Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

Today, Keith says the move has completely changed how he experiences Newcastle.

For Aimee and Lyle Goodman, the journey started almost by chance.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

"We actually catch up more as a family now," Aimee says.

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Chinese developer secures Box Hill development site for $8.25 million

The 20 level development which has yet to appear above ground is backed by H&amp;F Property and is in the hands of builder Maxcon. H&amp;F Property is a Melbourne-based development firm which brings together Richard and Eddie Hirsch (United Petroleum) and Daniel Faigen (Deague Group).

Daniel Faigen noted that H&amp;F Property and Minor International are in discussions regarding the prospect of further outlets across the developer's land portfolio.

Daniel Faigen explained that on the back of H&amp;F Property's particular success in selling the designated 3 bedroom stock within their completed Grace Apartments at 1555 Malvern Road, the developer recognised the underlying depth for this product in the area. Consequently the compact site was always earmarked as a boutique project.

H&amp;F Property also has another significant development in the pipeline which Daniel Faigen has described as a "very special building." More details on that particular project in coming weeks.

After consecutive years of towers upon towers coming to the fore, Box Hill is in a planning lull.

Although the development scene is still exceptionally strong, the dearth of major applications at planning is allowing the suburb to absorb current stock. At this stage 837 Whitehorse Road is the major project under assessment; it is looking to add apartments and a hotel component on what is now a Bridgestone dealership.

In terms of major projects at sales, <a href="/buildings/panorama-box-hill-826-834-whitehorse-road-box-hill">Panorama</a> and <a href="/buildings/east-central-tower-820-whitehorse-road-box-hill">Central East</a> are the developments of note, although CBD Development Group have signage up across 851 Whitehorse Road. The developer settled the permitted site late last year and now has the right to develop near on 500 apartments and a hotel.

In line with Epworth's approved expansion coming to fruition, the tripartite agreement also includes Box Hill Institute creating "a state-of–the-art nurse training facility to supply the hospital’s nursing requirements. It will also allow for a significant upgrade to Box Hill Institute’s music, fashion and arts facilities and see the Salvation Army move to a new purpose-built facility on Whitehorse Road."

As part of the plans, a new residential tower reaching 29 levels is likely to be delivered above the nurse training centre. It's expected that as many as 1,568 residents, workers and students will be added via the development.

999 Whitehorse Road has begun construction after a highly successful sales campaign which accounted for all 100 plus apartments within the Hayball-designed apartment building.

A mix of one and two bedroom apartments, 999 Whitehorse Road is a follow-up project by the same developer and architect which oversaw the delivery 8 Wellington Road last year, which accommodates 82 residential apartments over 8 levels.

21 Irving Avenue is at planning, seeking a fourteen-storey mix-use tower development. Orbit Architecture are showcasing a project at 11-13 Irving Avenue dubbed Valise, which "seeks to provide 86 apartments of a varied mix of typologies (2 bedroom, 3 bedroom and 4 bedroom over 10 storeys) with an emphasis on high-quality architectural design that is a sensitive inclusion within in its evolving precinct.

Additional street front activation is proposed through the medical suites to Bruce Street linking up with the food and drink on Irving Avenue fronting Box Hill Gardens." 

11-13 Irving Avenue spans 1,476 square metres and was successful sold by agents Buxton late last year.

Deague Group has settled 500 apartment sales over just two days for its Box Hill development, The Whitehorse Towers, which is the tallest residential tower outside the Melbourne CBD.
The twin-tower project – one 36 storeys high, the other 24 storeys – had around 25 per cent of buyers from offshore.
Some 70 per cent of buyers were investors.
Around 20 per cent of buyers paid in cash.
It was developed by the Deagues and investment platform Ironfish, which had a minority stake in the project where valuations for the apartments came in around $1000 per square metre above the original price points.
Fairfax Media suggested apartments were pre-sold on an average of around $8600 per sq m.
The project includes a 100-room Art Series hotel, The Chen. The project topped at at 115 metres.
Of the 511 apartments in the project, 400 were settled last Friday at the offices of law firm HWL Ebsworth with a further 100 settled yesterday,
The remaining 11 are due to be finalised with the next few days.

20 percent pay cash in Deague-Ironfish project, Whitehorse Towers

Savills Melbourne has just sold another major Box Hill property suitable for high-rise residential development.
It sold to a local developer with Chinese connections. 
The property at 843 Whitehorse Road, corner Wellington Road, in central Box Hill is currently used as a BP petrol station.
It will likely be developed for high-rise residential or hotel use.
According to Savills’ Clinton Baxter, who brokered the deal with colleagues Nick Peden and Jesse Radisich, the property sold at a price of $22,550,000 representing a land rate of $11,400 per square metre.
Zoned Commercial 1 and recently added to Box Hill’s “Major Development Precinct” giving it a huge uplift in development potential, the 1972 square metre site benefits from a corner position and uninterrupted views towards the CBD.
Mr Baxter said the property had been the focus of intense interest from numerous local and Asia-based developers seeking to secure the site for development, with the long-term owner ultimately electing to accept a compelling offer made in private negotiations.

Mr Peden said that “with most major sites throughout Box Hill having been sold to developers over the past 2 years, a genuine shortage of suitable sites for high-rise development is starting to occur, pushing up land value throughout the suburb.”
He said the location in close proximity to Box Hill Central Shopping Centre and Railway Station, Box Hill Institute and Box Hill Hospital were attributes which would enhance the prospects of the future redevelopment of the property. 
The vendor was a local private family that had held the property for an extended period.

