Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

GreenPoint Partners brings years of experience assembling and scaling real estate operating businesses across major markets. And Green sees a big opportunity in Australia.

“For its size, sophistication and importance to the community, Australia’s living sector has remained largely under-institutionalised, which represents significant opportunity,” Green said. “GreenPoint identified that gap, assembled the right team, and is backing One Living to build a platform that is aligned to market needs.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

Two years after completing one of the newest developments in North Sydney, developer <a href="https://www.apartments.com.au/developers/aqualand-australia">Aqualand</a> is turning its attention to the rapidly evolving St Leonards apartment market.

The developer, which completed AURA by Aqualand on North Sydney's Walker Street, has lodged plans for a 5,918 sqm site at <a href="https://www.apartments.com.au/new-apartments/33-37-herbert-street-st-leonards-nsw-2065">33-37 Herbert Street, St Leonards,</a> seeking approval for a pair of residential towers rising above a shared podium opposite Royal North Shore Hospital.

The proposal forms part of the broader transformation underway across the St Leonards-Crows Nest precinct, where former industrial and commercial sites are increasingly being redeveloped into high-density mixed-use projects tied to major transport infrastructure.

According to the planning documents, the site sits “within the St Leonards–Crows Nest Strategic Centre, identified by the NSW Government as a key area for accommodating future jobs and housing across Sydney.”

The proposal has been designed by fjcstudio, formerly FJMT Studio, and is being progressed through the State Significant Development pathway due to its scale and affordable housing provision.

The scheme would comprise 413 apartments, including 46 affordable housing units, alongside retail and commercial uses fronting Herbert Street. The project would also include communal open space, landscaping, a swimming pool, gymnasium, children’s play areas and podium-level resident amenities.

Planning documents show the development would consist of a part-13, part-39 storey tower form positioned above a four-storey podium.

“The development comprises a unified podium that activates the street interface, and two setback towers to accommodate new housing supply while maintaining an appropriate human scale at ground level,” fjcstudio noted in its Design Report.

The northern and southern towers have been shaped to respond to the surrounding skyline while also limiting overshadowing impacts to nearby public open space, particularly Talus Reserve.

The design report said the differing tower heights were intended to “contribute to a varied skyline while responding to the surrounding built form context and solar access considerations.”

The site sits directly opposite Royal North Shore Hospital and within walking distance of both St Leonards Station and the new Crows Nest Metro station.

While the site itself sits just outside the formal Crows Nest Transport Oriented Development boundary, the planning documents repeatedly reference its alignment with the broader TOD objectives reshaping the Lower North Shore.

“The site is located adjacent to St Leonards Station and in close proximity to Crows Nest Metro which is within the Crows Nest Transit Orientated Development Accelerated Precinct which has been identified by the NSW Government to support housing delivery,” the Design Verification Statement noted.

According to fjcstudio, the project has been designed to respond to the broader transition occurring across St Leonards, where increasing residential density is being concentrated around transport infrastructure and employment hubs.

“The broader precinct is undergoing significant change, with a mix of existing mid-rise buildings and newer high-density developments,” the report stated.

“Recent and approved projects indicate a consistent shift toward taller built form, typically organised as tower-and-podium typologies with more active ground levels.”

The proposal includes close to 6,000 sqm of retail and commercial space across the ground floor and podium levels, designed to create a more activated street edge along Herbert Street.

Aqualand’s plans would also introduce a landscaped podium shared between the two towers, with communal open space in the form of a podium rooftop designed to support resident interaction and improve urban greening outcomes. The scheme would also introduce pocket parks at the northern and southern ends of the site, including a landscaped area at the corner of Herbert and Ella streets designed to improve pedestrian amenity and soften the streetscape.

The proposal is being progressed through the NSW Government’s Housing Delivery Authority pathway, which was introduced to accelerate housing supply across the state. The application was declared State Significant Development in April 2025 following an expression of interest process.

