<p><a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> has lodged plans for a $750 million, three-tower mixed-use precinct that would complete the long-running redevelopment of Carlton's former Carlton United Breweries site.</p>

<p>The proposal at <a href="https://www.apartments.com.au/new-apartments/185-195-queensberry-street-carlton-vic-3053">46-78 Bouverie Street and 185-195 Queensberry Street</a> spans a 6,468 sqm site, the last remaining undeveloped parcels within the former brewery's 2007 masterplan.</p>

<p>Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the development will comprise two purpose-built student accommodation towers and a third build-to-sell apartment tower above a shared commercial podium and basement.</p>

<p>Across the three towers, SP Setia is proposing 606 build-to-sell apartments and 1,499 student accommodation units containing 2,009 beds.</p>

<p>The apartments will sit in the tallest tower, which will rise nearly 200m and 55 storeys. It will become&nbsp;one of the more substantial new build-to-sell apartment projects at the northern edge of Melbourne's CBD.</p>

<p>The apartment mix is weighted toward smaller inner-city product, with 188 studios, 206 one-bedroom apartments, 192 two-bedroom apartments and 20 three-bedroom apartments</p>

<p>Part of the precinct will be a large-scale&nbsp;3,684 sqm supermarket and a further 2,198 sqm of speciality retail, creating close to 5,900 sqm of new commercial space within the precinct.</p>

<p>But one of the biggest components of the proposal is what sits between the buildings.</p>

<p>Around 4,650 sqm, or roughly 72 per cent of the site, will be publicly accessible open space, incorporating plazas, pedestrian connections, landscaped laneways and retail spill-out areas.</p>

<p>The ground plane is intended to finally complete pedestrian connections envisaged when the CUB masterplan was first approved nearly two decades ago, stitching together Victoria Street, Queensberry Street, Bouverie Street and Swanston Street through the former brewery precinct.</p>

<p>Urbis said the development would "complete the CUB precinct", with the public realm providing important north-south and east-west connections through what is currently the final undeveloped portion of the masterplanned site.</p>

<p>SP Setia is also exploring a new linear park within the Bouverie Street road reserve, with the concept to be developed further with the City of Melbourne through the planning process.</p>

<p>The proposal is being pursued through the Victorian Government's Development Facilitation Program under Clause 53.23 for significant residential development with affordable housing.</p>

<p>The planning report acknowledges the proposed heights exceed those contemplated under the original Comprehensive Development Plan and masterplan, but argues the built-form context has changed considerably over the past two decades.</p>

<p>Urbis said the three towers would instead create a stepped transition between Carlton and the Hoddle Grid, rising progressively from the 94.1-metre Tower One along the Queensberry Street edge to the 199.44-metre Tower Three closer to the established CBD-scale buildings to the south.</p>

<p>SP Setia plans to deliver the development across three stages.</p>

<p>Stage One would deliver the basement, podium and retail areas for the entire precinct alongside the first student tower. Tower Two would follow in Stage Two, before the 606-apartment Tower Three is delivered as the final stage.</p>

<p>If approved and delivered, the project would close out a redevelopment process that has been underway since the former brewery masterplan was approved in 2007, adding more than 2,600 student beds and apartments to a precinct already home to Swanston Central, the Barak Building, RMIT Design Hub and several large student accommodation developments.</p>

SP Setia plans three-tower finale for Carlton’s former CUB precinct

<p>Melbourne developer Lowe Living is seeking to add to its growing bayside apartment pipeline, filing plans for a boutique eight-residence development in tightly held Middle Park.</p>

<p>Lowe Living, which has built much of its development portfolio across Melbourne's affluent bayside and south-east suburbs, is behind the plans for the 730 sqm site at <a href="https://www.apartments.com.au/new-apartments/123-125-erskine-street-middle-park-vic-3206">123-125 Erskine Street</a>, just off Armstrong Street and within the Armstrong Street Neighbourhood Activity Centre.</p>

<p>The developer is seeking approval for a five-storey residential building above two basement levels, with just eight large-format apartments and 18 car spaces.</p>

<p>“This is a deliberately very different proposition for us,"&nbsp;Tim Lowe, Co-Founder of Lowe Living, said.</p>

<p>"Eight residences is exceptionally boutique, but that's precisely what this site calls for.</p>

<p>“There is a strong community in Middle Park and the surrounding suburbs who have spent decades building a life here. They no longer want the maintenance of a large period home, but they aren't prepared to compromise on space, quality or location. We think there is a real opportunity to capture that hyper local market. A site like this rarely comes to market.”</p>

<p>The low-density proposal has been designed by Cera Stribley and is being progressed through the Victorian Government's Great Design Fast Track pathway, having already secured eligibility from the Minister for Planning.</p>

<p>The Office of the Victorian Government Architect supported its eligibility after finding the proposal demonstrated consistency with the program's seven design principles, while the project's financial feasibility has also been independently confirmed by Invest Victoria.</p>

