Bottega House has completed settlement of a landmark riverfront site in Macquarie Street, St Lucia, representing its first major Brisbane development.&nbsp;

Over the next month, around 260 piles are expected to be installed as work progresses on the basement structure. The building is anticipated to rise above ground level early next year, before unveiling its sculptural glass curtain wall, developed in collaboration with specialist façade engineers.

The project has been conceived as a resident-only building, with no short-stay accommodation permitted. SIERA says the model is intended to appeal to long-term owner-occupiers rather than transient holiday demand.

Eastern Suburbs buyers snap up ESTE Little Bay apartments

<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Childcare chain Guardian Early Learning Group has recently leased two properties in inner-city Melbourne on long-term contracts in deals brokered by Colliers International.
In the latest leasing deal, Guardian has secured a major 2,950 sqm site on Hoddle Street in Richmond. The 15-year deal was brokered by Colliers’ Matt Cosgrave and Ash Dean.
“This property, which had been vacant for six years, will now be turned into state-of-the-art childcare centre,” Cosgrave said. 
“It is a sizeable, prominent site which has been approved for use as a childcare facility to help address the growing demand in the area.” 
This deal follows on from Guardian’s commitment at 101 Collins Street in the CBD for a property on 2,186 sqm.
Cosgrave said Colliers International was seeing strong demand for childcare services closer to inner city workplaces. 
“End-of-trip facilities such as showers and bike storage were once rare in an office building – now they are seen as standard inclusions,” he said. “Now lifestyle factors such as childcare and co-working space are becoming an increasingly viable option to attract quality tenants to a building.”
“Businesses are increasingly trying to make it easier for parents who work in the CBD and city fringe locations to drop off and pick up their children on their way to or from work. Not only does this help employees maximise their work day and increase efficiency, it makes their daily lives easier at the same time,” he added.

Childcare provider leases vacant Melbourne building for modern facility

Market competition in the childcare space has seen yields sharpen over the last six months, ranging from 3.9 percent to 7.3 percent, according to a white paper from Colliers.
According to Colliers, sales in the childcare space were sporadic, and typically at higher yields than the retail and industrial market. The report noted a sale in September 2010 which transacted at a yield of over 14 percent, the highest since March 2007.
"Since then, yields have sharpened quickly, and this is not surprising given the newly created competition that has occurred amongst organisations keen to expand their portfolio," the report said.
"Yields have ranged from 3.90 percent to 7.30 percent in the last 6 months and while we can see further consolidation occurring, inconsistency is still apparent. The most recent transaction recorded in April 2016 attracted a yield of 3.90% percent Prior to this, the lowest yield achieved occurred in April 2014 at 4.32 percent.
"A heavy concentration of sales occurred on the east coast of Australia, especially in recent years with sales increasing from only 2 auctions in 2008 to 33 in 2015, most of which are tenanted with a 10 year average initial lease term. The first half of 2016 has seen 18 child care centres sold with the bulk of transactions occurring in New South Wales."

Portfolio of four G8 childcare centres going to auction

A Sunshine West childcare centre is on the market with expectations in the mid-$3 million range as demand from investors for the secure lease profiles on offer in the sector is seeing yields tighten.
The 2 David Drive property comprises a purpose-built centre, with a 703 square metre building licensed for 93 places.
The 2,216 square metre site is leased to ASX-listed operator G8 Education and includes outdoor playing areas. 
G8 Education Limited is a national operator with more than 450 child care centres. It has a 10-year lease expiring November 2018 with two five-year options at $198,061 per annum. 
According to marketing agents, Savills’ Julian Heatherich and James Lockwood, the property will test the market in a strong education precinct comprising eight primary schools and five secondary schools.
Lockwood said the sheer number of investors clamouring for a piece of the childcare centre action had seen yields fall continuously over the last 18 months, with yields in Melbourne now as low as 3.89 per cent.
"What has worked so well for childcare centres, apart from the obvious growth industry aspect, are the secure lease profiles, usually to national operators, and the prime, main street, locations,’’ Lockwood said.

Hubba Bubba Child Care at <a href="https://www.burgessrawson.com.au/buying/NSW/North-Shore-~-Lower/Chatswood/Office/2P1153#.Vv2x_GR946U" target="_blank">204 Mowbray Road</a> in Sydney's Chatswood, which had received 185 enquiries prior as reported by Property Observer, sold for $2.41 million on a record low yield of 3.9 percent to a local investor.
The 26-place childcare centre with 100 percent occupancy earns a net of $94,000 pa plus GST. 
The portfolio auction of 19 properties generated more than $35 million in sales, according to the Australian Financial Review.
Burgess Rawson director Dean Venturato said the Chatswood childcare centre sale was the clear standout result.
"We've sold over 120 childcare centres over the last two years and it's the first time we've sold one on sub-4 percent yield," he was quoted as telling AFR.

