Sydney developer Deicorp is set to officially open its <a href="https://www.apartments.com.au/new-apartments/hills-showground-village-castle-hill-2-mandala-parade-castle-hill-nsw-2154">Showground Village</a> precinct in Castle Hill.

NSW Premier Chris Minns will attend the opening on Sunday August 31, alongside&nbsp;Minister for Planning and Public Spaces Paul Scully, The Hills Shire Council Mayor Dr Michelle Byrne, Landcom CEO Alex Wendler, and Deicorp Founder Fouad Deiri.

Located just moments from Hills Showground Metro Station, the centre spans 9,500 sqm across four levels and features 26 specialty retailers as well as a 1,400 sqm public plaza, creating a new community meeting point for shopping, dining, fitness, and everyday convenience.&nbsp;

Showground Village forms part of the Hills Showground Station Precinct, an urban renewal initiative led by Landcom and Sydney Metro that will provide for around 2,300 new jobs over the next 20 years and around 9,000 new homes.&nbsp;

Deicorp was recently approved for another new development next door to Showground Village.

The new five residential buildings in the East Showgrounds Precinct, will see another 873 dwellings delivered, as well as&nbsp;3,500 sqm of open public space in the form of landscaped courtyards, a public park and communal outdoor recreational space including a playground, barbeque area, and outdoor seating.

“This approval will allow us to start construction on a range of beautifully designed, conveniently located apartments and create another vibrant, walkable and well-connected community,” said&nbsp;<a href="https://www.apartments.com.au/developers/deicorp" target="">Deicorp</a>&nbsp;Founder Fouad Deiri.

“These new homes will provide their residents with a seamless connection to jobs and services along Metro North West, and the new&nbsp;<a href="https://www.apartments.com.au/new-apartments/hills-showground-village-castle-hill-2-mandala-parade-castle-hill" target="">Hills Showground Village</a>&nbsp;retail precinct currently under construction."

Deicorp has several thousand apartments in planning and under construction across Sydney, from Zetland and Five Dock to Crows Nest and Macquarie Park.

Deicorp, NSW Premier officially open Showground Village, new retail and hospitality hub in Castle Hill

ASX-listed developer Cedar Woods is progressing its plans for its Southbank arts precinct site.&nbsp;

The developer has filed plans, which are now with the&nbsp;Department of Transport and Planning, for a new 20-level tower at&nbsp;<a href="https://www.apartments.com.au/new-apartments/141-151-sturt-street-southbank-vic-3006">141–151 Sturt Street</a>, a 2,718 sqm block opposite the Habitat Filter sculpture.

The proposal seeks to demolish the two-level&nbsp;commercial building, including a small supermarket and medical tenancies, and create a new building with 180 apartments and a focus on an&nbsp;active public realm and arts integration.

There will be a full mix of apartment configurations, including 28 studio apartments, 16 one-bedroom, 104 two-bedroom, and 32 three-bedroom units.

Retail, creative arts, and residential amenity functions are integrated across the lower levels. A food and drink tenancy is planned to front Dodds Street, while a retail tenancy fronting Sturt Street will be accessed via an elevated walkway. The first floor includes a substantial 734 sqm creative arts space, envisioned to support Melbourne’s growing cultural and digital industries.

Architecture firm <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a> has put together the plans. In their&nbsp;Urban Design Report they highlighted the project’s ambition to embed itself within Southbank’s evolving cultural fabric.

A central feature of the design is a through-block link connecting Sturt and Dodds Streets, landscaped with native plantings and embedded with universal access ramps.

“The ramp has been thoughtfully integrated as the primary access point, ensuring universal accessibility for all users,” the report noted, with the link offering “a direct response to the urban planning scheme of creating more green spaces within our communities”.

The building’s podium form responds to the mandatory height limits along Dodds Street and maintains a fine-grain interface to adjoining developments. Above the podium, the tower is articulated with recessed balconies and a focus on views toward the CBD and surrounding arts institutions. A communal rooftop recreation deck and indoor lounge are positioned on level four, adjoining seven apartments and providing over 900 sqm of resident amenity space.

Vehicle access and loading will be provided via Dodds Street, with 155 resident car spaces located across two basement levels and the first three above-ground floors. Bicycle storage is more generous, with 226 spaces distributed across resident, staff and visitor needs.

Rothelowman describes the architecture as “humanist,” with ground-level interfaces designed to encourage social interaction and provide a dignified entry for both residents and passers-by. “All street interfaces are crafted to invite and nurture human connections,” the design report states. “The façade transitions to a human scale, providing an approachable and engaging streetscape”.