<p>The project is targeting the downsizer market, with the planning documents describing the homes as larger-format residences and noting the two penthouses could otherwise have been configured as four separate apartments.</p>

<p>The site has dual frontage to Erskine Street and Canterbury Place and currently comprises a collection of commercial buildings used as offices, including a former heritage bakehouse, a former stable, a later gabled addition and a central courtyard.</p>

<p>It sits within the Commercial 1 Zone and the Armstrong Street Commercial Precinct heritage overlay, with the existing property classified as a contributory heritage place.</p>

<p>Heritage has subsequently played a significant role in Cera Stribley's design.</p>

<p>The front section of the former bakehouse facing Erskine Street will be retained, including its return walls, street-facing hipped roof and chimneys, while the Erskine Street façade and part of the western return wall of the former stable will also be incorporated into the new development.</p>

<p>Levels four and five will be set back five metres from the retained stable façade, while bricks removed through demolition are proposed to be salvaged and reused within the new building where possible.</p>

<p>Rather than presenting as a single five-storey building to Erskine Street, Cera Stribley has broken the development into a series of distinct forms.</p>

<p>A three-storey infill element will sit between the retained bakehouse and stable façades, with the upper levels recessed behind the heritage fabric. Canterbury Place will similarly feature two three-storey podium forms, separated by a central pedestrian accessway, before the upper two levels step back from the street.</p>

<p>A pedestrian through-link will run through the centre of the project between Erskine Street and Canterbury Place, creating entrances from both sides of the site and introducing landscaping and communal areas through the ground plane.</p>

<p>Landscape architect Acre has designed planting across the ground level, private terraces and upper levels, including a feature canopy tree at level three and integrated planting and arbours across the level four terraces. Five existing Erskine Street trees are proposed to be retained.</p>

<p>Sustainability is also a significant component of the Great Design Fast Track application. The apartments are targeting an average eight-star NatHERS rating, with no residence below 6.5 stars, while the project has achieved a 75 per cent BESS score. Seven of the eight apartments are designed for cross-ventilation, with the remaining residence using mechanically assisted natural ventilation.</p>

<p>The plans also incorporate an 8kWp rooftop solar system, a 5,000-litre rainwater tank and infrastructure allowing future electric vehicle charging for every residence.</p>

<p>Lowe has a strong portfolio across Melbourne's blue-chip suburbs. They recently launched <a href="https://www.apartments.com.au/new-apartments/jardin-house-by-lowe-living-camberwell-335-camberwell-road-camberwell-vic-3124">Jardin House by Lowe Living</a> in Camberwell, their first development in the Stonnington LGA.</p>

<p>Plans have been lodged for the consolidated site at <a href="https://www.apartments.com.au/new-apartments/1359-1365-centre-road-clayton-vic-3168">1359-1365 Centre Road</a>, where Norus is seeking approval for 218 apartments across a 12-storey apartment building designed by <a href="https://www.apartments.com.au/architects/life-architecture-and-urban-design">Life Architecture</a>.</p>

<p>The proposal sits within the Clayton Major Activity Centre at the threshold of the planned Green Street corridor, a landscaped pedestrian connection intended to improve links through the precinct towards Clayton Railway Station.</p>

<p>The development would replace the site's existing collection of low-scale residential and commercial buildings with a single consolidated building, introducing significantly greater housing density to this part of Centre Road.</p>

<p>A retail tenancy is proposed at ground level to activate the Centre Road frontage, accompanied by transparent street interfaces and landscaping intended to create a more pedestrian-focused edge to the development.</p>

<p>Biophilic and passive design principles extend through the residential levels, with planting, daylight, natural ventilation and views towards landscaped areas forming part of the amenity strategy.</p>

<p>Parking would be concentrated away from the public realm, with 145 car spaces proposed from the rear laneway rather than dominating the Centre Road frontage.</p>

<p>The proposal follows an extensive pre-application process with the City of Monash. Three formal meetings were held between the project team and Council from December 2025 to March 2026, with the scheme evolving through several concept iterations before the current design was lodged.</p>

<p>The project arrives as Clayton prepares for substantial change around its established activity centre and the wider Suburban Rail Loop precinct. Its position on Centre Road places the development within an existing concentration of shops, services and public transport, while the Green Street connection is intended to strengthen pedestrian access towards Clayton Railway Station.</p>