Childcare centres ripe for Burgess Rawson's 103 portfolio auction

A childcare centre in Littlehampton in Adelaide Hills leased to ASX-listed G8 Education is up for sale at a Burgess Rawson portfolio auction in Melbourne on April 6.
The <a href="https://www.burgessrawson.com.au/buying/SA/Adelaide-Hills/Littlehampton/MedicalorConsulting/3P1257#.VvCcP2R96u5" target="_blank">1 Rosella Court</a> centre is on a 1.36 ha site with future redevelopment potential subject to council regulations.
The centre is on secure 10-year lease to G8 Education plus options through to 2040. G8 has more than 450 centres nationally.
The rent is $237,405 pa and there is a fixed 4 percent pa rent increase with the tenant paying all the usual outgoings.
The property has dual childcare facilities with main building licensed for 125 places and includes G8's state training/conference HQ, plus purpose built pre-school facility licensed for 45 places (completed 2014).
Littlehampton is a suburb of the Mount Barker District, with its population forecast to grow 58 percent by 2036 and located 30 km east from the Adelaide CBD.

Childcare centre in SA's Littlehampton up for sale at Burgess Rawson auction

Childcare centres are much sought-after by investors, with a purpose-built childcare centre in Sydney's Dee Why selling for $6 million to a private investor at auction this week through Colliers International.
The two-storey centre at 63 Lynwood Avenue is approved for 86 childcare places.
It was custom built in 2009 on a 1672 sqm block, said selling agents Brian McInally and Corey Beauchamp of Colliers International.
The property earns a net rental of $358,537 plus GST per annum, and the sale translates to a yield of 5.97%.  
“While we’re seeing yields compress in this asset class, childcare properties are still highly lucrative for investors when compared to other property classes,” said McInally.
The centre is privately run, with the parties agreeing to a 10-year lease with a 10-year option.
It was bought by a private investor, who has a portfolio of petrol stations and was looking to diversify. 
“Childcare is an appealing option for many investors,” said McInally. 
“Demand for childcare places will continue to grow. Our population growth, combined with the strong diversity push to encourage more mothers to return to work means that childcare places are hotly contested. This demand will fuel further growth in childcare property.”
Recently, another childcare centre in Melbourne's Camberwellwas snapped up by a China-based investor for $6.82 million on a tight yield of 5.05 percent. 
The buyer paid more than $400,000 over the reserve for the hotly contested property.
The sale follows a similar result late last year when a China-based investor paid $2.3 million on a 5.1 per cent yield for a childcare centre at Rowville.
Late last year, two childcare centres were sold at a Burgess Rawson portfolio auction in Melbourne for well above $3 million and yields of 5.6 percent.
The one in Hampton sold for $3.95 million and the other in Heatherton for $3.2 million.

Childcare centre in Sydney's Dee Why sells for $6 million, reinforcing recent trend

Childcare centres are firmly on the radar of off-shore investors, as evident from the sale of a childcare centre in Melbourne's Camberwell to a China-based investor for $6.82 million after more than 70 percent expressions of interest coming from foreign buyers.
The purchaser paid more than $400,000 over the reserve - on a 5.05 per cent yield, the firmest yield yet recorded in the price range. The sale follows a similar result late last year when a China-based investor paid $2.3 million on a 5.1 per cent yield for a childcare centre at Rowville.
Head of Savill’s Childcare Investments team, Julian Heatherich, who brokered the 164-168 Warrigal Road deal with James Lockwood, said childcare centres were now flavour of the month.
"Childcare has really come of age as an asset class in its own right and this sale presents unequivocal evidence. We currently have more interest for child care investment than any other asset class. The property drew well over 100 enquiries with seven out of ten formal offers coming from off-shore,’’ Heatherich said.
Located directly opposite Wattle Park Primary School, the modern, purpose-built centre comprises a 547 square metre floor area and 24 car spaces on a 2,065 square metre site with three street frontages. It was sold subject to a 10 year lease with option for a further 10 years to national operator, Affinity Educational Group, at an annual net rental of $344,986.
Heatherich said strong government support for one of the nation’s most rapidly growing industries was a key driver of the growing demand for chlldcare centre investments with centres selling off-market, off-the-plan, prior to auction and at hotly contested auctions.
He said the Rowville property had also attracted more than 100 enquires.
Heatherich said yields for childcare centres had, until recently been in the 6 to 7 per cent range but were now below 6 per cent.
"This is another example of buyers being prepared to buy on yields under six per cent and with such a strong foreign contingent vying for these centres it’s likely that we will see yields tighten even further over the course of this year.’’
Long term leases and strong government support for one of the nation’s most rapidly growing industries along with a statutory obligation for lessees to fastidiously maintain in the best possible order a facility which houses young children, had been key drivers of the increase in demand in the sector.
The Productivity Commission report into the childcare sector suggested an additional 50,000 long day care places will be needed to accommodate the population growth in children and the subsequent demand for childcare over the next ten years, while an increase in the maximum daily subsidy for childcare, proposed by the Federal Government, has provided further confidence for a market which is already one of the nations’ strongest employment growth sectors,’’ Lockwood said.
The federal government, in the 2015 Budget, announced $3.2 billion of new spending over four years to improve the affordability of childcare for low and middle income earners.
According to the Department of Social Services data, 1.2 million children attended approved child care in the year to September 2014, up 8.1 per cent on the previous year while the number of long day care centres grew to 6601.
"Childcare centres are going to figure prominently in investor portfolio considerations for years to come. We are only seeing the start of that trend now,’’ Lockwood said.
