The Gold Coast has cemented its position as one of Australia's hottest construction markets, with crane numbers reaching a record 67 in Q3 2025, the highest count since tracking began.

The latest Rider Levett Bucknall (RLB) Crane Index shows the region at 447 points, also a record, with activity surging 110 per cent over the past three years as population growth and investor confidence drive unprecedented development activity.

Residential construction dominates the skyline almost entirely, accounting for 95.5 per cent of all cranes across the Gold Coast. Of the 67 cranes currently operating, 64 are dedicated to residential and mixed-use apartment projects. 21 new cranes were added in Q3 2025 alone, with major developments spanning Surfers Paradise, Main Beach, Broadbeach, Mermaid Beach and Southport reflecting sustained confidence across the coastal corridor.

The construction boom aligns with exceptional apartment market performance. Gold Coast unit prices reached $950,000 in September 2025 according to the latest Ray White Now Monthly, delivering robust 8.6 per cent annual growth and 0.6 per cent monthly appreciation.

This significantly outperforms the national apartment market average of 6.9 per cent and positions the Gold Coast as Australia's most expensive apartment market, trending ahead of Sydney. This highlights the premium investors and owner-occupiers place on the region's lifestyle amenity.

The scale of residential development reflects both build-to-sell apartment projects targeting owner-occupiers and investors, alongside emerging build-to-rent developments as institutional capital increasingly targets the Gold Coast. Population growth continues driving demand, with the region attracting interstate migrants seeking lifestyle amenity and professionals relocating from southern capitals to embrace coastal living while maintaining career opportunities.

Project activity spans multiple price points and buyer demographics. Notably absent from the Gold Coast's construction pipeline is commercial office development, with zero commercial cranes currently operating. <a href="https://www.apartments.com.au/developers/sherpa-property-group">Sherpa Group</a> is has officially launched its next residential project, the $240 million Symphony in South Brisbane. It marks&nbsp;the group’s entry into the Brisbane market as it expands the Flourish brand to deliver design-forward, fairly priced homes in an undersupplied market.&nbsp;

Bronte Group has received planning approval for Miru, a new 46-townhouse development in Denman Prospect.

Occupying a prominent 6,869 sqm ridgeline site across Holborow Avenue and Goedecke Street, <a href="https://www.apartments.com.au/new-apartments/miru-holborow-avenue-denman-prospect-act-2611">Miru</a> will comprise four architecturally unified buildings ranging between two and three storeys. The townhouses are arranged to maximise views of the Molonglo Valley to the east and Stromlo’s bushland to the west, offering residents a rare dual outlook.

There will be 30 two-bedroom and 16 three-bedroom townhouses, with seven different floorplan layouts.

“The townhouses are carefully arranged to harmonize with the landscape, grouped into four subtly distinct yet cohesive blocks,” the Development Outcomes Report prepared by Planit Strategic notes.

Bronte Group secures approval for Miru, Denman Prospect townhouse development

Burgeoning developer&nbsp;<a href="https://www.apartments.com.au/developers/freecity">Freecity</a>&nbsp;is the latest to take on the booming North Sydney apartment market, one of the most popular suburbs with off the plan buyers.

They are taking a <a href="https://www.apartments.com.au/new-apartments/153-walker-street-north-sydney-nsw-2060">51-storey tower on Walker Street</a> to the NSW Government's&nbsp;Housing Delivery Authority, filing a State Significant Development Application for 300 apartments above a 150-room hotel. It will replace two commercial office buildings.

According to the Scoping Report prepared by Urbis, the development will "support the ongoing evolution of North Sydney by delivering a high-quality, mixed-use tower in close proximity to major public infrastructure."

They also said it “responds to the competing urban demands” of housing, hospitality, and employment.

The design also accommodates a publicly accessible through-site link connecting Walker and Little Walker Streets.&nbsp;

The architecture intends to balance North Sydney’s increasing urban density with solar access, view sharing, and a fine-grain public realm interface.

“The form has been sculpted to preserve sky view corridors and reduce visual bulk,” the Design Report by Architectus previously noted, highlighting view preservation and contextual integration.

Importantly, this latest iteration supersedes an earlier SSD pathway explored in late 2024 for a build-to-rent and hotel project. That alternative scheme has since been shelved following Freecity’s successful submission to the HDA’s new streamlined approval stream.

