A Moroccan-bathhouse residential tower has been unveiled for Budds Beach, with Australian developer <a href="https://www.apartments.com.au/developers/homecorp">Homecorp</a> announcing plans for a $260 million resort-style project in one of the Gold Coast’s most tightly held waterfront precincts.

A development application has been submitted to the Gold Coast City Council for a 27-storey tower at 8-10 Acacia Avenue and 25-27 Oak Avenue, Surfers Paradise, marking one of the few new large-scale residential projects proposed for the precinct in more than a decade.

The project will comprise 156 two- and three-bedroom residences, anchored by a residents-only Moroccan spa-inspired wellness sanctuary featuring private treatment rooms, a traditional Nordic sauna and steam room, hot and cold plunge pools and a curated juice bar. There will also be a resort-style rooftop precinct, complete with a heated infinity pool and spa, a residents’ lounge with a private kitchen and bar, a contemporary fitness centre with a yoga and Pilates studio, and outdoor BBQ areas with entertaining lounges.

Central Equity unveils Palmera on Garfield Terrace, Surfers Paradise

The idea of a low-maintenance forever home located close to the city were the two driving factors behind a recent purchaser’s journey at Murcia, the under-construction East Brisbane apartment development by Sarazin.

Last year, Lois and her husband purchased a two-bedroom plus multi-purpose room (MPR) apartment in the new building, which is being constructed by Hutchinson Builders and is on track for completion in late-2027.

The couple’s number one priority was to remain within easy commuting distance of the city for work. Murcia is positioned alongside the new Cross River Rail, with Woolloongabba Station just 300 metres from the front door.

They are currently living in their Annerley unit, which they have owned for several years, after recently moving out of their inner-city apartment, located on the very same street as Murcia.

“We had watched the development for a long time, and when construction activity began, that’s when we felt confident to buy,” Lois said.

The timing also made sense. By moving back into their Annerley unit, they are able to save money ahead of settlement, while looking forward to returning closer to the city once Murcia is complete.

“We see Murcia as a forever home, as opposed to an investment, or something we need to appreciate massively in value and move on from in a few years,” Lois said.

“We secured an apartment large enough to grow a family, so we’re expecting to call Murcia home for a very long time.”

The couple plan to grow their family, but without the added maintenance demands of owning a standalone house further from the city. Working with Sarazin and architect HAL, they were able to slightly tweak the floorplan, converting the two-bedroom plus MPR layout into a functional three-bedroom apartment.

An added bonus was the recently revised communal space plans, which now incorporate a dedicated working-from-home area, complete with work pods, and shared desks.

“It means the third bedroom doesn’t have to become a part-time office and part-time bedroom,” Lois said, adding that residents have the benefit of working from home without actually being inside their apartment.

The rooftop wellness amenity was another standout compared to living in an established complex or a house. A signature feature of Sarazin developments, the rooftop will include a full gym, hot and cold plunge pools, a steam room and sauna, and a hotel-style pool with cabanas.

Buyer journeys can vary significantly, from purchasing in the established market to buying new, or choosing between houses and apartments. Lois said they knew immediately that buying off the plan was right for them.

“We wanted something new, with less maintenance, and we weren’t quite ready to make the full financial leap straight away. The timing and deposit structure gave us the flexibility we needed.”

Designed by HAL Architects and inspired by the Spanish city of Murcia, the development takes a Mediterranean-influenced approach to architecture and landscaping, with a strong emphasis on shared spaces.

“The design feels considered, the amenities support how we actually live, and the location keeps us connected to the city without feeling right in the middle of it.”

The collapsed apartment developer Caydon Property has filed plans for a massive 36-level tower in Harris Park, bordering Parramatta, just days after listing the prime development site for sale.

The 1,818 sqm site at 114-118 Harris Street is just 850m from Parramatta Train station, 750m from the Parramatta Ferry and 240m from the new Parramatta Light Rail stop.

The documents submitted to the Parramatta City Council are dated across May and June, a month before it was announced the Melbourne-based developer collapsed.&nbsp;

MHNDU, led by Brian Meyerson, won the Parramatta City Council’s Architectural Design Excellence Competition for the project, dubbed Clay Cliff Point due to its&nbsp;location adjacent to Clay Cliff Creek, an important water way for the Burramattagal people of Parramatta.