Brisbane's market update for November: CoreLogic

<p class="BodyCopy">The Brisbane property market, in terms of public perceptions, is a victim of the way research companies and media choose to portray price growth.</p>
<p class="BodyCopy">It’s a stronger market than the published numbers suggest. Sales activity is generally buoyant and there are suburban precincts with growth markets right across the Brisbane metropolitan area.</p>
<p class="BodyCopy">But the various research firms publish a single figure to describe house price growth across an entire metropolitan area - and that’s what media reports. In the past year, the single figure published for Brisbane suggests only moderate growth, much lower than Sydney or Melbourne. It’s caused some talking-head pontificators to declare that “there’s nothing happening in the Brisbane market”.</p>
<p class="BodyCopy">But individual parts of the Brisbane metropolitan area have performed better than the reported research suggests. Over the past 2-3 years, various precincts have recorded double-digit annual growth in median prices - but the growth has not been felt across the board, so the overall Brisbane growth figures have been quite small.</p>
<p class="BodyCopy">Hotspotting analysis of sales activity shows that the Brisbane metro area is one of the most active capital city markets in Australia and I expect good price growth in specific areas in 2017.</p>
<p class="BodyCopy">Brisbane has greater buoyancy in its markets than do Sydney and Melbourne, where sales activity fell markedly in 2016. But media continues to report distorted figures for price growth and auction clearance rates in the bigger cities, especially for Sydney, creating a misleading impression.</p>
<p class="BodyCopy">The notion that Sydney house prices are still growing at an annual rate of almost 20 percent is ludicrous but various media outlets keep stating it as fact, because one popular source says it’s so. Domain chief economist Andrew Wilson, on the hand, says comparing all Sydney sales in 2016 with all sales in 2015 gives an annual growth rate of just 4.4 percent, while the latest figure from the ABS is 3.3 percent and the Real Estate Institute of Australia says 3.4 percent.</p>
<p class="BodyCopy">Meanwhile, Brisbane chugs along, largely under the radar of national media – but not property investors who are smart enough to do their own research. A recent national survey found that Brisbane is the No.1 choice for property investors who plan to buy in 2017. Cheaper prices and much higher rental yields, compared to the two biggest cities, are strong attractions for nationally-focused investors.</p>
<p class="BodyCopy">Having just completed my latest analysis of sales data, I can confirm that the leading precinct for market activity is the Moreton Bay Region in Brisbane’s far north, where affordability, infrastructure and proximity to jobs nodes are key factors.</p>
<p class="BodyCopy">The Redcliffe Peninsula, which is part of the Moreton Bay Region LGA, has received particular impetus from the completion of the Moreton Bay Rail Link, a long-awaited piece of transport infrastructure. Some of the Peninsula suburbs have recorded double-digit growth in their median house prices in the past 12 months.</p>
<p class="BodyCopy">But while the Moreton Bay LGA leads, there is growth to be found in almost every segment of the Brisbane market. Some of the middle-market precincts both northside and southside, which appeared to have faded somewhat in 2016, have revitalised and there are numerous areas with growth momentum.</p>
<p class="BodyCopy">Logan City, the mirror image of Moreton Bay in the south of the Greater Brisbane Area, has been a market leader in the past two years. It appears to have faded a little but still has growth precincts and will continue to attract home-buyers and investors because of its cheap housing, excellent transport links and generally strong infrastructure.</p>
<p class="BodyCopy">Ipswich City, the south-western precinct with similar qualities to Logan City, is also rising and many suburbs are now delivering good price growth.</p>
<p class="BodyCopy">Redland Bay, which encompasses the bayside suburbs in Brisbane’s far east, is also now producing rising sales activity. It attracts buyers because of its affordable bayside lifestyle. It is increasingly emerging as an area of economic development and has good proximity to the Port of Brisbane and to Brisbane Airport, where there are major employment nodes.</p>
<p class="BodyCopy">Investors should continue to avoid the inner-city apartment markets. The CBD and near-city suburbs all have vacancy rates in the 5-7% range and these will increase as new high-rise projects are completed. Median apartment prices and median rentals are falling.</p>
<p class="BodyCopy">The latest Market Monitor from the REIQ shows that median apartment prices fell in all the inner-city markets last year including the CBD (down 4 percent), South Brisbane (down 7 percent), Fortitude Valley (down 5 percent), West End (down 5 percent) and Woolloongabba (down 7 percent).</p>
<p>There are also suburban precincts, particularly in the middle-ring areas, with above-average vacancies too, thanks to over-building of small-to-medium developments of units and townhouses.</p>
<p>But those cautions aside, the Brisbane metro area is a place of busy markets where growth will be found by investors in 2017. It presents as a good hunting ground for those disillusioned by the high prices in Sydney and parts of Melbourne.</p>

