Longstanding Gold Coast and Canberra developer <a href="https://www.apartments.com.au/developers/morris-property-group">Morris Property Group</a> is continuing to roll on with its Glitter Strip apartment pipeline, seeking to return to Mermaid Beach with a new 68-apartment development.

Morris, founded by Barry Morris in 1978 and one of the Gold Coast’s most prolific apartment developers over the past two decades, has filed plans for a 12-storey mixed-use building at <a href="https://www.apartments.com.au/new-apartments/36-seabeach-avenue-mermaid-beach-qld-4218">34-36 Seabeach Avenue</a>, on the prized eastern side of the Gold Coast Highway.

The 1,227 sqm site occupies a prominent corner position at Seabeach Avenue and the Gold Coast Highway, opposite the Mermaid Plaza retail and office precinct and around 140 metres walking distance from the future Mermaid Beach South light rail station.

<a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser &amp; Partners</a> has designed the project, which will comprise 68 apartments across a mix of 48 two-bedroom and 20 three-bedroom residences.

The building will rise 12 storeys, reaching a maximum height of 36 metres, with the apartments accounting for a total of 156 bedrooms. The development application also seeks approval for short-term accommodation across the 68 apartments, while two office tenancies are proposed at ground level.

The plans show 108 car spaces across the development, with parking accommodated at ground level and within a three-level basement accessed from Seabeach Avenue.

Resident amenity will be concentrated on level two, where Fraser &amp; Partners has designed a recreation deck with a swimming pool, 90 sqm pool terrace, outdoor barbecue area and gym.

The broader communal offering will also incorporate landscaped spaces, with the planning documents noting the amenity has been designed to provide areas for recreation, social interaction and outdoor living.

The proposal would continue the transformation of the Gold Coast Highway corridor through Mermaid Beach ahead of the arrival of the light rail.

The site is zoned Neighbourhood Centre and sits within the Mermaid Beach/Broadbeach Light Rail Corridor neighbourhood plan. While the prescribed building height is 24 metres, the site is identified within an Urban Neighbourhood context providing for a 50 per cent height uplift to 36 metres.

Planning documents describe the stretch of the Gold Coast Highway between Broadbeach and Nobby Beach as increasingly characterised by medium and high-rise development, with the proposed Morris tower joining projects including Ventura, The Alfred, Oceans and Otto.

The development would mark Morris Property Group's latest investment in Mermaid Beach, where it has already delivered two apartment projects.

Otto, at 1 Bondi Avenue on the western side of the Gold Coast Highway, comprises 70 apartments across nine storeys. The project was completed in 2019 and includes a residents' gym, recreation deck and swimming pool.

Morris also developed Oceans at 46 Ocean Street, a nine-storey, 70-apartment build-to-rent development completed in 2019. Oceans was the group's first build-to-rent project and incorporates commercial space at ground level.

The two existing Morris projects sit further north along the same Gold Coast Highway corridor as the proposed Seabeach Avenue development. Fraser &amp; Partners' planning analysis specifically identifies both Otto and Oceans among the established built-form precedents surrounding the site.

Mermaid Beach represents only part of Morris' considerable Gold Coast footprint.

The family-owned developer has been particularly active in neighbouring Broadbeach, delivering projects including Sierra Grand, Eclipse, Synergy, Qube, Koko, Opus and Malo, while its current pipeline includes Maison and the two-tower Crest development.

Further south, Morris has also developed a string of projects in Burleigh Heads, including Element, Boardwalk and Sandbar, while Essentia expanded its footprint north into Surfers Paradise.

The Seabeach Avenue application has been lodged by PMM Broadbeach Pty Ltd and seeks a development permit for a Material Change of Use for multiple dwellings, short-term accommodation and office uses. Zone Planning Group prepared the planning application, with Fraser &amp; Partners commissioned as architect.

