The height that we’ve got and the aspect looking north is beautiful. Eighty per cent of the apartments are looking north so they get that drenching sunlight coming in.”

That northern orientation places the development within a stretch of Chevron Island defined by open river aspects and skyline views, while remaining embedded in the suburb’s established village setting.

Draycon Building’s Boutique Chevron Island places 42 residences at the heart of the Gold Coast

Sydney developer <a href="https://www.apartments.com.au/developers/deicorp">Deicorp</a> has secured planning approval for a $300 million residential development in Lindfield, marking the company’s second project on Sydney’s North Shore and its first on the Upper North Shore.

Located on Beaconsfield Parade and designed by DKO Architecture, the state significant development comprises three buildings of up to 10 storeys and will include 399 residences, including 59 affordable homes and 40 adaptable homes.

Residences will range in size from one, two and three bedrooms, with two-bedroom apartments accounting for over 60 per cent of the product make-up. Residents will have access to a broad suite of amenities, including a wellness area, indoor and outdoor recreational spaces, a pool, a gym, a community room and a golf simulator.

In line with Deicorp’s long-standing focus on creating transit-oriented communities, the project is located just 260 metres from the Lindfield Train Station, reinforcing its role in delivering well-connected housing close to established infrastructure, retail and local services.

The inclusion of affordable and adaptable housing supports greater diversity within the local market, while the mix of apartment types responds to demand from downsizers, young professionals and families seeking access to the Upper North Shore.

Deicorp Founder Fouad Deiri OAM said the approval represents an important milestone for both the company and the suburb

In a joint venture with The Trump Organization, Australia developer Altus Property Group has announced plans to bring a Trump International Hotel &amp; Tower to the Gold Coast, marking the first Trump-branded project in Australia.

Trump Hotel heads for the Gold Coast to become Australia's tallest building

More than a century after the Corrimal Coke Works first opened in 1912, the industrial landmark that helped shape the suburb is being reinterpreted as a walkable residential neighbourhood, with Stage One of <a href="https://www.apartments.com.au/new-apartments/the-works-stage-one-27-railway-street-corrimal-nsw-2518">The Works</a> now underway at 27 Railway Street.

For 102 years, the site was central to <a href="https://www.apartments.com.au/developments/corrimal-nsw-2518">Corrimal</a>’s economic and social identity before operations ceased in 2014. Rather than erasing that legacy, developer Legacy Property has embedded it into the masterplan, retaining and reinterpreting elements such as the iconic 1912 brick chimney and sections of the original C1 Coke Oven Battery, alongside the adaptive reuse of the former powerhouse building.

Stage One will introduce 181 apartments across low-rise buildings, offering predominantly two and three-bedroom residences with completion targeted for mid-2027. The scale and configuration reflect a deliberate focus on owner-occupiers, targeting those seeking a lower-maintenance home in a prime location within the northern suburbs of Wollongong.

Legacy Property’s The Works reimagines Corrimal’s century-old Coke Works

When it comes to developing in Melb​ourne's Bayside region, <a href="https://www.apartments.com.au/developers/lowe-living">Lowe Living</a> knows exactly what buyers want.

"By borrowing, abstracting, and reinterpreting elements of this quintessential style, such as strong datum lines, articulated columns, exposed structures, and roof tiles, our design strikes a balance between modernity and familiarity," says Cera Stribley.

"This approach ensures that the development is not only visually appealing but also contextually sensitive, resonating with Hampton's existing architectural landscape."

The building features terracotta brick, soft cream masonry, and exposed metal detailing, giving it a tactile presence that is intended to weather gently over time.

Internally, the focus on lasting quality continues, with two and three-bedroom residences anchored by sculptural stone kitchen islands, natural light, and clearly defined transitions between living, dining, and outdoor spaces.

The layouts have been carefully designed. Open-plan zones extend to private balconies, with light-filled interiors and generous kitchen proportions, supported by Miele wall ovens, induction cooktops, and integrated fridge-freezers. These are not small apartments rebranded as luxury; they have been designed at scale, with ample storage, hotel-style entry access, and secure basement parking provided as standard.

Urban recently sat down with Rothelowman’s Kylie Caruana, who has worked in the architectural studio for 12 years, to discuss the Melbourne development.