Subdued but sustainable: Brisbane's housing market update: Tim Lawless

<p>EXPERT OBSERVER</p>
<p>The Brisbane market is showing meaningful improvement and appears ready for a long overdue boom. Every statistic that matters depicts uplift in the Brisbane market and prices are expected to rise in 2020.</p>
<p>Many commentators have forecast a Brisbane boom in recent years, though many were simply assuming that the Queensland capital would follow the lead of Melbourne and Sydney. Brisbane, however, has lacked the core growth drivers that boosted markets in the two biggest cities.</p>
<p>But, increasingly, growth parameters are lining up for Brisbane. Population data is favourable, the affordability comparison is helpful, surveyed investors say they are targeting Brisbane – and the major piece of the puzzle previously missing, infrastructure spending, is starting to happen.</p>
<p>I have commented in the past: “Brisbane is like a car where the engine is revving but it can’t move forward because the handbrake is on.” Perhaps the handbrake has been released - a growing number of analysts are tipping good price growth in Brisbane this year (including Domain, BIS Shrapnel and Westpac) and I tend to agree.</p>
<p>My Autumn 2020 survey of sales activity reveals 37 suburbs with rising buyer demand, the second best result for Brisbane in the past three years – and almost double the number six months earlier. There has also been a marked decline in the number of problem locations (those classified as declining or danger markets).</p>
<p>Vacancy rates continue to improve, though there are still areas of weakness, and 43% of Brisbane suburbs have delivered annual growth in their median house prices, including double-digit uplift in the strongest areas.</p>
<p>There is particular strength in the northern suburbs of Brisbane – the Brisbane North precinct and the Moreton Bay LGA jointly account for 21 of the 37 suburbs ranked as rising markets. The southside has many of the struggling markets and Brisbane’s inner-city, while improving, still has its problems.</p>
<p>The Brisbane North precinct and its neighbour Moreton Bay Region are the standouts, as they have been in our surveys in the past.</p>
<p>Brisbane North has 13 suburbs classified as rising markets, another 24 suburbs with steady sales activity and none ranked as declining or danger markets.</p>
<p>The uplift in sales activity is producing solid price growth in many of these suburbs, well above the average for the Brisbane metro area. Kedron has recorded annual rises in its median prices for both houses (up 6%) and apartments (up 11%), while Windsor is up 22% for houses and 6% for apartments.</p>
<p>Newmarket’s median house price is up 16%, Northgate has risen 14%, while Stafford, Nudgee and Geebung have all increased between 6% and 8%.</p>
<p>The Moreton Bay Region LGA has regularly been the best-performing Brisbane market, boosted by affordability, good infrastructure and proximity to employment nodes. It’s been overtaken by Brisbane North in the latest survey, but remains a significant market.</p>
<p>The February 2020 opening of a new university campus will boost demand in nearby suburbs like Petrie and Lawnton (Petrie is already rated a rising market and is likely to get stronger as the campus effect clicks in).</p>
<p>Other precincts have some growth markets: Brisbane-east, Brisbane-south and Brisbane-inner each has four suburbs with rising sales activity. Currently these are out-numbered by plateau markets, but I expect that to change as the year rolls on.</p>
<p>The Brisbane-inner precinct is a confusion of suburbs with contrasting rankings: the 22 ranked suburbs in my Autumn 2020 survey include 4 rising, 7 plateau, 1 consistency, 7 declining and 3 danger. The danger markets (Albion, Fortitude Valley and Kelvin Grove) are those where sales activity has dropped markedly, prices are down and vacancy rates remain high. This, however, is an improvement – 18 months ago the Brisbane-inner precinct had 12 suburbs classified as danger markets.</p>
<p>It’s noteworthy that many of the Brisbane locations with solid median price growth in the past year are situated towards the upper end of the market. They include Hamilton ($1,560,000, up 11%), Balmoral ($1,050,000, up 7%), Indooroopilly ($950,000, up 12%), Newmarket ($950,000, up 16%), Rochedale ($1,035,000, up 7%), Sherwood ($935,000, up 7%), Toowong ($890,000, up 10%) and Windsor ($940,000, up 22%).</p>
<p>Inner-city Highgate Hill stands out with good median price both for houses (up 8%) and apartments (up 10%).</p>
<p>Usually, up-cycles in capital city property markets begin at the top end and ripple out from there.</p>

Brisbane property market looks set for long overdue boom: Hotspotting's Terry Ryder

<div>The December 2015 Residential Property Price Indexes figures confirmed the expected slowing in the final quarter of last year, although more timely private sector indices suggest that nationally prices began to rise again in the first quarter of 2016, perhaps by around +1.5 percent. Let's look through the macro trends from the 2015 figures in three concise parts.<br><br><strong><span style="text-decoration: underline;">Part 1 - Market steadier in summer</span></strong><br><br>The total value  of dwelling stock increased only marginally to $5.9 trillion in the December quarter, rising by $482 billion or +8.9 per cent over the calendar year. This was broadly in line with capital city dwelling price growth of +8.7 per cent, plus a bit more reflecting the value of the new supply of new dwellings.<br><br>The total value of dwelling stock has increased by a third or $1.5 trillion since December 2011, now tallying 3.5 times the size of nominal GDP. </div>

<div>The weighted 8 capital city average indexes showed that both house and unit prices steadied in the last quarter of 2015, with house price growth (+9.3 per cent) outperforming the market attached dwellings (+6.7 per cent) over the course of the calendar year, a triumph for scarcity over affordability. </div>