Designed by Toauk Architects, the proposed development is currently at advertising with City of Whitehorse. Expected is a 31 level tower reaching 95 metres that includes 196 apartments, 2 retail tenancies, 1,152sqm of commercial space and 5 basement levels for 184 vehicles.

34-36 Prospect Street's provisional apartment mix sees 46 single bedroom, 138 dual and 12 triple bedroom dwellings within a tower that is dominated by a black and gold exterior.

34-36 Prospect Street's offering follows on from last week's announcement by Savills that 15-17 Prospect Street had successfully sold to Chinese-based interests for $12.91 million. Billed as capable of handling 20 plus levels of residential living, the 1,305sqm site sold for a rate of $9,340 per sqm.

As with the majority of Prospect Street, the current low-rise commercial building is expected to make way for a mixed-use scheme. Backing onto rail lines, 15-17 Prospect Street is by no means alone on the southern side of Prospect Street.

It too will include commercial use across its lower floors, with 2,915sqm of leasable space within the podium.

At the time that 9-11 Prospect Street was at planning, a 1,004sqm site at 13 Prospect Street and a 1,653.7sqm site at 31-35 Prospect Street were offered for sale jointly between Colliers and JLL. Both sites are utilised as at grade car parks, with neither yet to reach planning.

With the five identified development sites set aside, Prospect Street still has a substantial supply of low-rise sites capable of eventually accommodating mixed-use towers.

In theory as many as 10-12 additional future towers could possibly rise on Prospect Street, assuming all sites are developed to their full capacity, allowing Prospect Street to become one of Box Hill most intensely developed precincts.

Prospect Street shapes as Box Hill's next go-to development strip

A Spotlight Group-owned development site at Box Hill has been sold to the CBD Development Group for almost $50 million.
The 4,268sqm property at 851 Whitehorse Road (above and below), on the corner of Wellington Road, has a permit in place for three residential towers, up to 37 levels high with 517 apartments and a 150-room hotel.
Colliers International’s Development site sales team managed the international expressions-of-interest campaign, which attracted multiple offers from local and offshore parties.
Highlighting the continued development capital flowing into the suburbs of Melbourne, the deal reaffirms the underlying confidence in the suburban apartment market from the Asian origin developer community in Melbourne, agent Bryson Cameron said.
“The campaign was highly competitive and the vendor received multiple offers from mainland China, Hong Kong, Sydney and Melbourne developers, ultimately selling to the locally based CBD Development group.”
Mr Cameron said several of Melbourne’s eastern suburbs, such as Box Hill and Glen Waverley, were considered “international destinations of choice” among some of the world’s most prominent developers.
“This is due to the strong fundamentals of our apartment market, including healthy migration, easy access to education, retail and transport, and a local demographic that understands apartment living,” he said.
The sale price represents almost $100,000 per apartment for high-density land outside the CBD.
The deal follows the successful sale Colliers International negotiated for the “air rights” land above The Glen Shopping Centre, which sold for close to $60million.
The proposed development also has a three-tower design for 539 apartments above the future extended shopping centre.

“The sale price reflects more than $105,000 per apartment and was purchased by the Golden Age Group, which will deliver a luxury apartment offering on top of the shopping centre.”

Box Hill development site fetches almost $50 million

Panorama Box Hill is shaping as the latest skyscraper project destined for the irrepressible eastern suburb.

Registrations of interest are now being taken for the predominantly residential development which looks set for a major Whitehorse Road land holding. No address for Panorama Box Hill has been given via the project website, perhaps because it's likely 826-828 Whitehorse Road which has yet to receive formal approval from City of Whitehorse.

Lodged during December 2016, 826-828 Whitehorse Road is still going through the planning rigmarole; it is the only Whitehorse Road site capable of accommodating such a large project at planning. Nonetheless the emergence of the Panorama Box Hill website is no doubt designed to test the waters prior to the project's eventual launch.

The wider media have reported that a Chinese developer had secured 826-828 Whitehorse Road for $30.8 million; a new Whitehorse record of $11,623 per sqm for the 2,650sqm site.

Panorma Box Hill's floor count beyond 30 should see it join the suburb's club of talls.

Another prospective Box Hill tall is 837 Whitehorse Road. Lodged wit Council during May, the application seeks the right to construct a multi-level mixed use development comprising accommodation and a residential hotel. The 1,485sqm landholding is adjacent to 845-851 Whitehorse Road Box Hill which holds approval at 37 levels.

Another Box Hill brute emerges from the pack

A Box Hill site with the potential for high-rise development is on the market with price expectations around $10 million.
The 1305 square metre site at, 15-17 Prospect Street, features a two level office building with 31 metres frontage to Prospect Street.
It is currently leased to Cummins South Pacific, with the lease expiring May 2018 at a net annual rental of $1,000,840.
It is on the market through Savills’ Clinton Baxter and Nick Peden, and Colliers’ Peter Bremner and David Minton.
Peter Bremner said there was no doubt that the outstanding level of surrounding retail and lifestyle amenity would ensure that any redevelopment of the site would be highly sought after by end users.
"Box Hill is very well serviced by retail, educational and medical facilities, parks and gardens, public transport and access to Melbourne’ s arterial road network," he said.
"Should the purchaser proceed with a redevelopment of the property there is sure to be a ready market for the end product, alternatively an owner-occupier would be well satisfied with both the existing premises and the location."
Nick Peden said Box Hill is forecast to require 5242 new dwellings to accommodate its rapidly growing population by 2036, while commercial property demand remains strong with low vacancy rates in both office and retail sectors.
"The withdrawal of numerous commercial spaces for residential development has underpinned the strong and growing demand for commercial property,’’ he said.
The property will be sold by expressions of interest closing Wednesday, July 12 at 2pm.
