Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

For Aimee and Lyle Goodman, the journey started almost by chance.

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

We've crunched the numbers and looked at the top three most searched suburbs in Victoria on Urban across March.&nbsp;

The Melbourne 3000 postcode was again the most searched suburb on Urban in March, making it the most searched across the quarter.

The growth in migration has seen a number of prospective buyers seek out completed stock, with construction timelines currently fairly problematic, and a rental market as tight as it's even been.

Brady Group's 380 Melbourne has been one of the most popular projects in March. The&nbsp;twin tower project is home to a mix of one, two and three-bedroom apartments, which start from $570,000.&nbsp;

While the RBA's interest rate hikes have hit current homeowners on variable mortgages and put a dampener on consumer sentiment, it's made prospective buyers deposits grow quicker than they have in years.

As banks pass on the mortgage rate increase to home loan customers, they're passing on the same interest rate hikes to those savers, which acts in the reverse to mortgage holders given savers don't actually owe the bank anything.

Some banks are offering saving rates upward of four per cent.

"For the three-bedroom buyers, the interest generated will be over $6,000, and can reach as high as $7,500, based on a five per cent deposit."

Boutique property developer Kervale is said to have broken another Brighton record after selling a second penthouse within its ESSENCE project for $5.57 million, equating to a record $24,500 per sqm rate.&nbsp;

The announcement comes after Kervale sold a four-bedroom penthouse off-the-plan in August for $10.2 million, taking home the title of the highest sale price ever achieved for an apartment within Brighton and now, is home to one of the highest sqm rates.&nbsp;

Consisting of 15 residences, a mix of two and three-bedroom apartments are on offer in Boxshall, with floorplans spanning from 152 sqm to 399 sqm, with prices ranging from $2,495,000 through to $3,9995,000.

The $60 million project will also deliver three grand penthouses, spanning from 285 sqm to 339 sqm and benefitting from over 100 sqm of balcony space, with prices from $5,745,000.&nbsp;

Jacmax specialises in deploying distinguished teams to collaborate on projects, believing that the whole is greater than the sum of its parts. Boxshall is Jacmax’s latest demonstration of this belief, with the group engaging a trifecta of local and international talent to deliver the project.&nbsp;

Builders Coben have been appointed to construct the project, while renowned group Cera Stribley worked with internationally celebrated Dutch interior designers, Studio Piet Boon - marking the group’s first Australian project - along with acclaimed landscape designer, Myles Baldwin Design to design the residences.&nbsp;

Relationships are central to Cera Stribley’s architectural design approach. The Melbourne-based architectural practice believes design should be harmonious, enduring and practical, with the considered approach reflected in the architecture at Boxshall with its warm and tonal material palette. Light colours of grey, charcoal, and bronze mirror provide a rich, yet modern materialism that will stand the test of time.

Interiors at Boxshall are timelessly designed with high ceilings and expansive windows, featuring a vaulted north frontage allowing abundant natural light into the residences. The building presents single level house-sized residences that are designed to allow art and furniture to play their part in each home, together with entertaining and modern living needs.

“We aim to transform the conventional concept of apartment living through our collaborations with creative teams. Studio Piet Boon, along with Cera Stribley have worked together to see things in a new light and offer a true point of difference in the design approach,” Skurrie added

Myles Baldwin’s signature layered planting design will harmonise with the architecture to create calm and tonal green spaces throughout Boxshall. Landscaping is heavily integrated throughout the site with planting set to adorn the ground floor courtyards, private terraces and penthouses, ensuring a verdant outlook at every turn.&nbsp;

Located within the prestigious Middle Crescent precinct, residents will enjoy a short stroll to the local Church Street shopping Village, while the rest of Brighton is easily accessible by foot, or by tram, with the CBD sitting just 13-kilometres from the sought-after pocket.&nbsp;
