Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

<h2>Affordable product leads, premium demand remains resilient</h2>

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

Perth apartment sales hit strongest pace since late 2021 as builder capacity tightens

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

The two, three-storey red-brick residential buildings, at 37 Gerrale Street, were bought by Pitt Street Real Estate Partners, a subsidiary of Washington H. Soul Pattinson.
JLL’s Dylan McEvoy and Ben Hunter made the sale.  
The amalgamated property has a combined site area of 1,746 square metres.
Under the Sutherland Shire Councils LEP town planning scheme the subject property has a B3 Commercial Core zoning, 3:1 FSR and 30 metre height limit or nine to 10 storeys.
In February 2017, McEvoy amalgamated four blocks of flats including 32 local owners located at 49-55 Gerrale street, Cronulla for $54 million dollars, just a block down from the latest property sale.
“Cronulla is a well-established residential market which has experienced restricted supply of new projects being built, this combined a large and affluent population like the Shire has ensured premium real estate offers are in high demand,” McEvoy said.
“Rising land prices, coupled with strong demand for a mix of use sites, have made this scenario more desirable given the premium for combined sales prices compared to individual unit sale prices and in this instance some owners almost doubled their money by amalgamating together.” 
The 30 two-bedroom apartments currently generate a substantial holding income of more than $700,000 gross per annum.
“Throughout the past 12 months we have noticed a change in buyer appetite from offshore to local buyers of premium development sites,” Hunter said.

Cronulla property owners unite to sell block of flats for $38.2 million

Having recently upsized, interior design consultant Shannon Vos and wife Lisa have offloaded their Cronulla apartment.
Before winning The Block Glasshouse in Prahran in 2014 with his brother Simon, Vos said he wanted to win the hit renovation show so he and Lisa could buy a “love nest” by the beach.
They did so, paying $750,000 for a two-level apartment in 2015. They have now sold it for $895,000.
The couple, now with sons Dusty Mac and Raffa, have spent $1,285,000 on a mid-1980s four-bedroom home nearby.
They plan to upgrade it to suit their young family.

The Block winner Shannon Vos offloads Cronulla apartment

Despite Hollywood success, Dan MacPherson retains strong links to the Sutherland Shire, where he secured tenants this month for his longtime Cronulla investment — a one-bedroom unit which was his first purchase in Australia.
MacPherson has owned it for 17 years, having paid $295,000 in 2002, about the time he left his Melbourne-based role as swim coach Joel Samuels in Neighbours for the UK, where he landed a role on cop drama The Bill.
Then-Cronulla teen MacPherson, who had planned on studying commerce at university, got his first TV role when discovered by an entertainment manager while competing in a triathlon in 1998.
A year later, he won the Most Popular New Talent Logie.
MacPherson was seeking $500-a-week tenants for the apartment, located at the south end of the beach just 100 metres from the sand. In 2007, the rental was $270 a week.
He briefly tried to sell the ground-floor <a href="https://www.propertyobserver.com.au/%20%20%20%20https:/www.realestate.com.au/property/unit-1-1-5-gerrale-st-cronulla-nsw-2230" target="_blank">Gerrale Street unit</a> for $420,000 in 2007, about the time he took on a role on Seven’s City Homicide.
MacPherson was fortunate a buyer didn’t emerge after two months, as the median price for a one-bedder now sits at $575,000.
Its rental listing details suggest he’s not intending on selling anytime soon, as it was offered with a 12-month lease with the option­ of extending.
These days, MacPherson rents at Bondi with his wife, fellow actor Zoe Ventoura.
He also owns at Queensland’s Sunshine Beach, where he has a two-level timber bolthole with ocean views that cost $2.15 million in 2010.
When stateside, MacPherson and Ventoura reside at coastal Santa Monica, just west of Hollywood.
Ventoura has owned a two-bedroom apartment in South Coogee since paying $605,000 in 2006. It is a $620-a-week rental.

The Sutherland Shire-based tech richlister David Greiner has splashed out big time on an prized Cronulla beachfront site consolidation.

He has quietly spent $23 million plus on The Esplanade (above).

Greiner is half of the publicity-shy duo from the Shire quietly who built one of Australia's most exciting technology companies over the past decade.