There are 203 apartments planned, a mix of 38 one-beds, 142 two-bedders, and 23 three-bed apartments. There's also a marked effort for public artworks to engage the wider community.

"The heritage of Parramatta is perhaps amongst the richest in the State, but struggles with the primacy of change and that change sometimes overwhelms the scale and nature of the 18th, 19th &amp; 20th century heritage and its fabric," Cracknell &amp; Lonergan Architects noted in the documents submitted.

"The three proposed visual artists, Brendan Van Hek, Justene Williams and Gemma Smith are all contemporary Sydney based artists with nationally recognised public artworks/ installations. Through a public art proposal these stories can be retold in a contemporary and didactic manner to inspire and educate occupants of, and visitors to the building."

The plans include a large ground floor retail space and four commercial spaces on level one, which will within a red brick podium.&nbsp;The communal facilities will be located on level four, with a pool, gym, sauna, steam room and function room proposed.

The Melbourne-based apartment developer Caydon are the latest southern developer branching out in to Queensland.

They&#39;re starting on the popular Gold Coast, but aren&#39;t building in the heart of the popular tourist hub.

Their first project will be in Miami, just south of Mermaid Beach at the quieter, northern end of the Gold Coast.

Caydon, who always use their in house design team, has lodged plans for a boutique 18-level apartment tower with just 51 apartments, a maximum of four apartments per floor, on the Miami dress circle The Esplanade.

The Miami - North Burleigh area is undergoing a new wave of&nbsp;urban regeneration and gentrification, according to the town planning report by Zone Planning Group.

The Esplanade itself has two new developments, 112 The Esplanade approved and under construction,&nbsp;and ALBA at 264 The Esplanade,&nbsp;currently on the council planning approval desk. Both have been designed by bureau^proberts.

The report also cited developments on First Ave and Goodwin Terrace, which are all contributing to the regeneration.

Due North is the latest development by the respected Melbourne developer Caydon Property, located in the hive of Melbourne&#39;s lively Preston precinct.

Inspired by the industrial past of Preston, the&nbsp;fa&ccedil;ade of the 12-level High Street building features raw brickwork, exposed concrete, custom metalwork and glass.

Caydon aren&#39;t like most developers, whose standard practice is to outsource the architecture and design to an independent firm.

Urban recently sat down with&nbsp;Giuditta De Santis, Caydon&#39;s&nbsp;director of architecture and design, to discuss the Melbourne development.

MK: Due North was managed and delivered by Caydon&rsquo;s in-house team. Why do you think this adds value to the project?

GDS: Working in-house allows us to take full ownership of the project, and helps simplify decision making.

Our team is very experienced and resourceful, and working in-house helps us maintain control of the overall design and ensure material consistency.

MK: What was the design brief for the Architecture &amp; Design Team?

GDS: We wanted to ensure that the interiors reflected the modern yet eclectic vibe of the suburb.

So when looking at finishes and fixtures, we created a contemporary palette of stone, marble, timber flooring and a choice of grey or charcoal colour palettes.

MK: What spoke to you about Due North in particular?

GDS: Due North has a fantastic location, right in the hive of High St. Preston is a very vibrant suburb and has a great amount of local amenities.

We wanted the size of the project to reflect the area, so it&rsquo;s a more boutique-style development. &nbsp;

MK: Due North boasts a number of communal amenities. What are some of the amenities and benefits that residents can expect to enjoy?

GDS: Many of Due North&rsquo;s amenities are located on the rooftop, giving you stunning views of the city - which is quite unusual in this area. There&rsquo;s also a rooftop pool, yoga lawn, outdoor gym, and private entertaining booths with BBQs.

I think this space will be hugely popular with residents, as it allows them to form new connections in a safe and peaceful environment.

Shared spaces create a feeling of community in the building, especially in times where many of us value our immediate community, including our neighbours.

Working from home has also cemented itself in our 9-5 culture, so there are a variety of coworking spaces in the lobby. Each space is equipped with everything you&rsquo;d need to set up your laptop and work from home.&nbsp;

MK: What design features have you included that the average homebuyer may not notice straight away?

