<p>The residential transformation of St Kilda Road is set to continue into with more new apartment plans for the sought-after boulevard.</p>

<p>Wing Tai Asia has lodged plans for a major residential tower at 464-466 St Kilda Road, replacing the former VACC House with an 18-storey mixed-use development designed around a retained heritage podium and a sculpted contemporary tower.</p>

<p>The proposal, prepared under Victoria’s Significant Residential Development with Affordable Housing pathway, would deliver 325 apartments and ground-floor retail across the prominent 4,653 sqm boulevard site in Melbourne’s St Kilda Road North Precinct.</p>

<p>The project centres on the adaptive reuse of the site’s heritage-listed VACC Building, an eight-storey office designed by Bernard Evans that has occupied the address for decades. Planning documents state the development would involve “carefully dismantling and conserving off-site the original metal fabric of the podium visible from St Kilda Road,” before reinstating it as the defining frontage of the new scheme.</p>

<p>Above the restored podium, Wing Tai is proposing a curvilinear residential tower. The scheme includes 172 one-bedroom apartments, 63 two-bedroom apartments, 66 three-bedroom apartments, and 24 four-bedroom apartments, alongside two ground-floor food and beverage tenancies fronting St Kilda Road.</p>

<p>The tower has been designed with substantial articulation and variable setbacks to minimise perceived bulk and maintain view corridors along the boulevard. Urbis, which prepared the planning report, said the design “has been significantly articulated through a curvilinear design” with “an interplay with materials, façade expression and depth” to create visual separation and visual interest.</p>

<p>The proposal also includes 254 basement car spaces, landscaped pedestrian links connecting St Kilda Road and Queens Lane, and a biophilic landscape strategy featuring canopy trees, raised planters, cascading greenery and a glass oculus pool overlooking the eastern frontage.</p>

<p>Planning documents confirm the $270.1 million development will contribute 3 per cent of project costs to the Social Housing Growth Fund as part of the application process.</p>

<p>Wing Tai acquired the St Kilda Road property in 2018 alongside Abacus Property Group for $95.38 million, before later consolidating ownership of the site. The property previously served as the Victorian Automobile Chamber of Commerce headquarters for around 60 years.</p>

<p data-end="345" data-start="110">The transformation of the St Kilda Rd boulevard is already beginning to materialise, with a number of high-profile projects recently completed, launched, or approaching launch as developers continue to back the long-term appeal of the precinct.</p>

<p data-end="689" data-start="347">Among the most notable recent completions is Louise by Samuel Property Group, just off the strip on Queens Lane, the same pocket Hirsch &amp; Faigen recently launched The Queensbury. Mirvac is too on the same street with The Albertine, which is approaching completion.</p>

<p data-end="689" data-start="347">Dexus recently secured approval for its slice of St Kilda Road, while Gurner also has approved plans for the precinct.</p>

Wing Tai unveils 325-apartment St Kilda Road tower on former VACC House site

<p>Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.</p>

<p>The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.</p>

<p>The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.</p>

<p>Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.</p>

<p>The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.</p>

<p>SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.</p>

<p>“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.</p>

<p>The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.</p>

<p>“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.</p>

<p>The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.</p>

<p>Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.</p>

<p>The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.</p>

<p>COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.</p>

<p>“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.</p>

<p>The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.</p>

<p>The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.</p>

<p><a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.</p>

<p>The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.</p>

<p>The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.</p>

<p>SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”</p>

<p>The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.</p>

<p>A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.</p>

<p>Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.</p>

<p>The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.</p>

<p>Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.</p>

<p>The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. <p>Security issues are at the forefront of Grant Mifsud’s mind. The Archers Body Corporate Management’s senior body corporate manager suggests that smaller complexes in Brisbane’s CBD may be ill-prepared for the G20 leader’s summit.</p>
<p>November's G20 summit has Mifsud warning that due diligence around implications from security breaches, particularly in buildings without an on-site manager, are worth thinking about today.</p>
<p>Bodies Corporate are urged to ensure that complexes are prepared and residents have been notified of any restrictions, should their building be within a CBD restricted area.</p>
<p>“It is the body corporate’s responsibility to change their operations for the duration of the G20 summit and we are encouraging those in small complexes without an on-site manager to act now and put a security and communication strategy together,” he said.</p>
<p>“It is imperative that all Brisbane residents understand the effects of the G20 on their buildings which may include total lock out, restricted entry to the building and common areas, heavy police presence and gridlocked traffic in the CBD.”</p>
<p>Some apartment blocks in the CBD have already engaged specialised security consultancy companies to undertake audits, such as M on Mary Apartments, on Mary Street, where building manager Paul Hibberd is waiting one more month for the result of the audit.</p>
<p>“We are beginning preparations as early as possible to ensure all of our residents are informed of what the affects will be and what is expected of them over the G20 weekend,” Hibberd said.</p>
<p>“Come June, we expect to have one of our full time staff trained up as an in-house G20 liaison that will provide a central point of contact for all residents at M on Mary.”</p>
<p>Mifsud suggests that security recommendations are introduced as early as possible, with readily available information, so that tenants and residents are eased into the changes.</p>
<p>A member from the G20 Group is usually able to visit your building to identify issues, which is helpful for those with smaller complexes. They can also help train an in-house G20 liaison that will become the central point of contact for residents.</p>
<p>A full-time trained security guard is also recommended by Mifsud for the duration of the summit.</p>