MK: How many multi-residential projects has Rothelowman been contracted on within Victoria?&nbsp;

KC: During my 12 years at Rothelowman, we’ve been contracted on countless multi-residential projects (so I had some help to run the numbers). Rothelowman currently has 222 Active projects nationally with 132 Projects in Victoria alone, of these 81 are in planning and 45 have gained planning and are in various stages of construction. 92 of these are residential or have residential components. Historically Rothelowman has completed over 800 projects in Victoria, Queensland, New South Wales, South Australia, ACT and Western Australia.

MK: What spoke to you about Canvas in particular?&nbsp;

KC: Canvas was yet another highly collaborative project between ID Land and Rothelowman, to realise their first multi residential apartment building with an exceptional site in the epicentre of Brunswick. This was an opportunity for urban reconsolidation, in a well-connected precinct around existing culture. Having lived in Brunswick for many years and residing in neighbouring Northern suburbs my entire life, this was an opening to bring my community’s ideals to the table.

MK: What was the design brief from ID_Land for the project's architectural design?&nbsp;

KC: The design brief from day dot was open and progressive. Our special relationship with ID Land, based on high levels of trust and collaboration, meant the brief didn’t need to talk to specifics. We were to take an urban regeneration site and come up with a design concept for the future, whilst paying homage to the granular nature of the past. We framed our thinking - to embed our thirst for sustainability, balanced living, and to establish new links to the existing community.

MK: Where did you take your inspiration from?

KC: Primarily our inspiration came from the beauty and the eclectic and diverse culture we see, feel and experience within Brunswick. Tucked in a site with an industrial past and an artistic present, Canvas draws links from its surrounding tactile materiality, fluid forms, creative culture and lifestyle.

MK: How did you harmonise Canvas into the Barkly Streetscape?

KC: Very early in the piece, we brought together ideas on what we envisaged for the future urban topography of the area and what we would build upon for the future Brunswick community. Although there are three parts to our streetscape, the lines between our retail, commercial office and residential are blurred behind our façade grid. Our entry is complex, yet holistic whereby it invites patrons, employees, residents and visitors through the one naturally lit entrance.

These elements were then stitched together to create a Canvas. The development provides a sustainable living experience that culminates into a home for families, couples, and individuals.

MK: Were there any challenges during the design process that you had to overcome?&nbsp;

KC: What are maybe typically seen as challenges became opportunities to engage and have an honest and open dialogue with the planning authorities, taking them on the journey and together forming a collective example that exemplifies future-proofed planning outcomes and creates a precedent for future developments.

MK: How important are communal amenities in new developments, and why?

KC: Now more than ever the importance of communal amenity has come to the fore; people have never spent as much time in their apartments before and now they’re receiving a real education in design – seeing how the sun enters the rooms during the day, how much fresh air they receive and how they use outdoor space.&nbsp;

This is changing people’s attitudes and cementing what’s important to them. There’ll be a definite permanent mark left and we’ll be living differently in the future, with more flexible working, both from home and from the office. As a result, people will want greater liveable outdoor space and more personal space. People like the idea of having an escape and this kind of design will become even more popular because of what we’ve been through.

Though designed pre-COVID, Canvas has all the prerequisites for a post-pandemic world and the intrinsic changes it has brought to the way we live, work and play. With an extensive rooftop resident’s amenity floor, Canvas has the answer. KC: A project, be it commercial, residential or retail, isn’t about selling space; it’s about selling the intangibles – the opportunities, the lifestyle and the economic prospects these spaces can provide.

By managing spaces, sharing resources and hosting activities together, residents are empowered to contribute to the surrounding community and the world at large, creating greater connections and happier lives.

Urban.com.au: What inspired the overall concept of your latest design project, Monument in Armadale?

Luke Claringbold: The design of the interiors is based around the concept of creating monumental moments throughout the building. From public spaces to individual residences. It was a process of creating a true collaboration between architecture and interiors and working together to inform one another to create a harmonious design outcome.

There are details referenced throughout the interiors that bring the larger concepts and notions of the architecture to a more human and tangible scale within the interiors giving residents a closer connection and understanding of the wider building narrative of carved and sculptural moments.

U: Which luxury details have you carried throughout the design of all residences – from the 2-bed homes to the penthouses?

LC: We have aimed to give residents the same experience within the building no matter which residence they choose – from the 2 bedroom residences to the double-storey penthouse.