His property play highlights the passion for property held by Sydney's young tech heads.

Only last month the Atlassian co-founder, tech billionaire Mike Cannon-Brookes bought Australia’s most expensive house, the harbourfront jewel, Fairwater at Double Bay in Sydney's east for close to $100 million.

Cannon-Brookes 1.12 hectare acquisition followed his Atlassian business partner Scott Farquhar paying $71 million, without any mortgage next-door for another Fairfax family home, Elaine last year with plans for an architectural makeover by Rome-based expat architect Carl Pickering.

Greiner's off market purchases are at the southern end of Cronulla beach with the five acquisitions on a combined 1,175 sqm land holding. 

His known purchases have ranged between $2.5 million and $8 million so far, with one further acquisition expected.

All but one are in Greiner's own name, with one purchased through a related company. 

With the site consolidation not quite complete, his final outlay remains undisclosed, along with whether he intends to build a luxury family home or undertake apartment redevelopment plans in the long term.

Founded by Greiner and Ben Richardson, Campaign Monitor was billed as the next Atlasssian when it shot to prominence in 2014 selling a $348 million stake to US venture capital firms.

It makes software for email campaigns, with over two million customers at more than 200,000 businesses, with staff in Sydney, San Francisco and London. 

Having started out in a garage in the Sutherland Shire, their most recent shared net worth was suggested as $600 million, second only to the billionaire tech head duo at Atlassian. 

David and wife Renee live in Caringbah South, and own a Mollymook Beach weekender where last year they spent $2 million extending the Mitchell Parade holding, quickly securing approval for a tennis court.

Ben Richardson is building a luxury home at Shearwater Landing, on a 3350 sqm holding in the coastal Cronulla master-planned residential precinct.

He and wife Inger have no registered mortgage on the four building blocks that cost $12.6 million.

Friends since they were five-year olds, their company success emerged from their web design business which the pair launched when they were students in the late 1990s studying at the University of Wollongong.

In mid-2017 Greiner and Richardson, the company's two Australian-based founders, relinquished all operational duties, but remained on the board on the company.

"As parents with young kids, they're taking the time they didn't have when building Campaign Monitor over the past decade to spend more time with their family," the spokesperson said at the time in a statement.

Nautilus, built on Burraneer Bay for soft drink scion, Steve Shelley, is regarded as the Shire's most expensive home build.

The seven bedroom, six-storey mansion comes with its own bowling alley, home cinema and bar.

It was crowned the Australian Home of the Year in the 2016 HIA-CSR Australian Housing Awards.

Since then Mitchell has starred in popular TV shows Agents Of S.H.I.E.LD. and Blindspot, while Breeds has appeared in Pretty Little Liars and The Originals.
Mitchell is currently starring as Roman in NBC's Blind Spot, a crime drama series alongside fellow Australian actor Sullivan Stapleton. 
Just last month it was renewed for a third series.
Breeds was cast as the Miranda Cole, the lead character in legal soap Miranda's Rights last year, however the pilot was passed over.
Mitchell and Breeds have spent $1,425,000 on a three bedroom apartment in the Hordens block not far from the beach.

Its recently been leased by Tyne Curcuruto at Cripps &amp; Cripps Property for $800 a week, reflecting a tight three percent yield.
The purchase is Gold Coast born Mitchell's second in Sydney, buying close to Breeds who has owned a one bedroom apartment in Narrabeen since 2009 when she started dating Mitchell.

Mitchell's purchase came in 2011 when he paid $502,000 for a two bedroom apartment in Freshwater.
Breeds one bedroom Narrabeen apartment cost $490,000 two years earlier. 
The couple met on the set of Home &amp; Away after Mitchell made his TV breakthrough in Melbourne on rival soap Neighbours where he played bad boy Chris Knight for 11 episodes.
Mitchell starred as Romeo Smith in Home and Away in 2009 where he met Breeds who played Ruby Buckton.
Breeds earned two Logie Award nominations including Most Popular Actress the following year, while Mitchell won the Logie for Most Popular New Male Talent.
Breeds made her breakthrough as Cassie Cometti in the third series of Blue Water High.
The couple were engaged in 2012 and wed in early 2013, a bush-themed wedding co-ordinated by Breeds in Kangaroo Valley.
Breeds made her breakthrough in US television in 2012 when it was announced she had been cast in Rob Greenberg's We Are Men.
In 2015 Breeds appeared in the sixth season of Pretty Little Liars and was cast as Aurora de Martel in the supernatural series The Originals.
Mitchell's major US breakthrough was in 2015 when he joined the cast of Marvel's Agents of S.H.I.E.L.D. as the inhuman Lincoln Campbell.
He was promoted to the main cast for the following season.