The project comes as the developer continues to expand its Gold Coast pipeline while retaining a significant presence in Canberra. Morris now has more than $2.5 billion of development in its national pipeline and has delivered more than 7,000 homes during its near five-decade history

The six-level building will comprise a combination of two and three-bedroom apartments, including a garden residence, full-floor apartments, a sub-penthouse and penthouse. Each residence will have secure basement parking and private outdoor space.

A rooftop terrace for all residents, along with select apartments, enjoys views across Double Bay Harbour and toward the Sydney skyline.

Ceiling heights will reach up to three metres&nbsp;in select residences, while the kitchens will feature natural stone and integrated Gaggenau appliances.

Fortis continues eastern suburbs push with 55 William launch

UAE-based developer Arada has unveiled plans for a $2 billion twin-tower apartment development in Broadbeach, marking its first move into Queensland as it continues its rapid expansion across Australia.

Arada will develop 952 apartments across two towers on a prominent site opposite the Gold Coast Convention and Exhibition Centre, with the project targeted for completion ahead of the Brisbane 2032 Olympic and Paralympic Games.

The project represents Arada's largest commitment to the Australian market since arriving in the country in 2024 and significantly expands a local pipeline that has now grown to eight projects and more than 5,000 homes.

It will also be the first major Queensland project delivered by Roberts Co since the tier-one contractor was acquired by Arada Group in 2025.

Plus Studio has designed the Broadbeach development, which will comprise one, two and three-bedroom apartments across two towers connected by a landscaped podium.

A significant resident amenity offering will include lagoon and lap pools, a gym, sauna and steam room, alongside a mist room, infrared room and salt scrub facilities. Communal terraces, private dining areas, a library, residents' lounge and work-from-home spaces are also planned. Around 1,200 sqm of retail and hospitality space will occupy the ground floor.

The site puts Arada in one of the Gold Coast's most active apartment markets, directly opposite the convention centre and within walking distance of Pacific Fair, The Star Gold Coast and Broadbeach's dining and retail precinct.

It also has immediate access to the Gold Coast light rail network and sits just a few blocks from the beach.

Arada Group Chief Executive Ahmed Alkhoshaibi said Broadbeach represented an opportunity for the developer to expand beyond its initial NSW pipeline.

“Broadbeach is a world-class address that gives us the canvas to create a community of exceptional design and lifestyle quality that genuinely enriches the daily lives of the people who call it home,” Alkhoshaibi said.

“This is our first development outside New South Wales, and it reflects our growing ambition to grow in key urban markets around the country.”

Alkhoshaibi said bringing Roberts Co into the project would give Arada greater control over the development and construction process.

“Delivering this project through Roberts Co, our own tier-one construction business, means we can bring the quality, pace and accountability that our buyers expect.”

The move into Broadbeach comes as Arada accelerates its Australian expansion following its entry into the market two years ago. The developer has assembled a pipeline of eight projects comprising more than 5,000 homes, while the acquisition of Roberts Co last year gave the group its own Australian construction capability.

Globally, Arada has a development portfolio valued at $50 billion comprising more than 55,000 homes across the UAE, United Kingdom and Australia.

The Gold Coast is emerging as the next major market for the developer, with strong population growth and infrastructure spending ahead of the 2032 Games continuing to underpin significant apartment development across the coastal strip.

Arada plots $2 billion Broadbeach towers in major Queensland move

Sydney’s downsizer market is changing, with a growing cohort of buyers prioritising the right home over simply finding a smaller one.

Coronation Property Head of Sales Cam Porter says the traditional idea of downsizing does not necessarily reflect what many buyers are now looking for, particularly those moving from established family homes across Sydney.

Instead, he says they are increasingly becoming “right-sizers”, seeking lower-maintenance homes without sacrificing the space, amenity or quality they have become accustomed to.

“We are increasingly seeing buyers who are not motivated by the idea of simply moving into a smaller property,” Porter says.

“They are right-sizers. They want a home that is easier to manage and better connected, but they still expect generosity, quality and a floorplan that supports the way they live.”