A consistent material palette is used with the same level of detail being carried through – from the curved marble shower in the main bathroom to the sculptural, carved island bench. All apartments feature Gaggenau and Liebherr appliances, Hansgrohe fittings and fixtures as well as kitchens by DADA and wardrobes by Molteni&amp;C. In terms of apartment amenity, it was important for us to create dedicated working spaces and ample storage to all apartments as well as highly useable outdoor spaces which are evident in the large terraces and gardens across all floors. Residences are really only defined by their elevation and orientation rather than their level of detail and inclusions.

U: How did you go about collaborating with landscape architecture practice TCL to maximise the consonance between the built form and nature?

LC: TCL’s landscape really complemented our initial design concepts – especially the interiors. The free-flowing and organic nature of the landscape really resonated with our interior design as a way to soften the strong, bold façade of the building. The use of varying textures to create warmth and softness is something that we have focused on with the interiors and this is also evident in the selection of planting and materiality used in the landscaping, creating that extra layer of cohesion between the disciplines.

There are a vast amount of opportunities within Monument for connection and interaction between the interiors, architecture and landscape from the ground floor terraces, to the native green roof on Level 4 and we have tried to enhance these connections to nature wherever possible.

U: What was the design brief from JV partners Chapter Group and SHC Group, and how has the initial vision progressed since the first design iteration? 

LC: Working with Chapter Group and SHC is always a very collaborative process – right from defining the brief until the final handover of the project. They aren’t afraid to try something different, and Monument is definitely different to other projects that we have delivered together. We set out to create something unique and identifiable.

The vision was to create a project that wasn’t afraid to stand out in its location on Orrong Rd amongst a number of other multi-residential buildings. I wouldn’t say the concepts have changed much from their first iterations but we have worked really hard to refine and perfect them for the project's launch.

U: There are some lovely textures used throughout the development – pale oak floorboards, natural stone, custom joinery – in your opinion, which materials aesthetically elevate a home? 

LC: I think its important to have layering throughout the material palette. Texture is vital to add detail to the interior and really elevates the feeling of the space. It's not necessarily about having the most expensive materials like stone, but how you can add different layers and textures to a space to create interest. Tactility is key in the way a space is experienced and including elements like a plush carpet or a textural timber floor, where people are actually going to interact with a material, can be a great way to elevate a home. Being able to touch and interact with a material is going to give a greater connection to a space and impact the way in which it is experienced.

U: The sculptural staircase is a really unique element of the design – where did you draw inspiration from for this feature?

LC: This was a space where we really saw an opportunity to create one of those “monumental moments” mentioned earlier. The staircase is one of the first things you see when entering the penthouse so we wanted to celebrate it as its own sculptural element rather than hide it away as a purely functional and transitional part of the interior. It's not often that you get the chance to put a staircase of this size into an apartment, so why not take the opportunity to make it a real feature of such a unique residence. Again, it references the softness and the curves used throughout the interiors and applies them to amplify the expansive double height of the entry. We wanted to celebrate the ascent from the every day living areas to the top floor recreation spaces.

The circular skylight above is another layer to the design that helps to enhance the sculptural quality of the space and extend the interior.

U: What's the one thing you're most proud of about Monument?

LC: I am really proud of the consideration and the thought that has gone into developing each individual residence at Monument. The user's experience is always at the forefront of our decision making and being able to map this out and consider every detail has led to a really beautiful and highly liveable outcome. From the planning right through to the detailing, we have aimed to give each residence its own identity within the overall development.

More than $3 million had been tipped for Kalowski House, which sold pre-auction. It had been bought in 2008 for $2,505,000 from Dr Steven Kalowski.
Seidler's design included pioneering floor-to-ceiling sliding glass doors along the full width of the northern facade.

2. Solar technology is being developed for more seamlessly integrated uses

In 2020, we’re likely to see greater use of the exciting new paper-thin solar technology used within developments. Scientists have been making thin films out of <a href="http://www.buffalo.edu/ubnow/stories/2020/01/zeng-thin-films%C2%A0">barium zirconium </a><a href="http://www.buffalo.edu/ubnow/stories/2020/01/zeng-thin-films%C2%A0">sulfide</a><a href="http://www.buffalo.edu/ubnow/stories/2020/01/zeng-thin-films%C2%A0"> (BaZrS3)</a>, a material which has exceptional electronic and optical properties. With the ability to absorb light effectively and its light-weight quality, makes the material an ideal option for photovoltaic conduction.

