Repeat buyers are one of the strongest measures of confidence in any apartment development.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

Today, Keith says the move has completely changed how he experiences Newcastle.

"I enjoy living in this location because it's more of a lifestyle change. That Newcastle city living where you can walk to restaurants and bars and even beaches and parks and even shopping across the road."

For Aimee and Lyle Goodman, the journey started almost by chance.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

In Mike’s extensive experience on regional projects, he has found residents are very receptive to development plans that provide local jobs, particularly for the youth of a community, which invariably assists in addressing many social issues.

4. Reinforce and expand existing walkable neighbourhoods. Compact, mixed-use, walkable neighbourhoods provide opportunities for social connection and a reduced reliance on cars. With remote working becoming more popular, living in closer proximity to local amenities can reduce feelings of isolation and loneliness, and will also foster a stronger community and sense of belonging, particularly among new residents moving from major cities.

5. Provide housing diversity. Communities that combine single dwelling homes, townhouses, apartments, and specialised housing such as seniors housing integrated with the township, enables ageing in place and attracts residents of all ages and incomes. Regional communities are receptive to diverse housing options if they maintain the essence and unique character of their townships.

6. Maintain community engagement in perpetuity. Mike says councils, planners and developers must get feedback from the community at all stages of planning and development. Interactive mapping and community forums provide locals with the opportunity to voice their opinions and achieve built form outcomes they feel meet local needs. Mike highlights the importance of getting a true cross-section of the community, not just the vocal minority, through expressions of interest for community involvement. <html><body>Non-bank funders are looking to lend to apartment developers whose project starts were stalled across Melbourne during the pandemic.

"We are seeing the savvy developers doing what they can now to get their projects moving," Wingate managing director (property) Mark Harrison told Nine Entertainment.

But Harrison confirmed "a real distinction" between investor and owner-occupied product.

"The owner-occupier market is quite strong and we are funding quite a bit through the middle and inner-ring suburbs, driven by downsizers and people making lifestyle choices."

The big banks are mostly absent from the market, given their policies on pre-sales.

Pallas Capital chief investment officer Dan Gallen noted the banks often still had a requirement for onerously high levels of pre-sales.

"The banks have not moved with the times," Mr Gallen said.

"Developers are left in purgatory," he added.

Pallas Capital has extended $700 million of apartments across the major capital cities over the last three years, mostly via first mortgages, targeting upmarket developments in suburbs Malvern and Brighton in Melbourne.

Seeking developers for innovation flagship

Property developers are currently facing a perfect storm, with tightening funding markets and increasing holding costs, all with the disappearing traditional avenue of the major banks, according to Pitcher Partners Melbourne client director Jasson Fallscheer.
Fallscheer says developers are increasingly chasing finance partners willing to back projects as the major banks retreat from smaller developments, highlighting new opportunity for private funders to gain exposure in the sector.
"Developers are looking at ways to get their projects started in a tight funding environment and that has created the opportunity for private funders to step into that void and help get projects started sooner," Fallscheer said.
Damian Pearce, Pitcher Partners client director of business recover and insolvency services, said as well as the difficulties in obtaining funding to commence projects, market conditions meant developers faced heightened risks as projects progressed to completion. 
“Developers are factoring in a higher cost of funds which makes the execution of the project even more vital,” Pearce said.
“One of the things we are starting to see, if you have an increased holding cost and an increased funding cost, developers are going to start thinking about where they can attain margins and that will ultimately be squeezing contractors to obtain profit margin. 
“If final sales prices are coming down and funding costs for construction are increasing, the margins in the middle are getting squeezed and the developer looks to shift those costs down the line.”

Designed by Ewert Leaf, the 20-storey building comprises 174 residences within close proximity of the new Anzac Station currently under construction as part of the Metro Rail Tunnel.

Cbus claims second spot on the list with 9 projects across Australia, consisting of a mix of residential, commercial and hotel projects at various stages of their life cycle. On the horizon for Cbus in Melbourne is 150 Queen Street which replaces the now defunct Tower Melbourne residential project. Cbus consolidated four separate sites to allow for the creation of a development site for commercial purposes.

Peregrine Projects rounds out the top 5 with its Sarah Sands development in Brunswick garnering a lot of interest and attention on Apartments.com.au. Peregrine is also developing a mixed-use boutique project in Collingwood and a commercial project on Burnley Street in Richmond. Peregrine have engaged JCB Architects to master plan a 3,000 sqm site on Langridge Street in Collingwood which it describes as "a benchmark commercial precinct which will include a collaboration with Melbourne’s first Tribe Hotel."

Urban's Top 5 for October - Most Viewed Developers

Japan's Asahi Kasei Homes has bought a 40%t stake in detached home builder McDonald Jones Homes, though the deal value was not disclosed.
McDonald Jones Homes is Australia’s sixth biggest detached home builder and the biggest in NSW with a turnover of almost $500 million a year, The Australian Financial Review reported.
The stake purchase by AKH is part of a trend where major Japanese developers are buying into Australia’s housing boom. 
The list includes Sekisui House (Central Park Sydney), Sumitomo Forestry Group (majority owner of home builders Wisdom Group and Henly Group), Obayashi Corporation and construction giant Kajima (majority owner of Melbourne builder and developer Icon). 
Newcastle-based MJH Group includes Queensland builder Mojo Homes, Tasmania's Wilson Homes, Hayman Homes and medium-density builder MJH Multi.
It is one of the country's fastest growing residential builders, according to the HIA Housing 100 Report.
AKH said in a statement that the NSW market "holds the greatest promise in Australia fuelled by a continuously growing population".
MJH Group is expected to generate $620 million in revenue in FY17, up from $486 million in FY16. Profits rose 57% to $10.5 million in FY16.
AKH is a subsidiary of listed Japanese conglomerate Asahi Kasei Corporation. 
It delivers more than 8,000 homes a year and aims to reach net sales of ¥1 trillion ($11.3 billion) by 2025.
MJH Group’s founder Bill McDonald, chairman Peter Durbin and managing director Andrew Helmers will each retain 20% shares in the company while AKH will get seats on the company board.
Helmers said Australia, New Zealand and Canada were at the "top of the list" for investment by successful Japanese building businesses like AKH, given the more limited opportunities at home due to "negative population growth and almost negative economic growth".
"The expansion into the Australian market by AKH enhances our already robust financial position, and provides new opportunities in research and development, home design and construction which will be of great benefit to our customers," Helmers was cited as saying by the AFR.
"The housing market has come off it its peak, but there's an under-supply of homes in Australia and NSW so it will settle at a much higher level (than in the past)."
MJH also hopes to expand into Victoria. It has built up a 15.9% stake in Victorian building group Simonds Group and used it to block a buyout by the family of founder Gary Simonds in November. 
Last year, to celebrate International Childhood Cancer Awareness Month, the Children’s Cancer Institute, PRDnationwide Newcastle &amp; Lake Macquarie, <a href="/news/build-for-a-cancer-cure-home-up-for-auction-at-teralba">McDonald Jones Homes</a> and McCloy Group joined forces to undertake the challenge of building a house in 21 days.
