Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.

The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.

The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.

The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.

SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.

“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.

The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.

“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.

The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.

Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.

The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.

COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.

“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.

The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.

The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.

The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.

The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.

Designed by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a>, the tower has been conceived as a landmark transit-oriented development anchored to the Newcastle Interchange precinct. The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.

SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”

The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.

The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.

A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.

Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.

The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.

Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.

The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. Retail tenants seeking to capitalise on the potential of Coorparoo Square, Brisbane have committed to 80% of the total available lease area in the mixed-use precinct.

Stockland has listed a 22,800sqm retail development site in its residential community south of Brisbane, Pallara.
It is part of the Lower Oxley Creek growth area and adjoins the established residential suburbs of Algester, Forest Lake, Heathwood and Acacia Ridge.
Potential developments include a supermarket, child care facility, medical centre, petrol station and fast food outlet. 
The site, on Gooderham Road, has three street frontages and is being marketed for sale by Michael Harcourt and Peter Tyson of Savills.
The residential development features 720 homes slated for the next 5 years as well as an industrial precinct.
Michael Harcourt of Savills Retail Investments said, the site presents a substantial retail land offering at the entrance to the Pallara community, which will be home to many young families.
“We are anticipating strong demand from developers for this high profile site due to its prime location along Gooderham Road, which connects the established suburbs of Heathwood, Willawong and Acacia Ridge, as well as the continued growth in surrounding areas such as Heathwood and Doolandella.”
The property will be offered for sale via Expressions of Interest, closing in March 2017.

Stockland lists retail development site in Brisbane's Pallara

Mirvac and the Brisbane Racing Club’s $950 million residential precinct at the Eagle Farm Racecourse is off and racing with the developer announcing that construction has now started.
It is on Ascot Green’s first residential tower, Ascot House.
Mirvac has sold more than 60 per cent of the nine- storey, 91-apartment tower since launching the development to the public in July 2016.
Mirvac's Warwick Bible said Ascot Green’s civil works including external road works, site preparation and basement excavation are now well underway, and the foundations commenced in December 2016.
"We expect heightened interest in Ascot Green in the coming months as our vision for the project takes shape.”

The historic Eagle Farm catchment will see an architecturally-designed new precinct with works approved for public parklands, bike paths, open green spaces and plans for public art to be exhibited in the communal outdoor areas.Lord Mayor Graham Quirk said the residential development and overall revitalisation of the Eagle Farm precinct would help put the area on the map as a premier recreation and residential destination in Brisbane.

Brisbane Racing Club Chairman, Neville Bell, said there were plans in place for premium retail facilities and building of a new childcare centre is currently underway.
“We’ve recently submitted a development application for a new shopping precinct in the area which would include eleven specialty retail stores and a major supermarket, further bolstering the area’s appeal,” Mr Bell said.
“In addition, we currently have a new childcare centre on Lancaster Road under construction, and we are taking expressions of interest for an aged care facility in the area.

Stage One of Ascot Green boasts two towers, Ascot House and Tulloch House, each of which contains a selection of one, two, three and four bedroom apartments. 
The nine and 12 storey buildings will feature rooftop terraces where residents and guests can enjoy views of the historic Eagle Farm racecourse and city beyond.
Apartments start at $460,000 for a one bedroom in Tulloch House, with this tower to be released to the public in early 2017.

Brisbane's Ascot House construction starts after 60 percent sold off the plan

The Brisbane CBD saw six major sales with yields at a high 7-8 percent for most, as recorded by Savills in its Q4 2016 office market report, with yields remaining steady from the previous quarter for selected sales.
The highest yield was 8.53 percent for 348 Edward Street which had a net lettable area of 11,484 sqm and $4267 per sqm, according to Savills.

As for renting, the gross face rental for premium buildings was in a tight range of $795 to $855 per sqm, while for A grade it was between $600-$700 per sqm and B Grade was from $525 to $580 per sqm.
The highest paying tenant was Henry Morgan in the Brisbane CBD area with $810 per sqm for an NLA of 500 sqm at 123 Eagle St, data showed.

