New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

The project will sit in a quiet pocket of South Brisbane between South Bank and West End, close to the restaurants, cultural attractions and riverfront amenity that have driven the suburb's continued transformation.

Dalcott is targeting buyers looking for more space and amenity than has traditionally been offered in the inner-city apartment market, particularly downsizers and professionals wanting to remain close to the city.

Dalcott has appointed Realm Projects, led by Managing Director Shane Foley, to handle sales and marketing following previous sold-out collaborations between the groups.

Foley said the Brisbane apartment buyer had become increasingly focused on the quality of the home itself rather than simply securing an inner-city address.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Spanning around 600 sqm across the top two levels of the 29-storey tower on Main Beach Parade, the four-bedroom penthouse is one of the latest eight-figure residences to test the upper end of the Gold Coast apartment market.

While the G20 is a most exciting opportunity for Brisbane and Queensland to be showcased to the world, as the summit approaches many bodies corporate and the strata and community title sector in the Brisbane CBD are feeling the nervous vibes.
From experience, we have learnt that major political gatherings traditionally attract protesters and are assessed as high risk by police. The G20 is no different.
Though we know that Australian police are taking the G20 summit very seriously, there is a real chance of incidents that may impact on inner city residents and the strata community.
In the first instance, bodies corporate should of course, if they haven't done so already, implement safety features. There are plenty of properties that have security measures in place to keep strangers from entering buildings. Many schemes have introduced coded swipe cards or keys that enable residents to access their floors but at the same time, keep strangers out of the building.
A similar measure can be introduced to protect a building from a potential G20 terrorism incident. In fact, buildings with common areas such as rooftop terraces, BBQ, pool areas etc that overlook restricted areas are strongly advised to lock down these areas now, as prohibited items could be planted now without resident and managers knowledge and then activated during G20.
There is some help for affected bodies corporate in the city that police will offer. Between the 14 – 17 of November police will have the authority to ask any person within the declared area to remove head dress, empty pockets and search bags for prohibited items. Prohibited items include balloons and eggs and good reason for having these items on you must be shown.
Vehicle permits for those residents close to restricted areas may be introduced. Residents may not be able to move furniture in and out of buildings near restricted areas for one week prior to and during G20.
If the worst case was to occur, sufficient insurance coverage is an issue. Bodies corporate within the G20's restricted and declared zones should have a close look at the detail of their current insurance provisions.
As a showcase event for Brisbane and Australia and especially in the current climate of military action around the world, unfortunately we have to consider the risk that the G20 summit might attract protesters or an act of terrorism. While extremely unlikely, a terrorist attack is possible and can cause an extraordinary amount of damage.
For bodies corporate insured under a strata insurance policy issued by one of the major strata insurers, there is generally no exclusion for damage or loss arising from malicious damage such as may occur in the event of a protest getting out of hand. However, due to the scale of the potential losses involved in a terrorist attack, various strata insurers of residential properties have introduced specific terrorism exclusions into their policies.
Our insurance partners have advised that since around 2007, limited cover has been available for residential strata schemes and insurers generally have modified their exclusions to offer limited forms of protection. Typically, the limited cover available from the major strata insurers will apply where the building sum insured is equal to or less than $50,000,000.
No matter what action a body corporate decides to take in regards to terrorism or other property damage precautions, it is vital that they are aware of what their insurance does and does not cover.
At the end of the day, the best thing that bodies corporate can do to ensure a safe G20 is to use common sense. I’m looking to strata residents to stay alert but not alarmed, put safety measures into place where you can and be sure to report any suspicious activity.

