A Moroccan-bathhouse residential tower has been unveiled for Budds Beach, with Australian developer <a href="https://www.apartments.com.au/developers/homecorp">Homecorp</a> announcing plans for a $260 million resort-style project in one of the Gold Coast’s most tightly held waterfront precincts.

A development application has been submitted to the Gold Coast City Council for a 27-storey tower at 8-10 Acacia Avenue and 25-27 Oak Avenue, Surfers Paradise, marking one of the few new large-scale residential projects proposed for the precinct in more than a decade.

The project will comprise 156 two- and three-bedroom residences, anchored by a residents-only Moroccan spa-inspired wellness sanctuary featuring private treatment rooms, a traditional Nordic sauna and steam room, hot and cold plunge pools and a curated juice bar. There will also be a resort-style rooftop precinct, complete with a heated infinity pool and spa, a residents’ lounge with a private kitchen and bar, a contemporary fitness centre with a yoga and Pilates studio, and outdoor BBQ areas with entertaining lounges.

Central Equity unveils Palmera on Garfield Terrace, Surfers Paradise

The idea of a low-maintenance forever home located close to the city were the two driving factors behind a recent purchaser’s journey at Murcia, the under-construction East Brisbane apartment development by Sarazin.

Last year, Lois and her husband purchased a two-bedroom plus multi-purpose room (MPR) apartment in the new building, which is being constructed by Hutchinson Builders and is on track for completion in late-2027.

The couple’s number one priority was to remain within easy commuting distance of the city for work. Murcia is positioned alongside the new Cross River Rail, with Woolloongabba Station just 300 metres from the front door.

They are currently living in their Annerley unit, which they have owned for several years, after recently moving out of their inner-city apartment, located on the very same street as Murcia.

“We had watched the development for a long time, and when construction activity began, that’s when we felt confident to buy,” Lois said.

The timing also made sense. By moving back into their Annerley unit, they are able to save money ahead of settlement, while looking forward to returning closer to the city once Murcia is complete.

“We see Murcia as a forever home, as opposed to an investment, or something we need to appreciate massively in value and move on from in a few years,” Lois said.

“We secured an apartment large enough to grow a family, so we’re expecting to call Murcia home for a very long time.”

The couple plan to grow their family, but without the added maintenance demands of owning a standalone house further from the city. Working with Sarazin and architect HAL, they were able to slightly tweak the floorplan, converting the two-bedroom plus MPR layout into a functional three-bedroom apartment.

An added bonus was the recently revised communal space plans, which now incorporate a dedicated working-from-home area, complete with work pods, and shared desks.

“It means the third bedroom doesn’t have to become a part-time office and part-time bedroom,” Lois said, adding that residents have the benefit of working from home without actually being inside their apartment.

A new trend of sorts is starting to occur at one of Melbourne’s newest addresses.&nbsp;

More than half the buyers at an exclusive hotel-branded residences in the last quarter have reserved more than one apartment.&nbsp;

80 per cent of the apartments at Riverlee’s luxury mixed-use precinct, Seafarers, have been sold, taking the project’s sales total to $170 million, with just 18 properties left on the market.&nbsp;

The $550 million project has been crafted in collaboration with&nbsp;renowned architecture firms Fender Katsalidis, Oculus, CARR design and ODO,&nbsp;centred on an inspired reimagining of the heritage-protected Goods Shed No.5.

The landmark development heralds a new era of luxury riverfront living, with the five-star amenity and services of the world’s leading sustainable luxury hotel at its centre. The precinct will feature a luxurious lobby lounge bar, world-class event venue and meeting spaces, a state-of-the-art health centre, food and beverage offerings, and a 3,500 sqm landscaped haven, known as Seafarers Rest.

Recent sales data has also revealed that purchasers are finding value in a new approach to multi-generational living, purchasing more than one residence to accommodate extended family members and guests.

Colliers director Brett Griffith says as more downsizers embrace luxury apartment living, they are finding unique ways to still accommodate their loved ones under one roof.

“The majority of the Seafarers community are downsizers, and 50 per cent of our buyers in the last quarter have purchased more than one apartment. We are now seeing existing Seafarers purchasers reserve additional residences for their loved ones, including one family that has bought multiple apartments,” he said.

“While it may seem unconventional at first glance, one of the biggest concerns for downsizers is where they will accommodate guests, older parents or mature-age children when the need arises. Home to Australia’s first 1 Hotel property, and Melbourne’s first international hotel-branded residences, Seafarers will provide residents with all the luxury amenity and services on offer within the building’s five-star hotel, including housekeeping, in-house maintenance, room service and a 24-hour valet.