Ray White Cronulla office to be opened by five Sutherland Shire agents

A former church from the 1920s and an adjoining residential property in Cronulla has been listed for sale.
The 12 &amp; 14 Wilshire Avenue  properties will be offered for sale separately or in one line – offering flexibility for multiple uses, including childcare, medical, residential conversion or redevelopment.
Owner The Uniting Church has appointed CBRE’s Simon Lytton and Peter Vines and Peter Starr of McGrath to market the properties through an expressions of interest campaign closing October 20.

Quality dwellings and units in Sydney’s southern suburbs are predicted to be stronger performers for the year ahead, according to HTW's February 2017 update.
The valuation firm says the end of 2016 saw highly renovated and new high quality properties perform better than older or average stock. Poorly renovated and inferior stock appears to be taking longer to sell and is not achieving vendor expectations.
Iridium Developments recently purchased four freestanding unit blocks from two strata corporations for $54 million in Cronulla.
HTW anticipates that the price gap between new and older stock will widen by the end of 2017.
"There is high demand and currently not enough stock to match and therefore potential growth for the $2 million plus unit bracket."
The report says high quality units in the suburb of Cronulla is a market it expects to perform well this year.
"New units from $2 million with a very high standard finish and with a possible view will potentially be our best performer this year.'
The main drivers of this unit market are considered to be the shift in lifestyle for downsizers who have sold their family home in a strong market and are now looking for a quality, low maintenance lifestyle in Cronulla to remain in their local area with access to views, the beach and shops.
Although Gymea had a strong 2016, HTW predicts that 2017 will be another year of double digit growth.
Gymea has been popular with young families of late, due to the growing café scene, upgrades to the Gymea Bay Road and relative affordability of this location within the Sydney basin.
Although the southern suburbs have had strong growth over the past three years, the report nominates Engadine is as a relatively affordable market with a median house price of $950,000 for December 2016, according to CoreLogic RP Data.

Cronulla units tipped for a bumper year: HTW

Iridium Developments has bought four freestanding unit blocks from two strata corporations for $54 million in Sydney’s beachside southern suburb Cronulla, possibly the first group strata sale in NSW of its kind after new rules were implemented. 
The deal was struck in one line and the company is expected to demolish the buildings and construct a new complex, according to a report in The Australian.
The new strata laws, which came into force in in November 2016, say owners can sell and redevelop their block if 75 percent of owners agree and if some other conditions are met. According to government data, more than a quarter of NSW's population lives in, owns or manages strata.
Iridium Developments is backed by the Manassen family which has a track record in other Sydney developments.
The deal was brokered by JLL’s Dylan McEvoy, the report said. The firm said the deal was one of the first group strata sales of its kind in NSW after changes to the state’s strata laws. 
The blocks — 49-51 and 55-57 Gerrale Street — are opposite Cronulla Beach. 
The dated three-storey structures comprise 32 older, one-bedroom apartments. The site area of 2,921 square metres presented as a strong opportunity for redevelopment, and has potential for a nine-storey mixed-use development in the future.
McEvoy was cited by The Australian as saying the owners of the apartments were a diverse group and included investors.
“With a total sale price of $54m, each owner will take home a significantly higher sale price for their apartment than if sold individually. Most owners achieved two to three times the current market value of their apartments,” he said.
McEvoy said he was already seeing an increase in vendors inquiring about how the process could unlock the values of their buildings.
According to the report, John Thomas, chairman of the group of Gerrale Street residents, said the release of new planning rules in Sutherland Shire brought about changes to zoning which had added significant value to properties.