St Leonards has been particularly active with new developments in recent weeks. Developer SP Setia’s <a href="https://www.apartments.com.au/news/nsw/first-look-sp-setia-targets-st-leonards-skyline-with-40-storey-tod-tower">plans for a new 42-storey tower</a> recently went on exhibition through the same pathway, while <a href="https://www.apartments.com.au/news/nsw/first-look-stockland-plans-52-storey-538-apartment-st-leonards-tower">Stockland’s 52-storey tower proposal</a> was also recently unveiled.

Aside from the St Leonards project, which is expected to take around nine months to move through the approvals process ahead of a potential 2027 launch, Aqualand is also preparing to launch Boronia, a new apartment project in Roseville comprising around 111 apartments on Larkin Street.

The developer also has approvals in place for the next stage of the Barangaroo precinct, which will feature new residential, retail, hospitality and community uses, alongside a new metro entry across the five-hectare site.

More than 50 new retail destinations are planned for Central Barangaroo, alongside a 270-metre-long boulevard connecting Hickson Park to Nawi Cove. Together with Harbour Park, more than 50 per cent of the precinct will comprise public open space and parkland.

The Arden Group has launched Jade, a $200 million master planned community set on 1.4 hectares by Ascot, Clayfield and Hamilton. Arden Group launches $200 million Albion development

With a positive outlook being seen in Australia’s agricultural commodities market, private investment syndicates are turning towards owning and developing broiler farms, according to Colliers International research.
The latest Rural and Agribusiness Research and Forecast Report 2014 from Colliers International has seen the best performing agribusiness sector in Australia being poultry, and indicates that the bottom of the market may have passed.
In fact, increased food demand and improved availability of finance, along with an improving global economy, could be behind the change, explained Tim Altschwager, national director of rural and agribusiness for Colliers.
“The poultry sector is arguably the best financially performing agribusiness enterprise in Australia, currently based on the projections which show that chicken meat is to remain Australia's most consumed meat in the medium term,” Altschwager said.
“This demand is creating passive investment opportunities for acquisition of assets on sale and leaseback models for long terms of 10 to 20 years with double digit yields,” he said.
“Syndicates of private investors are developing and owning the new-age broiler farms producing millions of chickens per annum. Sophisticated investors have the opportunity to take a larger share of the market, with 70 per cent currently owned by two processing companies Ingham and Baiada.”
The cotton industry is also of note, with property transactions high in the Murrumbidgee Irrigation Area.
“This region is experiencing demand for properties due to a lower capital cost of land when compared to cotton farms in northern regions, typically higher water security and similar yields. The MIA is also experiencing significant growth in ginning demand,” he said.
“China is stock piling cotton for future production, increasing the demand for cotton textiles which in turn makes them the largest importer of Australian cotton, accounting for 68% of our total production.”
Rural beef properties, however, has been tracking below average for the last five years due to drought, said director of research Mark Courtney.
“Although excess supply has been compounded by poor seasonal conditions leading to below pre-GFC levels and a number of distressed assets on the market, it is important to note that gains have been made in the first half of 2014,” he said.
“Furthermore, as most of the receiver stock is selling, the increase in transactional activity and competition in the market is leading to a slight rise in confidence.”
The wine industry’s assets are also still near the bottom of the cycle, however Courtney noted that this may provide an opportunity for cash-rich counter cyclical investors due to low entry costs.
“At current asset values Australia's wine industry sector represents the greatest potential for capital growth over the longer term,” he said.
“The most sought after assets are vertically integrated business in strategic locations, such as the Barossa Valley.”

Private investment syndicates eye broiler farms, but wine the best opportunity

Investa Land has exchanged contracts for their Central Coast Kooindah Waters Residential Golf and Spa Resort to ensure the company's focus remains on residential and industrial property.
Harman Global Holdings are the buyers of the 18 hole golf course, 108 room Mercure resort and remaining residential lots, in an off market transaction.

