One of the most significant beachfront projects ever proposed for the small suburb of Miami on the Gold Coast, has taken a major step forward.&nbsp;Monaco Property Group has secured approval for <a href="https://www.apartments.com.au/new-apartments/nalu-miami-122-marine-parade-qld-4220">NALU</a>, a $500 million development comprising just 45 ultra-luxury residences on the iconic former Nobby’s Outlook site.

Acquired by <a href="https://www.apartments.com.au/developers/monaco-property-group">Monaco Property Group</a> in 2024 for $70 million, the rare 7,238 sqm Marine Parade parcel boasts more than 80 metres of uninterrupted ocean frontage.

With approvals now secured, Monaco Property Group will move NALU into its delivery phase. The project has been designed by&nbsp;<a href="https://www.apartments.com.au/architects/bda-architecture">BDA Architecture</a>, who collaborated with&nbsp;<a href="https://www.apartments.com.au/landscape-architect/ldg-landscape-architecture">LDG Landscape Architecture</a> and <a href="https://www.apartments.com.au/interior-designers/tom-mark-henry">Tom Mark Henry Interiors</a>&nbsp;to create the low-rise building, its landscaping, and interiors.

Residences will range from 237 sqm layouts to beachfront homes exceeding 1,400 sqm.

At the heart of the project is a 2,200 sqm lifestyle precinct with a bathhouse, fitness centre and resort-style pool, elevated by a concierge service.

Jonathan Grasso, Co-Founder of Monaco Property Group, said the council approval marks an exciting milestone for NALU, which will launch in Q1 2026.

Originally developed in the 1970s as Nobby’s Outlook and later refurbished in 2019 as Nalu, the property has long held a place in the local community’s coastal identity. Higgins said Palm Beach remained a hotly contested suburb for home buyers, with prices doubling in the past five years.

$200 million Corallo Palm Beach launches with limited apartment release

In a move that aligns with NSW's accelerated planning incentives for affordable housing, developer&nbsp;<a href="https://www.apartments.com.au/developers/the-one-collection">One Collection</a> has revised its Hills District apartment plans, and taken it to the NSW Government, to secure approval.

The developer, which is currently delivering Horizon Hurstville, is seeking to add 80 more apartments to its <a href="https://www.apartments.com.au/new-apartments/the-one-castle-hill-16-dawes-avenue-nsw-2154">Castle Hill development</a> near Castle Towers. They already have approval for 280 apartments across eight six-storey buildings.

Now on the desks of the NSW Department of Planning is 360 apartments, 48 of which will be dedicated to affordable housing.&nbsp;Affordable housing is to be “fully integrated within the building and visually indistinguishable,” according to the planning submission.

The 15,697 sqm block, an amalgamation of 16 sites, spans across Dawes Avenue, Hughes Avenue, and Camdan Crescent, sits 550m from Hills Showground Metro Station.&nbsp;

"The existing context is quickly changing from free-standing homes into residential flat buildings in line with the Hills Showground Precinct planning framework," Place Studio noted.

They said the design was informed by the site's unique condition of having three street frontages and was developed to to respond sensitively to iots surrounding context.

"The design adopted a conventional perpendicular alignment to the primary street frontage. The massing of the development was carefully modulated to align with the evolving character of the neighbourhood. The design ensured that the scale was not excessive or out of context, but instead contributed to a cohesive urban form consistent with emerging developments in the area."

The apartment mix will be 46 one-beds, 168 two-bed apartments, and 146 three-bedroom units, with 631 parking spaces proposed.

Along the street frontages, the building heights are four storeys with a 7.5 metre setback, and eight storeys with an 11.5 metre setback. It should cost about $150 million to build.

With national news evoking fresh concerns about climate change, Melbourne-based developer Neometro have shared the benefits of investing in sustainable projects.

While Savills has earmarked the <a href="/expert-insights/investing/importance-of-environmental-credentials-grows-for-property-investors-savills" target="_blank">growing importance of environmental credentials in real estate</a> to attract investors, the benefits of developing sustainable projects are proving to be far more all-encompassing.

