<a href="https://www.apartments.com.au/developments/broadbeach-qld-4218">Broadbeach</a> offers plenty of reasons to live vertically, but moving from a substantial family home into an apartment can expose the compromises of high-density living. Privacy, room for guests and usable living space tend to matter more when an apartment is intended as a permanent home rather than an occasional coastal base.

A typical residential floor at <a href="https://www.apartments.com.au/new-apartments/the-eveleigh-broadbeach-7-9-surf-parade-broadbeach-qld-4218">The Eveleigh</a>, on Surf Parade,&nbsp;contains just four apartments. The 94-residence development by <a href="https://www.apartments.com.au/developers/hirsch-faigen">Hirsch &amp; Faigen</a> is predominantly made up of expansive three-bedroom homes, with a limited collection of half-floor penthouses above.

Across the apartment floors, <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a> has used the relatively limited number of residences to give each home greater access to natural light and outlook. Living spaces extend towards full-height glazing, while a series of bay windows frame selected views across the Pacific Ocean, city and hinterland rather than treating the building edge as a continuous wall of glass.

“The apartment floors deliver a collection of homes that embrace controlled outlook via a series of bay windows deliberately framing moments of view,” Rothelowman Director Kim Lowman said.

From outside, those projecting forms contribute to the tower’s faceted profile. Strong horizontal and vertical elements establish its proportions, while the changing position of the sun alters the light, shadow and reflection across the façade throughout the day.

The same attention moves inside the apartments, where the material palette combines warm timber, natural stone, metallic detailing and softer curved forms. Kitchens sit within the main living zone, with stone island benches, integrated joinery and European appliances, before the living areas extend towards the glazing and the outlook.

Three genuine bedrooms provide room to accommodate family and guests, while two secure car spaces and storage address some of the practical considerations that can become more noticeable when moving from a larger home. Feedback from the display suite has centred on the warmth and restraint of the interiors, with buyers commenting that the residences feel like homes rather than conventional coastal apartments.

A limited collection of half-floor penthouses occupies the upper levels, increasing the scale of the living spaces and adding private balconies and elevated finishes. From this position, the outlook extends between the ocean and hinterland.

Outside the private residences, The Eveleigh separates its shared spaces between the podium and rooftop. The podium is centred on wellness, with subtropical landscaping surrounding a swimming pool and pool terrace, yoga garden, private gymnasium, sauna and hot and cold plunge facilities. Landscaped retreats and pavilions provide additional places to sit away from the main recreation areas.

Higher in the building, a rooftop pavilion and private dining suite sit alongside resident lounge, barbecue and outdoor dining areas, opening towards panoramic views across the ocean, city and hinterland.

“Buyers are no longer just looking for an apartment, but a lifestyle where they can relax, reset, and enjoy a balanced way of living,” Hirsch &amp; Faigen Director of Sales Matt George said.

Interest to date has come from established owner-occupiers and interstate lifestyle purchasers, including buyers planning a future move to the Gold Coast. Many are coming from larger homes and want to reduce ongoing maintenance without giving up space for family and guests, privacy, two car spaces or the ability to entertain at home.

Much of that daily life can also take place beyond the building without requiring a drive. Kurrawa Beach and Pratten Park are an easy walk from Surf Parade, while Pacific Fair, Oracle Boulevard, The Oasis, restaurants, cafés, entertainment and public transport are also within walking distance.

The Eveleigh is Hirsch &amp; Faigen's fourth Gold Coast development since entering the market in 2021, following The Hemingway at Palm Beach, The Emerson at Kirra and Yves at Mermaid Beach. Each of the preceding projects sold out before completion.

“Broadbeach had been on our radar throughout our time operating on the Gold Coast,” the developer said. “Following our projects in Palm Beach, Kirra and Mermaid Beach, Broadbeach represented the natural next step for the business.”

The Surf Parade site brought together proximity to the beach, protected coastal outlooks and walkability to dining, shopping and recreation. Hirsch &amp; Faigen also identified the street as an emerging premium residential address, with enough separation from Broadbeach's busier destinations to retain a quieter environment at home.

The Eveleigh is now under construction by Maxcon, with completion forecast for mid-2028. Three-bedroom residences are currently available from $2.87 million.

The Eveleigh brings house-like apartments to Broadbeach

A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

The only other notable development set to come to market this year is ALAND's Queen Square, a mixed-use precinct on over two hectares that will comprise apartments above a vibrant ground-level retail and hospitality dining precinct.

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

MAYD is targeting an early 2027 launch.