Investa Land chief executive officer Cameron Holt said that this is a strategic sale for the business.
“Investa Land acquired Kooindah Waters as part of a broader portfolio. The golf course and resort elements of this project are not core assets and are not consistent with our business model,” said Holt. They had bought the 95 hectare site in Wyong as part of its acquisition of Clarendon Property Group in 2005.
It includes a purpose built day spa, six conference rooms, restaurant, bar, 25 metre indoor lap pool, outdoor pool, tennis courts, gym and spa.
“The divestment will enable the company to focus on the delivery of sustainable residential and industrial development projects,” he said.
He noted that they were not intending to sell the residential component of the resort, however Harman wanted the remaining land in addition to the assets they were selling.
Investa Land will continue to be involved in the operations of the resort until an expected November 2014 settlement, and Harman has noted that Accor and Troon Golf will continue to manage the property after this time.

Investa Land sells golf and spa resort to focus on residential and industrial

The dream of late Gold Coast developer Keith Williams at Port Hinchinbrook in north Queensland, has been listed for sale.
Liquidators FTI Consulting have engaged CBRE to sell the Hinchinbrook Island Resort and Port Hinchinbrook assets.
The high profile Cardwell properties, located at the halfway point between Cairns and Townsville, were developed by the late Keith Williams. 
CBRE’s Danny Betros and Rem Rafter will steer the sales campaign with offers closing 26 August.
The Hinchinbrook Island Resort closed in 2010, just prior to Cyclone Yasi, while the commercial tenancies at Port Hinchinbrook were closed in 2011, as a result of damage caused by the cyclone.
Cardwell is situated on the Bruce Highway, 171 kilometres north of Townsville and 203 kilometres south of Cairns at the gateway to the Cassowary Coast Region. 
The FTI offering comprises two distinct assets: Port Hinchinbrook, comprising circa 94.5 hectares of land at Cardwell, and the Hinchinbrook Island Resort situated 8 kilometres off the Cardwell coast.
Port Hinchinbrook was developed in the 1990s, with marina basins and boat channels formed at Oyster Point. Developer Williams Corp created more than 200 single residential, medium density residential and commercial lots adjacent to the marina.
Current improvements include a tavern, a marina office and a single level commercial building. There is also capacity to rebuild the 200-250-berth Port Hinchinbrook Marina, which was substantially destroyed by Cyclone Yasi.
Also up for sale is the Hinchinbrook Island Resort, which was developed under a special crown lease on 8.26ha of waterfront site with frontage to Turtle Beach.
Improvements include 22 accommodation units, a lodge which was used for dining and recreational purposes, staff accommodation, water, electricity, sewerage infrastructure, a pool and a jetty/mooring site.
However, Mr Betros said the resort had suffered extensive damage since Cyclone Yasi.

A Chinese-owned, South Australian-based company has paid about $15.5 million for the Yaldara Winery, one of the most picturesque and attractive wine tourist destinations in South Australia.
Two senior winemakers will be retained to help retain the quality of vineyard’s ports and sherries during the transition.
The sale is reliant on new owners, 1847 Winery, receiving a liquor licence for the <a href="https://en.wikipedia.org/wiki/Chateau_Yaldara" target="_blank">chateau</a>.
It was founded by the Hermann Thumm in 1947 after he emigrated in 1946.
The Lyndoch location was chosen on the banks of the North Para River at an old flour mill dating back to 1867.
 The winery was named Yaldara after the local aboriginal word meaning "sparkling". After over 50 years ownership Hermann Thumm sold the winery in 1999 to the wine company McGuigan Wines, the latest vendors.
The 1847 company reportedly secured its initial SA operation from the former international businessman, John Curnow, and his wife, Sue. It was at Rowland Flat in the Barossa, with the niche brand 1847 Fine Wines, named after the original survey date of the property.