The site sits within the Victoria Cross Station State Significant Precinct and is expected to integrate with broader public domain upgrades around the Metro station, including new pedestrian links and plaza connections between Berry and Walker Streets.

Freecity joins booming North Sydney apartment market with 51-storey tower proposal near Victoria Cross

Prolific Sydney developer Landmark Group is continuing to expand its growing development portfolio.

<a href="https://www.apartments.com.au/developers/landmark-group">Landmark Group</a>, which is progressing with a new Edgecliff project alongside current developments in Macquarie Park and Caringbah, is set to deliver rare new apartment supply in Lindfield, the affluent suburb on Sydney’s Upper North Shore. The projects form part of the NSW Government’s broader push to increase housing density around key transport hubs.

The developer currently has two proposals under assessment through the NSW Government’s Housing Delivery Authority. Together, they comprise nearly 400 apartments, 220 across a large 6,672 sqm amalgamated site spanning Trafalgar Avenue and Valley Road, and a further 173 apartments just 300 metres away on Middle Harbour Road.

The Trafalgar Avenue project, dubbed <a href="https://www.apartments.com.au/new-apartments/lindfield-house-5-7-middle-harbour-road-lindfield-nsw-2070">Lindfield House</a>, is located around 500 metres from Lindfield train station. It will feature 220 apartments across three buildings. Architecture firm DKO, which designed the scheme, said in its submission that the façade strategy is guided by design principles promoting refined architectural expression, contextual sensitivity, and a human-scaled urban response.

“Central to this approach is a layered and sculptural composition, where massing, materiality, and depth are strategically modulated to create a dynamic and visually legible built form. The architecture is defined by a clear hierarchical organisation: a robust, grounded podium provides a strong interface with the public realm, while lighter upper tiers recede into the skyline,” DKO said.

DKO also designed the Middle Harbour Road project, which is closer to the station. The nine-storey building is "structured to respect the surrounding context and provide a clear urban transition."

“The design aims to respond to both the low-scale residential development of the heritage overlay precinct and the highway development immediately to the south in the North Sydney CBD”.

The mix of units is intended to serve both general market demand and key worker housing, with affordable housing apartments integrated at the lower levels. The proposed building steps from six to nine storeys as it ascends from the rear to the street front, creating a layered form that mediates between the different scales of surrounding built form.

Sydney developer FYVE headlines over $70 million worth of development applications submitted to the Bayside Council in January.

The Bayside Local Strategic Planning Statement (LSPS) details that by 2036, the Bayside Council local government area will require an additional 28,000 dwellings to accommodate the LGA’s swelling population.

FYVE has&nbsp;lodged plans for an eight-level block at 5-11 Flora Street, Arncliffe, which will have 54 one, two and three-bedroom apartments.&nbsp;

There will be a number of communal spaces in the Benson McCormack Architecture-designed building, a central space on the ground floor, and one on the rooftop which will home outdoor seating and extensive landscaping.

The Flora Street site is within proximity to a range of public open spaces, including Cahill Park and Discovery Point Park, which are just 700 metres away. Tempe Recreation reserve and Riverine Park are also within walking distance.&nbsp;

Across the road at 12-18 Flora Street, renowned architecture firm Rothelowman has designed another eight-level building, which will have 51 apartments (pictured main).

They designed the apartments to create&nbsp;seamless indoor/outdoor living, with expansive living spaces and open corner balconies.&nbsp;

"Whilst the landscape character of the new precinct re-establishes itself, this more intense urban environment creates a strong contrast to the existing one of houses and gardens.

"The humble bungalows of the surrounding area, created connectivity to the street through elements such as the porch. These spaces allow residents to sit comfortably within their own private domain, yet still engage with, and interact with the life happening on the street.

A further 47 apartments will rise from 15-17 Kyle Street in the nearby Arncliffe.

Sydney-based architecture group Chanine Design has designed the plans for the owner-occupier focused building, which is nearly 90 per cent two-bed apartments.

The existing building will be demolished to make way for the eight-storey building, which will also include two levels of basement car parking.