First look at MAYD's North Kirra mixed-use precinct

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

The internet has reached our cities. A smart city is optimised for efficiency, productivity and comfort.
The smart city uses intelligent transport systems. It is administered by integrated urban command centres, which analyse the omnipresent raw material of the digital era: big data. As citizens go about their everyday lives, they leave data traces everywhere, even in the sewers.
Many technology companies and city governments celebrate the new enfant terrible of smart city research: the urban scientist who finally imposes a rigorous scientific (that is, positivistic) mindset on city governance. However, Jeremy Kun confirms that:
… being quantitative doesn’t protect against bias.
Commentators such as Cat Matson, Charles Landry and Paul Masonadvocate a people-centred approach to city design. In our own work, we warn that ignoring decades of research by architects, geographers, urban planners, designers and sociologists could lead to a dystopian future where humans lose agency if we mindlessly pursue convenience and efficiency.   Big data requires analysis by algorithms, and they in turn create filter bubbles. Corporations such as Facebook and Google deploy sophisticated algorithms to help us navigate the otherwise bloated social mediascape. The content displayed on Facebook’s news feed is selected based on a user’s profile, location, interests, online habits – what they post, share, recommend and “like”.
The popularity of social media stems from its power to create personalised spaces, walled gardens, which are tailored to individual preferences and favour content relevant to each user. Proprietary algorithms determine what is deemed relevant.
Without ethics, it is these algorithms that determine the make-up of the Facebook news feed, Google’s top search results and the recommendations on whom to follow on Twitter and what to buy on Amazon. They are optimised to prioritise content that generates more business. As Gilad Lotan has observed:
We’re not seeing different viewpoints, but rather more of the same. A healthy democracy is contingent on having a healthy media ecosystem. As builders of these online networked spaces, how do we make sure we are optimising not only for traffic and engagement, but also an informed public? … The underlying algorithmics powering this recommendation engine help reinforce our values and bake more of the same voices into our information streams.
The diversity advantage of cities
As more and more social media platforms embrace urban environments as their playground, this algorithmic culture has important implications for cities. People come together in cities not just for the infrastructure and convenience they provide, but for offering choice. Cities are fundamentally about possibilities, opportunities and diversity.
Jane Jacobs notes: Cities have the capability of providing something for everybody only because, and only when, they are created by everybody.
Ethan Zuckerman thinks of cities as serendipity engines:
By putting a diverse set of people and things together in a confined place, we increase the chances that we’re going to stumble onto the unexpected.
However, Zuckerman also asks:
… do cities actually work this way?
It’s a timely question for smart cities governed by big data and algorithmic analysis. How can a smart city become a serendipity engine? Can we design smart cities for getting lost?
Here are some examples of why that may not be such a bad idea.
Getting lost and getting to know strangers
Public transport journey planners are usually optimised for two factors: the fastest speed and shortest distance to get you from A to B. Yet there are opportunities beyond telematics.
Why don’t we offer the choice to go slow, to take the least polluted route to work, or the scenic way home?
Experimental prototypes such as Martin Traunmueller’s Likeways and Mark Shepard’s Serendipitor allow you to lose yourself and rediscover your city. The Likeways app lets users choose routes that wander past restaurants, pubs, shops, museums or art galleries. Screenshot, courtesy Martin Traunmueller   In addition to a diversity of places, cities also offer a diversity of people. However, all too often we stay within our existing social networks of friendship and convenience. Eric Paulos’s Familiar Stranger Project investigated anxiety, comfort and play in public places.
Yet our ability to unlock the advantage of a city’s social diversity is still in its infancy. Early examples include co-working spaces and meet-up groups that bring diverse people together, airlines offering social seating, and design interventions such as Jokebox that foster playfulness and curiosity. 
Saskia Sassen warns that the privatisation of public spaces in the city:
… has deep and significant implications for equity, democracy and rights.
This also stifles innovation, as people are lacking the kinds of “skunkworks” that foster creativity and diversity.
Deliberative democracy and the city
Besides the nascent opportunities vested in people and places, what may well be the final frontier of a truly smart (as in intelligent) city is content and discourse. Seeking to burst the filter bubbles, Eli Pariser created Upworthy:
… on a mission to change what the world pays attention to.
It curates news you should read rather than just “the news you want” to read.
Another illustrative example is Rebecca Ross’s project London is Changing. Large digital displays visualise local community voices and juxtapose diverse opinions about the impact of gentrification in London.
To uphold a citizen’s right to the digital city and strengthen the role of cities in a deliberative democracy, cities should empower citizens to be smart. Smart cities should allow us to get lost and find new places, to meet strangers who may become new friends, and to engage in discussions with diverse others so we may form new opinions.
Alexandros Washburn observes:
In talking about the anticipational Smart wonders of ‘our city’, we really mean ‘my city’. We confuse the collective with the personal. If collective, that is, civic intelligence is what makes cities smart, we need more serendipity engines. 
Smart cities should be open and agile and employ what Bob Dick calls “dialectical processes” and what Anna Cox calls “design friction”. That way we may change algorithmic filters for the sagacious discovery of diversity in the city. Diversity fuels innovation, and innovation is what we need to be sustainable.