How Brisbane body corporates can help ensure a safe G20 summit

A media release this week was positively gushing in its eulogy of the Brisbane inner city apartment market. Sales are surging, it said, and the level of new construction in the pipeline was a cause for celebration. The market, apparently, “continues to shine”.
From where I’m sitting, sales are not surging and the new construction – 14 new projects with 1,400 apartments were launched in the June quarter alone - will make worse an existing oversupply.
The thing is, the people building, promoting and selling apartments are concerned only about finding buyers. They’re not interested in the broader consequences of the projects that are earning them money.
If the apartments in the current project sell, they pocket the profits and commissions, and move on to the next one.
Others have to deal with the carnage created by their projects. And there will be repercussions from the overbuilding of apartments in Brisbane.
The situation in the Brisbane inner city market is not (yet) as serious as that in Melbourne, where the existing oversupply is serious and the future oversupply will border on catastrophic.
But Brisbane is heading down the same slippery slope to surplus as Melbourne.
In Brisbane, as in Melbourne, Sydney, the Gold Coast and other major unit markets, the inspiration for the high level of new building is the Chinese investment market. Everyone is targeting Chinese investors.
Developers and their marketing stooges don’t care about the vacancy rate figures. That’s someone else’s problem. If they can flog their apartments to Asian buyers, nothing else needs to be considered.
The people who will feel the most pain in the future will be the investor buyers. High vacancies will push down rents and the returns they will earn from their investment. That in turn will undermine values.
Others will suffer. Owners of existing properties in or near the inner city will also find it hard to tenant their properties and will have to cut rents. Their values will fall also. Home owners in those areas will be equally affected by falling values.
Overbuilding is a constant and recurrent problem in inner city apartment markets. It’s the reason capital growth rates have been so poor in Brisbane.
The average annual rise in the median unit price in the Brisbane CBD has been around 3% per year over the past five years and also the past 10 years. In real terms, capital growth has been negligible at best.
Suburbs just outside the CBD, including Kangaroo Point, Fortitude Valley and South Brisbane, have similar track records.
This week’s media release claims sales are now “surging” in the Brisbane inner city apartment market. Not according to the sales data I’m seeing. Sales levels did rise last year, with every quarter producing an increase in sales volumes. But the market peaked in the December 2013 quarter and sales activity has declined in 2014.
That probably explains why there has been little price growth in evidence recently. According to Australian Property Monitors data, there was no change to median prices in the CBD and Woolloongabba in the most recent quarter, a rise of about 1% in Fortitude Valley and South Brisbane, and a 4% decrease in Kangaroo Point.
The real issue is that the Brisbane inner city areas already have too many apartments. The CBD and the near city suburbs all have vacancy rates in the 3.5% to 4.5% range. Those vacancy levels would not cause undue concern, except that massive levels of new supply are in the pipeline.
The writer of this week’s media release was clearly excited about the new projects coming up. It scoffed as the “predictable murmurings” about oversupply. But the concerns are real and well-placed. Dozens of new highrise apartment buildings are under construction or in planning, bringing thousands of new units to an oversupplied market.
There’s been a lot of media about the potential for prices to fall because of a “bubble”. There is no bubble in Australian property prices but there is a real threat of value decline in many major markets caused by developer overbuilding.
We’ve seen many times in the recent past how much damage oversupply can do and how much angst it can cause to property owners, including both investors and home owners, when values fall.
The Gold Coast has just emerged from years of falling property values - many people own properties worth less than they paid four or five years ago. The median unit price in Surfers Paradise is still lower than it was in 2009.
Owners of property in Gladstone have suffered double-digit value losses, not because of a decline in demand but because of absurd levels of overbuilding by developers. What were they thinking?
Where overbuilding has coincided with a sharp drop in demand because of a pause in the resources sector, values have dropped as much as 40% from their peak levels, including in Karratha in Western Australia and Moranbah in Queensland.
Inner city apartment markets, including those in Brisbane, face the same risk.
I’m not sure what the solution is, with councils and state governments eager to approve anything that’s proposed and trumpet the outcomes as a construction boom benefiting everyone. Until Chinese investors realise they’re being sold over-priced apartments for which there is little or no tenancy demand, developers will continue throwing up high-rise in inner Brisbane and elsewhere.
The outcome, in some places at least, will be a market crash that will be ugly to behold.

Brisbane on the slippery slope to oversupply

There was a record $533 million of metropolitan Brisbane office transactions in the first half of this year, according to Colliers International.
Colliers’ Competitive Rivalry: Office Versus Residential in Metro Markets report found foreign investors re-emerging over the first half of the year and acquiring $254 million worth of assets.
For instance, Southpoint was purchased for $200.6 million by Union Investment Real Estate.
There were a total of 11 sales during the period, with two foreign companies acquiring the biggest assets, explained director of capital markets for Colliers, Jason Lynch.
“Domestic buyer groups comprised REITS and unlisted institutions which bought up $205 million worth of metro office assets, with the remainder being private investors and property groups,” Lynch said.
“In the last three months there has been an increased amount of Asian investor interest looking to reweight their capital into our CBD and metro markets. A Grade assets, particularly those with long lease terms and good quality tenants are highly sought after.”
But he notes that the issue facing investors at present is a lack of supply.
“The feasibility of developing new large office developments is diminishing due to increasing land values driven primarily by the improved residential apartment market and the CBD’s competitive position with respect to rents and incentives,” he said.
Despite this, forecasts are steady for the Brisbane market.