<strong><span style="text-decoration: underline;">Part 2 - City by city</span></strong><br><br>While Sydney showed the expected moderate final quarter correction and Darwin prices tumbled, Perth saw its prices increase by +0.5 per cent leading a number of commentators to call the bottom on Perth's market cycle and to project moderate gains for 2016.<br><br>Melbourne prices rose by +1.6 per cent to record strong growth of +9.6 per cent for the year, second only to another immense calendar year for Sydney at +13.9 per cent.<br><br>Canberra went on a tear with prices leaping by +2.8 per cent in the December quarter (for +6 per cent growth in 2015). while Hobart prices also spiked by +2.5 per cent for an annual result of +3.5 per cent, mirroring more timely reports from other private sector data providers.</div>
<div> </div>
<div>The most steadily consistent performer has been Brisbane, notching up another solid +1.6 per cent increase for its 14th consecutive quarterly gain and a +4.2 per cent annual increase. Since June 2012 dwelling prices have increased steadily by +17.1 per cent in Brisbane. Adelaide has followed a very similar trajectory with somewhat more suppressed nominal price growth. </div>

<div>Over the past three years the total value of Australia's dwelling stock has increased by $1.33 trillion, with New South Wales (+$682 billion), Victoria (+$377 billion) and Queensland (+$143 billion) accounting for the bulk of the increase. </div>

<div>Since December 2008 growth in property prices has been driven overwhelmingly by Sydney (+79.8 per cent) and Melbourne (+53.5 per cent), while Brisbane has recorded considerably less price growth (+22.1 per cent) over this timeframe. In fact since that time both Darwin and Canberra have fared better, although the Top End is now in correction mode.</div>

<div>The ABS also now provides some interesting insights into the unstratified median price of established dwelling transfers, which also inferred a slowdown in Sydney house prices (in fact Sydney unit prices rose more than established house prices on this metric, jumping by +11.4 per cent to $685,000).<br><br>This data series is most instructive in depicting just how far Sydney and Melbourne house price growth has outpaced that of its respective regional market counterparts. </div>

<div>There are myriad ways to look at house price data, some of which involve inflation adjustments and carefully selected data points, while others use hedonic regression analysis, but the simple long run data from March 2002 shows the median transfer price of established houses to be as follows:</div>

<li>Sydney up from $365,000 to $910,000</li>
</ul>
<ul>
<li>Melbourne up from $241,000 to $621,000 </li>
</ul>
<ul>
<li>Brisbane up from $185,000 to $499,800 </li>
</ul>
<div class="separator">At the state level the mean dwelling prices tell a broadly similar story to the capital city narrative for the past year, with New South Wales (+$76,300) and Victoria (+$56,100) once again recording the greatest gains in calendar year 2015, while the ACT (+$35,000) and Queensland (+$17,600) also saw notable increases.</div>

<div>Finally, the data denoting the total number of dwellings at the state level shows how New South Wales added just +7,400 dwellings to its total stock in the December quarter. Nationally the total number of dwellings increased solidly by +162,900 or +1.7 per cent in 2015 to 9.62 million, having now increased by +578,600 or +6.4 per cent since December 2011. </div>

<div>
<span>Over the past four years, while the less densely populated territories of the Northern Territory (+10.2 per cent) and the ACT have added substantially to their stock of dwellings in percentage terms, the same has not been true everywhere. </span><br><br>Of the most populous states Western Australia (+8.9 per cent) and Victoria (+7.8 per cent) have co-ordinated the most material supply response as a percentage of established dwellings. However, the percentage increases in Queensland (+6.8 per cent) and in particular New South Wales (+4.6 per cent) have been less marked, reflected in their respective shallower gradients in the below chart. </div>

<div>This seems likely to in part to reflect stock obsolescence and demolition in the larger capital cities, where older dwellings are often pulled down in order to make way for new apartment developments. However, in some locations there does remain an elevated volume of apartment construction in the pipeline, which you can doubtless see for yourself if you frequent the inner city hubs.</div>
<div> </div>
<div><strong><span style="text-decoration: underline;">The wrap</span></strong></div>
<div> </div>
<div>Overall this historical data reflected already known market trends with the restraints on investor lending propitious in tapering price growth towards the end of the calendar year. At the macro level we can expect price growth nationally in 2016 to be lower than the +8.7 per cent seen in 2015, with investor lending have been successfully curbed and more supply due to come online. </div>

<div>House price growth has resumed in 2016 in parts of Brisbane and Melbourne, Sydney's market has become a <em>bona fide</em> dichotomy, with many of the inner ring suburbs firing, but the outer ring now recording funereal auction results. Naturally at the sub-regional level results are far more mixed and trends more nuanced.</div>

Where Brisbane landords face rental challenges in 2017: Pete Wargent

<div>SQM Research reported its always-excellent vacancy rates index today for the month of May 2018, with vacancy rates nationally at 2.1 per cent, down marginally from 2.3 per cent a year earlier. </div>