According to Neometro director James Tutton, sustainable development can set a project up for success from the get-go.

From reducing risk at both the planning and settlement stages, to meeting consumer demands, Neometro has distilled these benefits across three areas.

1. Planning risk

What was once somewhat limited to anecdotal discussions with Council planning officers, the concept of rewarding projects with high ESG aspirations is translating into real policy, and it&rsquo;s something several municipalities have taken on board.

Some councils, such as City of Moreland, have designed excellence scorecards to reward project applications which seek to achieve a high sustainability score.

Considering this upfront allows for better planning and better certainty, Tutton argues.

&ldquo;Traditionally, investment decisions scrutinise financial data alone, and now we&rsquo;ve seen a shift towards investors and buyers demanding we look at the bigger picture,&rdquo; Tutton said.

Neometro noticed many purchasers going with non-major banks that reduced interest rates the better a building performed when selling its Jewell Station apartments in Brunswick.

&ldquo;Giving purchasers more mortgage options with competitive pricing increases the likelihood of them being approved for purchase, and therefore diminishes settlement risk and the nervousness that often comes with this time&rdquo;, he told Urban.

3. Consumer demand

&ldquo;There&rsquo;s no denying sustainability is a strong selling tool, the demand is out there&rdquo;, Tutton said.

Consumers are making socially and environmentally conscious decisions when it comes to everyday purchases, and the developer claims that property is no different.

Across every industry, organisations are stepping up to meet the demands of increasingly informed and savvy consumers.

&ldquo;As developers, we have a real opportunity to meet that demand while simultaneously supporting the need for greater sustainability within our community and being profitable,&rdquo; Tutton said.

In every marketing campaign across its stable of projects, Neometro noted that messaging with a focus on sustainability performed the strongest.

Despite the pandemic challenges of 2020, the rising importance of environmental credentials for property investors will continue to grow, according to Savills.

Across the globe, governments are making “climate emergency” declarations and commitments to meeting net zero carbon in certain timeframes, the Savills update on 2021 noted.

“Real estate is under the spotlight as the built environment accounts for 40% of carbon emissions across the world,” Sophie Chick, the head of department, Savills World Research wrote.

“This will present challenges but it’s also an opportunity for real estate investors to make a significant difference,” she noted.

It noted sustained economic recovery was now on the horizon, led by advanced economies where vaccines are being introduced first. 

“This should fuel wider real estate investor confidence,” Chick forecast.

Global GDP growth in 2021 is forecast to be the fastest in 40 years, according to Oxford Economics, albeit only enough to return global GDP to pre-crisis levels.

The report noted many advanced economies have taken a ‘whatever it takes’ approach to supporting economies, with ultra-low interest rates and quantitative easing programmes. 

“These low interest rates will support real estate investment into 2021. 

“Unlike during the global financial crisis, banks today are less geared, while non-bank lenders have expanded significantly. 

“This provides borrowers with greater options in the recovery,” Chick suggested.

It noted travel restrictions and broader economic uncertainty led to a fall in deal volumes in 2020.

In the 12 months to November 2020, global investment volumes were down by 28% compared to the same period in 2019, although not all sectors felt it equally. 

The industrial and residential sectors saw more modest falls in volumes, gaining market share to capture 21% and 28% of total investment, respectively (see chart).

“The resilience of these sectors in the face of structural change means that’s a trend likely to continue in 2021.

“In spite of near-term uncertainty, the long-term appeal of real estate has held for investors, and the number of funds targeting it have continued to rise,” the report co-written with Paul Tostevin, director, Savills World Research noted.

The Savills report noted at the beginning of Q4 2020, there were more than 1,000 funds in market – more than double the number in January 2016, according to Preqin. 

Funds are now targeting almost $300 billion of investments. 

“This suggests investor momentum moving into 2021.” 

“Residential may attract a growing share of global investment, supported by strong underlying fundamentals and cross-border investors growing and consolidating portfolios.”