3. Communal offerings within apartments are becoming more creative and future-focused

The demand for apartment living has pushed developers to think of creative ways to accommodate the varying requirements of buyers from each demographic. In recent years, apartment amenities have extended beyond a pool, gym and communal rooftop, to state-of-the-art wellness facilities, on-site cinemas, golf simulation rooms and fully integrated master-planned precincts. A trend we’ve noticed which is likely to continue this year is the emphasis on grass-roots facility offerings - mimicking that of a detached dwelling. This includes communal vegetable patches, living areas, tools sheds, maker spaces, and composting/recycling facilities.

4. Climate change will see a greater emphasis placed on the circular economy and supply chain of building materials and furniture

Transparency within the supply chain means that the end-user (developer, builder, apartment owner) knows exactly where the materials have been sourced, who manufactured them and how it was transported to the final destination. Current conversation suggests that in the next few years, digital passports will be assigned to products so that buyers can confirm that the materials have been sourced ethically and environmentally consciously – as well as providing more accountability in the manufacturing line.

Extending further than the supply chain is the circular economy, which looks at the recyclability of the product upon its end of use. This can mean opting for more natural, biodegradable products, or materials that can be repurposed after a building has been demolished.

Good Environmental Choice Australia CEO, Kate Harris, recently had a chat with Apartments.com.au about the importance of implementing the circular economy concept here in Australia as a means to mitigate construction waste. Harris suggested that some key drivers towards growth in recycling and upcycling in the construction environment could be incentivising, as well as a shift in dialogue about how upcycling can be beneficial rather than a hindrance to your project.

5. Passivhaus design is becoming more popular among Australian homeowners

6. Biophilic design is just as integral in commercial development as it is in residential

This can include promoting natural light and airflow, integrating urban greening through blurred indoor-outdoor distinction, adaptable floor-plans, and more. Last year, <a href="/news/elenberg-frasers-vicki-karavasil-discusses-market-lanes-biophilic-design-approach">Elenberg Fraser designed</a> an exciting new ‘non-office, office’ called Market Lane.

7. Retrofitting and repurposing of older buildings remains a viable option

With a future focus on climate change and environmental sustainability, the 'take, make and dispose' ideology is a concept that needs to change immediately if we want to see our planet regenerate any time soon.

By <a href="/news/upcycling-australia-why-demolish-when-you-can-re-polish">upcycling building materials</a> such as bricks, or historic facades, we can extend a material’s lifecycle, as well as reducing carbon emissions that would be used in the production of the brand new equivalent material. 

While entire building retrofits are costly and challenging, salvaging perfectly sound materials and preserving the unique quality of Australia’s historic architecture remains popular among architects, due to the unique quality of the finished result, and the ability to eliminate significant wastage.

8. Carparking and car-use is likely to be reconsidered within both residential development and urban design

This is encouraging designers and urban planners to <a href="/news/university-of-western-australia-students-discuss-disrupting-the-car-parking-status-quo-in-perth">relook at how car parking is integrated within our cities</a> and apartment buildings. <a href="/developers/nightingale-housing">Nightingale Housing</a> made a bold decision to avoid creating car parking spaces, and instead provide residents with a carsharing membership, which was approved by Moreland City Council as an appropriate solution. In the City of Melbourne, despite having more than 215,000 parking spaces available, approximately one-third are <a href="https://profile.id.com.au/perth/car-ownership">not used every day</a>. 

Over the course of 2020, we are expecting to see further developments in the introduction of electric car charging facilities, integration of car-sharing and <a href="/news/high-yield-produce-gardens-with-next-to-no-maintenance-are-set-to-transform-australias-apartment-gardens">innovative repurposing of disused parking spaces</a>.

A typical 3-bedroom apartment takes approximately 2 to 4 weeks to develop. Often architects will use BIM to build their designs in 3D, making it easier to prepare each design component for the gaming software used to create the virtual reality experience (BVN REAL use Unreal Engine from Epic Games).

Designers will also supply the BVN REAL team with imagery of the fixtures, finishes, and furniture, which will be used to populate the VR design.

WHAT DOES THE FUTURE OF BVN REAL LOOK LIKE?

Virtual Reality’s capabilities extend far beyond unbuilt architecture. Not only is BVN REAL exploring VR within our current reality, but also within purely virtual worlds that will never exist in our own. In the past, the team has created Makerspaces which allow school students to build and launch full-size rockets.