It is a subtle but important distinction in a market where apartment developers are increasingly targeting established owner-occupiers.

For many of these buyers, moving from a house to an apartment is not driven by a desire to dramatically reduce their living space. Instead, the appeal is in removing some of the maintenance associated with a larger home while retaining generous living areas, storage and enough flexibility to accommodate family and friends.

Coronation’s sales team is seeing buyers place particular importance on natural light, practical storage and additional rooms that can be used as guest bedrooms, home offices or secondary living spaces.

Kitchens and dining areas are also playing an increasingly important role, particularly for buyers who regularly entertain or have children and grandchildren visit.

“These buyers still want their home to feel generous,” Porter says.

“They may want less maintenance, but they are not looking for less life.”

The challenge for the broader housing market is providing enough of the right stock to encourage that move.

While much of the discussion around Sydney’s housing shortage has centred on the number of homes being delivered, Porter says the diversity of those homes is equally important.

Older homeowners can remain in large family houses for longer when they cannot find an appropriate alternative in the neighbourhoods where they have built their lives.

“The decision is rarely as simple as wanting fewer bedrooms,” Porter says.

“People are weighing up their connection to a neighbourhood, the space they need for family, the quality of the home and whether it will continue to work for them over the long term.”

It also has implications beyond the downsizer market. Providing suitable apartments for smaller households can free up established houses for families who need the additional bedrooms and land, creating greater movement through the housing market.

An IGA-anchored convenience centre in Brisbane’s Everton Hills has sold to private investor for $7.7million in a deal brokered by Savills.
The shopping centre, On Q Centre, has a gross lettable area of 2,019 sqm and the transaction reflects an initial yield of 6.7%.
Everton Hills is located in the Hills District of northern Brisbane.
The centre features a prominent 5,035 sqm site located at the corner of Queens and South Pine Road.
The deal was negotiated by Jon Tyson and Michael Harcourt of Savills following an on market expressions of interest campaign.
Tyson said the On Q Centre had a high exposure location due to its corner position on two main roads.
It has a mix of retail, service and medical oriented tenancies.
“Well located convenience centres like On Q Centre continue to be highly sought after by a range of buyer groups primarily including private investors smaller fund managers and property syndicates,” Tyson said.
On Q Centre is the latest in a string of South East Queensland convenience centre sales brokered by Savills during the first half of 2017, added Harcourt.
Others brokered by Savills this year include Wynnum West Shopping Centre for $7.88 million, Pinnacle Pines Shopping Centre for $19.7 million and a Red Rooster-anchored convenience centre in Narangba for $4.2 million.
“This sustained level of activity clearly indicates that investor demand for centres of this nature remains solid as we enter the second half of the calendar year,” Harcourt said.

Brisbane convenience centre sells for $7.7 million through Savills

Property developer Mirvac has acquired two new residential development sites in Brisbane.
Its $18.6 million outlay is part of its efforts to increase its footprint in Queensland.
The developer recently settled a site in Arana Hills site (above) on Plucks Road for $5.35 million.
The deal was negotiated by Colliers International's Adam Rubie and Brendan Hogan.
Earlier this year, the listed property group acquired a six-hectare parcel at Ashmore Street in Everton Park for $13.25 million, in a deal brokered by Ray White's Matthew Fritzsche and Andrew Burke.