Chef Matt Moran buys in owner occupier Abian, Brisbane apartment block

<p>Charter Hall’s latest Brisbane development is 100 Skyring, a $175 million A-Grade 12-storey office building in Newstead. It’s three months ahead of schedule, with announcements that the first tenants will be moving in from November.</p>
<p>Located in the Gasworks precinct, the building is set to be the national headquarters for the Bank of Queensland, the anchor tenant who is leasing 54% of the building.</p>
<p>The 2,200 square metre campus-style building with floor plates is in the fastest growing office precinct in Brisbane.</p>
<p>It is 1.7 kilometres from the CBD, and contains 23,759 square metres of office and retail space. The area already has companies such as Leighton Contractors, Bechtel, Virgin Airlines, Macquarie Bank, AECOM, Australian Agricultural Company and Energex in residence.</p>
<p>Charter Hall regional asset manager Belinda Kalinin said that it’s now three months ahead of construction schedule due to careful planning.</p>
<p>“This month, Hutchinson Builders has installed the final level of facade, allowing interior work to ramp up,” explained Kalinin.</p>
<p>Interested tenants include companies looking for flexible floor plate office spaces near to Brisbane CBD.   </p>
<p>“100 Skyring<em>,</em> jointly owned by Charter Hall’s Core Plus Office Fund and a global institutional partner, is the latest major Brisbane office property investment by Charter Hall, which already owns Brisbane Square, 175 Eagle Street and 275 George Street,” she said.</p>
<p>BOQ is moving the headquarters to the development to transform the way staff work, creating a more flexible and collaborative environment, according to chief executive Stuart Grimshaw.</p>
<p>“We are also looking forward to being part of the growing Newstead community – it is exciting to see the calibre of companies and retailers choosing to base themselves there and there is a real sense of momentum building about the precinct."</p>

Brisbane’s 100 Skyring, new BOQ headquarters, to see first tenants

<p>The Brisbane office market is facing a perfect storm.</p>
<p>A sobering report by forecaster BIS Shrapnel is predicting the sunshine state to be hit with an oversupply of stock for the next decade, along with a vacancy rate set to reach 18% plus in 2016.</p>
<p>The city's looming oversupply woes was just one of the topics examined in the Brisbane office market report. It looked at the strength of leasing and investor demand, all of which pointed to a challenging few years for the market.</p>
<p>Not mincing it's words, BIS Shrapnel said: "there’s a perception that further oversupply in the Brisbane CBD office market may be averted by withdrawing secondary buildings for conversion to residential or short term accommodation uses".</p>
<p>"While there are perhaps a handful of suitable candidates, it will be a case of too little too late."</p>
<p>The report warned that because of that oversupply pressure, rents and property values will take a hit. </p>

<p>Author of the report, Christian Schilling, said there were three towers currently under way in the CBD that would add another 186,000 square metres of new space before the end of 2016, equal to 9% of current stock. </p>
<p>In contrast, withdrawals for conversion or re- development expected over the same time horizon, he noted,  sum to just 72,000 square metres, or 120,000 square metres to the end of 2017.</p>
<p>"On balance, that is still one tower too many", he said. "And this is on top of weak demand and a vacancy rate of 14.2% at January this year".</p>
<p>Among some of the buildings slated as withdrawals in the report were 80 Albert Street,plus a number of buildings to be vacated by the state government over the next three and a half years, which include Health House, 80 George Street, the Executive Building, the Executive Annex, Neville Bonner Building and Forestry House. The Primary Industries Building was also flagged as a potential withdrawal for redevelopment, along with some odd small buildings for conversion to residential or short term accommodation. </p>
<p>Against this backdrop, BIS Shrapnel is also forecasting demand to be weak in the near, with the CBD expected to suffer "a triple hit in the form of the Government’s release of surplus space, tenants leaving for the fringe, and falling mining investment".</p>
<p>The forecaster estimates that since 2012, cuts to the public service and it's accommodation have resulted in 120,000 square metres of surplus space in the CBD, plus a further 20 square metres in the fringe, all of which the government intends to release as lease expire.</p>
<p>It is forecasting another 70,000 square metres of space to be released in the CBD over the next 3 years.</p>
<p>Compounding the situation, it notes is the space vacated by BOQ, Ventyx, Flight Centre and Robert Bird Group, all of which are leaving the CBD for the fringe, resulting in more than 40,000 square metres of vacated space.</p>
<p>Also constraining demand, it added, was the downturn in mining investment.</p>
<p>“I don’t want to talk the market down, but it’s simple maths”, said Schilling. “Unless mining investment takes off again, which is highly unlikely to happen over the next three years, vacancy rates will blow out to over 18% in 2016.”</p>
<p>As such, he believes, the Brisbane office market would represent a very challenging environment for building owners, developers and investors.</p>
<p>"Anyone contemplating investing in Brisbane in the short term should think carefully about the potential consequences, as the market weakness is likely to persist for the rest of this decade”, Mr Schilling warned. </p>

What can you get for Brisbane and the Gold Coast’s median house price?