<div>And the figures showed a fifth consecutive decline for vacancies in Brisbane.</div>
<div> </div>
<div>Brisbane's city-wide vacancy rate was down to 2.9 per cent, from 3.5 per cent a year earlier. </div>
<div> </div>
<div>This accords well with what we've been seeing on the ground in Brisbane.</div>
<div> </div>
<div>Indeed, family-appropriate dwelling stock is now often renting at the first open home, with numerous instances of multiple offers and rentals achieving above the asking price. </div>
<div> </div>
<div>There are still some notable pockets of pain, of course, most evidently in the inner-city high rise 'investor stock', where rental guarantees mask what is often optimistically pitched product.</div>
<div> </div>
<div>There are also more high-rise units in the post for the CBD, with the SkyTower construction now well underway. </div>
<div> </div>
<div>Generally speaking and across the city, however, the rental market is rebalancing as construction slows, thanks to positive interstate migration and somewhat pacier net overseas migration, and is in better nick than a year earlier.</div>

<div>As you can see, while Brisbane has now turned a corner, Sydney is now experiencing a high rate of unit completions with considerably more new apartment stock choice for renters. </div>

<div>Elsewhere, Perth is grinding its way back from its punishing rental market nadir (please don't email about terminology: if you don't like it substitute with an antonym; it's really not that difficult!), while Hobart remains a tight rental market despite a slight loosening year-on-year.<br><br>It will be interesting to see at what point rising prices in Hobart spark a significant supply response, in what is a relatively small city, though some developers are reluctant to stray from the mainland due to the additional logistical challenges. </div>

<div>Melbourne's vacancy rate was the same as it was a year earlier at just 1.4 per cent, despite hectic rates of dwelling construction. </div>

<div>The Adelaide rental market has generally been tightening for some time now.<br><br>And finally, Canberra's rental vacancies have plummeted since the experiment with housing taxation, and it remains to be seen when a new rental market equilibrium is reached. </div>

Brisbane rental guarantees mask optimistically pitched apartment product: Pete Wargent

<p>Featuring the nation’s only rooftop skystand overlooking a major sports stadium, a new residential development in Woolloongabba has begun marketing.</p>
<p>Adjacent to Brisbane’s Gabba stadium, the Silk One project will boast a rooftop terrace 20 stories high, providing residents views of the ground.</p>
<p>The development is just 300 metres from the planned Woolloongabba Cross River Rail train station, 350 metres from Woolloongabba Busway and within two kilometres of major lifestyle and entertainment developments including Queens Wharf, Howard Smith Wharves and Dexus Waterfront,</p>
<p>"Silk One will combine lifestyle, access and amenity" suggests the developer.</p>
<p>Sarazin managing director Darren Dougan said the developer chose the Woolloongabba site, as it’s in prime position to take advantage of a changing Brisbane market.</p>
<p>“Contrary to the gloom portrayed by oversupply a couple of years ago, the proof is in the data - Brisbane’s off the plan prices are flat, not falling, and are forecasted to grow,” Mr Dougan said.</p>
<p>“Queensland’s interstate migration is the nation’s highest , the affordability gap between 1 Brisbane and Sydney is now at 66 per cent plus the jobs market is surging - with 130,000 2 net new jobs within the past year ,” he said.</p>
<p>CBRE Brisbane Managing Director Paul Barratt confirmed the confidence in Brisbane’s inner-city residential apartment market, “Brisbane not only offers premium value at attainable prices, but with the market due for a natural correction - the Queensland capital is ahead of its southern counterpart when it comes to long-term financial return.”</p>

