Seasons Birtinya, on the Sunshine Coast, has proved to be popular with all demographics, as Cube, one of the area&#39;s most well-regarded developments, put together a development which was both design driven and price led.

Cube had their go-to architecture firm, Cottee Parker Architects, who have designed the developer&#39;s most high end stock in the area, create Seasons, with the overarching design principles to connect residents to the local community and to differentiate the design from its neighbours.

Priced from $499,000, the apartments have been a hit with first home buyers, local and interstate investors, as well as downsizers.

Urban recently spoke to Sandra Browne, director at Cottee Parker,&nbsp;to discuss the design ideas behind Seasons.

JR: What was the brief from Cube for Seasons? What were the key features that were essential?&nbsp;​

SB: The&nbsp;brief was to create a unique and elevated &#39;Work Rest Play&#39; environment in response to the post COVID lifestyle shift, with leading amenity for the Sunshine Coast.

JR: Was there a project that inspired you in the design?

SB: We&nbsp;initially&nbsp;drew inspiration from some&nbsp;inner-city&nbsp;Melbourne projects, and&nbsp;then evolved and adapted these to speak to the Sunshine Coast lifestyle -&nbsp;with a point of difference being an enormous amount of amenity to take advantage of the weather, the adventure and a&nbsp;sense&nbsp;of health and wellbeing.

JR: What were the most important features of the site/location which influenced your design?

SB: Its position on Lake Ka​wana alongside the ocean&nbsp;and&nbsp;hinterland views - these factors heavily influenced the design and vision which ultimately&nbsp;culminated&nbsp;in in utilising lots of natural light and in building three individual towers with central cores.

JR: What was the biggest challenge in the design of Seasons?

SB: The unique shape of the site and balance area left over from Stage 1&nbsp;proved a challenge when&nbsp;placing amenity destinations throughout the common areas.

JR: How do you approach designing a three-tower development?

We engaged Cottee Parker architects to ensure our building design captured all views on offer with lots of natural light as&nbsp;well as&nbsp;appealing to a variety of purchasers through the right apartment mix.

JR: What part of the design are you most proud of/ most looking forward to seeing when the towers are completed?

SB: Looking forward to seeing the terrace apartments of Stage One as well as seeing the three apartment towers work together as an integrated precinct.

How the Sunshine Coast apartment development, Seasons Birtinya, was designed: Five minutes with Cottee Parker's Sandra Browne

The Sunshine Coast developer, Cube Developments, has appointed National Construction Management to start building their luxury Maroochydore apartment development, Nature.

It will be NCM&#39;s third Cube build, following the now complete Curve Birtinya and the currently under construction Picasso apartment development in Mooloolaba.

Nature, located in the small waterfront suburb of Cotton Tree,&nbsp;was originally pinned for 13 opulent residences set over eight-storeys, but has dropped to 12 following a &lsquo;mega apartment&rsquo; amalgamation.

To date, Nature by Cube has sold close to $39 million worth of apartments off-the-plan with all but one snapped up, including the sale of the enormous $7 million penthouse; a record price for the developer&rsquo;s portfolio.

Designed by Cottee Parker, Nature boasts a host&nbsp;resort-style amenities, including a 25-meter lap pool, gym, steam room and spa, yoga lawn, gardens, greenspaces and sun lounging areas - all programmed into a ground floor activity space.

Cube Development&rsquo;s Director Scott Juniper said it was a significant milestone to be starting construction, following the project&rsquo;s DA approval in July and the near sell-out success.

&ldquo;Nature will be home to some of the most luxurious apartments the Sunshine Coast has seen and we believe NCM has the capabilities and track record to deliver on this, including the bespoke nature of these apartments following amalgamations and customisations.&rdquo;

Director at Cottee Parker, Sandra Browne, said the quality of architecture far exceeds what is offered in the surrounding market.

&ldquo;We wanted to deliver a product that stood out amongst the crowd in terms of amenity, as well as being of a higher architectural spec and with an unrivalled, premium aesthetic.

&ldquo;The materiality of the building and the expansiveness of the open&nbsp;glass facade and viewing speaks to a quality of architecture that exceeds what is offered in the surrounding market,&rdquo; she said.

Construction on Nature by Cube is due to commence in the coming weeks and is scheduled to be complete by 2023.

Cube to start building luxury Cotton Tree, Maroochydore apartment development, Nature

The prominent Sunshine Coast developer, Cube Developments, has bolstered its 2022 pipeline, securing four super lots in the growing Bir​tinya area.

The near 9,000 sqm Cardinal Place site will host up to 245 apartments, adding a further $100 million to Cube&#39;s Birtinya portfolio.

Cube Developments Director Scott Juniper said that he expected the new sites to relieve the pressure currently experienced in the Sunshine Coast housing market.

&ldquo;Our commitment to the Sunshine Coast is resolute and has culminated in a site where we can rapidly cater to the strong demand that we&rsquo;re experiencing,&rdquo; Juniper said.

&ldquo;For us, Birti​nya was the perfect location - it&rsquo;s one of the fastest growing suburbs on the coast and the site itself is nestled in the Birtinya Business Village, adjacent from the Town Centre and of course benefitting from stunning Lake Ka​wana with its waterfront vantage.