The planned development at Everton Park will feature 139 lots, including 54 homesites and 85 three and four-bedroom townhomes.
The proposal also includes exclusive resident facilities with a pool and recreation centre and the retention and restoration of a heritage Queensland home, located at the community's entrance.
Mirvac Queensland Residential general manager, Warwick Bible, said the proposed projects at Arana Hills and Everton Park complemented Mirvac's fast-growing portfolio of residential communities in Queensland.
"We are actively pursuing opportunities and progressing projects in key growth precincts across south-east Queensland and see Brisbane's middle suburban ring as a prime location," he said.
"Everton Park is a suburb we know well, having completed and sold-out of our $30 million Greystone Terraces community late last year (2016), with all 56 homes purchased within 18 months,” he added.
"Demand for homesites and townhomes in this precinct remains extremely strong and we believe these planned new developments will also be well received."
Launches are expected in 2018, pending approval from the Council.
Bible said the proposed projects continue Mirvac's vision for Brisbane's middle suburban ring, with the developer moving forward with plans for a 133-homesite community on a site at Rochedale, which it acquired earlier this year.
The announcement of the new projects also comes on the back of the developer receiving state government approval for a new community at Greenbank in the Greater Flagstone Priority Development Area.  
Located about 30 kilometres south-west of the Brisbane CBD, Mirvac will deliver approximately 3,300 residential homesites and community facilities including a state primary school, neighbourhood retail centre and community health centre on the Greenbank site.
The launch is expected in 2018.
While Mirvac gears up to launch the new projects in 2018, it is also continuing to deliver its well-established Gainsborough Greens community at Pimpama, in the corridor between Brisbane and the Gold Coast.
Bible said Gainsborough Greens was one of the fastest-selling projects in Queensland, with 307 lots totalling over $75 million settled since January.
Mirvac said it achieved a record high lot settlements for the year ending June 30, while maintaining less than 2 per cent defaults. 
The developer’s 3,311 lot settlements was 17 per cent higher than last year. It secured $2.7 billion in residential pre-sales.

The FV Private Club is estimated to have cost more than $20 million.
Designed by Elenberg Fraser, FV is set to play a pivotal role in the urban renewal of Fortitude Valley and in total across all three buildings, will deliver over 3,600sqm of luxury retail, 4,300sqm of resident amenity within the FV Private Club and 981 residential apartments over three architecturally distinct buildings.

The first two buildings, Flatiron and Valley House, include 1860sqm of premium retail space and over 2,500sqm of luxury communal amenity, including four pools - one of which stretches 65m around the nose of flatiron in a unique ‘U’ shape - a moonlight cinema, three VIP spa and dining areas, a commercial-sized Life Fitness gym and yoga studio, additional private dining spaces and resort-style sun decks, among other substantial amenity.
Construction first commenced in April 2015 with Brookfield Multiplex (now Multiplex) awarded what was at the time considered one of Brisbane’s largest construction contract, rumoured to be in the vicinity of $150 million to $160 million.
Construction across the first two stages has generated 550 immediate jobs and a further 2,000 jobs off-site.

GURNER signed Winning Appliances as the key anchor tenant, with the retailer moving from their existing Brunswick Street showroom into the brand new custom-designed 1770sqm showroom housed in the dramatic apex of the triangular Flatiron building earlier this year.
GURNER also recently celebrated signing Mantra Group’s high-end Peppers brand as the sole management rights operator for the project in what represents the largest off-the-plan management rights deal in Australia to-date.

FV will be operated as FV Peppers Residences, a long-term apartment leasing and management facility that will offer tenants unparalleled resort-style amenity and services.

Gurner said Brisbane remained a strong component of the developer’s portfolio and rebuffed claims that the local market was oversupplied.
“With so much pressure on house prices in Australia, Brisbane provides an incredibly affordable option for first home buyers and owners.
"With Brisbane now sitting around 50% more affordable than Melbourne and 60-70% than Sydney it is now something people just cannot ignore. 
"With incredible weather, jobs and a real future Brisbane is now coming to fruition.
“People have been saying the Brisbane market is oversupplied for years, however for us to be able to sell all 981 apartments and deliver this project and now look to release a number of these apartments into the rental pool to a registration list that is already oversubscribed, all evidence points to the market being in very good shape as people look to upgrade from older, inferior apartments.

Flatiron and Valley House are now complete with residents poised to start moving into their new homes from early next month.
The project’s third and final tower, ‘No.1’, is also under construction via builder ICON and is likely to reach completion by mid-2019.