Australian first Skystand provides new views for Brisbane apartment buyers

<p class="p1"><span class="s1">Brisbane is increasingly in the crosshairs of real estate buyers because of the affordability comparison.</span></p>
<p class="p1"><span class="s1">It’s median house price is almost exactly half that of Sydney’s and so is its median unit price. The comparisons are also highly favourable with Melbourne and Canberra.</span></p>
<p class="p1"><span class="s1">Having cheap real estate on offer is one thing; the key question is whether there are also prospects for growth. That’s why one of Hotspotting’s most popular products is the “Cheapies with Prospects” package – it focuses on areas that offer not only affordability but also potential for growth.</span></p>
<p class="p1"><span class="s1">Brisbane overall hasn’t offered much in the way of capital gains during the period in which Sydney and Melbourne have thrived, largely because the underlying economy has under-achieved.</span></p>
<p class="p1"><span class="s1">But there are mounting signs of improvement, especially in the areas of jobs creation, population growth and revival in the resources sector.</span></p>
<p class="p1"><span class="s1">So where to head for homes at attainable prices and growth drivers? Brisbane offers three standout options, where there is ample supply of houses well below the overall Greater Brisbane median house price around $530,000.</span></p>
<p class="p1"><span class="s1">The cheapest real estate in the Greater Brisbane area is generally found in the Ipswich City LGA in the south-west. Here there are suburbs with median house prices in the $200,000s and the low $300,000s.</span></p>
<p class="p1"><span class="s1">One precinct with appeal is the one that includes Goodna (median house price $325,000) and Redbank Plains ($335,000). These suburbs are at the eastern fringe of the LGA, the part closest to Brisbane – and they abut the motorway and the train line that links to central Brisbane.<span class="Apple-converted-space"> </span></span></p>
<p class="p1"><span class="s1">They’re also close to the Springfield master-planned community which has an array of modern facilities, including university campus, hospital and commercial-retail precincts.</span></p>
<p class="p1"><span class="s1">There are numerous big shopping centres and major employment nodes nearby, with the recently-announced $5 billion Defence vehicle contract focused on this precinct as a major new jobs creator.</span></p>
<p class="p1"><span class="s1">So this precinct offers an appealing package: affordability, transport links, shopping and jobs nodes.</span></p>
<p class="p1"><span class="s1">Logan City in the far south of the Greater Brisbane area has plenty to offer as well. Many of its suburbs have median house prices in the $300,000s, including Eagleby ($315,000), Beenleigh ($335,000) and Woodridge ($310,000).</span></p>
<p class="p1"><span class="s1">This LGA has new development areas, where master-planned communities are under way, but these are off the west, whereas the older and cheaper suburbs tend to be clustered around the transport spine created by the Pacific Motorway and the train line, both of which link central Brisbane to the Gold Coast.</span></p>
<p class="p1"><span class="s1">This is also where there is an impressive shopping offering, including major bulky goods retail, and well-established infrastructure like schools and medical facilities (as well as a surprising number of golf courses).</span></p>
<p class="p1"><span class="s1">The third of the “Cheapies with Prospects” areas to note in Greater Brisbane is the Moreton Bay LGA up in the far north heading towards the Sunshine Coast. Like Logan City, this precinct has major road and rail links between the coast and central Brisbane.</span></p>
<p class="p1"><span class="s1">This is the most active market in Greater Brisbane at the moment: Caboolture, Kallangur, Morayfield, Narangba and North Lakes have each recorded over 400 house sales in the past 12 months.</span></p>
<p class="p1"><span class="s1">The first three on that list have median house prices in the $300,000s, as do several other suburbs in the LGA (including some of the bayside areas). North Lakes, a suburb created by an ongoing master-planned community, is more expensive with a median around $500,000, but has brought a heightened level of infrastructure and amenities to the precinct.</span></p>
<p class="p1"><span class="s1">There are emerging signs of price growth in this precinct: the suburbs of Beachmere, Burpengary and Upper Caboolture have had double-digit growth in their median prices in the past year, while others are up 6-7 percent.</span></p>
<p class="p1"><span class="s1">The upmarket end of the Moreton Bay LGA market is the Redcliffe Peninsula – but most of the water-focused suburbs in this precinct have median house prices in the $400,000s, which is still fairly attractive compared to what you’d pay in Sydney and Melbourne.</span></p>
<p class="p1"><span class="s1">And the Peninsula now has rail links to central Brisbane (the new line opened in 2016).</span></p>
<p class="p1"><span class="s1">Many of the suburbs in the three precincts have median rental yields in the 5 to 5.5 percent range, as an additional appeal factor.</span></p>