The Living Future Institute of Australia (LFIA) has launched the Brickworks Living Building Challenge design competition, pressing the go button for designers, built environment professionals and students around the world to conceptualise what the world's most sustainable retail centre ought look like.
The Living Building Challenge is an international sustainable building certification program, advocacy tool and philosophy.
The Brickworks Living Building Challenge design competition, run by the Living Future Institute of Australia with principal partner Frasers Property Australia, aims to explore the boundaries of sustainable design within the retail environment and redefine ‘best practice’ for the sector.
It is the world's most aspirational and rigorous green building performance standard. The Challenge is comprised of seven performance categories called Petals: Place, Water, Energy, Health &amp; Happiness, Materials, Equity and Beauty.
The Living Building Challenge (LBC) has never before had a retail centre as its centrepiece, nor has an Australian project been subject to such a design competition before.

Australia aspires to global green leadership: The Living Building Challenge

Gosford on the NSW Central Coast is firmly on the investor map, with the city council attracting more than $1 billion worth of potential development to its city centre since mid-2014, according to Raine &amp; Horne.
Since mid-2014, the council has received $1.01 billion worth of development applications for the city centre alone.
Raine &amp; Horne Commercial principal Brett Hunter predicts the Central Coast’s next property boom will be led by its commercial market.
“We’ve seen plenty of commercial space sitting idle for a while now, however, the worm is turning and improved business confidence is driving more leasing and buying enquiries,” said Brett.
“We’re seeing plenty of new developers who are buying greenfield sites on the Central Coast. The plan is to develop them, market them and make a profit.”
He said the reinvigoration of Gosford remained a vital cog in the development of the region’s commercial credentials.
“The ATO is relocating to Gosford, but we still need more high-rise residential blocks similar to say St Leonards, along with the development of the waterfront on Brisbane Water, which has the potential to be the equivalent of Rushcutters Bay in Sydney,” he said.
“A strong nautical industry would be very good business for the Central Coast, what with regattas, the building and trade of yachts and so on.”

Money pouring into NSW's Gosford: Raine & Horne

Construction company Sekisui House announced that it has received development approval at their $750 million ‘The Hermitage’ in Sydney's Gledswood Hills for a nine-hole Par 3 golf course and driving range, the first of its kind in Australia to be created by golf legend Greg Norman.
The $11 million golf course to Sydney’s south-west is a collaboration between Sekisui House, Greg Norman Golf Course Design and club operator, Wests Campbelltown.

Greg Norman Golf Course Design was established in 1987 and is considered a leading signature golf course design firm. It has opened more than 90 courses globally.
“The Hermitage estate is the idyllic location to showcase my unique and wholly sustainable golf course designs while providing award-winning facilities for the residents and the local community. I have a deep-rooted passion for continuing to develop and support the game of golf in Australia,” Norman said in a statement.
Since its launch of The Hermitage in 2012, Sekisui House has sold more than 870 lots.

The Hermitage is about 55 km from Sydney’s CBD and 35 km from Parramatta. It will have a projected population of over 6,000 people living within 2,000 homes and completion is expected in 2022.