Brisbane metro office market heating up: Colliers International

Building materials company Hanson is selling off its South Brisbane riverfront site.
The ­market expectations are for as much as $40 million, according to the Australian Financial Review.
The site is located within the draft Kurilpa Riverfront Renewal Master Plan area, which ranks as Brisbane’s largest inner city urban renewal precincts.
The site with a 110-metre frontage to the Brisbane River has been listed through Brendan Hogan and Pat George of Colliers International.
Offers for 14 Nott Street covering 9,878 square metres and 3043 square metre at 19 Nott Street close 3 December.
Under the draft plan, the site may be developed with maximum building heights of up to 20 storeys.

Hanson Building site offering on Brisbane River

Stage one of GURNER’s Brisbane apartment development FV is set to launch this month.
Featuring 810 one, two and three bedroom apartments, a 90 room 4.5 star hotel, 3,000 square metre residents-only private club and a ground floor retail precinct, the $600 million project is being developed by Elenberg Fraser.
This is <a href="https://www.gurner.com.au" target="_blank">GURNER’s first Brisbane development</a> and will assist with the regeneration of Fortitude Valley, said founder Tim Gurner.

Private dining rooms, outdoor dining zones, a moonlight cinema, gym, yoga retreat and U-shaped infinity pool will also be included.
More than 1,100 residents are expected for the development, and the retail section has already been attracting enquiry.
Stage one, known as Flatiron, spans 30 levels and includes 354 one, two and three bedroom apartments.
There will be 185 one bedroom apartments, from 50 square metres to 65 square metres, prices from $360,000 to $520,000.
For one of the 165 two-bedroom apartments, from 68 square metres to 81 square metres, you will be paying $575,000 to $780,000.
Lastly, four penthouse sized apartments from 125 square metres to 170 square metres are available from $1.45 million to $1.95 million.
The $2 million display suite is located at 147 Alfred Street, Fortitude Valley.

The four bedroom contemporary Queenslander at <a href="https://www.realestate.com.au/property-house-qld-bardon-117991119" target="_blank">53 Nestor Avenue</a> is located five kilometres west of the Brisbane CBD and backs onto a reserve.
The tiled living area on the home's lower floor opens onto an entertaining deck, which overlooks the backyard and pool.
The carpeted bedrooms are located upstairs with a separate study and a rumpus room with an attached bathroom. The master bedroom has an en suite, walk in robe and private deck. Traditional funding sources are becoming inadequate to meet public transport demands in Australian cities, despite the broad economic and social benefits public transport brings, such as cost savings associated with reduced traffic congestion, productivity through improved job creation, competitiveness and livability.
In 2013 around <a href="https://www.abs.gov.au/ausstats/abs@.nsf/Products/3218.0~2012-13~Main+Features~Main+Features?OpenDocument#PARALINK0">two-thirds of Australia’s population</a> resided in a capital city. By 2061, the Australian Bureau of Statistics forecasts this proportion will increase to <a href="https://www.propertyobserver.com.au/https://www.abs.gov.au/AUSSTATS/abs@.nsf/mf/3222.0" target="_blank">74%</a>. This population growth is creating pressure for public transport systems and infrastructure, and governments need to find alternative funding resources.
In Australia, governments face a funding shortfall, which is compounded by limited funding resources (low taxes) and competing priorities. Unfortunately, <a href="https://www.theage.com.au/victoria/abbott-warns-victorian-libs-no-money-for-urban-rail-20130404-2h8uj#ixzz30Fmd2jEb" target="_blank">the federal government in Australia has in some cases ceased funding public transport projects</a>.
New financing resource
The concept of “value capture” is being explored to help fill the hole left by the Commonwealth. <a href="https://onlinelibrary.wiley.com/doi/10.1111/j.1536-7150.2006.00474.x/abstract" target="_blank">Value capture</a> is the appropriation of some land value gains that result from the installation of specific public infrastructure improvements in a limited benefit area, and sees part or all of these revenues used to fund the improvements.
Before introducing value capture financing to fund public transport, we need to know the value of uplift that occurs as a result of different public transport infrastructure. To answer this question, we have been exploring how Brisbane’s ferries have influenced property values in the city.
Since four CityCat ferry systems were introduced in 1996, this influential system has grown to 23 terminals, 19 CityCats and 9 mono-hulled ferries. But what effect have they had on land values?