Cedar Woods, while well-known for its large communities it develops outside of Australia's capital cities, they have recently developed in Melbourne's inner-ring before. They are approaching completion at <a href="https://www.apartments.com.au/new-townhouses/88-leveson-north-melbourne-88-leveson-street-north-melbourne-vic-3051">88 Leveson</a>, just 15 townhouses in the heart of North Melbourne.

Cedar Woods progresses with new apartment plans in Southbank arts precinct

Brisbane developers Core Property Partners and Vector Property Australia has teamed up for Brisbane's newest apartment development.

The duo identified <a href="https://www.apartments.com.au/developments/east-brisbane-qld-4169">East Brisbane</a> as their preferred suburb, on the fringe of the Gabba Precinct, where they've just revealed BANKSII, 72 apartments opposite Raymond Park.

The one-, two-, and three-bedroom apartments will sit in a glass-wrapped building that will also feature a rooftop with an&nbsp;infinity-edge pool, a BBQ area and alfresco dining spaces, sun lounges, and a sauna, as well as a resident-only gym and a ground-floor cafe.

Rhett Williams, Director of Vector Property Australia, said the project will lift the quality of the East Brisbane community and set a new benchmark.

The 10-level building has been designed by MAS Architecture. Their designs were inspired by the native Banksia flower, with the architecture and interiors reflecting the organic symmetry of its namesake flora. MAS has interpreted this throughout the building’s curved form, façade detailing and interior palette.&nbsp;

The building’s flowing geometry and natural tones are complemented by large balconies and floor-to-ceiling glazing, maximising cross-breezes, daylight and views over the city, parklands and river.

“Having a strong narrative for a building helps us architecturally,” MAS noted. "We can choose colours that come off that species of flowers. The trunk and the trees and the flower elements all are now visible in our joinery on the inside and in our architectural finishes on the outside."

Apartments will feature timber floors, soft porcelain tiles, brushed bronze fittings, and stone benchtops with warm veining.&nbsp;

Kitchens feature premium SMEG appliances and generous storage, while bathrooms have been designed as calming retreats with curved cabinetry and twin sinks in the master ensuites.

The building will feature a suite of rooftop and wellness amenities. Residents will have access to an infinity-edge pool, BBQ and alfresco dining areas, sun lounges and a rooftop sauna.&nbsp;

A residents-only gym will be located on the podium level, while a ground-floor café and landscaped laneway will further activate the site and improve neighbourhood connectivity.

BANKSII will rise from a prime Wellington Road site, with the building oriented to overlook the adjacent Raymond Park and take in extensive city views. It is also on the doorstep of key&nbsp;lifestyle infrastructure, including the future Kangaroo Point Green Bridge, The Gabba stadium, and the planned Brisbane Live arena.&nbsp;

Public transport options, including ferry, bus and rail - including the future Cross River Rail Woolloongabba station - are all nearby, supporting a car-optional lifestyle just minutes from the CBD.

Williams said the team spent over a year searching for the ideal site before securing this location.

BANKSII sales launch in booming East Brisbane apartment market

The Minns Labor Government will deliver Sydney’s first new heavy rail station in more than a decade – enabling up to 10,000 new homes by rezoning land around Woollahra and Edgecliff stations, right next to the CBD, to tackle the housing crisis and rebalance growth across the city.

Recent reports by the NSW Productivity Commission have warned that Sydney is losing twice as many young people as it is gaining, while also finding that Woollahra is the most feasible Local Government Area (LGA) in New South Wales to build new housing.

Despite this, housing approvals in Woollahra consistently lag well behind other LGAs, and the population has declined by 11 per cent over the past 50 years while Greater Sydney as a whole has grown by 74 per cent.

The new station that will be an eight-minute trip from Sydney CBD, will be located on the Eastern Suburbs train line in Woollahra, where a station build was started in the 1970s but never completed.

To enable the delivery of new homes the NSW Government will lead a rezoning of Woollahra and Edgecliff stations similar to other state led rezonings to allow additional homes to be built around the stations.

Affordable housing will also make up a proportion of development on the site with the final amount of affordable housing required, to be determined as part of the rezoning process.

The area surrounding the new station is within walking distance of major green and recreational space including Cooper, Trumper, Rushcutters Bay and Centennial Parks.

The Eastern Suburbs train line between Bondi Junction and Sydney CBD also has the lowest passenger usage rates during the AM peak of any line on the Sydney network, with only 43 per cent of operating capacity during the AM peak currently being utilised by passengers.