Landmarks identify and define cities. Town-planning instruments usually protect these landmarks from development that does not respect the setting.
But inappropriate development is placing one of Brisbane’s most important landmarks in danger. A proposed 47-storey tower threatens Customs House, on Queen Street, from being seen as it was intended to be.
Such developments are neither a new problem nor unique to Brisbane. The “Toaster” apartment building has compromised the view of the Sydney Opera House. In Melbourne, the proposed shards of Federation Square threatened the view of St Paul’s Cathedral from St Kilda Road at Princes Bridge. The impacts of both of these actions were very much an afterthought.
In London, it was realised as the Shard Tower was being constructed that it would affect the view of St Paul’s Cathedral. Lord Mayor Boris Johnson thus moved to protect views of the cathedral from specific vantage points with a clear viewshed diagram to ensure the dome can still be seen from identified locations. This demonstrates how best to pre-empt what may happen in the future, prevent unsuitable outcomes and protect views of landmarks.
<h2>The Customs House case study</h2>
Brisbane’s city plan has prescribed a heritage precinct around Customs House and the adjoining land to the north to ensure views of it are protected.
However, the Brisbane City Council late last year approved the tower, which is to be built immediately to the north of Customs House. This proposed building is to replace a four-storey block that was already too large.
By approving this development, the council has ignored its own regulations. These were put in place to protect not only views of Customs House from the northern end, but also to allow views across the site to the Brisbane River and the Story Bridge from Queen Street in the other direction.
The design of Customs House, completed in 1889, was unusually accomplished. It responded to its particular site at the bend in Queen Street, which is the closest point to the river.
Views of the building from various points in the city and river are possible and intended. The most important view, however, is of the northern end, from Queen Street and the open space to the north.
 The building has a dome placed over its Long Room, positioned eccentrically at one end. This was intentional and informed by Customs House’s setting: the oblique views made it difficult to determine that the dome was not central.
In this way, the building is quite different to other landmarks, such as the General Post Office, where the main view to be protected is the front elevation, seen perpendicular to Queen Street. The city plan should include a diagram of the protected viewshed for each landmark in the city to prevent unsuitable developments that could have a detrimental impact on a landmark’s setting.
It is common practice to protect a landmark’s principal view. For Customs House, however, this is not the street elevation or the river elevation, but the various oblique views from further away, particularly the northern end with its semi-circular projection.
Although Customs House occupies part of a heritage precinct, no specific viewshed diagram has been made that would be able to prevent the current proposal. Nevertheless, that a precinct had been identified for Customs House and its adjoining lands should have been enough to protect it.
The existing building to the north, built in 1987 before the Queensland Heritage Act existed, is already too large. It did not comply with the Australian Heritage Commission’s determination that was given before it was built. The council made the mistake of approving it then, and will compound its error if the current proposal is allowed to proceed.
The federal Australian Heritage Commission has long been dismantled as state heritage controls were established. The Queensland Heritage Act followed similar legislation in other states but came considerably later and only after public outrage at demolitions such as the Bellevue Hotel and Cloudland. That was in the Bjelke-Petersen pro-development era – a time that now seems to be repeating itself.
If we care about Brisbane and its landmarks, this development should not be allowed to proceed.

Development placing Brisbane’s Customs House in danger

Melbourne-based property developer BPM has paid $8.2 million to purchase its sixth development site in Brisbane's Toowong.
But tougher financing requirements for investors has turned the group focus towards the owner-occupier market. 
The Young Rich lister Jonathan Hallinan's newly acquired properties, combining two sites at 15 Archer Street and 628 Coronation Drive, required agreements with 10 separate vendors and took almost 11 months to negotiate, he said.
Current BPM projects in Brisbane include its 60-apartment White Dawn project, in which 15 apartments remain unsold, and a 273-apartment project in Fortitude Valley, on the 358 Wickham Street site it purchased in 2014, which is due to be released to the market in May. 
The deal comes after BPM sold a 5984-square-metre site with permit for 742 apartments on Gladstone Street in Melbourne's Fishermans Bend to Singapore-listed developer Chip Eng Seng for $52 million. 
Hallinan told The Australian Financial Review that finance equity requirements are much greater.
"But that is being drive by the financial markets, not the property market. 
"The larger-scale developments are much more difficult to finance at this time."

Property developer BPM pays $8.2 million for Brisbane site

Cbus Property has secured planning approval for one of Melbourne’s most prized CBD development sites, a mid-city island site with prospects for a $1.3 billion project.
The project was reduced in height to reduce any overshadowing of the Yarra River. 
The Victorian planning minister Richard Wynne reached agreement having previously knocked back an application in March this year for a 164-metre high, 47-storey twin tower proposal.
Dubbed the 'pantscraper' – the 447 Collins Street development that will be 21.6 metres shorter in height, cutting six stories from the tower complex and reducing overshadowing to just touch the northern bank of the Yarra River at mid-winter.
There are also plans for a bigger inner city park on Market Street. 
Melbourne-based Woods Bagot and SHoP Architects of New York won the competition to design the mixed-use property at 447 Collins Street in Melbourne.
The property to be built at the intersection of Collins and William Street will feature offices, residential houses, hotels, retail and public spaces.
Cbus Property exchanged contracts with Industry Superannuation Property Trust on 447 Collins Street, known as the Suncorp building, under a $91 million structured transaction.
The deal gives ISPT first right of refusal to buy back into the opportunity at a later date, through a fund-through or take-out arrangement.
“The acquisition of 447 Collins Street reflects our strategic commitment to development in Australia and in ­particular the Melbourne market,” Cbus Property boss Adrian Pozzo said.
It is a 6000 sq m site where ISPT applied for a demolition permit for 1960s era building as the anchor tenant, Suncorp, prepared to leave.
It was among a handful of CBD buildings rejected by the state government for heritage protection as some regarded the 27-level building as a prime example of post-war International style.