GDS: We really wanted Due North to reflect the current needs of our homebuyers, which is why we have focused on creating ample storage, working from home spaces, and pet-friendly living.

For example, we ensure that there are additional areas for storage when we design a floorplan - such as linen cupboards and fully fitted robes.

In terms of working from home, many of our apartments have a flexi-space that you can turn into a home office, plus there&rsquo;s a coworking area downstairs that is available for all residents to use.

When choosing materials and finishes, we look at what is easiest to clean and can withstand playtime with our furry friends, such as engineered timber flooring and reconstituted stone benchtops.

Plus, all of our apartments have balconies and shared outdoor spaces that both you and your pets can also enjoy.

MK: Were there any challenges during the development or design process that you had to overcome?

GDS: Melbourne&rsquo;s lockdown would be the key challenge we have had to overcome. It&rsquo;s quite hard to collaborate with our suppliers online, plus sourcing materials and samples of finishes was very difficult during this time.

However, in the end, the team really pulled together, and we were able to overcome these issues.

Buyers in the Home, Alphington apartment complex have been offered rebates up to $101,000.

The rebates on settlement ranged from $27,000 to $60,000 for two-bedroom units.

The rebates range from $51,000 to $101,000 for three-bedroom units in the 16-storey complex.

The two-bedroom apartments eligible for the grant are priced from $691,000 to $1.508 million while the three-bedroom homes are priced from $1.29 million to $2.548 million.

At its 2019 launch the prices for its two-bedroom offerings was $532,000 to $1.598 million and its three-bedroom layouts were priced from $1,120,000 to $2,615,500.

The initiative, dubbed the Caydon Home Grant, comes as the state government&#39;s 50 per cent stamp duty concession ends June 30.

All homebuyers were eligible for the new stamp duty discounts, but only until the end of the 2020-21 financial year.

The Victorian Government&#39;s stamp duty savings of 50% was across new builds and off-the-plan apartments valued up to one million dollars.&nbsp;

Caydon has sold just over 50 per cent of the 324 apartments.

Completion is scheduled for July next year for the development to be located at YarraBend, the site of the old Amcor paper mill.

Set at 626 Heidelberg Rd at the Chandler Highway corner, the 7470 sqm Home sits alongside Glenvill&rsquo;s 14.5ha YarraBend precinct.

The Caydon Home Grant does not apply to its other projects such as Due North at 70-82 High Street, Preston.

The Caydon Home Grant &ndash; rebated by CP Alphington Development - is available from 28 June, 2021 until 30 September, 2021 on two and three-bedroom apartments and skyhomes in Home, Alphington.&nbsp;

Rooftop living in the heart of Preston South

Probuild has secured the contract to build Stage One of Caydon's <a href="http://maltdistrict.caydon.com.au/">The Malt District</a> on the former Nylex site, transforming it into a mixed-use residential and commercial development that retains elements of its industrial past.

Stage One of the development, known as <a href="http://maltdistrict.caydon.com.au/coppins-corner/">Coppins Corner</a> - a historical local reference to the 1850s Richmond and Cremorne identity George Coppin – includes a split-level tower of 15 and 12-storeys, featuring 209 one, two, and three bedroom and SoHo-style apartments, with retail and hospitality located on the lower levels.

The Coppins Corner residential building was designed by Fender Katsalidis to complement adjacent heritage structures being retained in the development, including a historic Malt House to be converted into a micro-brewery and pub. Coppins Corner also features public spaces, courtyards and laneways designed by landscape architect Oculus, that will connect new and old buildings in the precinct with roads, pedestrian and bicycle paths.

Almost 50% of Coppins Corner apartments have sold, with significant interest in three-bedroom apartments from young families and empty-nesters wanting to move closer to Melbourne.

Probuild’s appointment also includes construction of a 9-storey office building on the site’s south-eastern corner. Designed by Hayball, the 8,800 sqm complex will be occupied by business software giant MYOB, whom Cayden signed on in recent months.

The announcement builds on the momentum created from a string of recent announcements about the iconic site, including the MYOB deal and permit approval received in January for Stage Two of the development involving the iconic Nylex clock and silos.

Demolition works are already well underway at the site with Probuild commencing construction in the next few months, with an expected completion date of mid-2020.