Sydney Water and Infrastructure NSW have confirmed there is capacity in the water and wastewater systems to accommodate the proposed 10,000 dwellings without major upgrades.

The rezoning is expected to take around two years and will further support the Government’s housing targets that rebalance the delivery of new homes around existing infrastructure.

Fresh off completing its mixed-use Malvern project Malvern Collective, Kokoda Property Group has acquired a prime site on Richmond's Bridge Road.

First look: Kokoda secures Richmond site for new apartment development

At Property Bloom we are always trying to improve our process.  We put a lot of time and effort into designing our villas, houses or units whether they be for a dual occupancy or multi unit project, we want our finished product to look better than the standard 'investor stock'.
Of course, we need to do this in a cost effective way and so I've found that spending time on key areas like front façades, kitchens and bathrooms can add a wow factor without breaking the budget.
I read this great story about <a href="https://www.houzz.com.au/ideabooks/53600916/list/12-hot-kitchen-trends-set-to-sizzle-in-2016" target="_blank">12 hot kitchen trends</a> and was pleased to see we were meeting seven of the twelve trends in the kitchens we are building right now.

Timber features for kitchens continues to trend. We've used it in our kitchen to add warmth and it was nice to see the report notes that walnut tones  will be trending next year. The timber cupboards we've used are Polytec European Walnut. 
You can also add texture by using a textured product to your cupboards. We did this by using a textured melamine to the timber areas. Which brings me to the next trend - texture.
 Most kitchen manufacturers offer a good choice of textured laminate benches or melamine cupboards and they are usually the same price as flat surfaces.  You can add texture to your splashback tile. We have used a softly lined splashback tile, although it's hard to see in the photo.
We purposely kept the main cabinetry neutral which ticks another trend box. We only wanted two main features for the kitchen which is the use of timber and stone for the benches.
Thin benches are in and it's goodbye to chunky style benches.  This is a relief as we used a thin, engineered stone bench with mitred edges. This was a choice more around cost than trend as the thicker bench tops were more expensive.

Engineered stone benches have become so well manufactured that it can be hard to tell the difference from natural materials.In an investment property it doesn't make sense to use real marble or granite so we are meeting the trend to use engineered materials. I love the wider choice of colours and tones you can get from the various supplies of engineered stone benches. It's important your bench works in well with your flooring, especially if you are using a mitred or waterfall edge where the bench will meet the floor.
Speaking of flooring, we've used a stone look floor tile with a polished finish. I like the floor to reflect light which can give the impression of a large, clean space. But perhaps this is not right on trend as I think more natural and matt finishes are in right now.
For our pendant lights, we've used a small white pendant with a silver foil lining inside it. This adds a little touch of glam. So we are only just half ticking the trend of using precious metals. If you really want to be on trend you should incorporate some brass, cooper or gold which may be used in the lighting, tapware, rangehood or splashback.But we didn't want to compete with the natural timber tones that were already a feature. Be careful not to have too many features as they can compete with each other giving you a cluttered or busy look.