Cbus secures approval for its 447 Collins Street project

Melbourne high-rise developer Joe Russo has suggested finding new sites for development in Melbourne that stacked up was now a lot harder. 
He forecast a lot of smaller developers would run into trouble with banks tightening up their development lending criteria following changes enforced by APRA.
"To get a loan now you need a proven track record and you have to have more pre-sales," he said.
"So there will be a nice clean-out of development sites from these developers, who paid a lot of money, but who now can't make them work.
"They will try to offload them, but there aren't a lot of takers," he told The Australian Financial Review.
He said sites with permits had too-high price tags, while those without permits now came with too much planning risk, following new interim height controls last year by Victorian Planning Minister Richard Wynne.
Caydon has recently received approval for the first stage of its $700 million Moonee Ponds development in Melbourne's inner north-west.
Caydon has yet to secure a permit for the $1 billion Nylex site development in Cremorne.
Mr Russo paid over $42 million to buy the 13,400-square-metre Moonee Ponds site from Leighton Properties and Qualitas in April last year with plans for over 1200 apartments.

Joe Russo forecasts "clean-out" of smaller Melbourne developers

A development application has been lodged by property group Auswin TWT for a $300-million mixed-use project in Sydney's Ultimo.  
New Life/Ultimo at 495 Harris Street will speed up the gentrification of the often undervalued inner Sydney suburb, according to the developers. Ultimo is on the edge of Darling Harbour, Chinatown and Barangaroo, and well connected to light rail and bus services, yet RP Data research shows that the median price for an apartment is 30 percent less than neighbouring Pyrmont, said a media release.
The multi-layered building steps down from nine-storeys along Harris Street to six levels facing Bulwara Road. It will have 210 apartments ranging from studios to three-bedrooms, including two-level terraces with street-level access. There will be ground floor retail/commercial space and two basement levels for vehicles and bicycles, bringing the gross floor area to around 20,000 sqm.
“Those with vision will appreciate that Ultimo will improve and prosper just like Pyrmont has, lifting property values as it regenerates,” said Ben Stewart of CBRE.
Simon Platt of Kinsale Property Group is another realtor who believes the Auswin TWT development will give Ultimo its biggest boost since 2007 when the Ian Thorpe Aquatic Centre opened.
“Ultimo is somewhat of a forgotten suburb on the doorstep of the CBD, yet it has all the attributes of being a property hot spot,” Platt said.
The design, from Architectus, features an open air courtyard and a purpose-built pedestrian laneway running from Harris Street through to Bulwara Road. Architectus was chosen after a design competition chaired by acclaimed architect Tony Caro last year.
“These features were met with approval when we held two information sessions for residents,” said Stephen Fitzpatrick, the general manager of Auswin TWT. 
The 5,322 sqm site was originally owned by the Harris family who were the dominant landowners in the area for more than a century. Bushells Tea purchased the site in 1938 and built a four-storey warehouse to store its produce.
In 1964, the newly founded Totalizator Agency Board (TAB) acquired the property as its headquarters and nerve centre for its betting business. In 2004, TAB was taken over by the Victorian-based wagering and media company Tabcorp, which 10 years later sold the property to Auswin TWT.

Auswin TWT's $300 million residential project in Sydney's Ultimo

Australia's major banks were still shy of lending in the off the plan Gold Coast development space with all the major viable projects on the Gold Coast facing challenges when it came to funding.
"The big banks are still very wary of the Gold Coast," PPB Advisory's Garry McLean told the Australian Financial Review.
"They have been here before and have been hurt by settlement failures, but in saying that, there are actually some very good opportunities there."
Australia's major banks were burnt during the financial crisis when hundreds of investors refused to settle on off-the-plan purchases.
Urbis was currently monitoring 26 Gold Coast projects which could be launched within the next six to nine months that would bring 2500 apartments to the market.
It has been suggested at the current Gold Coast sales rate, that this number represented about 18 months' supply.

There has been a flurry of property developers back for another run, but this time with their offspring in charge, the paper noting developers such as Jim Raptis and Con Nikiforides.