Probuild secures contract for Stage One of The Malt District

Melbourne's dynamic hotel sector continues to see new deals done, further expanding the lengthy queue of short stay accommodation projects in development around the city.

After opening their first Melbourne outlet in Docklands at the turn of 2016, Peppers will take on a new Southbank tower as part of parent company Mantra Group's <a href="https://www.propertyobserver.com.au/https://thehotelconversation.com.au/news/2016/11/30/mantra-group-secures-five-new-hotels/1480459707">aggressive expansion plan throughout Australian and New Zealand</a>. The plan sees Peppers Southbank as one of five new hotels for Mantra Group in the region, with 900 new rooms in total planned.

Peppers Southbank will be sited at 64-68 Clerendon Street, currently a two level commercial building across a 412sqm site. In anticipation of a late 2018 opening date, preliminary demolition has begun onsite.

The building's overall appearance has been altered from earlier images, with a cleaner facade, defined podium to Clarendon Street and additional floors added, slightly boosting the overall room count to 165.

Point Polaris are also involved at a <a href="http://www.pointpolaris.com.au/experience/peppers-southbank/">project management level</a>, with Peppers Southbank's development value slated as $60 million.

To the opposite side of the Yarra, and prolific developer Caydon have availed themselves as the driving force behind 1 Queen Street. Formerly home to Fletcher Jones, approval was sought and won by then entity Creative Wealth (Aust) Pty Ltd for a K2LD Architects-designed 26 storey tower above the historic edifice.

Image: Caydon</figcaption></figure>Gone is the plan for 117 residential apartments, with Caydon via its website confirming TOGA Group as the new operator of the now hotel development, under their Vibe brand. 1 Queen Street is in addition to Vibe Hotel Carlton and Vibe Savoy Hotel, also in Melbourne's CBD.

Caydon describes the project as a 23 level, boutique 4.5-star hotel, which is expected to start construction this year for an anticipated completion during early 2019. The building will include 204 hotel rooms, plus an indoor heated pool, gym facilities and retail spaces to street level.

Based on the image below, 1 Queen Street's development will also see the historic Fletcher Jones Queen Street frontage reinstated.

Peppers and Vibe land new Melbourne addresses

Subsequent to an earlier article which <a href="/news/moonee-ponds-on-the-up-and-up">highlighted the first phase</a> of the massive and long overdue redevelopment of the former Readings site in Moonee Ponds, further plans are now available which detail the second and more substantial portion, of what will constitute stage one of the overall development.

While <a href="/buildings/margaret-st-7-aspen-street-moonee-ponds">34-36 Margaret Street</a> is well advanced with preliminary marketing material circulating throughout the industry, the wraps can be taken off 40 Hall Street which envisages two apartment towers with the tallest reaching 22 levels.

Stage one of the development has the capacity to deliver 626 apartments on the site which sits between multiple transport nodes.

Margaret Street and Hall Street will be activated via Stage1, with the balance of the site which fronts both Homer Street and Everage Street set for future attention.

A civic plaza is slated for the mid regions of the site, acting as a linking space to surrounding streets.

The paving design provides a way to transition between the language of Hal Street paving (by Council) and the language of the plaza, which will be made from sampling the diverse and textured materials that can be seen within the Moonee Ponds site.

Glass, timber, metal, concrete and brick finishes will define the building exteriors.

The overall layout depicted above is generally in line with a <a href="http://www.plusarchitecture.com.au/portfolio/monee-ponds-masterplan/">Plus Architecture-conceived masterplan</a> for the entire site. While indicative heights have been given for three of the four future buildings, it remains to be seen what will materialise at the north east corner of the site, with previous concept plans indicating 30 levels of apartments living is not out of the question.

Images courtesy Caydon and Plus Architecture</figcaption></figure>Caydon have rapidly advanced plans for the prime site after revealing they were the buyer of the 1.34­ha parcel during April of this year. Leighton Properties and project partner Qualitas had held the site until the sale, submitting plans for a Plus Architecture-designed 16 level residential tower (above right) that subsequently gained planning approval.

Caydon have of late used Fender Katsalidis to design their upcoming batch of projects, with the Margaret Street and Hall Street designs no exception.