Between 2012 and 2015, a study conducted by the University of New South Wales found that 20 per cent of Australians live in multigenerational households — homes with more than one generation of adults.

Senior Research Fellow from the UNSW City Futures Research Centre, Dr Edgar Liu, studies the emergence of multigenerational housing in Australia. He says that while housing affordability is one of the key drivers behind the growth of multigenerational living, there were emotional factors.

“Both housing affordability and lack of quality aged care supply were factors, but many parents also reported they feel a sense of obligation in looking after their children or older parents,” Liu said.

“Those we interviewed were more likely to comment, ‘I can’t bear the thought of sending mum to a nursing home’ than, ‘I can’t find a nursing home to send mum to’. When faced with these scenarios, wealthier families are able to have more options when it concerns their living arrangements,” he added.

Currently under construction, Seafarers is slated for completion in 2024.

Downsizing with flexibility: Multi-generational apartment living takes over Seafarers 

Prolific developer GURNERTM has unveiled its most significant and ambitious project yet; a $1.75 billion mega-project that will transform the last major site in Melbourne’s Docklands into a world- class mixed-use, botanical destination.

GURNERtm wants the buildings to rival those in Singapore, New York and London.

The 18,000 sqm island infill site at 208-226 Harbour Esplanade is controlled by development consortium City Harbour – backed by the Liberman family – who hold the development rights. “There has been some great development progress in Docklands over the years, however what we are going to deliver here will create a true heart and soul of Docklands where the community and visitors can come and embrace life.

The revised plans are currently being finalised, with the team seeking to significantly improve and increase the size of the ground-floor public realm, with a significant focus on pedestrian circulation, public activation, lagoon-like greenery and communal shared spaces.

Plans are expected to be lodged with council in Q4 2022.

The intent of the project will be to create a world-class public realm within the site that will be a drawcard for Docklands, the city and Melbourne as a whole.

Urban recently spoke to&nbsp;Gabriella Castelmore, a published author who recently moved back to Melbourne having lived overseas for the last 26 years and has found a home in Seafarers.

How did you discover Seafarers?

I first discovered Seafarers when I was in Paris. At the time, I wasn&rsquo;t ready to buy a property in Australia as I was still living overseas. When I did finally make the move, I had a good sense of the market and made the decision to look into Seafarers further. After visiting a few different developments, Seafarers was the obvious choice. The location and value for money exceeded my expectations.

What attracted you to Seafarers?

Riverlee went straight to the top shelf in appointing the architect and interior designer, and that really stood out for me. I also liked the 1 Hotel component and its high standard of sustainability.

Location was important - I wanted to be central as in the past I had long commutes to work. Now, I will be in close proximity to the office and able to walk or ride to work easily. Coming from Paris where most people live in apartments, it&#39;s comforting knowing there is a beautiful rooftop garden terrace, river views and access to the public park.

What qualities were you looking for in a home?

First and foremost I was looking for quality fixtures and fittings, as well as floorboards and carpets. Moving to Melbourne, I had to factor in the need for storage. I was able to secure two units of storage in addition to a car park space.

Other qualities that were important were the amenities - having access to the gym, pool and sauna.

What are you looking forward to most about living at Seafarers?

To be honest, I am really looking forward to the sheer comfort and luxury Seafarers offers. My apartment is really spacious with a big bathtub and lots of storage for me to keep everything organised and out of sight. I am also looking forward to using the hotel, inviting friends for coffee or a drink and experiencing 1 Hotel in Melbourne.

Are there elements you customised when designing your new home?

I spent a bit of time changing the floorplan and Riverlee was really accommodating throughout the whole journey. I took out the laundry sink which I moved to the large en-suite with access via the hallway. By removing this, I was able to build a substantial study nook large enough for two people with built in cabinetry and shelving.

We also finished the study area 20cm short from the kitchen allowing full floor to ceiling cupboards in the kitchen instead of a wall, and providing an enormous amount of additional pantry space.

What attracted you to the Northbank area?

Accessibility to the city and knowing everything is within walking distance, from the variety of great restaurants and bars Melbourne has to offer to the Arts Precinct and Botanical Gardens. Being a big tennis fan, I am also looking forward to being able to walk to the Australian Open when it&rsquo;s on.

I was also attracted to the bike tracks located directly around Seafarers and liked the fact that I&rsquo;ll be able to easily access the South Melbourne and Queen Vic markets.

Are there features at Seafarers that surprised you? 

Yes, the heritage aspect really surprised me, with the building retaining as much of the original site as possible. In today&#39;s world we need to be more conscious about our waste, and knowing this is something Riverlee is prioritising is very much aligned with my values.
