenation continues apace with this week’s news that the luxury hotel brand Ritz-Carlton will return to Sydney for the first time in 18 years. The six-star hotel will offer 220 rooms situated within the top half of a distinctive 61-storey tower to be built at the north-eastern corner of The Star in Pyrmont.

The tower design adopts a memorable form as it rises to its full height of 231 metres, branching into two distinct, interlocked volumes as it subtly twists to maximise and ensure the best harbour and CBD vistas.

Image: Scharp 3D Visualisation &amp; Property Marketing</figcaption></figure>Given its relative isolation, its distinctive form will create a landmark architectural statement on Sydney’s skyline , providing a bookmark to Barangaroo’s towers on the opposite shore, framing the entrance to Darling Harbour from ferries and other vessels on the harbour.

Beneath the hotel, the bottom half of the tower will acommodate around 200 apartments as well as a five-storey neighbourhood centre. This will contain a social enterprise space, reading room, function space, collaboration hub, and rooftop terrace - useful additions to community infrastructure in the area.

As part of the development, the Pirrama Rd podium of The Star will be refurbished, adding a rooftop pool and terrace, public restaurants, two gyms, and a spa &amp; wellness centre.

Fifteen food outlets will cluster around the path connecting the hotel tower to the rooftop social and leisure space, forming a ‘restaurant avenue’. No additional gambling floor space is included in the development.

In the last year alone, visitor numbers in Sydney have increased by 5% to 14 million, 4.3 million of which were from overseas.

According to Destination NSW, visitors to the state have collectively injected $16.85 billion into the NSW economy. 

The $500 million project is a joint venture between the Star Entertainment Group and Hong Kong-based Chow Tai Fook and Far East Consortium and will generate 1000 jobs during construction and a further 500 jobs once operational.

The design team is led by architects FJMT who are also responsible for a number of prominent projects in the area, including the new Sofitel at the International Convention Centre.

The new hotel and its dramatic tower will add a new layer to the Darling Harbour precinct, consolidating the area as a premier social and business destination.

Far East Consortium is also introducing the Ritz-Carlton brand in Perth and Melbourne via developments at Elizabeth Quay and West Side Place. Both projects are currently under construction with Probuild at the helm, and architecture by Cottee Parker.

Once derided as Melbourne's arse end, the burgeoning <a href="/developments/docklands-vic-3008">Docklands</a> precinct and redevelopment of the former Spencer Street Station (remember that?) into Southern Cross Station have provided the catalyst for the Street's metamorphosis into a high-rise neighbourhood.

Developments such as Liberty Tower (Elenberg Fraser's first high-rise), Far East Consortium's multi-tower Upper West Side on the site of the former Lonsdale Street power station, and Media House amongst others have all contributed to lifting Spencer Street's profile over the last 20 years.

In more recent years the pace has really picked up with Spencer Street not only going up in terms of height but also branching out with development towards West Melbourne. With that in mind let's take a look at the current construction pipleline along Spencer Street.

Covering a 3,800 sqm site at 83-113 Batman Street, Asian Pacific Group's purchased the site with approval for dual 27-storey towers designed by Bruce Henderson Architects.

The walls of the red brick podium have been erected with builder Maxcon making good progress with the cores beginning to make their mark on the West Melbourne skyline.

Key elements of the $300 million include a 92-room, 4.5 star Adina hotel, a 600 sqm public park, a supermarket, specialty stores, restaurants and cafes in addition to a north-south public arcade Rosslyn and Dudley Streets.

The new 39-storey Victoria Police Centre will join the existing City West Police Complex also designed by Woods Bagot.

Upon completion the project will inject approximately 65,500 sqm of A-grade office space, further adding to the street's emerging high-rise character and providing it with diversity of programme.

Multiplex has progressed Premier Tower's core it be well above the podium levels, while the first of the tower's floors are being formed.

The first traces of the 249m tower's silver glazing are still some way off, in stark contrast to the brown brick perimeter walls of the former Savoy Tavern that used to occupy the site.

The first stage of the Cottee Parker-designed quad tower development includes the 263 room Ritz-Carlton in addition to 1,376 apartments across two towers of 81 and 62-storeys.

Occupying the site of the former Age building which drew constant comparisons with Soviet-era architecture, the development has begun emerging out of the ground, with the cores rising above street level.

Along with 311 Spencer Street it is an impressive sight as you come down Lonsdale Street and you are greeted with cranes galore.

The rise and rise of  Melbourne's Spencer Street

The fourth and final tower within Far East Consortium's (FEC) $1b West Side Place multi-tower development has been released. Located on Spencer and Lonsdale Streets, West Side Place is directly opposite FEC's now complete Upper West Side neighbourhood.