<p>Currently, more than $47 billion worth of infrastructure projects are planned for Brisbane city, with suburbs emerging as those to benefit most from the spend, according to Place Advisory.</p>
<p>Director of Place Advisory, Lachlan Walker, said that while all areas of Brisbane will see themselves doing well from the improved infrastructure, there will be some potential hotspots.</p>
<p>“The current infrastructure pipeline has more than $47 billion worth of major projects in various stages, all of which will further enhance the attractiveness of the city, drawing in both owner occupiers and investors," Walker said.</p>
<p>“But while we know Brisbane as a whole will benefit, we can certainly pinpoint some particular suburbs that will benefit more than others from infrastructure planned or underway, and by benefit we mean see a marked increase in demand to live there, resulting in greater price and rental growth.”</p>
<p>He pointed to the following suburbs and the infrastructure they will benefit from:</p>

Walker expects that the journey will be shortened in this area from the southern suburbs to the inner north suburbs, helping reduce the requirement to travel through CBD conhestion.</p>
<p>“It will be built to accommodate the additional 130,000 workers expected for the CBD and adjacent suburbs over the next 20 years, and will fulfil the need for public transport services for the next 50 years,” he said.</p>

Nine Brisbane suburbs to become property hotspots: Place Advisory

<p>National transport and logistics firm Northline has today announced plans for a $21 million transport and logistics facility at Redbank in Brisbane’s South.</p>
<p>The new 25,000 square metre Brisbane distribution facility will replace the current Northline facility at Pinkenba and will be located within the Goodman Group’s $350 million Redbank Motorway Estate.</p>
<p>The Monash Road facility will provide more than 12,500 square metres of warehousing and undercover freight operations space and will be home to the company’s Queensland state office.</p>
<p>Northline chief executive Craige Whitton said the new Brisbane facility represents the second multi-million dollar investment by the company in just over a year in enhancing its national distribution network. It undertook a $24 million investment in a new custom built Sydney facility at Smithfield which became fully operational in January.</p>
<p>“The improved efficiencies of the site will broaden access to our supply chain partners and reduce turnaround times of freight coming into and departing the facility", he added.</p>
<p>The facility is due to open mid-September 2014.</p>

Northline announces plans for Redbank, Brisbane facility

<p>Sushing - the owners of Sushi Train - is opening its popular Japanese eatery in the North Lakes Central mixed development site in Brisbane.</p>
<p>The company has leased 116 square metres, at shop 102 in North Lakes Central, for 10 years. The outlet and restaurant opens in June.</p>
<p>The lease was handled by Ray White Commercial Brisbane Northside’s Robert Rey and Ellie McGovern.</p>
<p>“This will be the first Sushi Train and Japanese restaurant opening in North Lakes outside of the Westfield Shopping Centre, giving people a convenient location to dine for lunch and dinner,” Mr Rey said.</p>
<p>“We are also looking for another restaurant of similar size to join this restaurant strip.”</p>
<p>North Lakes Central is 25 kilometres north of the Brisbane CBD and the development will aim to provide residents and workers in the fast growing North Lakes area with a mix of restaurants, retail and offices all situated in the one building.</p>
<p>Sushing has secured the North Lakes Central tenancy for a net rental of $62,110 per annum.</p>

Sushi Train owners opening new store in North Lakes Central development, Brisbane

<p>Automotive Brands has leased a warehouse facility in the outer Brisbane suburb of Willawong to accommodate its expanding operations. </p>
<p>The property, at 26 Industrial Crescent, sits within the Acacia Link Business Park and is owned and operated by Goodman. It features a near new 9,712 square metre warehouse building, which has high bay storage areas, office space and internal clearances of at least 10.4 metres. </p>
<p>CBRE’s Peter Turnbull negotiated the lease deal on behalf of vendor Goodman. Automotive Brands - a division of Metcash Limited - signed a five-year term on the property. </p>
<p>“This building is almost twice as large as the tenant’s current property in Coopers Plains, which will support and help expand Automotive Brands’ Brisbane operations,” Mr Turnbull said. </p>
<p>The Acacia Link Business Park is 14 kilometres from the CBD, and benefits from a close proximity to the Logan Motorway, Beaudesert Road and the Ipswich Motorway. </p>