GURNER unveils $600 million FV Brisbane apartment development

There has been a significant growth of flexible workspace across Brisbane over the recent years, according to new research from Colliers International.  
Flexible Workspace, put simply, is a workspace which enables occupiers the ability to utilise space on demand, according to Brisbane Flexible Workspace: Market Trends and Outlook.
Flexibility is derived from both the physical environment and financial commitment. Physical environments are adaptable spaces which can include co-working hubs and serviced offices, business lounges, event areas, elastic space for project teams, churn space for relocations, network offices for sales teams, and dedicated areas within agile working environments.
Occupiers view these spaces as either core space or supplementary space, dependant on their own situation. Financial flexibility is derived from the ability to commit to short, medium or long-term agreements, with the capacity to adjust footprint and utilisation as required, and in some instances transfer financial liability from redundant locations to essential locations. 
Ultimately flexible workspace is about meeting the ever-changing needs of occupiers, maximising efficiency and productivity, minimising overheads and cost, and enabling individuals and organisations to do their best work. 
The total stock of flexible office space across Brisbane as at May 2017 was 78,597 sqm. Based upon this figure Flexible Workspace across greater Brisbane represents 2.34 per cent of the total office market. 
In comparison a similar figure has also been identified for Sydney representing 2 per cent of the market. A factor contributing to this may be the fact that Brisbane currently has a higher vacancy rate on offer compared to Sydney CBD. Consequently, companies like Regus and Corporate House are locking in space today (with the market favouring tenants) rather than the latter, to offset their running/setup costs with high incentives, lower rents, and generally favourable terms that are currently on offer. 
Seemingly the recent surge in Flexible Workspace operators committing to head leases in the market is based on their expectation of significant growth in demand.

According to the report, 58 per cent of the total Flexible Workspace was located in Brisbane CBD, 17 per cent in the Urban Renewal Area, 10 per cent in the Inner South and six per cent in the Inner West with the remainder of space scattered across greater Brisbane. Of the total space offered 13 per cent is Premium, 27 per cent A Grade and 60 per cent Secondary Grade. The maximum space in operation was 14,200 sqm (serviced) and minimum 100 sqm (co-working).

The best way for your business to determine if you need flexible workspace is to consider what your people need and where they need to be to efficiently complete their work and get their day-to-day tasks done, according to report author Helen Swanson of Colliers research.
“How we work and what our office should look like is an ever-changing topic and only by assessing your business needs will you know what workspace is best suited to you – there is no one-size fits all solution,” says the report.
“Finally, we are also seeing traditional serviced offices starting to remodel their spaces to accommodate a more modern look, often with similar design and greater lounge areas,” it adds. 
There is currently 62,137sqm of serviced office space on offer across greater Brisbane. Of this 63 per cent is located in Brisbane’s CBD, 13 per cent in Brisbane’s Southern Suburbs, 9 per cent in the urban renewal area and six percent in Brisbane’s Inner West.

The remainder of serviced office space was located across the rest of greater Brisbane. The maximum space operating as serviced office is 14,200 sqm located in Brisbane CBD whilst the minimum amount is 500 sqm. 16 per cent of serviced office space was premium, 27 percent was A Grade and a further 57 percent was secondary grade.