We often see small to medium sized property developers struggle for cash flow and, in our experience, it is the single biggest reason for developers going under and as they say, “cash is king”!
The very nature of property development is that a project will only incur costs throughout its lifecycle until the construction is complete, titles are available and the properties are sold and settled.  In most cases, this process takes some 12 to 18 months and that is a long time to be expending money, even if it is borrowed and not receive any income. 
By definition property development is a capital-intensive and cash flow poor industry and developers who don’t have an ancillary business that provides them with an alternative source of income need to work smarter at what they do.
Some property development cash flow strategies to consider
1.    Be smart and replace some of your equity during the project lifecycle
How and when you utilise your capital can greatly reduce the demand on your cash flow and it is important to remember that in most instances, project risk reduces as the project progresses. It therefor follows that the earlier in the project timeline that you borrow money, the more expensive that money will be. 
Obviously, the most capital-efficient way would be to use other people’s money (OPM) as much as possible, however that comes at a cost and delaying the point in time when you ustilise OPM will reduce this cost.
As an example, in the current market environment the cost of funds for any ‘non-mortgage secured’ money i.e. risk equity, will reduce over time as shown below:
2.    Schedule projects efficiently
If you only have enough equity to develop one project at a time the ability to maintain a consistent flow of projects and resultant profits is significantly reduced. By taking advantage of the above principals you may be able to make an “equity redraw” and introduce OPM to replace some of your existing equity once you have secured the development approval and some pre-sales.  This will then allow you to utilise the capital released to secure your next project without having to wait until the current project is completed.
This approach leverages your equity to make it work more efficiently as well as bringing forward the income streams for future projects and there for improving your cashflow by shortening the timing between project completions and the resultant profits.
3.    Keep your overheads low
A very effective strategy many small to medium size Developers use is to engage a multitude of project-specific consultants. By doing this, those consultants are a direct cost to a specific project and the developer avoids carrying ongoing salaries as part of his overheads. In some instances there is also the potential to delay some of the payment for the costs involved to coincide with project milestones further improving the project cashflow.
4.    Include a Development Management Fee
By including a development management fee into your project feasibility, you allow yourself to receive income during the project lifecycle. In many instances, the first mortgage construction finance provider will allow a periodic development management fee to be advanced from the loan as part of the professional fees but remember that it needs to be kept reasonable, reflecting your contribution to the project.
5.    Negotiate your settlement terms
During the early stages of a typical development project lifecycle, the most capital-intensive part will be the settlement of the development site. By negotiating favourable settlement terms, you can potentially delay paying for the property until you have substantially removed the Approval risks associated with it. This in turn will improve the funding costs and the project cash flow in general.
6.    Have a safety net
If possible, have another business that you can operate in parallel with the development operations. This applies more to smaller businesses that are largely undertaking one project as a time and do not have the capital to smooth out the resultant cash flow lumpiness. Having a small income generating business that requires minimal capital and operating overheads such as a real estate rent roll, small equipment hire business or similar means that when the market is in a serious downturn and you need to be able to just “sit on the beach” and wait it out, this alternative income can be a real godsend.
All of this is important but the real challenge is to actually put it into practice. Sitting down with your accountant and lawyer is a good start but they tend to be reactionary and can only provide some of the answers. 
A critical piece of the process is having a clear understanding of the finance and capital structures that are actually available to you and then building your strategy around the reality of those solutions rather than developing a concept and then having to compromise it to meet the market realities. This is where a professional construction finance broker can really add value to your business so the real question is, will you do something about it today or wait until it becomes a regret?

Melbourne looks set for another bumper year in 2019 with a host of key projects around the city - of both the small and tall variety - changing not only the skyline's silhouette but more importantly its ground plane.

Today's piece focuses on a selection of projects which in some way will contribute to improving Melbourne's built environment and public realm. These projects represent a cross section of skyscrapers and key public realm projects.

<h2>435 Bourke Street</h2>

Designed by Bates Smart, the development comprises approximately 64,500 sqm of premium grade office space on the corner of Bourke and Queen Street.

Cbus amalgamated sites at 140 and 150 Queen Street, 423 Bourke Street and 27 McKillop Street to allow for the development. 

According to Cbus, it intends to launch 435 Bourke Street in early 2019 and commence construction later this year pending planning approval.

<h2>Southbank by Beulah / The Green Spine</h2>

Image: UN Studio</figcaption></figure>Beulah International revealed the six entries in its Southbank by Beulah competition during its symposium in July 2018, before Cox Architecture + UN Studio's Green Spine scheme as the winning design.

The design team and Beulah then embarked on a study tour which included stops in Shanghai and New York to assist in informing the design.

It is expected that following a process of design refinement and development a planning application will be lodged for the site at 118 City Road, Southbank.

Should the project retain a maximum height of 356m and should it be viewed favourably by the Planning Minister's office, construction could commence on what would become Australia's tallest tower in 2020 at the earliest.

The winning concept for Green Spine featured a mix of uses including residential, commercial, hotel, a school and a highly permeable ground plane which extends the Southbank Boulevard linear park (see below) into the site and extends up the length of the towers.

<h2>Yarra Pool</h2>

The proposal would include (amongst other things) wetlands, a natural leisure pool, 50m lap pool, kids pool, cafe and pavilion.

Yarra Pools is currently seeking support to advance the project through a community-led, multi-staged design and construction process. <h2>Southbank Boulevard + Dodds Street </h2>

Image: City of Melbourne</figcaption></figure>The first stage of City of Melbourne's significant project for Southbank has commenced with tram infrastructure works already completed between St Kilda Road and Sturt Street. 

Construction is now underway on the remainder of Southbank Boulevard between Sturt Street and City Road. This portion of the project will be undertaken in a number of stages and will see the west bound carriageway discontinued to create new public open space, and the current east bound one way carriageway converted to two way traffic.