Known as The Park Release, the 70-storey mixed-use tower follows the success of the 72-storey Gold Release fronting Lonsdale Street. The approx. 235m high building will accommodate 684 apartments and a 4-star 312 room Dorsett branded hotel, offering views across the Flagstaff Gardens.

As part of the redevelopment of the 12,000 sqm former Age site, a new laneway will be developed connecting Lonsdale St and Little Lonsdale St, providing restaurants and an extensive number of retail sites focused around a central landscaped public realm.

The Park Release features a mix of one, two and three bedroom apartments all designed to maximise natural light and completed with high-end quality fit-outs.

Residential amenities are located on levels 9 &amp; 10 and include a residential lounge, private dinning rooms, wine tasting room with wine cellar, garden terrace with BBQ facilities, rooftop cinema, virtual golf, lap pool, plunge pools, gymnasium and yoga and pilates spaces and more.

Meanwhile, head contractor Probuild is ramping up construction on Stage 01 with the erection of two tower cranes and the formation of the first core.

Stage 01 comprises a total of 1,359 apartments and Melbourne's first Ritz-Carlton hotel across two towers - the 81-storey Tower 1, which will house the Ritz-Carlton and the 64-storey Tower 2 which will rise to heights of 270m and 211m, respectively.

Stage 01 of West Side Place is scheduled for completion in 2022.

The Final Stage of West Side Place released as construction ramps up on stage 01

Developer <a href="/developers/far-east-consortium">Far East Consortium</a> has unveiled its expansive green rooftop garden atop its 2,500 apartment Upper West Side development. Spanning over 4,000sqm, and situated 25 metres above the street, the rooftop has been developed to create a new benchmark for green inner-city spaces.

Urban.com.au was invited on a tour of the development by the project team.

<figcaption>Upper West Side rooftop garden.</figcaption></figure>Located in the heart of <a href="/new-apartments/melbourne-vic">Melbourne’s CBD</a>, on the site of the former Lonsdale Street powerstation, Upper West Side’s communal rooftop represents almost one acre of landscaped podium rooftop gardens, lounge areas, barbecue spaces and ‘The Bouldering Cave’, an innovative horizontal rock-climbing wall area.

A resort-style pool will be added to the mix upon completion of the Manhattan building and its associated podium, thus completing the expansive rooftop area. While a fifth tower aptly named '<a href="/buildings/the-fifth-605-lonsdale-street-melbourne">The Fifth</a>' will complete the rebranded Rose Lane frontage to the development, it is seen as a stand-alone project independent of Upper West Side with its own podium and rooftop.

Designed by <a href="/architects/cottee-parker-architects">Cottee Parker Architects</a> in conjunction with njr and associates, Upper West Side’s green rooftop amenity represents an investment in excess of $3.5 million and includes a range of soft and hard landscaping features to enable greater recreational opportunities for residents, setting a new standard for inner-city living.

There are 40 species of trees and plants with the trees ranging in age from 8-25 years. Water is drawn from the rainwater collected on the rooftop and grey water from the Midtown tower's showers.

When designing Upper West Side’s outdoor rooftop spaces, we carefully considered how each plant would establish over the next 10 to 20 years, choosing plants that had colour, vibrancy and variety, with fruit-bearing, flowering and edible vegetable species included to ensure we could create a as well as sensory- pleasing garden for residents.

Each rooftop space varies in size, weaving in and out between buildings, with the various podiums and tower roofs not only offering various levels of quiet and intimacy for residents but also designed to capture optimum rainfall, to in turn irrigate and cultivate all on-site planting.

Urban forestation is very topical at the moment and we were keen to embrace this as much as possible with Upper West Side.

In addition to notably lowering peak temperatures caused by hard-surface heat radiation, the rooftop design will retain storm water flow for continued plant growth.

Another key point of difference to Upper West Side is ‘The Bouldering Cave’: an area devoted solely to a set of rock climbing walls. Strategically positioned, the walls have an organic appearance and are crafted with a cementitious material, while the floors manufactured with a recycled rubber material, to allow residents to feel they are climbing on actual cliff faces.

The space also serves the dual purpose of providing wind mitigation to the inner rooftop garden areas.

With such a growing number of apartment buildings, comes a requirement to deliver adequate green spaces and amenity. The rooftop gardens and creative amenity spaces at Upper West Side highlight just how far we can take it.

With Manhattan racing towards completion and The Fifth well out of the ground, both Far East and Cottee Parker's attention now turns to the mammoth $2.5 billion West Side Place development.

Located across the road on the former site of The Age, the project represents a further evolution and development of some of the key aspects of Upper West Side. The project is officially due to be launched on the 4th of June but has already attracted strong interest from prospective purchasers.

Stage 1 of the project comprises 1370 apartments across two towers and featuring a 263 room Ritz Carlton Hotel, sky lobby and associated hotel facilities, in addition to ground floor retail and food and beverage.