Top three Brisbane property locations for affordability and growth: Terry Ryder

<p class="p1"><span class="s1">Brisbane is doing what it’s done for the past five years. It’s performing solidly, with most markets recording price rises in the past year, but it’s not a compelling growth market. As I commented recently: “Brisbane is like a car where the engine is revving but it can’t move forward because the handbrake is on.”</span></p>
<p class="p1"><span class="s1">Hotspotting’s Winter survey of sales activity shows a reduction in the number of growth markets, measured by patterns in dwelling sales quarter-by-quarter. Prior to this, Brisbane had recorded a rising trend for three consecutive surveys. But now the engine has stalled.</span></p>
<p class="p1"><span class="s1">Brisbane continues to perform quite well on price growth, with 66% of suburbs delivering annual growth in their median house prices, which means 135 suburbs with median house prices higher than a year ago. The figures for apartment markets, however, are much less positive, which reflects unit over-supply in recent years.</span></p>
<p class="p1"><span class="s1">The number of suburbs with growing demand had risen from 19 to 29 to 33 to 44 in our previous surveys, but the number of growth markets has dropped to 24 in our Winter survey. In the early part of 2019, Brisbane has been impacted by some of the national factors, such as tighter credit and uncertainty prior to the 18 May election.<span class="Apple-converted-space"> </span></span></p>
<p class="p1"><span class="s1">We expect some revival in the second half of 2019, helped by the series of fortunate events since 18 May, including cuts to taxes and interest rates, plus the prospect of improved infrastructure spending by the Queensland Government. In the meantime, Brisbane continues to be steady but unexciting.</span></p>
<p class="p1"><span class="s1">Some sub-markets are doing better than others. The clear market leader is the Brisbane-north precinct, which comprises the northern suburbs of the Brisbane City Council area – essentially this is Brisbane’s middle market on the northside. Brisbane-north has 10 suburbs with growth momentum (almost half of the growth markets in the Brisbane metro area), including solid middle market areas like Alderley, Everton Park, Kedron, McDowall, Sandgate, Stafford and Wavell Heights.</span></p>
<p class="p1"><span class="s1">Quarterly sales in Alderley have been 28, 37, 48, 50 and 52 – and its median prices have risen 6% for houses ($860,000) and 15% for apartments ($425,000) in the past 12 months. Sandgate has had a 15% rise in its median house price ($750,000).</span></p>
<p class="p2"><span class="s1">Before the Winter 2019 survey, t</span><span class="s2">he Moreton Bay Region in the far north had been the No.1 market in Greater Brisbane for some time. It had lifted the number of growth suburbs from 7 to 10 to 12 in the previous three surveys. But now the Moreton Bay LGA has faded – it now has only five growth suburbs, with 33 suburbs which are either plateau or consistency markets. The remaining suburbs with growth momentum are Everton Hills, Ferny Hills, Kippa-Ring, Murrumba Downs and Warner.</span></p>
<p class="p2"><span class="s2">I expect revival in this market, or sections of it, later in the year, helped by infrastructure like the new university campus in the Petrie area.</span></p>
<p class="p2"><span class="s2">A number of Moreton Bay suburbs recorded good price growth in the past 12 months, including Bellara (up 11%), Bray Park (6%), Cashmere (10%), Joyner (9%), Sandstone Point (11%), Caboolture (6%), Upper Caboolture (6%), Scarborough (8%), Strathpine (11%), Woody Point (9%), Burpengary East (11%) and Murrumba Downs (8%).<span class="Apple-converted-space"> </span></span></p>
<p class="p2"><span class="s2">This reflects a well-established pattern in real estate that prices often remain strong for some time after sales activity has faded.</span></p>
<p class="p2"><span class="s2">Elsewhere across the Brisbane metro area, the most notable markets are those marked by consistency and solidity (like Ipswich City and the Brisbane-south precinct) and those where the trends are more negative (like the Brisbane-inner precinct and Logan City).</span></p>
<p class="p2"><span class="s2">The number of danger markets in Brisbane is gradually reducing – the seven that remain are primarily inner-city suburbs impacted by the apartment oversupply, which is gradually being absorbed. A couple of inner-city markets, notably Kangaroo Point and Milton, have lost their danger ranking in this survey as the data gradually improves.</span></p>
<p class="p2"><span class="s2">But the highly-regarded western suburb of Fig Tree Pocket has been classified as a danger market, because sales activity have declined significantly, the median house price has dropped 25% to $890,000 and vacancies in this postcode are 4.5%.</span></p>
<p class="p2"><span class="s2">The price data for the Greater Brisbane Area is noteworthy, because it shows that the generalised figures published in mainstream media are highly misleading. The latest figures from sources like SQM Research, Domain and CoreLogic have Brisbane houses showing little or no growth in the past year, but our suburb-by-suburb analysis shows there are many outperformers.</span></p>
<p class="p2"><span class="s2">Hotspotting analysed 287 suburban markets – 205 house markets and 82 unit markets - looking at the latest figures showing annual growth rates. The results for houses are a lot more positive than those for units.</span></p>
<p class="p2"><span class="s2">Of the suburb house markets, 135 (66%) have median house prices higher than a year ago, including 44 where medians have grown more than 5% - headed by West End (up 16%), Windaroo (16%), Sandgate (15%), Hemmant (23%) and East Ipswich (19%).<span class="Apple-converted-space"> </span></span></p>
<p class="p2"><span class="s2">A total of 70 suburbs (34%) have median house prices down in annual terms, but most are down by less than 5%. Only 12 suburbs have recorded median house price decline above 5%.</span></p>
<p class="p2"><span class="s2">The apartment market shows a different pattern, impacted by several years of over-supply which drove up vacancy rates, especially in the inner-city areas. Of the suburbs with unit markets, 38% have higher medians than year ago and 62% have recorded decline in their median prices.</span></p>
<p class="p2"><span class="s2">It’s notable than 26 or the 38 Brisbane markets where median prices have dropped more than 5% are apartment markets. The median apartment price for inner-city Bowen Hills is down 19%.</span></p>
<p class="p2"><span class="s2">Overall, Brisbane is solid market – or a series of mostly solid markets – awaiting a catalyst. It’s likely to get at least part of the boost it needs from recent national factors, including the election result, the APRA easing, the reductions to interest rates and the tax cuts.</span></p>