Brisbane CBD office market yields around 7-8 percent for major deals: Savills

Centuria Property Funds announced it has sold its commercial office tower in Brisbane’s Spring Hill for $38.7 million to Sentinel Property Group.
The <a href="https://www.realcommercial.com.au/property-offices-qld-brisbane+city-502102890" target="_blank">200 Creek Street</a> A-grade building has 10 stories and is a prominent office tower in the northern precinct of the CBD. It had been expected to fetch around $40 million.
The sale was managed by Peter Court and Mike Walsh from CBRE and Seb Turnbull and Luke Billiau at JLL.
Jason Huljich, CEO of Unlisted Property at Centuria, said, “We purchased the property in 2011, and since then we have carried out a series of upgrades and refurbishments designed to make the building more appealing to tenants. As a result, the property was taken to market with an occupancy rate of over 95%, with a weighted average lease expiry of almost four years, which made it particularly attractive to buyers.” 
It has nearly 7,603 sqm of net lettable area spread over three ground floor tenancies and nine upper levels of office accommodation. 
The property is close to the Central train station and just outside the Golden Triangle.
Huljich added that the tower was well-located from a potential re-development perspective, as a result of the planning provisions included within Brisbane City Plan 2014 and the proposed Draft Spring Hill Neighbourhood Plan.
He concluded by saying that he foresees good opportunities for commercial property investors in 2017. 
“Looking forward into 2017, we are confident there will be some good opportunities in the major metropolitan markets - in particular Sydney and Melbourne, although we are also looking carefully at our options in Brisbane and Canberra. 
“Our investment strategy has always been primarily asset-driven, which means we are open to all markets and properties where we see the potential to buy well, add value and achieve strong long term returns for our investors,” said Huljich.

Centuria divests from office tower in Brisbane CBD for $38.7 million

As Brisbane gears up to reap the rewards of tourism and migration from the Gold Coast Commonwealth Games in 2018, another trend is taking shape.
The price performance between houses and apartments is expected to diverge owing to an oversupply in unit construction, says a new research report.
Apartment approvals in Brisbane are well above their 10-year average, while approvals for new houses remain around normal levels, according to a report by investment consultancy Momentum Wealth, Property Market Spotlight: Brisbane. It suggests that investors should focus on inner-metro houses, with large land content and low supply for better returns.
While demand-side fundamentals are positive, including a growing labour market, population growth, a balanced economy and high housing affordability, the difference in the supply-side fundamentals is of concern. 
Momentum Wealth’s managing director Damien Collins says there will likely be “a greater divergence between the performance of houses and apartments, given these supply-side fundamentals”. 
In the city’s current growth cycle, which started in the middle of 2012, Brisbane house prices have risen 18.9%, while the median unit price has risen only 11.2%. The median house price (annual) was $497,000 while for units, it was $397,500, the report says. 
There have been mixed performances between houses and units over the past 12 months with houses up 4.8% over the year to June 2016 compared to 2.4% growth for units. 
Other measures, such as the Corelogic Hedonic Home Value Index October 2016 results, actually have unit values down 1.4%. When analysing either measure, it is clear that units are underperforming against houses in a sign that new supply is beginning to reduce growth. 
There are early signs that buyer demand is waning amid record-high levels of residential construction on the back of the 2014 Brisbane Planning Scheme being implemented. The total number of properties listed for sale increased 7.4% over the past 12 months and the number of deals has fallen for the past three quarters. The average time on market for houses and units is 55 days and 74 days respectively, an increase of seven days on the same time last year. Despite this, there remains very little change in discounting within the market, suggesting that owners are being realistic with their asking price. 
“The research report explains that as the pipeline of new apartment projects comes to market, it’s going to weigh on rental returns and capital growth for these types of assets, particularly in those areas with a high concentration of new stock.”
“However, the research report shows that the number of houses under construction is in line with the 10-year average, meaning this segment will not reach a state of oversupply at current rates, which will help to buoy prices.”
Top areas with high apartment approvals 
The suburbs with the highest concentration of apartments approved for construction include South Brisbane (2,084), Brisbane City (1,731), Newstead – Bowen Hills (1,493), West End (846) and Chermside (704). 
“Investors should avoid apartments in areas with high levels of new supply waiting in the pipeline because when it comes to market the new stock will weigh on capital growth of similar stock in the surrounding areas,” added Collins.
“While we don’t expect all of these new apartment projects to go ahead, there will still be a considerable amount of new apartment supply coming to market in Brisbane over the next few years.”
“In the Brisbane market, investors should instead focus on established houses, in inner-metropolitan areas with large land content and low supply.”