Many ferry-oriented developments have been built to leverage off Brisbane’s CityCats and other ferries. Land developers have paid for part or all of the construction costs for the Regatta, Hamilton Northshore and Teneriffe terminals on the Brisbane river, to ensure ferries service their developments.
The challenge was to measure the effects for these ferry-oriented development areas, to see whether developers were justified in their decisions.
What are the property value effects?
We used property data for much of Brisbane to see what impact the ferry terminals have on property values, and found property prices tended to increase for properties located closer to the ferry terminals. If you get one kilometre closer to the ferry terminal that is expected to increase the property price an average 4%, excluding other factors.
The positive effects on house prices brought about by the ferries were particularly notable at the Regatta, Bulimba and Hawthorne terminals, and to a lesser extent at Mowbray Park. This suggests the combination of suburbs with mature terminals and a decade of ferry-oriented development has positive impact on house prices or property values. There were less effects around the nearby Norman Park terminal because it is only serviced by more limited, lower-frequency cross-river services.
Unexpectedly our study found a fall in property values around the Guyatt Park terminal, but we think this may be explained by the Green Bridge opening from Fairfield to St Lucia, which broke the monopoly on student housing in St Lucia, and which was not included in our study. No property uplift effects were observed at Teneriffe and at Hamilton North Shore, where development is still immature. It is still too early to say what the impacts will be there.
The effects were more muted at locations such as West End where redevelopment opportunities have been scarce, partly due to planning controls, and at the QUT Gardens Point and University of Queensland terminals dominated by higher education land uses.
Many properties that benefited from ferry proximity were also highrise apartments in the Brisbane central business district. Our research suggests that a one hundred metre decrease in the distance to the ferry stop would increase property values by between 4.9% and 13.1% in this location. This is a considerably stronger response than the 4% average increase across the broader study area.
Ultimately it appears property developers were justified in seeking to secure ferry terminals to service their developments. Governments may also be justified in bringing in land value capture mechanisms to help pay for terminals, vessels or operating costs in appropriate locations.

How the introduction of Brisbane's ferries affected property prices

AMP Capital and Billbergia have begun marketing Brisbane’s tallest residential tower - an 88-storey tower at 222 ­Margaret Street.
Marketed as <a href="https://www.realestate.com.au/project-brisbane+skytower-qld-brisbane+city-600006095" target="_blank">Brisbane Skytower</a> (pictured above), it will reach the city maximum height of 274 metres, potentially equalling Shayher Group’s proposed  82-storey residential tower on 300 George Street.

Brisbane Skytower joins race to be the city's highest residential tower

The most costly property to sell in Brisbane at the weekend auctions was a $1.231 million house in Wellington Point, 22 kilometres southeast of the CBD.
The 10 year old residence at <a href="https://www.realestate.com.au/property-house-qld-wellington+point-105471254" target="_blank">7 Allan Day Drive</a> has four-bedrooms and is moments away from Waterloo Bay. It was sold through Harcourts Green Living, according to Australian Property Monitors.
Located on 800 square metres, the house has reverse cycle air-conditioning, a media room, two ensuite bathrooms and two additional bathrooms, indoor and outdoor living zones plus a pool.
The house was rented in 2013 for $950 a week, which reflects a yield of 4% for an investor.
Wellington Point has a median house price of $520,000, which underscores the exclusive location of this house within the Sovereign Estate, which was developed in the early 2000s. 
It is the first residential sale on the tightly held street this year.
Last year two houses sold on Allan Day Drive. A modern four-bedroom, four bathroom residence on 800 square metres at number 37 traded for $1 million while another resort-style house on 824 square metres exchanged for $1.47 million.

Wellington Point secures Brisbane's priciest

The weekend auction sale of a house in Wishart, in southeast of Brisbane, was a record auction price of $1.68 million for the street.
According to Australian Property Monitors, the two-level 2005-built house at <a href="https://www.realestate.com.au/property-house-qld-wishart-117921187" target="_blank">10 Saint George Court</a> has five-bedrooms, three bathrooms with parking for three cars was sold through LJ Hooker Sunnybank Hill.
The house, which has a purpose-built business zone with an air-conditioned office, private entrance, kitchen and two storage rooms, is set on a land area of 3,831 square metres.
It last traded as a new house in 2006 for $910,000, as recorded by RP Data.
The median house price for Wishart is at $581,000 for August this year against $530,5000 in August 2013, however, records show it has jumped 15.5% over five years.
Rent in the area has a median of $480 a week.