The Curnow's pursued the Chinese investor market through the Gaetjens Langley Guangzhou office before its 2011 sale.
Arthur Wang, a resident of Sydney with property interests in both Sydney and Qingdao, struck a deal for the walk in-walk out sale of 1847 <a href="https://www.wineryforsale.com.au/cms/wp-content/uploads/2011/07/Ed-6-Newsletter-July-2011.pdf" target="_blank">which was featured on the cover of Valuer &amp; Broker in mid-2011</a>.

Chinese snap up Barossa Valley Chateau Yaldara winery

A little-known Chinese-backed development company has bought the Melbourne development site offloaded by AXF Group property tycoon Richard Gu for around $60 million. It last officially traded at $17 million in 2007.
The ­Kinnears Rope Factory is a four-hectare site in Footscray some six kilometres west of Melbourne’s CBD.
It has been bought by a R&amp;F Estate Pty Ltd, a company directed by Jing Lu of Riverwood in Sydney, though the major shareholder is the Glen Waverley based Australia King Eagle Investment Pty Ltd, directed by Jiandong Huang. The ultimate holding company is Australia Star Tower Development Pty Ltd.
The Ropeworks site at 124-188 Ballarat Road is bound by Kinnear Street to the north, Farnsworth Road to the east and Ballarat Road to the south. Significant buildings within the precinct including the Boiler House, Mills, and the ‘rope walk’.
The Kinnears rope making business was established in 1874 and relocated to the site in 1902. It closed in 2002, with the property sold at $8 million.
The municipality has been pinpointed as needing to accommodate between 13,000 and 16,000 additional households by 2030, with a dwelling yield of 1,350 dwellings representing 26% of private dwellings within the suburb of Footscray, based on 2006 ABS census data.
Victorian Planning Minister Matthew Guy approved plans for around 1,500 homes in 2012 after the work by <a href="https://tract.com.au/project/kinnears-ropeworks/" target="_blank">Tract Consultants</a>.
The Australian Financial Review reports that Friday's sale was brokered by CBRE director Mark Wizel according to industry rumours, though Wizel did not provide confirmation to the paper.
The Australian Dictionary of Biography says George Kinnear migrated to Melbourne in 1864 to establish a rope plant for James Miller &amp; Co.
He established his own Colonial Rope Works at Moonee Ponds in 1874, a small but lucrative business, specializing in lashings, clothes-lines and hayband.
The business was sold to sons Edward and Henry in 1899, for £340.
Edward had left Essendon State School at 13 to help in the business.
Trading as George Kinnear &amp; Sons, in 1902 they transferred the works to the larger site at Footscray expanding steadily through the Kinnears' innovative and aggressive organisation and marketing, tariff protection and wartime demands.
The workforce grew to some 200 in 1915.
Kinnears expanded in 1970s when it made inroads into the carpet industry.

While many vendors and owners believe that spring is the only ‘golden’ time of the year, the period between now and spring is actually a fantastic period to both buy and sell.
I believe it is important to create a point of difference for a property and importantly, not to compete in an overcrowded and noisy market, as property stock levels increase dramatically in spring.
If you have a challenging property, it is still going to be challenging in spring, perhaps more so as you will be up against so many other standout properties.
We have seen the property market as fairly consistent, month in month out, for the last few years. You don’t have to follow the masses. My advice would be to get in before spring; there are plenty of other times in the year to sell if your property doesn’t tick all the boxes.
We don’t always subscribe to what everyone else does, as the property market is actually quite random and sporadic at times.
Most real estate agencies are geared towards the seasonal aspect, and in Melbourne, that is spring.
But we now live and operate in a global economy. It's worth considering that when it is spring in Melbourne, it is autumn in Beijing and Asia is now a very important market force.
Property is a global commodity and the Asian market is impacting markets from London to New York - it's a market that is only going to get stronger in the future. It’s not a local market any more - there are hot spots all around the world. Asia, and specifically China, are deploying funds and investing in property around the world. Melbourne is one of the preferred destinations due to the quality of education and lifestyle as one of the worlds top 10 cities.
Everything has changed and you cannot do the same things now that you did 20 years ago - it won't necessarily work anymore.