Flexible workspaces on the rise in Brisbane: Colliers

A large format retail centre, anchored by JB Hi-Fi and TK Maxx in south-western Brisbane is being listed.
The Zone Oxley centre also has five mini majors and two supporting tenancies. It is fully leased to leading retailers including JB Hi-Fi (1,958sqm), TK Maxx (1,980sqm), RT Edwards, Eureka Street Furniture, Sleepy’s, School Locker, Pet Stock and Subway. 
The majority of the tenants are on their second lease terms, highlighting the popularity of the shopping centre. 
The Zone Oxley is located within a prime, metro-Brisbane large format retail precinct, which includes The Good Guys, Bunnings Warehouse, Harvey Norman, Officeworks, Super Amart Furniture, Super Cheap Auto and First Choice Liquor. 
In total, the Oxley large format precinct has more than 35,000 sqm of gross lettable area.
The site is being sold through an expressions of interest campaign closing September 7.
It is being marketed by JLL’s Jacob Swan and Sam Hatcher.  
“Large-format retail market fundamentals have been well-supported by a strong rebound in household goods spending and very limited supply of floorspace in recent years,” said Hatcher.
“Household goods spending is growing at 3.8% per annum in Queensland as at May, which is the second strongest state, nationally. The high level of housing construction activity will drive household goods spending over the short to medium-term, underpinning retailer demand for Large-Format Retail space.”
He said Large-Format Retail has been re-rated in 2016 and 2017, reflecting the improvement in leasing conditions and the attractive yield spread relative to more traditional shopping centres – such as sub-regional shopping and neighbourhood.
“Only $475 million of retail assets have transacted in Queensland in 2017 year-to-date, compared with $2.1 billion in 2016. The slowdown in transaction activity reflects the limited number of investment opportunities in the first half of the year.” 
In June, a neighbourhood centre anchored by Woolworths and Aldi in Brisbane’s northern suburb of Warner was listed. MarketPlace Warner is a ‘best in class’ shopping centre, with the Woolworths supermarket believed to be one of the best performing Woolworths in Queensland by MAT, with turnover well above Urbis benchmarks for a double supermarket anchored shopping centre.

Large format retail centre in Brisbane listed

Brisbane has notched up the lowest weekly home value growth, according to CoreLogic’s latest report.
The property data firm says that Brisbane’s home value grew by 0.1% in the past week.
This was lower compared to Melbourne’s 0.5% or Adelaide’s 0.4%.
Perth was in decline, the property data company advised.

Brisbane also has the lowest year to date home value growth with only 0.8% compared to Melbourne’s 9.6%.
It’s home value growth per month is also the lowest with a decline of 1% compared to Perth’s 0.6% decline.

Brisbane and Adelaide are both taking the same amount of time to sell a house, according to CoreLogic’s latest report.
The property data firm says that houses in both capitals are taking 61 days to sell while for units it is 77 days in both capitals.

Sydney and Melbourne both take around a month for properties to sell making it the fastest place to sell a property.
However units in Darwin can take up to 101 days to sell while houses in Perth can expect to stay for up to 85 days.

Brisbane and Adelaide share same median time on market: CoreLogic

A Brisbane real estate agent was sentenced to 12 months’ imprisonment, suspended for 18 months in the Brisbane Magistrates Court, following an Office of Fair Trading (OFT) investigation.
Satvinder Singh Dhillon, sole director and principal agent of Lionheart Realty, was found guilty of wrongful conversion of trust money.
Mr Dhillon was also disqualified from holding a real estate licence for five years.
The court heard tenants paid rent and bonds to Lionheart Realty in mid-2016, but rather than paying property owners the rent money owing to them and passing the bond money on to the Residential Tenancies Authority (RTA), Mr Dhillon transferred the trust money, a total of $13,142, to his personal account.
The OFT’s investigation also revealed Mr Dhillon’s real estate licence expired on 10 May 2016, but he continued to work illegally as a real estate agent, operating Lionheart Realty.
In sentencing, the magistrate stressed the seriousness of the offences and the betrayal of trust that such breaches cause.
Fair Trading Executive Director Brian Bauer emphasised trust money did not belong to real estate agents and must never be treated as personal money.
“Tenants and property owners expect their real estate agents will manage trust accounts appropriately,” Mr Bauer said.
“Bond money does not belong to a real estate agent, and must be transferred to the RTA correctly.
“The OFT will continue to investigate allegations of real estate agents who misappropriate trust money and take action against those who do.”
Anyone who believes a real estate agent may have misappropriated trust money or is acting as an agent without the appropriate licence is encouraged to lodge a complaint to the OFT <a href="https://www.qld.gov.au/fairtrading" target="_blank">here</a>.