The first stage is due to be completed in August of this year. Upon completion, the six stages of the project will create 2.5 hectares of public space and neighbourhood parkland within Southbank, which has become Melbourne's most densely populated suburb.

Image: City of Melbourne</figcaption></figure>Work is finally set to commence by the middle of this year on the City of Melbourne's long mooted pedestrianisation of Elizabeth Street South which will replace a stretch of road surface with a new tree lined public space.

Originally due to begin early last year, the project was delayed to allow for construction of an office development at 276 Flinders Street.

The 10-storey development is nearing completion and has direct frontage to the section of Elizabeth Street to be transformed, limiting Council's ability to build the new public space immediately while maintaining pedestrian safety around the construction site.

The City of Melbourne has set aside $2.2m to complete the project which will include the creation of better public realm with new bluestone paving, street furniture, lighting, trees and drainage improvements.

Image: City of Melbourne</figcaption></figure>Being delivered as part of Cbus Property and ISPT's $1.3bn Collins Arch development currently under construction, the Oculus-designed park along Collins and Market Streets will add much needed green space to the heart of Melbourne's CBD. 

To facilitate development of the park, City of Melbourne is contributing part of the Market Street road reserve while Cbus Property and ISPT are contributing part of their development site.

The new 1,900 sqm park comprises five distinct zones; Collins Street Interface, Northern Lawns, Playful Terrace, Central Plaza, and City Garden.

Upon completion the park will be vested back to the City of Melbourne for public use and management.

The six-tower project comprises four residential towers, an office building and a hotel sited around a new central public space.

The first stage is 75% sold and features two residential towers of 231m and 179m respectively, the public park and a full line Woolworths - Southbank's first full line supermarket.

A new generation of 'urban escapists' are choosing to build in a new area rather than live in inner ring suburbs, according to developer Rawson Communities.
Rawson Communities general manager Ben Hogan, said this demographic, between 25-40 years of age was a key driver of outer urban growth in areas like Sydney’s burgeoning Marsden Park, with this precinct has recently been highlighted as the fastest growing residential postcode in New South Wales.

Urban escapists eyeing off western Sydney developments

Dalian Wanda, the Beijing-based conglomerate's hotel and apartment project proposal for Sydney's Circular Quay has received the City of Sydney Council unanimous approved.
Wanda's development proposal is for a 57-storey 184-apartment residential tower and a 179-room hotel at the 4040sq m site bounded by 1 Alfred Street, 19-31 Pitt Street and 31A Pitt Street.
The apartments will range from 50 sqm to 600 sqm in size.
Wanda plans to launch the apartments for sale next year.
Local architect Crone Partners' Greg Crone will be working with Kerry Hill Architects on the project which will commence construction in 2017 after the demolition of Gold Fields House at 1 Alfred Street.

Melbourne's first interactive playground Harmony Garden has been revealed at Point Park on Yarra's edge, just moments from Melbourne's CBD.
The interactive playground, created by real estate investment group Mirvac, allows children to compose music using sculptural bells and gongs which are integrated into a playground environment.
Constructed from timber, the large wall features 16 stainless steel gongs, eight anodised aluminium harmonic bells and three cube drumming seats that combine to create an interactive musical instrument spanning 11 metres.
The innovative playground was designed by co-creator of Birrarung Marr's Federation Bells Neil McLachlan, artist and sculptor Emilia Storm and landscape designer Simon Ellis.
Dotted throughout the landscaped park are 11 multi-sensory interactive bell sculptures inspired by indigenous coastal plantings and situated within native gardens.
Children use a specially-engineered colourful soft plastic stamen to play the bells.
Mirvac’s Head of Residential, John Carfi, said the Harmony Garden will be a unique and fun way to bring children and adults together.
Federation Bells co-creator, Neil McLachlan, also an Associate Professor at the University of Melbourne School of Psychological Sciences, said the park would encourage children to play cooperatively.

Mirvac unveils Melbourne's first interactive musical playground at Yarra's edge

A Melbourne developer has paid $18.18 million for a 1,722sqm property on Whitehorse Road, Box Hill with the intention of building an apartment block.
The site, <a href="https://www.realcommercial.com.au/property-land+development-vic-box+hill-501678429" target="_blank">820 Whitehorse Road</a> was sold at a land value price of $10,558sqm, above the previous price benchmark of around $8200sqm set a few weeks ago.
Savills Australia director, Nick Peden, who brokered the deal with Jesse Radisich and Clinton Baxter, said they received more than 150 enquiries and received 17 individual Expressions of Interest from a range of local and off-shore developers.