&ldquo;The property is just 20 minutes from Marooc​hydore and Cal​oundra, 30 minutes from the Sunshine Coast Airport and just over an hour to land you in Brisbane CBD.&rdquo;

Cube&#39;s already solid Birtinya portfolio includes&nbsp;Seasons by Birtinya, a three-tower, 146-apartment project in its second stage release.

That&#39;s proved popular with&nbsp;first home buyers and investors, who were been attracted to&nbsp;the affordable $499,000 entry point for a two-bedroom apartment in the Cottee Park-designed development.

Juniper said there was significant interest due to&nbsp;the project&#39;s plethora of amenities and location.

&ldquo;We&rsquo;ve witnessed strong uptake from both first home buyers and investors who are drawn to Seasons&rsquo; amenities, which provides incredible value for money given the price point,&quot; Juniper says.

&ldquo;All while being located in the heart of it all,&nbsp;Bir​tinya&nbsp;is really starting to come into its own; residents will enjoy waterfront vistas, beach access is just moments away and as it is a relatively new suburb, it has fantastic infrastructure to cater to demand.&rdquo;

Amenities include outdoor BBQ and gathering spaces, private dining room, lounging areas, sun decks, a 25-metre lap pool, fully equipped gym, yoga studio, spa and sauna.

Cube also has the&nbsp;50 sold-out lakeside residences at One Prosperity and the completed, 55-dwelling Curve project.

Cube has recently delivered Beach Life at Alexandra Headland project Beach Life, which settled at the start of this year, and its boutique Mooloolaba project Picasso is due for completion by mid next year.

Cube Developments set for further Birtinya apartment development

The prominent Sunshine Coast developer, Cube Developments, has lodged plans for its latest apartment development.

They&#39;ll be creating Oasis Apartments, just 56 apartments across three buildings at Bokarina Beach, a site they acquired earlier in the year.

At the time of purchase, Cube Director Scott Juniper said the&nbsp;3,215 sqm block, located between Calounda and Mooloolaba and adjacent to&nbsp;Bokarina Beach, was earmarked for a six level apartment building of up to 75 apartments.

But Juniper wanted to go the other way, planning something more boutique which would offer&nbsp;a point of difference to the other developments in the masterplan.

&quot;Three of the five sites nearby are under construction and are quite large scale, large built form projects, some with over 100 units,&quot; Juniper said, adding that those developments will have ground floor activation.

&quot;We&#39;re looking to go boutique, with larger format units, and really build to the strength of what&nbsp;Bokarina has become,&quot; Juniper said.

They had local architect Cameron Sheedy put together the plans for the 56 apartments, a maximum of four apartments per level. Each building rises six storeys.

There are six two-level penthouses, each with at least three-bedrooms plus a multipurpose room. The biggest penthouse has four bedrooms. They range from 160 sqm to 242 sqm, and feature their own rooftop terraces with a private lap pool.

They had local architect Cameron Sheedy put together the plans for the 56 apartments.

A wave of local and interstate high-rollers have pinpointed the Sunshine Coast apartment market, with the local apartment developer, Cube Developments, seeing huge success at their&nbsp;Maroochydore apartment development, Nature by Cube.

Over three quarters of the luxury development has sold since it achieved development approval in August, totalling $32 million worth of sales to date.

Nature by Cube, on the dress circle The Esplanade,&nbsp;was pinned for 13 luxury apartments across eight-levels, crowned by an expansive 475 sqm penthouse.

But buyers have been keen on replicating the penthouse scale and level of luxury across the lower levels, combining two apartments to create the bigger space, with six bedrooms being combined.

Cube Developments Director Scott Juniper says&nbsp;that buyers are moving to the area and are looking to maintain inner-city luxuries alongside a post-COVID lifestyle shift.

&ldquo;Buyers are seeking to achieve the best of both worlds - the open-air and relaxed lifestyle that the Sunshine Coast offers, coupled with a high-end home that is on par with their Brisbane,&nbsp;Sydney or Melbourne residence,&rdquo; Juniper said.

&ldquo;We&rsquo;re meeting the need with a flexible design and build model that is culminating in homes that are far from cookie cutter and truly bespoke; we&rsquo;re creating something that you&rsquo;ve never seen before.&rdquo;

The mega-apartments span full floors and will feature&nbsp;seven-metre frontage living with enormous semi-outdoor entertaining and kitchen spaces, as well as two dining areas, a private wine cellar, beverage service bar and multiple home offices.

The penthouse was secured&nbsp;for nearly $7 million.

Architecture firm Cottee Parker designed the development, with Juniper&#39;s brief simple: &#39;We want the best the Sunshine Coast has ever seen.&#39;

Cottee Parker Director Sandra Browne said the expansive design of the sky home has been fashioned to retain waterfront views across the master bedroom and communal living spaces, with an architectural spec which has not yet been seen on the Sunshine Coast.

&ldquo;This is the largest penthouse that we&rsquo;ve been part of creating in the area, and is within the top of Cottee Parker&rsquo;s national portfolio in terms of its sheer size,&rdquo; Browne said.

&ldquo;We have certainly taken advantage of this to capture the views - which are nothing short of spectacular, and maximise the frontage over the water.&quot;

Only three apartments at Nature by Cube remain, and are priced from $2.95 million.