The amalgamated lot spans a total area of 1,468 sqm and is located within proximity to the Arncliffe shopping strip precinct, as well as being within walking distance to Arncliffe railway station. A regular bus service also runs along the Princess Highway, providing a number of transport options to the Sydney CBD.&nbsp;

A large common open space is proposed across the ground level, within the north-eastern corner of the site, in addition to a rooftop communal space.&nbsp;

Botany has a fresh development application for two residential buildings at&nbsp;2-4 Bay Street.

The low-rise buildings, four and five-levels, have been designed by&nbsp;BKA and will have just 22 apartments.

Building A will comprise eight three-bedroom apartments, while Building B will consist of four one-bedroom and 14 two-bedroom apartments.&nbsp;

The $10 million project sees the buildings divided into two distinct volumes, connected via a highly landscaped walkway. The open lobbies allow for natural ventilation and filtered light, and also allow for a visual connection between the entry of both buildings.

“Divided into two modest building forms, the street facing front block has been defined by its green facade. As well as this, the top level has been further setback to reduce the appearance of the overall height and promotes an articulated 'sky scape'. These setbacks have been used for generous balcony spaces,” BKA noted in their design statement.&nbsp;

A communal open space is set to be located across the ground floor, spanning a total 347 sqm, while Building A will be crowned by a rooftop terrace.&nbsp;

The Bayside Local Strategic Planning Statement details that by 2036, the Bayside Council local government area will require an additional 28,000 dwellings to accommodate the LGA’s swelling population.

FYVE headline over $70 million of apartment developments lodged in January in Arncliffe and Botany

Sydney-based investment company, Princeton, has kicked off construction on two Sydney residential projects, one in Botany and the other in Blakehurst, worth a combined value of $73 million.

The Botany project, located on&nbsp;1-5 Rancom Street and 1637-1647 Botany Road, will see 36 apartments built, along with five retail spaces, with an end value of $38 million.

Tri-level Botany home sold for $2.2 million

A 2,461 sqm freestanding industrial building in Botany has been sold for $5,730,000. 
A private investor purchased the property from Woodsize Pty Ltd.
Located at 36 Chegwyn Street, the freestanding industrial building comprises a 2,461 sqm high clearance warehouse with first floor office and storage space. 
The freestanding building sits on a 1,646 sqm site area and has two street frontages.
The deal was negotiated by Edward Washer and Sam Wallace, Savills Australia who said the sales campaign saw a large amount of interest from owner occupiers and investors. 
According to Mr Washer, “The buyer saw great value long term in the location and the flexible B7 business park zoning and 1.5:1 FSR."
“Previously used as a leather tannery, the new owners will look to bring new life to the building and align it with tenant demand in the area."

Botany site with approval for 35 apartments listed for $5.5 million

Sydney Roosters young gun Joseph Manu has bought his first home in the rival club’s Rabbitoh's heartland.
The 22-year-old winger has spent $1.15 million on a Botany apartment. It’s set on the first level of the recently completed Magnolia building of Tailor’s Walk, an urban village complex developed by Frasers Property.
Marketed by Phillips Pantzer Donnelley agents Tristan Oddi and Debbie Donnelley as having house-size proportions, the 160sq m apartment has three bedrooms and two bathrooms. The kitchen comes with a butler’s pantry. Wall-to-wall glass opens to a full-size alfresco entertainers’ terrace.

The 23 year old utility bought in the Frasers Property developed The Martin, surrounded by gardens in the Tailors Walk community.
The unit has two bedrooms, two bathrooms, a study area and an alfresco balcony with CBD views. 
Martin Property Zetland agents David Bettini and Peter Turner had a guide of $880,000 to $960,000.
It first sold off the plan in 2015 at $915,000 to a Chinese buyer.
Roosters star fullback James Tedesco, who has built an impressive property portfolio, has quietly bought his first eastern suburbs property. Tedesco had been renting in Bondi Beach before settling in Rose Bay, where he paid $1.75 million for a two-bedroom, two-level updated apartment with 115sq m of landscaped terraces.
Veteran backrower Mitch Aubusson also bought in the east, spending $1.45 million on a two-bedroom unit in North Bondi, and promptly found a tenant at $995 a week, reflecting a 3.5 per cent yield.

Sports broadcaster Mark Warren is selling his Botany investment apartment.
Warren, who is based in the Hills district, paid $449,500 for the two bedroom apartment in 2013.
He leased the unit the following year for $495 a week, before the rent jumped to $540 a week in 2015.
